    This Place is a SCAM - Stay FAR Away! If you're thinking about moving into Arrive Wheaton, DON'T. This place is a nightmare, and the management is the most incompetent and dishonest team I've ever dealt with. From the moment we moved in, it's been nothing but stress, lies, and neglect. Our bathroom toilet started having issues THREE days after we moved in, and by day five, it completely flooded our bathroom. When we called emergency maintenance, we were basically told to deal with it ourselves because we had a second toilet--as if a flooded bathroom isn't a serious issue! It took OVER A MONTH AND A HALF to get a proper fix. We moved in expecting a functional apartment, and instead, we were stuck in a two-bedroom with only one working bathroom for weeks. And that's not even the worst part. They completely SCAMMED us on rent. We signed our lease under a promotion that gave us December's rent free, yet starting December 10th, we were harassed DAILY with emails and texts saying we owed nearly $2,000. We sent proof over and over again, and instead of fixing their mistake, they ignored us, gaslit us, and even had the audacity to call us liars about the promotion we were given! Because of THEIR mistake, we've been hit with late fees, locked out of our payment portal, and threatened with eviction. They even sent the sheriff to serve us an eviction notice for a balance we DO NOT OWE. Imagine paying your rent, having written proof that you don't owe a dime, and still having to deal with this level of harassment. On top of all that, maintenance is a joke. Our second bedroom window has been broken since December. It won't open or close, letting in freezing air all winter. Now that it's warming up, bugs are coming in through the gap. And because our heating had to work overtime to keep up, our electric bill was $523 in January!And guess what? Management doesn't care. No response, no solution, nothing. And don't bother trying to get help from the leasing office. The staff changes every two months, so you'll never get a straight answer from anyone. No one knows what's going on, and no one follows through with anything. It's just a revolving door of people who couldn't care less about tenants. This place is a complete SCAM. They don't care about maintaining the apartments, they don't care about their mistakes, and they definitely don't care about the people who live here. We're taking legal action because this is beyond unacceptable. DO NOT RENT HERE. You will regret it

    My friend, who is resident at this apartment complex, recently received an offer letter to renew her lease. Because she is traveling out of state, she contacted the leasing office asking for instructions on how to respond to the renewal offer with a prepared letter to terminate the lease. By calling ahead, she was told to simply drop off the letter at the office. Therefore, she emailed a signed termination lease letter to me and I offered to hand deliver it to the leasing office. Today, December 28 at 3:50 PM, I was at the leasing office with the letter. Unfortunately, upon arrival, I found that the door was closed. The sign outside stated that the leasing office hours are Mon - Fri 9 AM - 6 PM. Since I noticed there was someone inside the office, I knocked on the door. In response to my knocking, the unwelcoming employee with a very rude facial expression and gesture, pointed her finger to the door indicating that I should read the sign on the door. I apparently had to pay attention to another sign saying: "OUT ON PROPERTY - RETURNING TO THE LEASING OFFICE BY:" with underneath a clock with arms pointing to 4 PM. Realizing I needed to wait, I decided to collect my friend's mail, check the apartment to water some plants and drop off the mail. Eventually, at 4:05 PM I returned to the leasing office which was still closed. This time, I noticed that the "return time" was moved to 4:15 PM. I decided to wait right outside the office, expecting someone to come back. While I was waiting, I observed other tenants experience the same issue: They were treated with a very negative attitude and highly toxic behavior coming from the female employee inside the office. At 4:15 PM, the exact same woman in the office, stood up from her desk and opened the door. I realized that this woman was the same person who earlier told me with rude gestures that the leasing officer was going to be back. I entered the office and complained about the way the office is being managed and I complained about her extremely unpleasant attitude and behavior. She said that she was on her lunch time and she had the right to close the office. I said that if the office hours is indicated from 9 AM to 6 PM, it should have been open and that the re-opening time was unfairly changed from 4pm to 4.15pm. Then I handed her the letter asking to sign, date and print a copy but she refused to do so, while a security guard and another employee entered the room. The other employee defended her and also refused to sign and date the copy of the letter. She also told me that delivering the letter is not valid to terminate the lease and that there is a required form to fill out handing a copy to me. This form was never mentioned to the resident. The renewal letter does not have instructions about this special form. It is also disturbing that the resident who spoke to someone from the office the day before over the phone did not mention anything about the form, but that dropping off a signed letter would have been sufficient. I then tried to call several phone numbers to reach out to someone so that I could address this distressing incident but nobody answered my call attempts. This is another negative sign of poor management service. My brief experience with the management of this complex was very upsetting. Not only was the treatment by the female employee at the office a dreadful experience, but the environment of this apartment building reflects an equally repulsive feeling, having to cope with the strong and sickening smell of marijuana that is noticeable in the elevators and the corridors/hallways; everywhere. I would advise everyone to avoid this place, whether you are a resident or not. Since I was not able to get in touch with any human being over the phone despite my several attempts to call, I would appreciate a follow up here from someone in charge at a higher level. If anyone can explain what is happening at this apartment building and why the management continues to be uncaring, inconsiderate and clearly unprofessional not only towards their rent-paying residents, but also towards guests on their property.

