Low Key Scam Richard…read moretakes in multiple applications at a time to rent, where most home rental companies take down a home when an application is submitted and relist if application fails. So he's receiving multiple applications (at $75 an applicant) at once. The application process comes across as a scam as it continuously says incomplete, you'll complete and it will ask you for an additional $75. If you have any questions about this process you can email or call Richard, but don't expect him to reply. He's a fan of only sending out automated messages, nothing personal. If he actually picks up the phone, he'll say he's out of office and he'll call you right back... but that call will never come. Then you'll receive an automated sorry email saying you did not get the house 3 hours after he said he'd call you right back. Major coward vibes. If you need a man of integrity to rent from, you're not finding it here. Since applying to one of these rental homes, we have received contact scam phone calls and text messages. AND NOW WE HAVE HAD A $1200 FRAUDULENT PURCHASE ON OUR CREDIT CARD! Richard Burton is a crook!

We bought an investment property in GA with James in 2018 and sold it in 2022. He was also our…read moreproperty manager during that time. He came recommended to us by a friend who had also bought investment properties with him and our purchase and subsequent sale was smooth. He found us a buyer while it was still tenant occupied. During the 4 years we held the property, and compared with other property managers, we didn't feel that his services were worth his fee. We opted for the hybrid fee model yet we ended up doing most of the communicating with the HOA and the renter ourselves. At the end of the day, his relationships are with the sales people of the builders, and once they transition to the community's HOA, James had no contacts and just told us to handle ourselves. We felt that we should've gotten higher rent for the property and better tenants. The first tenant he found wanted to break the lease and James didn't really know how to handle that other than to talk to the tenant. As a lawyer myself and from experience, I knew how to take legal action and drafted the proper paperwork myself. The second tenant he found was fine except he kept contacting me directly because he said James wasn't handling his concerns. Tenant eventually asked me to just renew his lease without James because it was easier that way. Since neither landlord nor tenant felt properly taken care of, we just decided to offload the property and exit the GA market altogether. Chalk it up to lesson learned and to stick to the market that we know personally. Furthermore, he left my phone # on GA public records even after our sale so I get calls and letters weekly from GA flippers looking to buy the property we no longer own. Fun. Lastly, he kept asking me to write a positive review for him on BiggerPockets while he had only just started managing our property. Didn't make sense to me as his job had only just begun and anything could still happen (and did). So I'm now writing an honest and non-emotional review 5 yrs later to present the full set of facts. DO NOT WORK WITH THIS COMPANY. We hired them to rent our property…read more Based on my documented experience, here is what you can expect: * Contractual Dishonesty: They do not follow the terms of their own signed agreements. I even sent them an email referring each section of the contract that they broke and no response. * Financial Theft: They withheld $500 under the guise of a "repair fund" and refused to return it upon termination, "marketing costs" as an excuse to keep it. * Lack of Integrity: Issues began on day one and never ceased. But I gave them the benefit of the doubt since a Real estate agent had referred them. I have kept every email and document to prove their pattern of misconduct. Save yourself the headache and find a company that respects the law and its people. Even the real estate agent who referred me to them (whom I do not know personally but gave her the documentation) has removed them from her vendor list. I have reached out to the owner. Lets see if he reaches back out to me. Dont believe me. Go look at their Better Business Bureau profile. Wish I had looked there first. We have started legal action if we do not get our money back. UPDATED after their reply: if it were our mistake we would not have started legal proceedings!! Please look at YOUR contract and honor that you do not know how to conduct business!!

Negligent, Unresponsive, Contractually dishonest…read more We just moved in to one of their rentals last weekend and it has been disaster upon disaster. Do NOT rent with this company if you can help it. They do not follow their own leasing agreement and will not fulfill any of the things they promise in writing. The house we moved into was disgusting on the outside, with cobwebs and dust. Sadly, the inside was worse. It was not properly cleaned or maintained and even though it was vacant for over a month, they did not complete the repairs they promised having ample time to do so. One of the fans is coming off the roof and is a serious life safety issue - they are still dragging their feet to fix. Additionally, they charge you for setting up your utilities (and give you no choice but to pay the fee) and then proceed not to set up any of your utilities and revert you back to set them up on your own. They advertised waste and sewer was not necessary to set up, and it is because I asked for the trash bins and they told me they didnt have them and I needed to call the waste management company. They do not have internal communication channels as one person bounces off to another and you need to call them 100 times before they answer an email or call you back. Finally, if you want to pay a rent deposit you have to go to walmart to the money center to do it - even if you have perfect credit and can offer bank check, EFT, or major credit card. If I didnt have my things moved into this house already - I would sue them for contract violation and leave.
