We paid for the services but unfortunately, we were ultimately unable to use their services having to cancel 2 hours before they were going to execute the agreement. They were gracious enough to fully refund our payment. They were very understanding, and we will work with them in the future if the need arises.

Ellen was responsive initially, but this was only until they received payment. After this, trying to get a response was like getting blood from a stone: close to impossible. My architect had asked Julian, the engineer, if he could draw a rough mock up before he put together a full set of plans (to which he agreed). We never got this, despite checking in multiple times, and instead, it was only right upon the 'deadline' we had provided for the project that we received a full final set of plans. This was disappointing. The plans themselves were riddled with errors: it seemed like a lot of copy / paste work rather than careful attention to detail. The wrong county was listed, and certain structural details were copy pasted from the wrong city, which my architect had to point out. We had around 30 local contractors look at the plans, as well as two peer reviews of the plans from other licensed structural engineers, and the feedback was that it had been over-designed (consistent with one of the other yelp reviews). After multiple emails attempting to get Julian (the engineer) on a call, he was incredibly defensive, and rude. It was at this point, I was appalled that he would speak to a client like this, so decided to cut ties with this company and use another structural engineer instead. If you are in absolutely no rush, and have no concerns about over-design: perhaps this company will work for you. But for our residential project, this was one of the worst experiences I have had with a "professional" service, and I want to warn others.

They also diligently worked with the city, project manager, and other contractors to get the job done. Ellen and Julian also provided a very personal touch with guidance in hiring contractors, materials to use for the project, and design. They explained everything to us in detail and were always available to answer any questions and address our concerns. Overall, JZ Structural provided us with a great experience. Would highly recommend getting in touch with them if you need help with building and large renovation projects.

Sam's quote is just the labor, so you are not charged a markup on your quote for any material cost. There were a few surprises along the way, and he took care of the extra work without charging extra. He also demoed the kitchen tiles nicely and even did some extra paint work and tile grout for free. He makes sure the project will be done well! Sam is honest and practical. He suggested I wait to install a kitchen vent until a future renovation. I still went ahead with it, but it was nice to hear someone not trying to upsell me. I can trust Sam's opinion for the job and not worry that I am being exploited by my lack of home renovation knowledge. They used lifting weights that were TIED into the bottom of the rocking chair, instead of using the special furniture weights that get bolted into the frame. He was on site every day, actively involved in digging, grading, and overseeing the entire process. Drainage was a top priority for me, and Juan made sure everything was done right. His team installed a trench drain and carefully graded the area so water flows exactly where it should. He was always responsive, easy to communicate with, and his pricing was very fair. The project took about a week. Day 1: Digging, adding soil, and grading Day 2: Trench drain installation, more hand grading, soil compacting Day 3: Soil compaction and rebar placement Day 4: Concrete pour On pour day, his crew showed up strong, about 10 people on site by 5:30 AM, even during a heat wave. They worked efficiently to stay ahead of the curing process and used an additive in the concrete to prevent rapid water evaporation, so we didn't need to keep watering it afterward. Three days later, they returned to remove the forms, and Juan personally did a final walkthrough to check for any issues or cracks. He is very detail oriented, and his proposal was clear and straightforward with no surprises at all. He also handles concrete demolition and concrete retaining wall work. If you are looking for someone reliable and skilled, I highly recommend Juan. Juan is the king of concrete!

Fearing these pests had returned and taken over the bottom of my home, I called this company again. I understand staff changes but I didn't have time or energy to micromanage that process and as a result I had to pay more to use them due to rats returning, it didn't seem to have fixed the problem since I'm having an issue again. The second time I used them, they were more diligent with the scheduling but I still had to remind them at least once to refill the bait boxes or check on them. I will not be using them again.
