My Leasing Agent Gabriella was very Helpful. My move in was smooth. Im very pleased the way everything went. I'm Happy.

Fatima was a sweetheart and answered all my questions . Super amazing tour and def thinking this might be it

I moved out in March and still have not received my security deposit. I was told that my forwarding address was undeliverable, but it was the correct address--I even took a picture of my move-out paperwork showing the forwarding address I provided. At your request, I submitted the address again, and I am still waiting for my check. It's now been several months, and I have not received any updates. Additionally, no one from the building has responded to my emails or messages. Please provide me with an update on the status of my security deposit and let me know when I can expect to receive it. I would appreciate a prompt response. read more

I lived there for almost six years and saw the building change management multiple times and it got nothing but worse. Package management tanked. Amenities were not well managed anymore. And the parking garage door was broken for weeks at a time. Don't get me started on the trash chute. My personal unit was nice because I maintained it. But the experience outside of my unit deteriorated since my arrival in 2020. read more

If I could give 0 stars I would. Horrible move in experience that lasted 2 months. From the beginning no one has been clear or helpful with any answer they gave. We were scheduled to move April 23rd which got pushed back till today, May 16th! And then to put the cherry on top they moved us into a unit which they knew had previous undisclosed maintenance issues to then find over 5 roaches in our bed room and the living space. The leasing team lied to us multiple times and never once gave us a clear answer. Always "we'll get back to you shortly" and then we end up waiting another week to hear back. Wouldn't recommend anyone living here personally unless it's your last hope. read more

Terrible building smells like weed in the lobby. I came to visit my cousin with a broken leg , chick at the front told me Ii had to leave my wallet and car keys at the front to gain access to the elevator. I'm like wtf? You serious...thats a hard no. I reported this to the property management. All that cause the staff is too lazy to go to the elevator and buzz me up. Don't move here. They will scam you! read more

This Place is a SCAM - Stay FAR Away! If you're thinking about moving into Arrive Wheaton, DON'T. This place is a nightmare, and the management is the most incompetent and dishonest team I've ever dealt with. From the moment we moved in, it's been nothing but stress, lies, and neglect. Our bathroom toilet started having issues THREE days after we moved in, and by day five, it completely flooded our bathroom. When we called emergency maintenance, we were basically told to deal with it ourselves because we had a second toilet--as if a flooded bathroom isn't a serious issue! It took OVER A MONTH AND A HALF to get a proper fix. We moved in expecting a functional apartment, and instead, we were stuck in a two-bedroom with only one working bathroom for weeks. And that's not even the worst part. They completely SCAMMED us on rent. We signed our lease under a promotion that gave us December's rent free, yet starting December 10th, we were harassed DAILY with emails and texts saying we owed nearly $2,000. We sent proof over and over again, and instead of fixing their mistake, they ignored us, gaslit us, and even had the audacity to call us liars about the promotion we were given! Because of THEIR mistake, we've been hit with late fees, locked out of our payment portal, and threatened with eviction. They even sent the sheriff to serve us an eviction notice for a balance we DO NOT OWE. Imagine paying your rent, having written proof that you don't owe a dime, and still having to deal with this level of harassment. On top of all that, maintenance is a joke. Our second bedroom window has been broken since December. It won't open or close, letting in freezing air all winter. Now that it's warming up, bugs are coming in through the gap. And because our heating had to work overtime to keep up, our electric bill was $523 in January! And guess what? Management doesn't care. No response, no solution, nothing. And don't bother trying to get help from the leasing office. The staff changes every two months, so you'll never get a straight answer from anyone. No one knows what's going on, and no one follows through with anything. It's just a revolving door of people who couldn't care less about tenants. This place is a complete SCAM. They don't care about maintaining the apartments, they don't care about their mistakes, and they definitely don't care about the people who live here. We're taking legal action because this is beyond unacceptable. DO NOT RENT HERE. You will regret it read more

Do not rent here. 1) No cold water in 3 days (hasn't been the first time) 2) No one answers their phone and when you go in person they do not do anything and wait until you complain more. 3) Guys walk the stairways and halls at night and try to flirt with you especially if they think you are intoxicated. 4) The Security personnel are visible (I mean it just like that). If you call the 911, be specific on where they need to park, they tend to get lost during the day. 5) Caught young kids doing drugs in the staircase in the morning on a weekday and it still happens. 6) Whatever you do, DO NOT live on the 5th floor. Especially if you have kids or a single female renter. 7) Old management sucked but the new management just doesn't care. read more

