The "substandard anchor bolts to be replaced" entailed moving 2 URFP plates that weren't even bolted into the foundation; they were only screwed into the mudsill with 5 screws each. Literally would take 30seconds to move. There were 10 other plates already screwed in that did not require moving at all, only bolting, which actually saved the laborers work. Alpha Structural even wrote in their quote that those plates just needed bolting. (Uploaded the quote) The notion that this project needed to be "fully engineered" with "structural calculations" is absurd. Standard-Plans/Details for 1-Story House were used. Don't believe me? I uploaded a quote I got from another licensed foundation specialist for comparison... Oops. Sorry I brought receipts. Speaking of receipts, did someone say permit expediter? Because Alpha's quote specifically states their quote does NOT include permit or plan check fees... hmm... Another cost coming your way probably. Also, what handyman is getting $1000/day? (lol Maybe it's the Project Supervisor and the Senior Project Manager for this two man, two day job that gets that much?) Like I say, these guys will talk nice and tell you about engineering, warranties, insurances (any licensed contractor will give you these, by the way). They might give themselves big titles too. But at the end of the day, they're overcharging you an arm and a leg. Plain and simple. Alpha, you can stand by whatever you want to, but if you're stealing from my neighbors, I'm going to at least let them know. read more

Aarón came to look at my retaining wall drainage issue (spent an hour) and could have easily sold me tens of thousands of dollars or work to resolve moisture issues with new French drains. He told me to re-stucco instead because the moisture was only affecting the stucco (not the concrete) and new drainage would be crazy expensive. That kind of honesty is a rare thing indeed. I never completed a project with Alpha Structural, yet I feel compelled to give them a five star review because of their integrity. I wanted to complete an earthquake retrofit on my home, so I contacted Alpha to schedule an inspection. Alfie Andino, a structural assessor for the company, came to my home to inspect the foundation. To my pleasant surprise, he said that the prior owner's retrofit was a good quality and that it did not need any updates. Furthermore, he recommended solutions to prevent any future problems, like grading the surrounding landscaping to allow water to drain away from the home. Alpha did not charge for this inspection. If Alpha Construction showed such integrity and professionalism to a prospective customer, I can't imagine how well they treat their customers. Had concerns about our mid-century ranch when a crack between the bathroom wall and the tile floor widened to a 1.5" fissure that seemed to open to the ground. Worst thing for any homeowner worry list is foundation i$$ues. Within a day, Alpha sent out Steve, one of the best evaluators, early a.m. On time, personable, knowledgeable. Can't imagine how anyone ever wedges into a crawlspace. More miraculous was that he certified the foundation being totally sound, if not very good, and nothing to worry about. He did make some suggestions to prevent future problems from water runoff, but overall this was a very happy outcome. Very relieved. I don't like writing bad reviews but feel that it is my duty to try and help others make a better decision than I did when hiring this company. I hired Alpha Structural to "level" my home. I was coned into thinking that I had to spend a ton of money (adding pillars, posts, and a sister joint) on my home to keep my doors from sticking and my wood floors from bouncing when we stepped on them. Initially my wife and I were happy as everything seemed well but that happiness was short lived. My doors are sticking again (had to adjust a few so they could close), my floors are not only bouncing again but now I also have to deal with uneven areas where the posts Alpha installed are pushing up on the floors. I contacted Alpha and they seemed willing to look into things and actually sent out John to take a look at the issues. John went into the crawl space and took measurements of everything and verbalized to me that the house had to be corrected. He promised to provide me with the report a couple of days later yet nothing was ever received. I called several times and each time John is busy or out in the field. I was promised a call back but nothing happened. read more

I cannot say enough good things about Alpha Structural. Not just the management, but also the workers who did the actual work. We had subsidence on one corner of our hillside property, and after getting a soils report we found out that our house (built in 1942) was not secured to bedrock on our southwest corner. Now it is secured! Every step of the way, from diagnosis, to their structural engineer department, to the build, to final clean up was impeccable. They sent us regular emails to tell us what stage they were at and what was left to be done. They dealt with the city permits and inspectors, and kept us in the loop. I feel better that the work was done, and know that as long as I own the home, they will back up their work and come and fix it. But I doubt they'll need to. They were not the cheapest quote, neither were they the most expensive. One other company told me they had to rip up my deck, but Chris at Alpha said that was not necessary, explaining the soils report to me in detail. I find that type of honesty refreshing. They did the work that needed to be done, and did not sell me on extras that I didn't need. I believe that we got exactly what we paid for, and a very pleasant group of people with it. I cannot recommend Alpha Structural enough. read more

We live on a rather steep hillside with a nice view of the ocean. Our rear deck sits right on the side of the drop-off. A few years after we acquired the property, we noticed cracks on the tiling on the deck and the deck itself, which got worse as time went by. We suspected the deck might have been improperly constructed. Concerned that it might affect the stability of the house itself, we researched what to do about it. We called Alpha. Ken came out to check out the situation a few times, sometimes by himself, other times with various engineers. He communicated very clearly what it would take to stabilize the deck. We would need to install several caissons and have the new deck sit on those. We decided to have it done, fix it once and for all. Being a complex operation with many sequential moving parts it took time to come up with architectural/engineering plan and have it approved. Once work started it went pretty much without a glitch. We got to work with Oscar and Dave, who oversaw the work being done, we were informed of progress all along the way. Heavy machinery was brought in and somehow reassembled in the back of the house. It was noisy for a few days during demolition but there was no way around that. The project was finished a little over the predicted time but that is fine. We would rather Alpha take the time to finish this right. The cleanup was also done on the part of the front yard affected by all the heavy machinery. Overall, we are very pleased with the outcome, how our new deck looks and feels, more importantly the peace of mind knowing we can enjoy it for years to come. read more
