    Aaron, as before in 2019, was very helpful and quickly determined the problem. The cracks in my interior walls and some on the exterior were being caused by a corner of the building that is slowly losing support. With his help I will be able to get our HOA to address the issue before it becomes a real problem. The info he provided for me will be invaluable in getting the ball rolling! Thank you again!!

    If you're looking for a company that's honest, professional, and truly cares about your home, go with Alpha Structural. We had foundation issues and started this journey back in November 2024. They sent an engineer, Alfie, out the next day, and he was super thorough and clear about what was going on and what our options were. He explained why helical piers were better for our situation (we have clay soil), and although it was more expensive than concrete pads, it made the most sense long-term. We took almost a year to decide and save up, and even then, Alfie honored the original quote; no hassle, no pressure. That really stuck with us. Once we moved forward, Alpha made everything easy. Their scope of work was laid out clearly, they kept us in the loop at every stage, and the office team (shoutout to Beverly and Kate) was always responsive. The permits and inspections were billed separately, which they explained upfront, and there were no surprises. Everything was transparent. Now let me take a moment to really highlight Francisco and his crew, Juan and Jared. These guys were INCREDIBLE! Seriously, I can't say enough good things. They were on time every single day, super respectful, and just really hardworking. The kind of crew you feel lucky to have working on your home. Francisco, the foreman, ran the project like a total pro. He made sure everything was done right and with care. He didn't just oversee the job, he was in it, hands-on, constantly checking his team's work and making sure everything was on track. You could tell he takes pride in what he does. And not just that, he was considerate. One day when we weren't home, he made sure to close our gate. They didn't leave trash, didn't move anything without asking, and even stacked the pavers they had to remove neatly off to the side. Little things like that go a long way. Juan and Jared were just as great! Super polite, focused, and respectful. They asked before touching anything, cleaned up after themselves, and left the space looking better than before. You'd never guess major work had just been done, that's how clean and careful they were. And in the middle of this California summer heat, too. Total champs. We were told the job might take 5 days, but it was wrapped up in 3, and done well. Brian, the supervisor, was also awesome. He kept us updated, answered all our questions, and even coordinated with our neighbors to get a dumpster placed out front. Everyone we dealt with (from office to field) was kind, knowledgeable, and easy to work with. Bottom line: Alpha Structural is the real deal. If you're on the fence, take this as your sign. Their crew treated our home with respect, did the job right, and made the whole process feel way less stressful than we expected. Huge thanks to Francisco, Juan, Jared, Brian, Alfie, Beverly, and Kate. We're beyond grateful and wouldn't hesitate to work with them again in the future. Now we have a solid foundation that we can work it and not have to worry about the structural integrity of our home moving forward. Thanks guys, now my doors/windows won't stick

    We had a great experience with Alpha Structural! After getting 3 quotes for work to replace the western wall of our foundation along with 15 posts and piers on our 1920's home, we felt Apha was the most reasonably priced and seemed well regarded. We were not disappointed. Juvi and his crew Edgar and Jose did great work clearing a ton of leftover debris under the house, replaced the posts and piers and western wall, and extended a girder that previously did not reach the length of the house. We could tell the team knew their stuff. They left the area clean and clear, and were mindful to put a gate back up everyday that they had to take down to work. They even put in a new crawl space access door so future work could be done more easily. Working with Sunn and Aaron was also easy. They kept us informed of the progress and answered our detailed questions along the way. In the end, we needed stucco replaced along the western wall where they did the work, and they called in a handy man they knew to complete the restucco so the final project could be approved by the city. We were happy to have one less person to call! This is the biggest job we will (hopefully) ever have to do on this house, so we're glad we hired Alpha Structural to ensure everything was done right. Thank you!

But now I'm very happy that Sam decided to take on the job and develop the structural calculations and drawings for removing a load bearing and shear wall at my Condo. The Project started in September 2025 with initial submittal of permit application package to the City. It went into construction about four (4) weeks ago and was successfully completed today (5/8). During the process, we developed trust for each other. I contacted Sam numerous times for questions, problems and consultations and he was always responsive. He and my architect friend worked together to develop the initial design but had to modify it to overcome a major obstacle that came up during the construction. He came over for construction observations and gave instructions to the contractor how to strap the beams together for maintaining structural integrity of loading and shearing. His fees were much lower than another builder whom I also got a bid from, and his approach to things was much simpler and yet conservative to that from the other firm. I told Sam, whether it is good or bad, I don't usually do reviews for others. But for him, I will do one. I'm thankful to have a great team of Sam (the engineer), my architect friend, and excellent construction crew to help me complete this project.

Sam is easy to work with, responsive and explains things very well - even to someone like me who doesn't have an engineering or construction background. He gave me a time frame that he needed to complete the drawings and stuck to it, which I really appreciate. He communicated well with my contractor and considered different options for how to approach the structural challenges. I've worked with other structural engineers over the years, and I found Sam to be the most professional. I've had engineers disappear mid-project, deliver weeks/months after they said they would, and/or bill more than initially agreed upon - not Sam. He does what he says. Definitely would use him again.

