Okay first off let's talk about the GOOD: the building is awesome and the walls are sound proof for the apartments so your neighbors are not going to hear you. Also, plenty of tables downstairs in the lobby for working/studying and they have a lounge too. If you want nice and quiet away from all the hustle and bustle of DC while still having access to the DC metro, then the location and building definitely get high marks! I've also gotten responses quickly for maintenance issues I have had in my apartment. Before I get to the bad stuff, I want to say that Sabrina is really cool and if it were not for her, I probably would not have signed a lease with the apartment to begin with, but she's leaving... so now let's talk about.. The BAD: Management. AIR Management is one of the worst, inhumane management companies in existence. I've heard great things about the previous management at this building before AIR took over, and it makes me wish we had them still because AIR Management does not treat you like a human being, all they care about is profit and hence, taking your money. Case in point, I have been paying over $3000 a month for almost 2 years without missing rent (I would pay the 1st of every month). One month, my autopay not functioning properly. Instead of contacting me directly to ask like a human being (as landlords are supposed to do), I found prosecution papers on my door saying they were going to prosecute me. They made sure it was on my door too in order to publicly humiliate me so that anyone that walks by can see it in order to shame me. Furthermore, it seems like they put cameras all over the place. We are not allowed to put tables or anything outside of our doors, which I totally respect as a policy, but one time I had to step out of the apartment while I had a door dash order coming in for food so I temporarily left a small stand out where they could deliver my food so that they wouldn't just put my food on the floor. The next day I got an email from management telling me to remove the table outside my door (keep in mind, it had already been removed and was only outside my door for less than an hour). Management goes out of its way to ruin the living experience here. Makes me wonder if that is why the turnover for the front desk people (who are generally very nice, especially Debra and Rosa!) is so high. read more

***IGNORE ALL REVIEWS OF THIS COMPLEX BEFORE 2024 - BUILDING UNDER NEW (AWFUL) MANAGEMENT*** First lived here first from 2019-2021, now have lived here from June 2023 until now. Literally the only reason I still live here is because of the location close to work. I can't wait to leave. I hate driving to work, but I'm starting to seriously think about it. Bozzuto management was switched to Air Communities around 2023/2024, and this has led to a massive decrease in satisfaction with living here. MANY of the original residents have since left, citing poor management. When I first lived here (2019-2021), this place was very nice. The building was sold for $150 million to AIR communities. The new management is horrendous. RUDE, uncommunicative, dismissive, and reactive instead of proactive. We do not feel respected, part of the family, or even comfortable with asking for help in this building. Management is dismissive and uncommunicative. Concierge never communicates a hand-off between shifts, and many issues have occurred because of this. They will tell you they are going to do something but then it doesn't happen. The worst is the leasing office. They could care less about anything other than you signing a lease and paying money. There are so many things I could go on, but here are just a few. -premium prices without the service you expect for paying so much. I could get a 5000 square foot home in the country 45 minutes away for what I pay for a box and ride management here. -exceptionally poor communication when moving. Extremely delayed responses (or none) to important questions via email. Feel left in the dark often. -Elevators have been not inspected by the county for safety on time and inoperable for over a month at a time. -You pay $200 per month per car for "secure parking," but at least 10 cars were vandalized in the parking garage in early 2025. The gate is frequently broken or held open 24/7. -Treadmills have shut off in the middle of running at high speed. These treadmills have been here for many years, have BAD suspension, and are a safety issue but are never replaced. -Community free breakfasts, exercise classes, and dinner events have disappeared while rent increases regardless. -Smells in and beside the building have gotten horrible. Marijuana and incense inside, poop smell outside. In the back side of the building by Woodmont Ave it often smells like sewage when they are doing something (sucking poop out?) of the building. -Cleaning folks block the elevators with trash bins when I'm trying to leave for work in the AM -Bozzuto had nice key FOBs for getting in and out of the building and apartment. Now we have these keypads everyone presses 6 digit codes on hundreds of times a day with their germy hands. -lobby wifi is bad and disconnects -homeless people near the building than ever before -TERRIBLE blinds in this place. May seem like a small thing but TRY THEM before you rent here. Trust me. They bend and bust and don't block the sun worth a darn. -Be very careful - I recommend you find somewhere else! read more

You should look at other properties in the Bethesda