    This is not my first time living at an apartment complex, I used to live in a Camden apartment and they were so professional. I'll start with the positives, I love the layout of the apartment, the cleaning staff is very kind, my floor is pretty peaceful. Negatives; - number one issue currently is my rent that & parking on my contract was different than what they charged me on their online portal and they've decided to go up $270 total per month on my rent & parking based on what I've been paying on the online portal. I moved in August 2022 on a 9 month lease, it's April 2023 and a $270 increase for the new lease. They have claimed they are justified with this increase. Basically it seems like they made a mistake when they entered the information on the online portal (they switched to a new portal shortly after I moved in) and to be honest I just paid what it said. And prior to that I called the rental office when I had to go in person to get the cashiers checks and they gave me the total I just got the check for the totals they told me. I didn't even realize it was incorrect until renewal time came and I did a side by side comparison. I tried to meet with them for about 2 months via phone & in person. - my cashiers check for the first months rent and was lost/misplaced by a worker, so I was unable to pay online and had to go to the understaffed bank (due to the COVID) and wait in line appx 1 hour to get a cashiers check each time for the next 3 months because the bank doesn't replace cashiers checks for 90 days. And since the check was lost I could not pay online thought Arrive Wheatons portal because it reflected that I was behind on rent (which I was not) even though when you write a cashiers check the money is taken out of your account the same day. - the day I was suppose to move in, I was given a key fob but my door was a keyed door, no one could find the key, the garage remote didn't work, the apartment hadn't been painted, I didn't get in the apartment that day told them I'd come back in 2 days - I was told and shown one apartment, then was lied to by the manger at the time saying it wasn't available because someone lived in it, she didn't know the staff member told me it was available and physically took me into it. (Housing discrimination laws make it illegal to:Say that a dwelling is not available for inspection, sale, or rent when, in fact, it is available) - move in day the apartment wasn't cleaned and the oven was dirty - my package was stolen, the parcel pending locker broke down, I never received my package that was inside. I received a receipt the company I purchased the items from and the company that own the lockers saying it was delivered with the number of the locker it was delivered to. Funny thing is as many times I asked about getting my package in the leasing office, I was never told they had a key to access the lockers I was told they where weren't responsible. I spoke with the company today parcel pending and found out the lockers were opened and packages were given to residents. I never received my package. I've attached delivery receipts to this review. General issues - if you have a guest 24 parking is $20. - the doors leading into the garage on the P2 & P3 are not secure and open often. - parking garage gate was broken for months The above incidents aren't my only issues but they have been the major ones.

