This place is very infested by mice's and roaches. When you enter to the kitchen you can even smell their poops, and when I moved there, they didn't even have hot water I was left with no hot water during the 4 months of winter. I caught a couple of dozens of mice during my first week of moving in the apartment. My 1st night was experiencing was hearing noises in the kitchen, I thought it was the neighbors or was dreaming because was exhausted from moving. 2nd night was actually meeting the mice's running around the living and caught a lot in the pantry then in the bedroom by the vent where they hide most of the time. Did complain to the office downstairs but seems aware of all of it and did nothing to help. I had to break my contact after living in that apartment more than 6 months because I was traumatized by all the endless mice's and didn't matter how much I caught every month. Don't recommend that place it's horrible. Got big space for sure but not cheap at all for the infested they had back then. read more

After attempting to contact the office for two weeks with no response, I tool off early from work and rushed to the office to make a request and was greeted by the most disrespectful (Staff) I have ever encountered. Full disclosure: I am autistic and have breathing issues, so I was unable to just " State what I needed because they were closing in the next 10 minutes". I will admit (Brittany) has always been receptive and personable the entire time I have lived in this building, however, her counterpart/supervisor ( if that is her title) was very pushy, unconcerned with my inconvenience and downright rude. It is a shame that the customer service skills are lacking from some individuals effect even the individual that has amazing customer service. In the future I hope that Brittany is able to have counterparts that can actually support her and not make the whole office staff look bad. RENTER'S BEWARE: The Warwick Apartments falsely advertises they are "Under New Management," even though the Donaldson Group and DRA Advisors purchased August 24, 2021, and still own and manage. Numerous complaints filed with Montgomery County Government, Department of Housing and Community Affairs (DHCA) regarding code violations, and listed on the "Troubled Properties Analysis List." Scroll down, and click on "Code Enforcement Cases." Office tries to charge tenants late fees for those paying on the 1st of each month; as well as trying to charge tenants $18.00 for insurance, even though they provided a copy of their policy that lists the Warwick Apartments. Fire alarm constantly being maliciously set-off all hours of the day and night. Even though the tenants have informed the office who it is, they are now offering a $1,500.00 reward, which they didn't even tell the Montgomery County Fire Department. Lack of communication with the tenants, and doesn't follow through. Recently, they painted the hallways and doors, and never let anyone know after the painters completed the 7th and 8th floors. You need to put in a maintenance request with the office 3-4 times, before something gets done. Don't care who they rent to; as they are so desperate to fill up the vacant apartments. In violation of allowing tenants to put up partitions, so that more than the required number are living in the apartment(s). When Montgomery County has to do an inspection, they send out a notice telling tenants to take down any partitions; instead of following the County code. Office is supposed to open up at 9:00 a.m., and you are lucky if it opens by noon. Property Manager is not qualified to manage an apartment complex. Allows tenants to let their dogs run loose in the children's playground, and not clean up after their dogs. Trash room overflows and ends up in the halls. More concerned about someone parking in the "New Resident Parking" spot, than dealing with the bigger issues. Problems with homeless people getting in the building, and sleeping in the lobby and laundry rooms, as the building is not secure. Promises so much, and never delivers. read more