area. This place needs an update. The customer service from the leasing staff is awful. The gym equipment is so broken that the community manager doesn't use it. I've lived here for four years and have had fires above and brothels next door. Absolutely gorgeous apartment complex! I love living here and it's truly been 5 star for over 4 years until recent changes with ownership and management changing from Bozzuto to AIR Communities. I didn't want to believe the horrible reviews that AIR Communities received from other properties but I honestly see why people wrote 1 and 2 star reviews. The building has gone from peaceful and quiet to a new resident base moving in the last 5 months, trash in the hallways at times, current and new residents are sharing security codes with their family and friends, allow non-residents to access the building at any time. Non-residents are parking in the garage in assigned spaces belonging to residents. Theft! Unauthorized individuals accessing the building and the amenities (gym, pool, rooftop) which really diminishes the feelings of safety. New residents are smoking (weed/cigarettes) in their apartment and balconies. The hallways are showing age and need painting. Bozzuto was impeccable with cleaning the building daily, not Air Communities. Sewage smell! Air Communities management has been very disappointing, really showing poor communication particularly with significant policy changes affecting resident satisfaction and trust. Super convenient location (easy walk to Medical Center Station). There is a supermarket (Harris Teeter) open 24/7, entrance from the complex. You practically don't need to go out if you don't want to. Reserve party rooms/rooftop for your special occasions. My family was a complete stranger to the area and this complex is the main reason they loved living in Bethesda. Bozzuto team is amazing, they were very helpful for my family. I love living here as the location is extremely convenient to the metro, downtown Bethesda and also has many restaurants within walking distance! The staff is extremely knowledgeable & have always made me feel welcomed! Tina, the exec concierge, is always so bright & bubbly! My wife and I moved in here about a month ago, and so far everything has been absolutely awesome. If you're looking to live in a luxury hotel type of place, this property definitely delivers. We spend a ton of time doing research on apartmentrating.com, Yelp, and Google Maps before narrowing our list down to about 10 well reviewed places. Of all of them, Flats 8300 checked the most boxes and we are so happy we chose this place. Here are the big pros that we just love and honestly feel like it'd be hard to live without: 1) Right above Harris Teeter - this is possibly the most convenient thing we have ever experienced. It's an elevator ride away, and it's a great grocery store. We eat lunch there, pick up hot dinners, and run down for groceries all the time. It's like your refrigerator is an entire grocery store, it's that convenient. 2) Gym on property - this is the best gym we saw on all our tours. Most gyms focus on machine weights with some cardio equipment, but this gym doesn't stop there. They have a barbell area with a legit barbell and squat/bench rack, and a huge area with great rubberized floors for fitness classes and things like that. 3) Resident events - we honestly thought this was just some random thing they do every once in awhile (like other places we've lived), but they have events ALL the time. They do really cool things including holding events at a restaurant/bar once a month! It's such a nice thing for them to do, and we get to meet our neighbors and community (which all have lived here for a long time and decided to renew, so that says a lot). 4) Location, location, location - We were torn between here and Flats at Bethesda Row, but we are so glad we picked this place. First of all, it's much more of "property" in that it's larger and has more space. But more importantly, we wanted to be in the action without having the noise and traffic that comes with it. Woodmont Triangle is perfect for that! We are within walking distance to more restaurants and bars than we could want, and getting in and out to 495 is no problem. We're also about a 5-10 minute walk from two metro stations, and about 15 minutes from Bethesda Row. 5) Quietness - One of our biggest priorities in any apartment is having enough sound proofing that you don't have to worry about neighbors making noise and vice versa. This has been absolutely great here - we NEVER hear our neighbors (although there is only one next to us, the other side is not rented yet). The only noise you hear is occasional noise in the hallway, but it's super reasonable. I'm so relieved that I can listen to music, TV, or whatever and know that people next door really don't hear it. These walls are solid! 6) Common areas - we already have had family visit, and the common areas were absolutely amazing to have. The club room is SUPER nice with a pool table and little kitchen area. We brought our food and some glasses and had dinner in there a few times while playing pool. They also have a great business center with four 27" iMacs that are super convenient to use when on the go. The roof is also amazing with two large grills (though no grill equipment, bring your own) with great views and a super relaxing atmosphere. Buying groceries at Harris Teeter and taking the elevator directly to a rooftop with grills to use is probably one of the best feelings I've ever had - talk about convenience. 