In January 2023, my home experienced water intrusion in heavy rain due to old foundation. I met with Alpha Structural who advised me to moved forward with a partial renovation. It took 6 weeks to begin the job and after many tens of thousands of dollars and much time, the work seemed solid. Unfortunately, Alpha was wrong. Only one year later, the entire room was filled with water during a heavy rain. The same supervisor came back over and took NO ownership for the issue. A matter of fact, he gave me a 10 dollars Starbucks card while my floor was covered in water. I have since had an engineer and a water expert confirm ALPHA failed. It was their responsibility to diagnose the problem and know what my house needed and to make that evaluation then. They failed to offer the expertise to let me know I needed 10 feet more of foundation work to prevent water intrusion and they have failed to take responsibility for their poor judgement and incompetence. Alpha now wants to charge another FORTY THOUSAND dollars to do more work. They also had the nerve to tell me it would have been less money if I had done all the work at the same time! They have taken NO responsibility for their bad judgement and the damage and time this has cost me. WHY DIDN'T THEY MAKE THE SUGGESTION AT THE TIME? WHY HAVEN'T THEY ADMITTED WRONG? read more

We hired Alpha Structural for a sister foundation due to serious foundation issues in our newly purchased 140 year old home. We received multiple bids, and Alpha was on the more expensive side (but not the most expensive). However we had heard very good things about their reputation (the landlord we purchased from had used them before with a very positive experience), they had no citations on their permit, and they were very thorough in explaining what needed to be done now and what could be deferred until later. Once hired, the process was pretty effortless on my part. They took care of permitting with the city, and scheduled the start in a reasonable amount of time. The job itself took longer than expected by a bit over a week, however they did not charge me anything beyond what was originally quoted. I've had some concrete that is cracking in my backyard. It's getting worse the last few years. I confirmed from an arborist the closest tree is not the cause. So I gave Alpha a call and Markian came out to evaluate. I was told the problem is not structural. There were a couple options, one involving new concrete with metal rebar, or more of a "fix" by drilling out a channel and re-pouring concrete, or using bricks. He told me it's probably easier to just do a simple concrete patch. This is good news to me as I'd rather hold off on large repairs. I am grateful that Markian came out and gave me a few options. The rainfall in early 2023 resulted in stormwater flooding into our kitchen. Using online resources, we searched for information on company culture, pricing, and performance of several prospective contractors. Alpha Structural topped the list. Brad came to our house, took time to look at the hillside drainage behind the house, took some more time to look at the kitchen, and took even more time to look at the drainage around the house and into the street at the front of the property. He determined that the retaining wall behind the kitchen needed to be waterproofed, and a drainage system, which would discharge to the street in front of the property, should be installed behind the retaining wall. My wife and I were impressed during our meeting with Brad. We ended up signing a contract with Alpha without contacting any other contractors. From the beginning of our project in April 2023 through the end of the project in October 2023, we truly believe we received the customer service, communication, work quality, and overall satisfaction that was commensurate with what we paid. Here are some reasons why: The customer service provided by Natalie (our first contact point) and Felicia (project coordinator for meetings and billings) was very professional, while at the same time very personal. The contract review process was straight forward. We received a contract via email to review. We sent our questions/comments via email to Brad who responded promptly via email, followed shortly thereafter with a phone call to confirm their responses adequately answered our questions/comments. In the end, the final contract was specific about the work to be performed, the payment schedule, and the types of things that could result in change orders to the contract. The contract approval process was electronic, using DocuSign. The signed contract was provided by email in a pdf format. Progress payments were electronic, using Quick Books. Invoices and receipts were provided by email. The engineering phase was smooth, with Luis making a site visit, creating the design drawing, and securing a building permit from the city. He provided us regular email status reports along the way. The construction project team leaders (Brad, Chris, and Armando) were available by phone, text, or in-person. We felt we were always their priority. Chris, the Project Manager, was not on-site every day. However, it was apparent he had talked with Armando, the site supervisor, providing daily tasks and goals. Armando met with his teammates, Aroldo and Juan, each morning to pass along the daily tasks and goals to them. Work began on-time every day, with each worker knowing their specific tasks for the day. The work crew took a morning break, a lunch break, and an afternoon break. All other times they were working - No phones, no standing around, and no music. Debris was retained in an out-of-the way, onsite storage area and hauled off site at regular intervals. At the end of the day, the worksite was cleaned up before the crew left. Cuts to our existing walkways were precise and straight, making for easy repair after completion of the job. Onsite safety included eye protection, ear protection, and respirators. The worksite was always free of trip hazards and tools were organized. The crew never complained about the main work area, a 3-foot high, enclosed crawlspace. This was not an ideal place to work, especially when the work included demolition of bricks with a jackhammer, excavating dirt from behind a retaining wall to a depth of 7-feet with a shovel, removing the dirt with buckets, and applying a smelly waterproofing material to the retaining wall. The knowledge of the project requirements and the actual work being performed were exceptional, as evidenced by the city inspector waiving all intermediate inspections, saying he could tell Chris and the crew knew what they were doing. Not that it was necessary, but Chris had the wherewithal to ask the inspector to write it on the inspection card just in case a different inspector came for the final inspection. About 3/4 of the way through the project, we remembered that three existing drains outside of the project scope did not drain properly whenever it rained. We mentioned this to Chris and Armando. They quickly came up with a suggestion to replace the drains and connect them to the new drains being installed as part of our contract. We bought the new drain units. Alpha installed them without charging us for any additional drainpipe or labor. Alpha was responsive, professional, did what they said they would do, finished on schedule, and didn't ask for additional money. read more

I recently had them complete my Earthquake Brace and Bolt program and I found them to be very easy to deal with. So often with contractors I have found that there is always a surprise price increase or it takes longer or you're dealing with workers that seem grumpy or just plain weird. We are on our third project with Alpha Structural. They do their own engineering which means they only design and engineer what they can build, unlike an engineering only firm. They obtain all of the permits and guide the project through the required inspections to a quick finish. Our current project is an extensive balcony repair and new steel railings of a 3 story 21 unit apartment building in the city of LA. The crew of 3, Juve, Luis and Henry are dedicated to our project from start to finish. They show up everyday on time. They have taken care to cover our tenants windows during the demolition stage. They clean the job site during the day and end of each day. This has been our experience on our other projects, as well. It is important to get this project completed as quickly as possible to minimize the inconvenience to our tenants. Alpha delivers every time. Alpha doesnt' do actual decking or railing so we had to engage a second contractor and the coordination was a little painful. I first came across Alpha when I needed a structural inspection for a re-fi in 2018. Evan came out and did a very thorough and professional job, so I remembered them when I needed to do a major repair to a sinking slab in my front hallway. I called them out for a quote and they specifically assigned Evan to return for the estimate since he had been their before. He showed up like we were old friends, recalling everything about the situation from the inspection four years prior. I knew this was the company I wanted to go with before I even got the quote. They are not the cheapest option in town, but for good reason. They do everything 100% by the book, which is super important when it comes to this kind of work. In fact, shortcuts and unprofessional work is why I had the problem in the first place. So I was not going to mess around with amateurs. They gave a fair quote and timeline and they stuck to it. The communication was good throughout and I had great exchanges with everyone I encountered from the people taking calls and setting up payments to the job foreman and the guys doing the grueling work. All top-notch people who care about what they do. When someone has to bring out a jackhammer inside your home, that really matters. They finished the work with a conscientious clean-up and I even got a nice thank-you package when it was all settled up. The cost for the job was reasonable, given the scope, but like I said, not cheap. But when the work is as important as the structure of your home, you need to go with the best people, not just the best price.