Warwick, SilverSpring, University Blvd.in particulars poorly managed if ever you have a manager at all! 2. Complaints on maintenance is not attended to:Plumbing repairs, leaks on faucet, Kitchen, bathroom sinks, showers, etc. If plumbers comes... they don't know how to fix it properly, when you call the office, it falls on a deaf ear! no action! 3. This building has a terrible Pest Infe. Exterminators have been to my unit 3 times and the roaches will not leave. It's really sickening, in fact every time I bring up these concerns to management they tell me it's "normal" to have a bug problem because the complex is so large. I dread waking up to see how many roaches are in the traps (that do nothing but catch them when they run around the apartment). In the picture you can see and roach covered surrounded by a cluster of small roaches *assuming the roaches hatched* this is a very large health concern. **Review update*** My tires were stolen while my car was parked right in-front of the main entrance of the apartment. I have encountered urine in the stairwells and elevators on several occasions. Tons of roaches, though the exterminator does come on Wednesdays when requested. This place has gone significantly downhill since I moved here in 2014. Moving out in sept and I cannot wait. Regardless of all the atrocities in this building, it's still huge apartments and probably the best price on the area. You get what you pay for. I have had issues after issues at this apartment.Some of it had made me cry because My unit wasn't livable anymore. What is making me write a review now is the discrimination the evening staff is doing just to hand out a parking pass. Today, We were told they were out of parking passes. It didn't seem genuine, so we hang out listening to what the concierge's response would be to the next person. She told him to wait a moment and gave him a parking pass and to the next 2 people after him. We went and confronted her about it, she said she just found them while she was cleaning. And this isn't the first time. All this is happening while the apartment got a bunch of empty garage parking spaces they are renting out for $70 and maybe more. people don't want to pay that much money because it is ridiculously expensive. And they aren't even good marketing or problem solving people. Because they could just rent it out for less and free up free permit parking spaces. I have been residing at the Warwick for under a year and I have regretted signing a lease since I first moved in. There is a serious roach infestation! It doesn't matter how clean you are or how many times your apartment is treated the problem will exist the entirety of your stay here. Before I moved in, a walk through was done and I inspected the refrigerator only to find a roach infestation and broken seals. The refrigerator was replaced once I brought this to the attention of the leasing manager but if I didn't do a thorough inspection I would be consuming roach ice. Roaches and droppings can be found in all cabinets. Eating? Cooking? Bathing? Entertaining? You will have sightings of roaches during all of these activities no matter the time of day. There is a serious trash issue when the trash rooms are closed. During the closure of the trash room you will encounter trash bags in the hallways, elevators, parking garages, etc. I happen to live in front of one of the trash rooms which isn't a big deal until bags of garbage are lined up outside of my apartment door, leading to.... you guessed it, more roaches! Visitor parking is limited, maybe 10 spots for the entire complex which you won't find available in the evenings and weekends. Not that you would want any company because of the roach issue. This is a smoke free apartment building but you will get contact high walking through the hallways or even sitting in your home because the weed smoke seeps through the vents. Living here can feel disgusting at times, since I've been here it has not felt like home more like a motel. read more

I just renewed my lease 4 months ago and right now I regret it. The management is horrible. I had a mold issue in my apartment. I wrote e-mails to them, went down to the office to talk to them because I have a child in the house; and we know that mold can kill or give respiratory problems. Still nothing was down. I had to threaten them to write a complaint for them to rush in the apartment the next day and treat it. One month later, I had another issue. This time it's the utilities that keep getting higher and higher each month. Mind you, I leave my house at 7am only to return at 7pm on weekdays. I compared my bill to the other tenants' bill and realize that I was paying at least $100 more than anybody else. I wrote an email to the regional manager who said she will take care of it and get back to me. Until now I am still waiting. Nothing is done. This month, we're in November, it snowed on Thursday the 18, and guess what the heat is not on in the apartment. The converters blow cold air. I wrote several emails to complaint, they email me back , saying they will come to fix it. Lies, lies nobody show up. This morning I sent e-mails to them to warn them that I am writing a complaint to the County. I am not going to sit down, fold my hands until me or my son catch pneumonia under this cold. I am ready for them. They better not send me any heat bill, because I won't pay it. I didn't consume any heat. So my advice, don't try to sign a lease with these people, you will regret it. I've been here18 months. I was told at lease signing this was a smoke free facility - no smoking allowed anywhere. Not true. In fact, 4 of the families directly below my unit smoke on their balconies so I cannot have me windows open at all or the smoke comes directly into my unit. It was costing me over $80 per month to use the washers and dryers. But they just replaced the washers and dryers with new ones. Not only did they raise the prices from $1.25 to $1.65 per load (a 32% increase) the machines are smaller so we have to do more loads to clean the same amount of clothes. Now it costs $130+ per month. The heat and air work about 50% of the time. Between rent, parking, utilities and laundry my 3BR 2FB unit is costing me approximately $2,650 per month. Not a good value if ask me. read more

