Rented from them for over a year and I can honestly say it was never pleasant. Every interaction between us and their representatives was negative and unprofessional - I've gotten better attitudes from employees at rural Wal-Marts. Breaking the lease and moving out was more of a chore than it should have been. They constantly tried to find new things to charge us for, including but not limited to - a "broken" stove that was in fact fully functional when we operated it; a gargantuan bush that had never been a problem until we wanted our deposit back; a fence that had broken AFTER we moved out; and a door that was dented when we moved in. TL;DR - Don't ever rent from or manage a property through Ashman Associates. They'll be rude, difficult, and unpleasant, and they'll try to screw you over in any way possible. read more

Wish we had seen these reviews before moving into one of their properties. The year I spent living in their property was one of the worst years of my life. I have never been so frustrated. Every work order that was submitted was never completed. How hard is it to fix a towel rack that was left ripped out of the wall when we moved in? Apparently impossible. We completed the move in inspection but missed a few things. The leasing agent is a close personal friend. We told him the issues but he was murdered a week later. Ashman Associates has no record of this and won't honor it. Small issues but I do not want to be charged for something I didn't do. When I mentioned this to them that we told our friend, I was told I was being extremely offensive. Ironic. Some of those issues we have record in email of a maintenance request to fix it. We got the property and it had a bunch of the previous tenants garbage in it. They told us it was the owners and not to move it. I asked them many times to come out and see everything so we could know if we could get rid of it but they were too lazy. Now they are charging me $250 to remove that garbage. The bushes in the front were a disaster and had trees and giant weeds growing up out of them ..I asked what we were to do because just trimming them was not an option. I was told that I am not to trim those bushes as they are wild ground cover. I asked them to come out and see. They never showed. They're now trying to charge me for trimming the bushes. When I forwarded back his email he said the grass was 2 feet tall and they had to trim it. I saw the property the day before and the grass has not been cut since we moved out - and even then it is not 2 feet tall, that is an absolute lie. Their maintenance man was so inept he could not even replace the lightbulbs that were out when we moved in. They are charging $7 per light bulb on our move out. Maybe that's because it will take their maintenance guy several hours to do it, I don't know. When I found out how much and what they were holding from our security deposit, I tried to get an explanation but instead just got attacked. When I mentioned retaining legal counsel, I was told that the check would go to the courts to hold until it was resolved... So he essentially said "take it now or don't get it." This company is managed by a family and they are all rotten to the core - Adam and Matt and their father Ron. Adam also accused me of breaking appliances on the move out inspection and then was like oh it's working. He's the worst of them. They claim 100% of the money goes to the owner. Too bad the maintenance guy told on them on his first visit - the properties they manage are owned by Ron's wife. So all the money funnels back into the family one way or another. I am a reasonable person and I know that landlords usually overcharge. I would accept that from people who didn't treat us like absolute garbage while we lived on their property. These people re-define the word a******. I see how they responded to another review and I have no doubt they will attempt to twist everything so they look innocent. At which point they will taken 10 times the effort that they ever did to help us while we actually lived on their property. read more

Terrible customer service. I have never dealt with a company and representatives so unprofessional! Throughout the course of business, there were multiple issues with billing, collections, repairs as well as many unresolved problems with the representatives and myself as well as the tenant. If you are looking for a reliable, responsible and trustworthy management company - this is NOT IT. Unfortunately, I was happy to pay out of my contract and take my business elsewhere. I would not recommend Ashman Associates. I am a current resident and we got broken into this past weekend using a key left by either the management or previous tenant, NOT US. After getting thousands stolen using this key they preceded to tell us that it was our fault the key was out there and charged us $90 to get the locks replaced when the robber took it. They also claim they change the locks after each resident but how would that key have worked? Very unhappy. Go through another management company. read more

This is my second review, because Matt flagged my initial review. I am so very thankful I did not move forward with working with this company and am honestly nervous that they will use my personal information for harm. I found a property they listed for rent on hotpads, it seemed as though no one showed interest in this home because the rate went down almost $100 dollars over time. I reached out to view the property and was able to schedule a no contact self-tour of the property. When it came to applying, I submitted a proposal for the rental rate, I was told that no one showed interest in the home, so I went ahead and submitted my application and paid the application fee. I was also told that it would be first month and security deposit. After I did all of that and even after passing the prequalifications, I was then informed that there were other applicants being considered. If that was the case, why tell me that I was the only one. When the review came back, I was then being told that due to a collection, that occurred because of a misunderstanding, COVID, and a misunderstanding of less than $100, that I would have to pay first month, last month, and security deposit. I then asked for additional information on what was appearing on my history, Matt informs me that due to privacy reasons he can't share MY results, yet turns around and shares that information with me after seeing that I posted a negative review. I wish I would have checked the reviews about this company before I submitted my application and allowed them to run my credit and paid for an application. After meeting with a few other realtors, I learned that companies like this look to make money off of applications. This company is unprofessional and just plain nasty. I would run as far as possible from this company. read more

Been with this family owned business for a while now, I believe I'm family from the Dad to the sons great service, always assisted me during my struggle in in between jobs, ways worked for the best solutions for the best outcome benefiting both of us! Awesome group of guys with family foundation. Can't go wrong with these guys. Will continue with a purchase hopefully but great folks as property management !! read more

AVOID!!!!! Hands down the most unprofessional property management firm I have EVER dealt with. Maintenance requests were never handled in a timely manner and they even charged me labor costs for some of these repairs!! They also dont do landscaping for their properties and expect you to cut the grass, trim the hedges, rake leaves, etc on your own...have never heard of anyone doing this. They even had the never to ask me to get ON THE ROOF to remove branches and debris, knowing that I didnt have a ladder and that I could have gotten seriously injured!! This wasnt the end of the problems. Upon moving out, I got charges for multiple things that were caused by prior tenants, and were even on the move-in inspection. These guys tried to charge me $200 for removing a grill that was on our back porch before we even moved in! They also claimed that we smoked in the house (not true) and that we used the fireplace (not true), which is capped and impossible to use. We ended up paying close to $1000 in damages that werent even caused by us, just to avoid having to go to court. Additionally, the basement in our house was filled with junk from prior tenants (which they tried to charge us for) and my throat got scratchy and closed up every time I went down there, likely because of all the mold. Bottom line, avoid properties from Ashman Associates BY ALL COSTS. What a nightmare I had to deal with. read more

Could not even get past the first step of a viewing. They were rude and not helpful at all. I asked for more information on the unit and the response was "I don't understand your question." Slow to respond and lack of compassion. I was 8 months pregnant when my water heater rusted and leaked, their terrible stuck-in-the-70s maintenance person came and turned off our water and heat, realized he couldn't install the water heater and LEFT without saying anything. This was when GA was in a state of emergency for snow in our area so we were out of water and heat for the weekend. Absolutely terrible. We had to call another 24/7 plumber service to install it. Since our water heater was leaking, our water bill also tripled and we have YET to see this reimbursement. I have several emails to them that have gone unanswered. The only person I've dealt with who is professional and compassionate is Ron Ashman. I'm guessing the reason why I'm treated like a second class citizen to these people is because we are renting our out-dated townhome in a lower income area of Flowery Branch. Avoid these property managers at all costs. Also the "emergency line" extension when you call them goes to voicemail so if there's a real emergency, they could give a rat's ass. read more