7) Coffee - now this is a common area thing, but having a Starbucks coffee machine in the lobby deserves it's own bullet. It's so convenient when we're taking road trips and can just swing by and grab a coffee. Or even just when you're heading out the door and forgot to make yourself any! We use it regularly and the staff does a great job making sure things are always taken care of. 8) Last but far from least, the staff - we have had a great experience from day one with everyone from Flats 8300. Mike at the front desk chatted with us for 20 minutes when we first toured the property and helped us make the decision in the first place. Annie and Alex were awesome during our tour, and continue to be such a help around the property. Steven the manager is also incredibly nice and they all go out of your way to answer any questions and make sure that you're happy. Parker is also a great concierge and has helped us out in many ways already! All in all we are super happy with the place and look forward to living here for quite awhile. There are little issues here and there, but that is true of any place (including 5 star hotels). The staff is awesome and always doing their best to give you a great experience, and because of all the pros listed above it heavily outweighs any small issues from time to time. I have been living at Flats 8300 for a month and a half. I was first welcomed to the building by Michiel. From the first meeting I felt very welcomed. I felt like I was home from the moment that I opened the door. Since living at this complex I have felt like every need has been taken care of and more. I honestly don't think I could live at another complex. For a few nights my AC was on the fritz and I felt as Michiel took my concern over his own to right the problem. My Luxury Disappointment After a careful search of multiple apartments, I found 8300 Flats to be one of the best looking apartments in the Bethesda area. I was beyond elated to move in to this new complex. I felt as if I was going to have an upgraded living experience. The upgrade has been a disappointment. I was originally willing to overlook the lack of follow-up, customer service, and communication challenges I encountered when I first visited 8300 Flats. Then my application took over two weeks to be approved for unknown reasons and the lease more than a week. Prior to signing my lease another unit in the building became available. I asked if I could change units and they added $200 to the listed online price. This increase was eventually resolved through an uncomfortable conversation with management in which they claimed online errors. At this point, my enthusiasm started to dwindle. I have an optimistic nature so I figured once I moved in and got settled everything would be great! I am grateful to be able to afford to live in such a nice area and I was hoping that my experience would match my expectations. Management and some concierge staff have not been welcoming or hospitable towards me. My college degree is in Hospitality Management so I expected a degree of hospitality since I am always professional, polite, and respectful to everyone I meet. A fear has been that my experience may be different from others because of my status as a young minority. Although I am a very social person, I avoid resident events because of the treatment from staff. Besides communication and hospitality issues, I have also encountered other problems. The pool table and equipment in the club room are in terrible condition. Construction has been ongoing directly outside of my unit where they are replacing the HVAC. There has been tape, dust, and open passages above my head for the last six months with no communication as to when this will end. Lastly, the alternating temperatures in my apartment, despite not moving the thermostat, cause sleepless nights. Overall, 8300 Flats might look like a luxury living experience, but it is a major disappointment. It falls very short of my expectations of what a luxury apartment experience should be. I only hope that an honest review will encourage management to take action and make improvements so that all residents of 8300 Flats feel welcome and comfortable in their home to enjoy the luxuries without the disappointments. read more

I have lived in this building since 2017. Initially, I was absolutely pleased with my experience. Unfortunately, sine there has been a managerial change, the property has undergone numerous negative changes. Taken alone, each of the changes was minor. However, these insidious changes (taken together) have culminated into removal of almost all the perks of the property. Under new management, I have noticed a great deal of staff turn over. This rate of turn over speaks directly to poor leadership Furthermore, the focus of the new manager has shifted from being focused on the resident to the building. As I stated before, the residents are taken for granted and not appreciated. Please bring back Stephen or at the very least make a change in managers. read more