    Yet another roach in the 14th floor hallway

    So "Arrive Wheaton" is actually the same residential property as The Exchange at Wheaton Station. They've gotten so many bad reviews that they're doing a brand switch. It is still the same building and the management still does not care. Do not make the mistake of living here. Go check the terrible Yelp and Google reviews under the previous name. Under each one, management would leave a canned response asking you to reach out to "address your issue," only to have your emails ignored and have someone tell you they don't have a response for you. Is this the stress you want to put yourself through? Below is my review I wrote before with photos: I've lived here for 2 years, 1 of which was during the pandemic when most of us spent a lot of time at home. My roommate and I had so many issues. Here we go: 1. Bugs. Roaches, specifically. My roommate and I are some of the cleanest people you'd ever meet, but we suddenly had a roach problem. The building was of little help. We'd report the problem and they'd send "exterminators" to come check out the unit. They sprayed Raid and would tell us to wait 2 weeks before another "treatment." It became so bad that I eventually took matters into my own hands and called TERMINIX. Eventually it improved in our unit because they are legitimate exterminators, but when I told management that I wanted the about $600 we'd be spending on the treatments taken off our rent, we were turned away. Imagine living with roaches during the pandemic. 2. Management doesn't take care of the building. The trash room is disgusting. Roaches in the 14th floor hallway. Turns out many other units had a roach problem too because eventually (about 7 months into our roach problem) the building changed their exterminator company and did a building wide extermination. There is a repulsive stench on the 14th floor coming from one of the tenants. My neighbors have also complained but nothing has been done. Some of us took matters into our own hands spraying febreeze 5x a day and using plug in scents in the hallway. This shouldn't be the residents' responsibility. People smoke irresponsibly here a lot. Countless early morning fire alarms because someone lit the trash chute on fire with a cigarette or something. No kidding-- we got an email about it. My sister lives in an apartment in Rockville where they vacuum and clean the hallway carpets every other day. The carpets in my building are truly disgusting. 3. One of the management staff, Kara, is rude as hell!! Omg since we first signed our lease, we've tried to avoid dealing with her. 4. The amenities weren't open for over a year, but we paid an amenity fee. No refund, no rebate, nothing. The most hilarious part is as of April 2021, still during the pandemic, 1BR apartments on the 14th floor are going for $1700-1800 lol

    The Exchange at Wheaton Station I lived here part-time between NYC from May 2019-July 2020. This apartment was close enough to DC yet far enough at the same time. I lived in #616 and only had a few issues with my actual apartment: 1. the cabinetry is is not real wood - it's laminate that constantly peeled off 2. the lighting is very yellow and dim - had to personally change to LED bulbs 3. elevators are extremely slow and people would hog the service elevator 4. the washer/dryer is appreciated but very outdated 5. the washer had a drum malfunction that caused water to slowly drain behind the machine through the walls and under the carpet - maintenance had to switch the unit for me which was great 6. the bathroom sink and faucet is awkwardly low and the faucet is at the edge of sink which was extremely awkward 7. the area behind the bathroom faucet is just painted wall - which is hard to avoid getting this wet since the faucet is placed so awkwardly 8. found out the hallways do not have camera's I really liked this building as on the 5th floor (the main floor) there is a dog park - so no need to have to leave the building to let my dog's potty. Before I moved in, apparently there was a dog wash room as well but never found out what happened with that. In all, I think it's a nice building if you are like me and don't care to use the amenities. Find an apartment that faces to the courtyard/pool area as I realized the apartments are closest to the elevators and far enough (but not too far) from the trash room. Also when I lived here, Safeway below the building was open 24/7 - so just use the service elevator to get into Safeway if you have a lot of baggage. I would rent again if I ever need a long term place to stay if in MD if I wouldn't want to be in DC.

    we live here for 2yrs and i can tell you.. it's one of the best place we have live in.     Update: I've been out of Encore for a couple months now so I thought I'd write a brief update…read more Although there were many factors regarding the buildings/tenants that I found unfavorable, there are positive things to highlight: - Location is great. So close to "downtown" Wheaton and the mall/metro but tucked away in a quieter area. The area is very walkable with plenty of residential streets for walking, biking, dog-walking, etc. - Size: Apartments are very large compared to others in the area. I lived alone in a deluxe 1-br and never felt cramped in the slightest. Bathroom, kitchen, living area and bedroom were all big and could easily accommodate another tenant. I do miss the large balcony (I don't have one at my new apartment). - Leasing Office: The staff were generally friendly and helpful. I always had great service with a smile from Calvin, as well as others on the team. Most of the negative issues I experienced here are no direct fault of the leasing office. If you can get a top floor unit and are lucky to be in a building that's not shared with habitual door-slammers (Noise was the biggest issue for me), it's not a bad place to live. Parking is free, they hold regular community events and the location is great.