My friend, who is resident at this apartment complex, recently received an offer letter to renew her lease. Because she is traveling out of state, she contacted the leasing office asking for instructions on how to respond to the renewal offer with a prepared letter to terminate the lease. By calling ahead, she was told to simply drop off the letter at the office. Therefore, she emailed a signed termination lease letter to me and I offered to hand deliver it to the leasing office. Today, December 28 at 3:50 PM, I was at the leasing office with the letter. Unfortunately, upon arrival, I found that the door was closed. The sign outside stated that the leasing office hours are Mon - Fri 9 AM - 6 PM. Since I noticed there was someone inside the office, I knocked on the door. In response to my knocking, the unwelcoming employee with a very rude facial expression and gesture, pointed her finger to the door indicating that I should read the sign on the door. I apparently had to pay attention to another sign saying: "OUT ON PROPERTY - RETURNING TO THE LEASING OFFICE BY:" with underneath a clock with arms pointing to 4 PM. Realizing I needed to wait, I decided to collect my friend's mail, check the apartment to water some plants and drop off the mail. Eventually, at 4:05 PM I returned to the leasing office which was still closed. This time, I noticed that the "return time" was moved to 4:15 PM. I decided to wait right outside the office, expecting someone to come back. While I was waiting, I observed other tenants experience the same issue: They were treated with a very negative attitude and highly toxic behavior coming from the female employee inside the office. At 4:15 PM, the exact same woman in the office, stood up from her desk and opened the door. I realized that this woman was the same person who earlier told me with rude gestures that the leasing officer was going to be back. I entered the office and complained about the way the office is being managed and I complained about her extremely unpleasant attitude and behavior. She said that she was on her lunch time and she had the right to close the office. I said that if the office hours is indicated from 9 AM to 6 PM, it should have been open and that the re-opening time was unfairly changed from 4pm to 4.15pm. Then I handed her the letter asking to sign, date and print a copy but she refused to do so, while a security guard and another employee entered the room. The other employee defended her and also refused to sign and date the copy of the letter. She also told me that delivering the letter is not valid to terminate the lease and that there is a required form to fill out handing a copy to me. This form was never mentioned to the resident. The renewal letter does not have instructions about this special form. It is also disturbing that the resident who spoke to someone from the office the day before over the phone did not mention anything about the form, but that dropping off a signed letter would have been sufficient. I then tried to call several phone numbers to reach out to someone so that I could address this distressing incident but nobody answered my call attempts. This is another negative sign of poor management service. My brief experience with the management of this complex was very upsetting. Not only was the treatment by the female employee at the office a dreadful experience, but the environment of this apartment building reflects an equally repulsive feeling, having to cope with the strong and sickening smell of marijuana that is noticeable in the elevators and the corridors/hallways; everywhere. I would advise everyone to avoid this place, whether you are a resident or not. Since I was not able to get in touch with any human being over the phone despite my several attempts to call, I would appreciate a follow up here from someone in charge at a higher level. If anyone can explain what is happening at this apartment building and why the management continues to be uncaring, inconsiderate and clearly unprofessional not only towards their rent-paying residents, but also towards guests on their property. read more

Arrive Wheaton - Office closed during office hours - Apartments Near Me - Wheaton, Maryland