This review is for the service that I received when I was looking at apartments. I worked exclusively with Sarah Scher in the leasing office, and she was absolutely wonderful! My boyfriend and I are looking to make a move from San Francisco to Bethesda, and we've struggled with looking at places while we're still based in SF. Sarah was so accommodating and answered all of our questions. She went out of our way to take us on several "face time" walk-throughs on apartments. We have a large dog, so ultimately, we felt more comfortable having a house with a yard rather than an apartment; however, if we did choose an apartment, we would have been at 8300. Absolutely amazing luxury living. A true pleasure living here - gorgeous apartments, a ridiculous amount of amenities (great gym, free yoga and other classes, clubhouse, etc), and most importantly a really great and friendly staff that's always happy to help make life easier for the tenants. Also, even though the building is not fully populated yet there is already a nice sense of community in the complex. Update: I've now been living here for nearly a year and cannot emphasize how happy I am that I chose Flats 8300. I've also had a chance to really get to know the staff, who have shown in every interaction a willingness to go above and beyond. Parker from the concierge staff is always incredibly friendly and helpful. Annie recently guided me through lease renewal and helped make the process incredibly straightforward and painless. The rest of the staff is amazing as well. Highly highly recommend! Update #2 (October 2019): Still love it here! The staff are amazing and they recently added an included service you can sign up for that actually has someone tidy up your apartment, do dishes, etc. The events they put on are phenomenal, ranging from fun rooftop parties to a recent outing to a local restaurant where we got a nice healthy meal. I recently moved out of Flats 8300, where I lived for a year and a half. I won't repeat all the many positives which are already mentioned in the many posts, but my own favorites were: the beautiful apartment with thick walls (enabling me to make full use of a high fidelity stereo system without troubling the neihbors), and the many amenities (pool area, gym, club room, grill area, plentiful social activities) which generated a true community spirit in the building. They really make the place feel like home. 2. The amenities are fabulous. 3. I absolutely love my apartment. The wall are definitely soundproof. I have never been able to hear my next door neighbors, and I had a 1 year old living next to me. 4. It's never taken more then 24 hours to have something fixed in my apartment (eg, a light bulb going out etc) I've lived in Bethesda my whole life and I can happily say this is the BEST apartment in downtown Bethesda. Before I moved here 2+ years ago I literally visited almost every apartment in the area. The second I walked into Flats 8300 I knew I wanted to live here. read more

The apartments are nice. Maintenance staff is good. Property is kept nice. BUT...the concierge is frequently unavailable. Very inconvenient. Seems like not a big deal, but it really is for people who work full time and can't afford to wait around for the concierge to show up so they can retrieve their packages. Umm... can I give ten stars? This place is everything. I have lived in Bozzuto apartments since I was 21, and I can honestly say that this is the best one ever. When my husband and I moved to Bethesda, we looked at every luxury community and apartment possible. As soon as we stepped into Flats 8300, we fell in love and we haven't stopped lovin' since. The entire Bozzuto team here is amazing but I must say that the assistant general manager, Steven Dyer, is the greatest asset to the team. His professionalism, courtesy, and commitment to his residents are exceptional. The units are beautiful, amenities are amazing, and of course we love the convenient grocery store downstairs. THERE IS NOTHING ORDINARY, PLAIN OR STANDARD ABOUT THIS PROPERTY..... It all starts with the service, service, service CONCEPT......Then the input and direction of a lot of great people with hands on experience went into the planning of this puppy, starting with the layout, materials & finishes, amenities, resident events and programs... The staff and their training got to me, months before leasing formally began, they answered the phones professionally and with real information that you could use. I had lots of issues to sort through and they worked with me without attitude or that impatient demeanor you find with most other places. The team of Allie, Parker, Steven, Sarah and Kelly.....THEY JUST ROCK & WERE MY PRIMARY POINTS OF CONTACT....... But the entire staff is there for you for YOU... providing whatever & whenever, and they do it so easily !!! Parker the Executive Concierge and her front desk staff run a warm, proactive & professional front desk.... It's like living in a well managed hotel with all it"s Decor, Services and Amenities and man oh man do they have the amenities! Wow, we give Flats 8300 an absolutely 0 star review. We had a TERRIBLE experience with their leasing and sales team. I seriously never give bad reviews - but our experience was absolutely outrageous and definitely affects potential renters experience. The amount of unprofessionalism, disrespect, hostility, and genuine lack of care for their future residents is unheard of. Our real estate agent was beyond shocked when she heard what happened to us - she'd never experienced anything like it before - and especially from a Bozzuto property. Here's what happened: My husband and I were about to sign a lease with Flats 8300! We even brought the reservation agreement to our final walk through. We brought my family, who live in the area, to