    I have a bedroom in my house where I noticed the floor is sloping. So I contacted one of those…read morefoundation companies featured in home magazines, which offers home services. Two men came out (in different cars), did a perimeter assessment, and used what seemed to be a leveler gun that they used in the sloping area, and quoted me 9K without even stepping a foot under the house. I found that odd since I would think you would need to assess the actual structure/foundation of my home, especially if you're recommending to hijack it up. They asked me about my home inspection and what they found. I forgot- I had used LA Structural for the home inspection when I purchased my home in Aug 2022. So I thanked them for their time, and contacted LA Structural. When I contacted LA Structural and requested a consultation, I mentioned that I had the report and that they wanted to see it. They said, Nope, we'll look at it with fresh eyes (Green flag #1). Brandon came out and asked me a few questions. I showed him the area, and he didn't hesitate and said he was going to look under the house to see what was going on. Brandon put on his suit and mask, then squeezed through the narrow crawl space under the house. When he came out, he gave me the rundown. He explained that there was nothing wrong with the structure/foundation of my home. However, if I wanted to replace the posts and piers under the house with concrete piers, I could do so, but it wasn't necessary. The sloping area of my home was caused by an old furnace that was still there, which was settling slightly. What I could do to fix that would be cosmetic. He gave me a cost range, which was similar to the original assessment LA Structural had quoted me a few years prior for the piers and posts, off the top of his head - so I knew, right then and there, that I was given a fair assessment. And if you're thinking, "Oh, they just looked up the report before they headed to your home," nope. Because they called me shortly before my appointment, asking if they could see the report, as they couldn't find it (I remembered I used a different email when I had the inspection done, sorry guys!). When I was asking a few questions, Brandon explained what was happening and what to look out for in the future. I forgot to mention, Brandon is an ENGINEER. So, his foundational knowledge is rooted in academic learning and practical experience. Without hesitation, I recommend LA Structural. They have been consistently fair in their assessments and didn't try to push or suggest something that I didn't need. Thank you, Brandon and LA Structural, you saved me thousands!

    LICENSE SUSPENDED: Avoid This Contractor: Failed to Comply with CSLB Arbitration Award…read more I am updating this review to warn other homeowners to check the California Contractors State License Board (CSLB) records before hiring LA Structural. As of March 2026, their license has been officially suspended due to their failure to comply with a legally binding arbitration award. On October 22, 2024, LA Structural requested and collected full payment for the second contract (permit acquisition for all work listed in the first contract) before any permit-related work began. Note: This is a violation. Despite full payment on November 26, 2024, none of the required permit finalizations occurred as promised, and the contractor stopped all permit-related work. Required tasks--such as coordinating inspections, correcting the soil compaction report rejected by LADBS, and managing final permit approvals--were not performed by LA Structural and were left entirely to me. I spent the following five months working directly with LADBS and city inspectors to complete these tasks. During those five months, I identified two defective areas of work. First, the soil compaction report was rejected due to LA Structural's circumvention of requirements. LA Structural hired a deputy instead of a third-party geotechnical engineer, bypassing the grading inspector's requirement and misleading me as the client after charging an additional fee for this engineer and report in November 2024. Consequently, in February 2025, Inspector Bonvouloir officially rejected the report. Later, Clark Inspections--the subcontractor hired by LA Structural--emailed me stating that LA Structural planned to use their in-house engineer to revise the soil compaction report, again attempting to bypass the requirement. I ultimately had to redo the soil compaction report through a licensed geotechnical engineer and resubmit it, after which it passed the city's review. The second defective work involved the drainage pipe and was documented in the CSLB investigation report. After 13 months of CSLB mediation, investigation, and site inspection, a mandatory arbitration hearing took place on January 22, 2026. The arbitrator ruled in my favor and ordered payment within 30 days. LA Structural failed to comply, resulting in their current license suspension. Notably, prior to the issuance of the stipulated arbitration award letter, the contractor repeatedly attempted to have me sign his own private settlement agreement--non-CSLB documents with terms that went beyond what had been agreed upon at the hearing. Don't sign it! I later learned that this is a common tactic contractors use to remove CSLB from the matter. Per CSLB instruction, I filed a claim with their bond company, Jet Insurance, to recover the awarded payment. Despite their written commitment on February 11, 2026, to issue payment if the contractor failed to meet the CSLB deadline, Jet Insurance instead extended the deadline to March 27, 2026, stating that "the contractor intends to make payment by this week." LA Structural failed to meet this extended deadline as well. On March 30, 2026, I received an email from Jet Insurance stating, "Attached is the Final Release and Assignment of Claim agreement, relating to the claim...In order to issue payment for this claim, Jet Insurance Company requires the attached agreement to be reviewed, physically signed and all pages returned." It has taken 16 months to recover my funds for their abandoned and defective work since their collection of full payment. Based on my understanding, when a bond company pays out a claim, the contractor's license remains suspended until specific legal and financial requirements are met for reinstatement.

    This is the second house we've had renovated by Gary. This house was outdated and unattractive but…read morewe knew it could be special. We are always happy with Gary's work. He is a competent professional and trusted contractor with a solid team of subcontractors who have been doing this work for decades. With this renovation, we brought our 1912 Craftsman bungalow down to the studs. This was a full-gut renovation that involved replacing all mechanicals, drywall, new bathrooms, new kitchen and doing a primary bath addition. With Gary's construction expertise, we were able to restore the home while maintaining its original charm and bring our design to life. Some of Gary's many contributions included framing a new tray/drop ceiling, installing custom window and door casings to match the originals. He also rebuilt the front porch railings and reinforced the porch ceiling so it would accommodate a porch swing. He built our backyard studio shed in just a couple days and it's adorable. While nearly everything is new, you can't tell. And that is a compliment to the quality of craftsmanship. Gary doesn't cut corners and it shows. It is very important that you trust your contractor and that they have integrity and do what they say they are going to do. Experience is also very important. Gary has all of this. We will definitely be calling Gary for the next house we buy. We can't recommend him enough.