PLEASE READ IF YOU ARE CONSIDERING APPLYING I WISH I DID I visited Arrive Wheaton a few weeks ago looking for a place to live in this Silver Spring area. I was impressed by how lovely the floor plan was and decided to apply. Last Monday, I submitted my application. Within 8 hours, I received noticed that I had been approved. I logged onto the portal and saw all the information for the upcoming charges and the only thing that was missing was the deposit as it said "Pending". From the time I had spent in the office with Donovan a week prior, I knew to expect this. Still, the approval went by faster than I imagined, so I called the next morning to inquire about next steps. I was assured that I was approved, and that it would take up to 72 hours for them to get back to me with the exact deposit amount. The next day I got an email asking for some follow up documents, so I sent them in. I called to make sure they were the right ones. Every time I called, it took several tries to get through to anyone. When someone would finally answer, I received attitude and the sense that I was annoying them by checking in. It was very unprofessional. The next day I got another email asking for more specific documents. This time, they wanted specific tax information. I found this to be odd, since I am moving to this area for a new job, and the job offer letter I sent them shows that my new salary is enough to cover the income requirements (I also talked to Donovan about this in person, who ran the numbers and showed me exactly what the monthly income would have to be to qualify). I had no worries given that I HAD ALREADY BEEN APPROVED. Still, out of an abundance of caution, I called to make sure that everything was alright. I explained to the leasing agent that I had another apartment complex I had applied to and been approved for that was waiting to hear back from me, so I was working on a timeline. At this point, we were over the 72 hour mark and I had no reason to believe anything would go wrong. The leasing agent ASSURED me that I was approved, and we were just waiting on the deposit number. She even said, "Donovan will send over the welcome letter shortly". It never came. She said there would be no reason why I wouldn't get the apartment. She also confirmed that I had sent in all my documents. At this point, I've called every day and got the same run around. "we are waiting on the deposit number to come back and we will let you know once it does" "we need time". I looked online and started to see these review - about the unprofessionalism, the lack of communication, the suspicion that they aren't licensed to even lease apartments. Since I had been so assured by the staff that I was approved, I had already turned down the other apartment. I had all my eggs in this basket. These reviewed scared me and I hoped to God they were just dramatic. Turns out, they were all right. On Saturday afternoon (remember, I applied on MONDAY), Donovan told us that our application had been cancelled and our apartment was now about to be leased by someone else. How could this happen?? I called EVERY DAY and NO ONE said anything to me about being cancelled. Further more, he told me that I didn't make the income requirements, which meant he either was off on his math when I was in person with him or they weren't looking at my offer letter. I suspect it was just substandard practice as I have since been approved for apartments with higher costs. Had I truly not qualified, that would have been fine to know, had they been upfront about that. But why tell me I'm approved, cancel my application, and then not tell me? I do not think it was malicious. I just think they are unqualified at their jobs. After all that, I am grateful that this didn't work out because if how unprofessional and incompetent the leasing office is any example of how this place operates, then I dodged a bullet. If you are considering applying here, I urge you to really stay on top of them. And you know? I'm not sure that's going to really matter because I was on top of them and they still couldn't do their job. read more

Terrible. We moved in and signed a 6-month lease, and there wasn't a week that went by without issue. I am grateful we did not renew and it was worth moving twice in one year. I am pretty reasonable, things happen, and I was aware of the neighborhood. Ultimately, I felt I had reasonable expectations. Communication was not great; you have to be very proactive, and although the office people were nice every time I spoke with them, they had little power to change things. It also seems like a revolving door in my short time; there was lots of turnover, which speaks volumes. I had issues with timeliness on urgent repairs. The mail/package situation was subpar, poor communication on building-wide issues like water or electrical maintenance, the parking garage was terrible and accident-prone, the elevators were unreliable, security couldn't care less, and the trash room had so many roaches. With a culture like this, of course, some residents made it worse by not cleaning up after their pets or self. The cherry on top is the management, and that is what drove me to write this review despite all of the above. The moving out process is a nightmare where they want written notice, but never respond to the messages sent in the portal or provide even an alternative email address. Even to this day, they are still calling me to renew, even though I have moved and turned in my keys. They keep saying they will elevate this issue, but never do, and just call me the next day to ask about rent and a lease. Avoid! read more