see the apartment before we signed. We had reached out to the leasing agent we were working with, Caroline, about securing a tour time before we went ahead and signed the lease. We were told they were completely booked - which turned out to be a complete lie. When we went online, there were slots available, so we booked a tour. We showed up for our confirmed tour on Sunday and were unable to get into the secure parking lot. No one in concierge knew we were coming - even though we had a pre-approved appointment to see the apartment. We called multiple times but no one picked up. We finally went in the front of the building and my husband actually had to go to the leasing office to find someone to give us our tour. This was unprofessional and embarrassing given that my family was with us for the tour. Our agent, Caroline, was sitting in the office - not on tours as she had previously told us she would be. When my husband knocked on the door, Caroline did not greet us - she just ignored us. Another agent came out Angelina and told us she would be giving us our tour. My husband tried to speak with her about what happened with the concierge, parking, and the fact that no one was prepared for our tour and she BLATANTLY ignored him and started walking away towards the elevators. Given that my family was with us - we were all completely shocked and embarrassed at this point - not only was there no greeting, but we were absolutely ignored by the leasing agent. My mother, who was with us, then asked Angelina, to please come back and speak to my husband at which point Angelina (the leasing agent) started acting very hostile and yelling at us that she wasn't going to apologize for what had happened, it wasn't her fault, and didn't we "just want to see the apartment." As we explained that we just wanted to know what had happened and why someone wasn't available to let us in the building, Angelina completely ignored us, walked away and said "I'm showing you the unit - what else do you want?". This was completely unprofessional and all of us were taken aback by this behavior, and explained again, that we just wanted her to listen to my husband and explain what had happened since we had a confirmed tour scheduled. At this point Angelina was yelling at us. Can you imagine?? She continued to act more hostile and unprofessional towards us, to the point that we mentioned we were not going to take the lease anymore and started to leave the building. As we were leaving the building, we heard Angelina harass and mock my sister who had questioned why Angelina had treated us in this manner. We will absolutely not be renting with them ever. There are far better, more reputable buildings in Bethesda that truly do care about their residents. read more

Where do I begin... we walked in and was warmly welcomed by Debra. She offered coffee, tea, water and snacks while we waited. While sitting in the lobby I took in the beautiful decor and peaceful wall waterfall. Just amazing! Next we met Jordan, she sat us down and asked us what we were looking for. We asked to see 5 units and she didn't hesitate to say, let's go. She did ask for our drivers licenses before we went around the building, which I liked, nice safety precaution. We saw all 5 units and was WOW'ed by the modeled unit. The designer did a beautiful job, but also ask to see inside the refrigerator;) let's just say I left with a smile! Apartments- nicely designed and look like they are well built. A tad small, unless you are going to spend over $3,500, but it is Bethesda. I really loved the floors on the one bedroom with the den. The rooftop is to die for, even though we were up there on a freezing cold day, in the dark. Haha! Party room was amazing...someone was setting up for an Ugly Sweater party. :) Tenants seem very happy! The building is also very pet friendly, though are fairly strict on leash and barking rules. I'm sure I can say many more great things... I'm going to be spending one more day look at apartments, but out of the 7 we saw today, the Flats was the best! This review is not for the apartments in general, it's for the leasing office customer service. We are moving to Bethesda, MD from New York City in a month. Last weekend, we drove to Bethesda from NYC. Before we arrived to the apartment, we talked to one of the leasing "office manager" through the phone to schedule for apartment tour. When we get to Flats 8300, the lady in the office assigned someone to give us the tour. That person, who is assigned to show us the apartments, doesn't have any clue about the building AT ALL. She told us that she is new to this location and she doesn't have updated information about the apartments. We spent 2hrs for nothing, she was not even willing to give us the whole information about the apartment with the special deal. I can't blame this new employee, but "the manager" or whoever we talked to the phone. Surprisingly, she was in the office and didn't even want to ask us how did the tour go. It's either they have bad customer service or "the manager" doesn't want us to live in this apartment. read more