Living at the Warwick was a terrible experience. I honestly wish I could speak more positively of my two years there, but there were so many issues and management was uncaring and unpleasant in general. -The building itself is completely infested with roaches. They "sprayed" our apartments and floor multiple times, and it did not fix the issue. On these occasions, we had to move all of our stuff from the kitchen so they could spray, which was a process in itself, and often came with short notice from the office. -The fire alarms have gone off in the middle of the night (without fires) at least a dozen times in my two years there. -Maintenance has entered our apartment on multiple occasions without telling us beforehand and sometimes not telling us afterward. This is scary to know that they have the ability to enter our space without our knowledge. We requested that they call us beforehand, but they never did. -They did not always inform me when I had a package. Once I went down to get a package I know had been delivered, and they could not find it. It was found months later, in the office. -The laundry machines are moldy and the system is faulty. Twice the machines have broken my preloaded card when my clothes were in the washer, meaning I was left with wet clothes and no way to dry them. The laundry card company takes two weeks to replace your card (fortunately they will send you a check to reimburse the money you've lost), but the front desk was rude and unhelpful about the situation. This should not have happened to me twice. -Communication with the office is terrible. Often they will slip paper under your door and expect that you receive it. -The parking policies are a JOKE. Guest parking is limited and the policy to get a pass for evening visitors is ridiculous. They run out of parking spots, even though you are guaranteed one in your lease, which is frustrating and problematic. In addition, my car was towed for being in its appropriate spot, and I had to pay to retrieve it. I was not informed it was towed--I just walked outside to find it missing, and the front desk attendant had to scramble through some papers to try and find the towing notice. They also, on multiple occasions, informed us we needed to move our cars (for repaving or fixing light posts) via paper under the door--if we were out of town or if something happened to the paper, we would have been towed at our own expense. -We resigned our lease twice because they lost it. They also lost our "Intent to Vacate" form and we had to bring them our own copy. -The elevators break down often. -They sometimes shut down water for "maintenance reasons" with little or no warning. -They divide the utilities based on the entire building. So while rent is cheap, you are paying for utilities based on someone else's usage and it is expensive! There is also no way to monitor it. -The building has to turn on the AC in the summer and heat in the winter, and they wait until the weather is unbearable to do so. In December 2016, the building made the news because it was freezing outside and the building would not turn on the heat (Google "Md. Apartment Residents Without Heat During Arctic Blast" to watch the clip). The same happens in the summer. I could not recommend the Warwick less. Unless you are prepared to handle the above issues, I would take your search elsewhere. read more

I lived in the Warwick for 6 years and recently moved out. Every invoice that I received in the last year was incorrect. While the manager refunded the overcharge each month, the management never corrected the error. I wonder how many tenants fail to scrutinize every invoice. In addition, there were several leaks from the apartment above, bugs, uncollected trash, unlocked loading dock, and unresponsive management. read more

We moved in 5/2013, it seemed fine. Not the worst place, not the best. There has been a pretty solid turn over rate in the front office and front desk- we have had 3 community managers within the past year. We had SEVEN pest control sprayings for cockroaches within the first 8 months living here. Gross. People who lived here longer than us/before us said they had never had problems with bugs until that outbreak. I have thought it interesting that it is after they spray that the roaches seem to turn up. Found 2 in the floor laundry room today. There used to be security at night, then the community eliminated it. There is now a nighttime concierge, but their job seems mostly to be to sleep (yes, I have witnessed it) and play on their phones. The police are here frequently- for what, I cannot say. The same holds true for the two apartments across the street. Parking can be a real nightmare. To park in the garage, it is something like $100/month. The regular lot is jam-packed on the weekends, often to the point of not being able to find parking. Another resident claims it is because of people parking in our lot who live in the two buildings across the street. I have had more door dings and scratches from the people parking here in the past year than I have had in the previous 5 years of owning my car. There also seems to be more activity in the parking lot at night than people coming and going. There are a lot of families who live here, as the rent seems on the lower side. Lately there seems to be a epidemic of children running amuck with little to no adult supervision, even in the pool area. This is a nonsmoking building, but there do not seem to be any consequences for those that get reported for it. This is also a pet-friendly building, with a lot of dogs. Mail comes later in the day. If the regular mailman is not on, beware that mail will take much longer. Maintenance- several of the guys on staff are pretty nice, but there is one man who I swear is irritated with anything you say to him (even hello in passing) and seems to thinks the residents are all idiots. Our closet doors do not stay on the tracks. Our blinds vertical blinds are recessed far enough that they catch constantly on this weird lip in the middle of our sliding doors. These have been "fixed" several times now. Our air conditioning in our living and dining rooms has not been working properly since it was turned on (mid May). They have tried to fix it 4 times now. I have given up on it since we are moving shortly. Expect rent to go up here over the next 1-2 years as more people move out and more apartment "updating" gets done. Over all, totally not impressed. This place seems to be going downhill. I have noticed different kids of behaviors than were here when we moved in and junkier vehicles (go ahead and call me a snob) in the parking lot. One last thing- you can pay rent online, but you are charged something like a $35 "convenience fee" for doing so. read more