This is not my first time living at an apartment complex, I used to live in a Camden apartment and they were so professional. I'll start with the positives, I love the layout of the apartment, the cleaning staff is very kind, my floor is pretty peaceful. Negatives; - number one issue currently is my rent that & parking on my contract was different than what they charged me on their online portal and they've decided to go up $270 total per month on my rent & parking based on what I've been paying on the online portal. I moved in August 2022 on a 9 month lease, it's April 2023 and a $270 increase for the new lease. They have claimed they are justified with this increase. Basically it seems like they made a mistake when they entered the information on the online portal (they switched to a new portal shortly after I moved in) and to be honest I just paid what it said. And prior to that I called the rental office when I had to go in person to get the cashiers checks and they gave me the total I just got the check for the totals they told me. I didn't even realize it was incorrect until renewal time came and I did a side by side comparison. I tried to meet with them for about 2 months via phone & in person. - my cashiers check for the first months rent and was lost/misplaced by a worker, so I was unable to pay online and had to go to the understaffed bank (due to the COVID) and wait in line appx 1 hour to get a cashiers check each time for the next 3 months because the bank doesn't replace cashiers checks for 90 days. And since the check was lost I could not pay online thought Arrive Wheatons portal because it reflected that I was behind on rent (which I was not) even though when you write a cashiers check the money is taken out of your account the same day. - the day I was suppose to move in, I was given a key fob but my door was a keyed door, no one could find the key, the garage remote didn't work, the apartment hadn't been painted, I didn't get in the apartment that day told them I'd come back in 2 days - I was told and shown one apartment, then was lied to by the manger at the time saying it wasn't available because someone lived in it, she didn't know the staff member told me it was available and physically took me into it. (Housing discrimination laws make it illegal to:Say that a dwelling is not available for inspection, sale, or rent when, in fact, it is available) - move in day the apartment wasn't cleaned and the oven was dirty - my package was stolen, the parcel pending locker broke down, I never received my package that was inside. I received a receipt the company I purchased the items from and the company that own the lockers saying it was delivered with the number of the locker it was delivered to. Funny thing is as many times I asked about getting my package in the leasing office, I was never told they had a key to access the lockers I was told they where weren't responsible. I spoke with the company today parcel pending and found out the lockers were opened and packages were given to residents. I never received my package. I've attached delivery receipts to this review. General issues - if you have a guest 24 parking is $20. - the doors leading into the garage on the P2 & P3 are not secure and open often. - parking garage gate was broken for months The above incidents aren't my only issues but they have been the major ones. read more

my friend and i went to visit the apartment a few weeks ago, the lady who guided us, she was amazing, i can't remember her name now. but she showed us, that day we visited 5 places and this one it was the last one. my friend i love it the place. just perfect for us. before we decided which one we would apply for, she went to visit one more time. so then, we applied a few days ago. and it has been almost 1 week now and we didn't get any answer from them. when we called the leasing office the other day, they were so rude. and reading the reviews now, i'm not sure if this is a place i wanna live. the location and the apartment are perfect for our needs. but i can't wait that much just to get a yes or no as answer. read more

So "Arrive Wheaton" is actually the same residential property as The Exchange at Wheaton Station. They've gotten so many bad reviews that they're doing a brand switch. It is still the same building and the management still does not care. Do not make the mistake of living here. Go check the terrible Yelp and Google reviews under the previous name. Under each one, management would leave a canned response asking you to reach out to "address your issue," only to have your emails ignored and have someone tell you they don't have a response for you. Is this the stress you want to put yourself through? Below is my review I wrote before with photos: I've lived here for 2 years, 1 of which was during the pandemic when most of us spent a lot of time at home. My roommate and I had so many issues. Here we go: 1. Bugs. Roaches, specifically. My roommate and I are some of the cleanest people you'd ever meet, but we suddenly had a roach problem. The building was of little help. We'd report the problem and they'd send "exterminators" to come check out the unit. They sprayed Raid and would tell us to wait 2 weeks before another "treatment." It became so bad that I eventually took matters into my own hands and called TERMINIX. Eventually it improved in our unit because they are legitimate exterminators, but when I told management that I wanted the about $600 we'd be spending on the treatments taken off our rent, we were turned away. Imagine living with roaches during the pandemic. 2. Management doesn't take care of the building. The trash room is disgusting. Roaches in the 14th floor hallway. Turns out many other units had a roach problem too because eventually (about 7 months into our roach problem) the building changed their exterminator company and did a building wide extermination. There is a repulsive stench on the 14th floor coming from one of the tenants. My neighbors have also complained but nothing has been done. Some of us took matters into our own hands spraying febreeze 5x a day and using plug in scents in the hallway. This shouldn't be the residents' responsibility. People smoke irresponsibly here a lot. Countless early morning fire alarms because someone lit the trash chute on fire with a cigarette or something. No kidding-- we got an email about it. My sister lives in an apartment in Rockville where they vacuum and clean the hallway carpets every other day. The carpets in my building are truly disgusting. 3. One of the management staff, Kara, is rude as hell!! Omg since we first signed our lease, we've tried to avoid dealing with her. 4. The amenities weren't open for over a year, but we paid an amenity fee. No refund, no rebate, nothing. The most hilarious part is as of April 2021, still during the pandemic, 1BR apartments on the 14th floor are going for $1700-1800 lol read more