First few months were great but the service has drastically taken a turn. There are a couple of staff members that are exceptional but unfortunately are not available 24/7. The rest of the staff is heavily argumentative, really tough to deal with, very lazy and commonly forgetful. They frequently let people into your apartment without permission. A few of the floors have had false fire alarm trouble for the last 3 months waking us all up at 7-8 AM rushing down to the first floor to find a nonchalant person sitting at the front desk. They frequently shut down the elevators without notice. Things are also frequently out of order and breaking without explanation or expectation of resolution. Unlike most apartment buildings in the area, Flats 8300 is a brand new one with very modern design that looks better than many luxury hotels. The management team is very professional. Among them Ms. Annie Heyward and Mr. Steven Dyer who assisted us in selecting our unit and signing the lease are extremely friendly and helpful. There are various activities going on every month including free weekend brunch or free drinks and snacks at night. This is as good as it gets, right here at 8300 Flats, Bethesda, Maryland. Caroline Coppoloose, (you have to ask for her-she is the magic) worked with me for three months, locating the best apartment for my 'wants' and turned the proposition of moving into a seamless experience! She showed me many kinds of living spaces, opportunities, reviewed choices in color of the wood floors, the kitchen cabinets and even made sure my car could find a space close to the elevator, as my collar was broken a few months back! We discussed the gorgeous designer blinds/shades of highest quality, the blissful quiet in the apartments thanks to sound proofing and Bozzuto smarts! There are many, many choices in the community as the configuration of the apartments vary and each offers something different! The leasing choices presented were completely reasonable at this time of the year in the populated area of Bethesda. I am looking forward to an improved quality of life, as where I live, the green environment, the tasteful lines of architecture, the care and consideration of the staff and the consistent follow-up by Caroline are all really important to me. Apartment hunting in April, I knew pretty quickly that I was going to decide to sign a lease here versus other buildings in the area. I love the fact that it is a new building, and the layouts on some of the one bedrooms are different than a lot of the more typical layouts you see in Bethesda apartments. The amenities are incredible, with a big, beautiful, 24-hr gym with every piece of equipment you could want (it is apparently cross-fit equipped) and gorgeous roof-top pool and lounge area with grills. The lobby and courtyard areas are also beautiful. The management hosts various resident activities such as waffle breakfasts and fitness classes with local instructors. Every guest I've brought has been incredibly impressed with the building and apartment. While there are still some finishing touches being put on the upper floors, pretty much all the main areas are complete so you don't feel like the building is unfinished in any way. Maintenance issues have been dealt with incredibly quickly, and Kendra and Parker at the front desk are always helpful and kind! read more

After spending a crazy 3-day weekend in D.C. looking at well over 20 apartment complexes, my husband and I were set on living at Flats 8300. This building had such a wonderful homey feel and the apartments themselves are really great. On our tour we passed several small cohorts of tenants who all told us how much they loved living there and encouraged us to do so as well. We worked with Michiel and he really was great, special shout out to him. He was very knowledgeable and attentive and it really felt like he cared about bringing new tenants in and finding them the best specials possible. In the end due to restrictions on our work commutes my husband and I did end up choosing to living in the city, but we really were sad that we couldn't figure out a way to make Flats 8300 work logistically. We even said when the time comes to move up north we are definitely going back to Flats 8300 to see what's available. If you are looking to live in the Bethesda area definitely make sure to stop at Flats 8300 and if you can, work with Michiel. Cannot say enough good things. read more

You will absolutely not be disappointed in a move to Flats 8300. Besides the beautiful building, finishes in the apartments, and amenities, the personal service you will receive here makes this apartment stand out. Parker, the front desk concierge runs this place to perfection. She knows every resident's name and something about them and will never hesitate to stop and have a conversation and ask how she can make your day better. The leasing team is so much more than sales people. Steven and Annie are warm and kind individuals who are always willing to say hi and see how you're doing and are flexible enough with rules to make residents feel comfortable (they got us extra time int eh elevator when we moved in and gave us time to live in the unit for a few days before handing back in the form stating any issue-there weren't any but it was nice to take the time to make sure before we signed. They put on wonderful events for the community at least once a week and are always in attendance having fun with the residents. Although I've lived in other nice Bozzuto properties, there is something special about Flats- I honestly never even knew the names of the staff at the other buildings and they certainly never stopped to chat after the day I signed the lease. Flats feels like a family. It is expensive, but similar to other apartments in Bethesda and honestly worth every penny. read more
