The way this company has operated during the pandemic has been pretty cutthroat. I watched several…read morefamilies be evicted or threatened with eviction multiple times... including myself. My son was hospitalized and I reached out to Avalon to let them know I would be late paying the rent as a result by less than a week (I gave an exact date). They never responded. When I arrived back home I was locked out of my account and they would only allow me to pay with a credit card which then would tag on extra courtesy fees. They also refused to give me anything in writing to explain what was going on with my account so I had to file with the atty general for them to re open the account so I could pay. My account was reopened and I was made current. However, they filed for non payment of rent with the county but I didn't get any paperwork until March 2022 from something they did in August 2021. I have asked several times did they file to dismiss since I have a credit on my account and don't owe rent they refuse to give me an answer and told me I have to ask the courthouse if the attorneys that Avalon pays filed anything. So here I am about to be in the hospital again with my son for a second surgery with court days hanging over my head for rent that is paid in full. During the two months they refused to let me pay my rent, they also wouldn't do any repairs related to my sons ADA needs (trip hazards due to worn carpet and thresholds). My son has fallen multiple times in the apt and I had to just spend my own money to repair things in the apt for his safety due to their negligence. So this place is awesome if you don't get sick and end up in the hospital or aren't disabled. Also the trash area is often surrounded by garbage because they constantly block the openings for the trash and recycling with wooden planks or trash cans. I had. To get my car repaired for wires being chewed because my sons disability parking spot is near the trash and during the time he was hospitalized it sat. Rent here if you want to pay more than market value for basic finishes and are the epitome of health. I truly feel like they wanted to punish me for my sons misfortune even though I communicated with them well before the date when I saw what was happening with my son to work out an arrangement to avoid litigation.

Review/Black Hill I…read morewant to thank the staff at Black Hill for an unmatched experience. My application process, tour of the community and finally settling into a rental unit was surprisingly uncomplicated. I took note that office staff conducted themselves with professionalism and care at all times with visitors and residents. The property seems well managed and maintained. Not a single staff person hesitates to satisfactorily answer any question or show excellent customer service. I want to thank John in particular for his attention to my questions and the accommodations I requested. I was pleased with the timely fashion that he got back to me which allowed me to make important decisions before and during my move. The positive opinion of the community I formed during my tour remains even after occupying the unit. Mike C.

Funny how things change over the years.. (former resident until January 2021)…read more At first my girlfriend and I got exactly what we wanted. The team was so kind, our apartment was an affordable yet appropriate choice, and we were living in a nice location. But over time the amazing members of eaves washingtonian that made this place a home for us (around 2018 to 2019) started to leave one by one. Aja.. then Terri.. then Casey. Soon enough we find ourselves with a whole new team. Not only that, other things started to fall apart for the worse. I won't get into specifics, but I'll highlight all our negative experiences below: - Towed two times without proper communication - Bathroom problems with toilet and shower leakage - Water/sewer bills made no sense in how randomly high priced they were - Consistently horrible mannerism and rude tendencies from Latosha - When their fridge died on us and they gave us a "new" fridge that reeked of smoke - Response time through email always took days to a week, would end up having to call (especially with Glenda in our move out process. Just wow) - Kitchen counters were cheap, stained and cracked so easily - Parking.. enough said The one positive that stood out is the maintenance team. They were very efficient and worked very hard for the avalon community in this area and I greatly appreciate them for all the service that they've given to us. To wrap it up, being my first apartment living experience, I didn't have the highest expectation. I looked into location which is a positive, the price at the time, the reviews, they all fit well for my needs. Unfortunately, Eaves Washingtonian Center was quite the disappointing living experience.

I was extraordinarily hopeful after my phone call with Samantha in regards to leasing here at the…read moreGalvan. My first visit was 4/5. My agent was quiet yet engaging and was very professional. I fell in love with the second unit she had showed me, though it is off the market now. If you look at my other reviews, you'll see that I've been touring numerous places and I reiterate that my search has steered because of personal circumstances but nonetheless, my new search remains. I came back into the Galvan to tour one or two one bedroom units with extremely high hopes, given how in love I fell with the previous unit (that's no longer for rent). My agent was just silent or short answered throughout the whole tour. She stepped out of the unit, didn't guide me along or make any suggestions. It flipped my view on the Galvan 360. The walk and elevator ride was complete silence I felt so uncomfortable and unwelcomed. We were going to tour the second unit but I just told her it was fine and that I didn't need to tour it. I remember thinking 'yeah this is totally not happening' and comparing that to the first time I had left the Galvan after my first tour when my thoughts were 'I love that place and I can totally see myself living here.' All in all- the lobby is lively along with the lounge areas. The elevator and hallways are a bit dimmed but nothing that I wouldn't have been able to get past. They have great units which really goes to show that the agent you have can impact your feeling of welcome and 'home' significantly. The Galvan is not a complete write off for me. It will still be on my mind during my revised search. If I set a new tour or actually end up moving into a unit here, I will definitely revise my review to where it fits!

My family and I have been residents of this complex for over two years now and to be honest, our…read morequality of life here has been poor, and that's putting it mildly. We have always owned our homes and decided to invest in other ventures and rent. We thought it would be an exciting change for us. Unfortunately, from day one we have had nothing but problems here. It started on moving day when another resident put his hands on our minor son and would not allow him to walk away from him, while my husband demanded for him to let him go. We nearly pressed charges against him but Sara Garcia, the property manager at the time, implored us not to do so. She was fantastic, by the way, and always tried to de-escalate problems. The very same day, there was someone smoking marijuana on the property and another resident complained to the office that they thought it was us. We also smelled it and this was beyond insulting. To further the insult, management (Carol Oser) wanted to do an inspection following that complaint on our first day here! What a way to welcome someone to the community! We soon noticed that there was suspicious activity in the parking lot after hours. We reported this so that it may be investigated. Our son was still a minor at the time and we did not want him to be exposed to such an environment. There were also several vehicle break ins, our truck being one of them. No action was taken to prevent further incidents. Then, because we were the newcomers, we were accused of not picking up after our two service dogs. Fortunately, we had noticed that the grounds were full of dog waste from day one and complained about it immediately to Sara, especially because one of our service dogs is handicapped and unstable on his legs. We did not want him accidentally stepping or falling into another dog's waste. It all just kept going downhill from there. There were a couple of office staffers, Sara and Ydiany, who were always accommodating and tried to smooth things over, but overall, the problems never got addressed and got worse, if anything. Things got progressively worse after Sara left. We have always felt targeted here. They even have us muzzle our service dogs (which is an ADA violation) simply because people are afraid of them and get anxious when they see them. No other dogs on the property are muzzled and they constantly instigate our dogs. We choose not to complain about such pettiness because it's not worth our time or breath, but apparently others aren't the same way and have nothing better to do than put in ridiculous complaints. Further, the insulation throughout the building is terrible. Every little thing can be heard through the walls/floors/ceiling. The upstairs resident is extremely inconsiderate and will stomp around her apartment at all hours of the day and night disturbing the peace and alarming our dogs. We have to play music to drown out her noise and keep the dogs calm. She has supposedly been warned by the office but continues to make excessive noise to this day. Then she has the audacity to complain about our music (which is always within county noise levels). I don't think we have had any real peace since moving here and can't wait to move out. I would not recommend living here.

I was in a hurry as I've been touring places back to back while working full time and living an hour away. As I continue my search and have more time, I'd definitely love to come back and tour a new unit along with the amenities that The Milton has to offer (I didn't get to tour the lounge, gym, etc). I will definitely be asking for Christa if I do pay another visit. Thank you Christa.