The Exchange at Wheaton Station I lived here part-time between NYC from May 2019-July 2020. This apartment was close enough to DC yet far enough at the same time. I lived in #616 and only had a few issues with my actual apartment: 1. the cabinetry is is not real wood - it's laminate that constantly peeled off 2. the lighting is very yellow and dim - had to personally change to LED bulbs 3. elevators are extremely slow and people would hog the service elevator 4. the washer/dryer is appreciated but very outdated 5. the washer had a drum malfunction that caused water to slowly drain behind the machine through the walls and under the carpet - maintenance had to switch the unit for me which was great 6. the bathroom sink and faucet is awkwardly low and the faucet is at the edge of sink which was extremely awkward 7. the area behind the bathroom faucet is just painted wall - which is hard to avoid getting this wet since the faucet is placed so awkwardly 8. found out the hallways do not have camera's I really liked this building as on the 5th floor (the main floor) there is a dog park - so no need to have to leave the building to let my dog's potty. Before I moved in, apparently there was a dog wash room as well but never found out what happened with that. In all, I think it's a nice building if you are like me and don't care to use the amenities. Find an apartment that faces to the courtyard/pool area as I realized the apartments are closest to the elevators and far enough (but not too far) from the trash room. Also when I lived here, Safeway below the building was open 24/7 - so just use the service elevator to get into Safeway if you have a lot of baggage. I would rent again if I ever need a long term place to stay if in MD if I wouldn't want to be in DC. read more

don't move here. the building is infested with roaches. they let our apartment teem with roaches from January to MAY of this year. the building itself is infested with roaches. the maintain crew is SHADY! they came into our apartment at 10pm, unannounced. Said it was for an emergency call. We didn't have a maintenance request for weeks. Reading the other reviews, it's clearly a problem. We put in a complaint to upper management, who never responded. The staff turns over all the time. We have lived at the Arrive for 14 months. It has recently gone under a management change. This team came in with strong communication as the transition took place. It's obvious to me the team was not aware of all the pressing issues with this building and therefore unable to come to satisfactory solutions. Here is the list of daily issues with the property: -availability to sky lounge, not accessible while under review on how to keep non-tenants out. - daily mail delivery held hostage at concerige for hours after confirmation of delivery. - price increase for visitor parking. - ridiculous community room rental rate. - predatory out sourced monitoring and towing on gated, key fob, registered tenant parking levels. - neighbors smoking inside and on balconies. This is a high traffic location and it's disheartening to observe the concierge allow people in the building without signing them in leaving all the tenants at risk. I am choosing to not share the details of my personal negative experiences because they are mostly do to interaction with management and staff. I will say the team that keeps the building clean is amazing! The building halls and elevators are always clean. They are pleasant and professional. Additionally, the maintenance team is also wonderful, responds quickly to request, they are professional and mindful of tenant space. During our last repair they spoke in hushed voices while our baby was taking his afternoon nap. With that said, there is huge opportunity for improvement with this property. It has a great location, beautiful interior, amazing views and potential to be a leader in the Silver Spring/Wheaton area. We were enticed by a raffle to write a review my hope is others will have an informed honest review. Lastly, my deeper desire is that management at Arrive will use this information to pivot and take a closer look at the personal experiences and use it as a tool to create a space they someone would truly want to "Arrive" home. read more