Going on my 2nd year here. Do yourself a favor and move somewhere else! This so called luxury building is in terrible condition. Since the week I moved in, I have had trouble with the AC/Heat units - yes units. No air in the summer no heat in the winter. Mind you we just had some of the coldest days in history. My family endured these days using space heaters that I purchased myself after maintenance was unable to fix the heat- again, and the space heaters that they provided did not work. After purchasing my heaters, I requested compensation which was rudely denied by the assistant property manager, Lillian( I believe the 3rd one since my move in). She basically told me that it was my decision to buy the heaters as if I had an option. Her interaction with me was not one of concern for my well being, but extremely derogatory and obnoxious. I was made to feel as if I was being done a favor to be "allowed" to live here rather than a valued resident. My rent is more than most people's mortgage yet the service and quality of living here is extremely poor. Today I found water seeping through the ceiling due to water damage on the roof which won't be fixed until they can get a contractor out to make repairs. Until then, I have a 17x17 (?) hole in my ceiling covered by a trash bag with a bucket underneath of it. Understand that the maintenance staff is not to blame as they can only put band aids on what is in need of a transplant. I have experienced several issues with the plumbing, electrical circuits, and even the kitchen sink (which actually fell out in the middle of the night and was repaired by propping it up with a stick). I could definitely continue as I've had numerous issues here, but my thumbs are tired. Unless you enjoy haggling with incompetent individuals, I suggest that you continue your search for an apartment where your money will be better spent. I wish you the best :) read more

If you're thinking about moving into the warwick, trust me when I say you are better off living on street corners. This is the most disgusting building and no one should be subjected to such living conditions. The whole building is infested with not only roaches and rats but also other countless vermin. It has gotten to the point where they are doing mandatory building wide roach treatments. The results of this treatment? NOTHING! I still see just as many roaches now as I did before. My husband and I have been bit so many times that we are left with scars all over our body from bug bites. We have spent over $300 in medical bills for antibiotics, ointments and doctors office visits. Additionally, we have personally spent at least $200 in pest control treatments. We have complained repeatedly the management staff for the past 6 months regarding the cleanliness of the building. Their response? Well, how do we know you're getting bit in the apartment and not when you are outside. The lack of compassion of the management staff is simply appalling. Well unless my husband roams the streets without a shirt on, I dont understand how else he would be getting bit on his back, stomach, and shoulders. Don't let the fancy pictures on the website fool you, they just have a really really good photographer. If you're planning on visiting the apartment, I recommed you talk to just about any resident and you will get an earfull. Save yourself time, aggravation, and money, don t move here. I have been a tenant of the Warwick for almost 2 years and I am greatly displeased. The attached photo is of my nieces bottle in which she has to drink milk from.This apartment is bug infested and I highly suggest not moving in. The maintenance is terrible and they have done nothing about the bug issue. There is no communication with tenants when they have a problem or issue. Problems may persist for days even weeks no matter how much you complain about them. Transparency when it comes to fire drills or notices of them working on the water is nonexistent. No notification is given when the change the a/c units to heat or vice versa. Safety of the building is subpar at best. The garage is mostly always open at night and some of the doors leading outside appear to be locked but they aren't. Red lights on the doors indicate that they are locked but when you try opening the door it just opens without the need of a key fob. When it comes to the utilities there is no indication on how much is actually used per unit. Indication on who the money goes to for utilities as far as water or electricity isn't clearly stated or defined. I don't know if companies such as pepco are where are utilities come from. I have perceived that they divvy up every tenants utilities in the building and charge us accordingly. The inability to receive ledgers when you ask for them or having them not match to other ones in the past has also been a problem. Even knowing that this building is a none smoking one the hallways reek of weed on many floors. I would really disapprove of anyone moving into these buildings. The only reason I gave 2 stars and not 1 star is because of the nice concierge they accepts packages so you don't have to worry about being home or having it stolen. The management company is horrible with helping their tenants . They tell you that you can pay for outside parking but when you go to pay for it they say they have no other spots available. So if you need a second spot must pay double to get inside or the second car you have can and will be towed at your own expense. I have never heard of a building mandating you to pay for a special parking space if you have two cars! Which family doesn't have two cars when both spouses work ! Very disappointed will not redo my lease ,and will look for another place to take my money. read more