My partner and I moved here a few months ago. We were in a rush to find a place and lucked out in terms of availability. However, the process to get the apartment we have was hell. We were told the day before we were to move in that the original unit we wanted would not be available due to a roach problem that wasn't reported by the previous tenants. Luckily someone on the staff was able to find us another apartment that would be ready but not until a week AFTER the original move in date. Now that we've been here a few months here are the pros and cons: Pros: -decent gym -Safeway downstairs really helps with last minute shopping (but it expensive) - location is great for quick shopping. - decently updates appliances and ice maker in freezer - pretty quiet considering other apartments I have been in where I can hear EVERYTHING my neighbor is doing. Cons: - the hot water sucks and really only lasts about 5 minutes before it goes cold. Told management about this but little to nothing has changed. - the smokers in the building are a huge problem and stink up the hallways and, eventually, the apartment. Also no change from management after complaining. - cheap cabinetry that is peeling constantly. - loud dishwasher that BARELY washes any dishes. You'll end up pre-washing before you put dishes in the "dishwasher" - no utilities included and the water and sewage bill is ridiculous. - the ramp to the garage can barely accommodate 2 cars at a time which causes traffic problems on busier days. Overall, you'd do better finding another place to live. The pros DO NOT out weigh the cons. Hope this helps! read more

If you like poor customer service while paying over $2200 a month, then please move right on in. As a veteran with severe anxiety and depression, management here has skyrocketed my anxiety, especially after they jeopardized my safety by deliberately unlocking my door and leaving it unlocked for hours while I was out. I've tried so hard to be at peace with this place and it seems there's no peace here. Yesterday was the LAST straw. I've been here since January and the assistant manager (Carlotta Davis) has been an absolute nuisance. With several issues in this building such as, non working elevators, pet urine all over the place, stolen packages, lying and incompetent office staff, and the lies and illegal legal intimidation towards residents and myself is horrible. Yesterday was the last straw. I'm standing by the elevators talking to one of the residents and we were talking about all the stuff that's going on and how we hope all these complaints get handled. Carlotta along with Alyssa Cortijo (the manager) the other two agents along with the maintenance guy were standing there and as the elevator door was closing she had the nerve to say "That's just not my problem" all jokingly. She is the most unprofessional and rudest customer service person I have ever encountered. What adult says taunting things like that as if they are a 7 year old on the playground. It's classless and I expect better from an assistant manager. But it's clear there are no adults with decorum working in the office. The building and tenants are lovely, but don't expect great customer service from anyone in the office. read more

Rebranding themselves as "new" management: Red Tail Residential - and with me still living in this hellhole - my prior review deserves updating. Here goes: nothings changed. In fact, they're worse, if that's even possible. Senior staff walked into my home unannounced and uninvited, with no prior notice. Dressed as housekeeping - they were gonna clean out my apartment had I not been home to stop them. When confronted - they lied and said they'd given me prior notice, which wasn't true. Complaining to office management was futile, since they were just as stupid, rude and unprofessional as prior staff. When they realized I was right, and that they had no legal or moral leg to stand on - they called security/police to escort me out. That's their MO: Lie, cheat, steal and obfuscate. They also inexplicably and prematurely posted my apartment online as "available", although they know I'm still occupying it and paying rent. They're horrible "people" who are still unlicensed fraudsters masquerading as landlords. read more

I been living here for 4 years the old management was way better than the management. This place has went to the ground to be honest. They are kicking all the hood residents out raising out rent putting us on month to month leases even if your old lease wasnt up because it was with the last owners. Maintenance is terrible, management is terrible. I went down to ask about renewing my lease, i never was sent one after three days. That's how i know they trying to kick all the old residents out. My rent was $1500 on september 1st it will change to $1930 plus $300 month to month when my lease was suppose to end Dec 2022. If your looking for this place a new spot to live think twice. You get woken up by fire alarms in the middle of the night. Literally the secret service is in the building now doing a investigation. Be careful living here. read more

If I was to say run, don't walk to get to another building, then please do so! This building used to be very nice along with the staff, however, from Trinity to Red Tail Residential, the building, as well as the professionalism and treatment of the residents has gone straight to hell. The office has seen more turnover in the last 2 years than it ever has. There have been at least 5 to 6 Property Managers and Assistant Managers since the building was sold and no one does their job properly. Even to the office staff, there is no continuity which makes it difficult to keep track of files, payments, leases, and any personal documentation that has been turned over to the office. The attitudes have been piss poor, the staff does not care about the residents, a great majority of them (past and present) does not know about the law as it pertains to leasing and so they have been doing a great deal of illegal things to try to get residents out of the building. Residents need to form a group and file a class action lawsuit against the whole company! read more