I currently live in the Warwick. When we first moved in here, we loved it. The management was very nice, the people were friendly, the whole building had a very homey feel to it. Then the building got sold and now we're under the whim of Vista Management. As I write this, there is EXTREMELY LOUD drilling and banging going on right outside my window (and I think also in the apartment of top of me). This house is unlivable if you ever plan on studying, reading, relaxing or sleeping from 8am to 4pm. The building is undergoing construction, which has lasted for approximately three months now. My entire house shakes, to the point where one of the shelves in my bookshelf fell out with all the books sprawled on the floor. What does the building do to accommodate us? They offer free ear plugs. Hooray. I believe that if the building really feels the need to do construction, they should offer everyone the option of free rent or paid stay at a hotel. But they won't do this because they can get away with charging everyone full rent, and no one will sue them for merely a few thousand dollars when legal expenses are more than that. It is also freezing as I write this. The building's construction means that they removed insulation from the walls. I am almost sure this is illegal, as the house is freezing even when all the heaters are on full blast, but I cannot afford to sue the building. I called the office to complain -thinking perhaps this is due to the heaters malfunctioning - and they sent a technician who looked at all the heaters, said they're all fine, and that I should just leave the heat on low, so that it doesn't blow all the cold air that's coming through the walls. We also can't open the windows, nor use our porch. When we signed the lease to our contract, we signed with the understanding that we would have windows and an accessible balcony. Well, they are violating our contract every day, in my understanding, because we have neither, due to the construction. Also, they removed all the screens without spraying them for bugs, so all the bugs that live outside on the screens came right into our house (and did they offer to take the screens? No. We now have huge screens sitting against the wall in our living room). The washing machines do a terrible job. I don't know whether this is particular to these machines, or whether all "high-efficiency" machines work like this, but we've had plenty of machines in the past and these are the absolute worst. I can go on and on, but I don't have time to write every single complaint. My suggestion is, if you plan to move into ANY apartment building, do not sign any contract or agree to move there before you are able to speak to someone who lived in the same apartment the building is offering you. Also, make sure to see the actual apartment. Turn on the shower and the sink together to check the waterpower, see how long it takes to get hot water, look in the closets for mice, bugs, or other things you may miss, check to see whether the heat/air-conditioning works, and ASK THE BUILDING WHETHER THE APARTMENT YOU'RE CONSIDERING HAS EVER HAD A PROBLEM WITH BEDBUGS (they are legally obligated to tell you the truth ONLY if you ask!). In sum: If the building refuses to show you the exact apartment you're thinking of, or if they refuse to provide you with contact information of people who've lived in the apartment you're considering in the past, be very wary, because something suspicious is going on. Take heed! I paid the $100 application fee back in September but decided to live somewhere else just a few days later due to negative reviews from current residents. It has now been over one month since I notified them and requested my refund and I haven't received my money back despite being told over the phone that I WOULD receive it. I angrily called Tuesday morning to inquire and spoke to a secretary who sent an email to corporate and leasing and cc'd me. Moving here has been a horrible decision. I should have followed my instincts and the reviews but I was pressed on time and had to consider my roommates location wise. The hallways get food dropped on it all the time, Leasing is lazy, unproffesional and don't know what they're doing. Management is hard to reach and your emails don't get responded to. It's my first time moving to my own apartment and I didn't know heating and air was central. They turned off the air too early and I am sweating as I type this review because it's still warm outside and they switched to heat ALREADY!!! The alarm goes off often and maintenance doesn't put stuff back when they move it. I feel like I live in cheap section 8 housing when I spend almost $2000 a month for this place. I am uphauled at the fact that they refuse to have the air turned back on as the state of the heat is worrisome. I feel uncomfortable in my own home. SOMEONE PLEASE HELP!!! read more
