It is sad to see historic places ripped down, but don't worry, some items are stripped out and saved! Here is where a lot of useful vintage house parts now rest. They have a good selection of cool lamps, antique fixtures, doors, windows, cabinets, cool glass, dressers-- you name it. I always get inspired with lots of fun ideas when I come here. We went in this time looking for a 'pocket' door, the old kind that slides into the wall.. We were really having a hard time finding one online. Not only did we find one here, they have a whole section labeled "pocket doors" and we found just what we wanted- a 'real wood' door (not the plastic-wood-material-door-thing they sell at Lowes nowadays.) So now we have a door that needs a lil cleaning but was only $35 bucks. The wood alone is likely worth that. They work hard saving the vintage items from otherwise demolition death and seem to price it affordable enough so it can be 'loved' again. Pros: -Organized bins and labeled piles. -Helpful and knowledgeable staff. -Free parking. Cons: -It's like a warehouse shop so everything is covered in thick 'antique dust.' (but, it is kinda fun to clean off your own glowing treasure for the cost you pay. ;) Reuse, recycle baby!

    Actual quality of install is great. The customer service... so/so to poor…read more He installed our countertops as part of our remodel and that went great. We also had an additional cut that he did no-cost (we picked up the extra piece at their warehouse). But our very last interaction leaves an awful taste in our mouth. We asked him to come back briefly to drill a hole (5 minutes + driving). We told him it was not urgent, and to come out anytime in January. He texts at 7AM suddenly saying "OMW there by 8am" - no advance scheduling or notice, just "I'm almost there". Then a 'He said/she said': we were told by our general contractor drilling a hole would be free, Victor shows up, prepared to drill, and says "I would never come out for free - $150 visit fee". I've got 2 kids (1 sick) in the other room, and he springs a negotiation on me very-last-minute like that? We've been texting, asking "anytime this month". He said "well, I'll take $100 cash". Clearly was a money grab. (Later in the day realizing I should have just drilled the hole myself...) So install went well, but awful experience at the end. My fault for not asking about a visit fee before, but his fault for not communicating at all and for an obnoxious cash-grab.

I wanted to replace the cartridge in the kitchen faucet and by the time I got damn thing out, I had torn out the sink and some of the laminate! My girlfriend saw my handiwork and said, "Oh good! Now you can buy granite! This is great!" At first I was shocked. Only rich people buy granite. Well, not anymore. I think granite is fantastic. I was referred to Victor by an appraiser. Victor did exactly as the appraiser said he would. We agreed in advance on the following: I would break and make the plumbing and the cooktop and install new backspashes. Victor would tear out the old countertops and backsplashes and seal the granite. Victor measured precisely and provided excellent recommendations. The installation team handled the little "surprises" easily- added epoxy to fill a hole in cabinet where the old cooktop was and chiseled out the drywall where it was a little high in corner joint and chiseled the cabinet where needed for sinks. They've got a great electrical chisel/cutter tool that works on vibration. I got one for myself so I can rebuild the cabinet "floor" under the sinks and cooktop. 3 granite seams are nearly invisible. I paid $7600 for 84 sq ft of countertops (3 in the kitchen, 1 hall bath, 1 master bath). He used 2 big sheets of granite (I am responsible for cost of an entire sheet of granite including leftovers so let him help you plan how you will use your slab. They come in different sizes). So that's $91 per square foot. Seems expensive, but it was worth it to me. I love beautiful high quality stone and workmanship and I got all of that! We visited a lot of small granite outfits and box stores before we met Victor. These outfits sell their own granite but the selection is limited and they are displayed in a way that is hard to see- little samples or whole sheets stacked up like doors in a hardware store. Victor referred me to a granite showroom in Seattle called Pental. They've got a HUGE selection of granite displayed so you can see the whole slab in good lighting. Absolutely gorgeous stuff. I picked a mid-price granite called Astoria. It has the elements that make me happy just to look at it- natural like a sandstone cliff or a dry stream bed, flowing lines in mostly tan with highlights of salmon and black. Plus little sparkles like the inside of an oyster that flash at you as you move around the kitchen. You can almost hear the sound of tumbling water and see the trout in there! Absolutely beautiful! All of the sinks are under-rmount- the only way to go for me. So easy to wipe the counters. Victor's team installs 2x4 side supports for the kitchen sink because of the additional weight a large sink could hold. I was lucky in that my fake oak cabinets with real oak doors and frames were good enough quality that the instl was strong and level. Turns out the color of the stone complimented the honey oak color of the cabinets. I hadn't planned on that nice surprise! Victor and his team are on time for estimate and installation. Very pleasant guys to work with. I haven't installed the faucets and wall tile yet. Still washing up in the laundry tub!

I bought a bathroom door a few years ago from them and had…read morethem match the existing one. it was a perfect fit. i just ordered a pair of interior french doors that needed to also be matched to the existing doors. they did a great job. turned it around the next day too even though I wasn't in a rush. I had to take a sander to one of the doors to get it fit perfect but that is a small price to pay to get matched french doors. I had gone to Seattle Door House over the weekend since Franks was closed and the salesperson there was so rude and standoffish saying they wont touch a french door and that no one else would either. Well, not only did Franks make the doors, they didn't give me a hard time about it either. Clearly they have done this thousands of times. Will come back for my future door needs. final kicker, Seattle door house want over $800 for the pair before finding out they were french doors, while franks did it for under $600. stay away from seattle door house.

I've had only 2 issues in my apartment that maintenance was quick to take care of. Would I live there again? I would. However, the 2 stars are for the management. Every interaction with them (apart from when I signed on & maybe one other time) that I've had wasn't always a pleasant one. Few months after I moved in, I got permission to park my E-bike in the garage with a lock. However, it got stolen. Asked if they can thoroughly check the camera footage to which they did review but in the end, they advised that I file a police report & that only the police can check the footage. Fair. But of course, months gone by & police never came (expected). I once again reached out to the front office pleading if they were totally certain that there's no footage of who stole my e-bike (last present my dad ever gave me before passing, btw). After pleading with them, I got a response along the lines of , "If the bike was that important to you, then why would you park it there?" Another time was when I took my dog to the roof to potty. He accidentally escaped through the fenced door as I opening it & totally ran down the flight of stairs out of confusion. I came after him but unfortunately, another neighbor who was coming up the steps with his dog (who is dog reactive) has to rush himself down to avoid my dog. He then reached out to management under the notion that I was just letting my dog run around. Management reached out to me & I then gave them a thorough explanation of what actually happened. Instead of brushing it off as, "Oh, accidents happen", they still put blame on me as if I did it all on purpose. Totally ignoring my explanation of an accident. The last issue I faced with them was when we were moving out. They hired a new person at the time who was actually super nice. Unfortunately, she gave me an inaccurate info. To be fair, I should I have thoroughly read the instructions on moving out. But to keep it short, I addressed this with this person & thought we found a solution. I pretty much moved out at a certain time thinking I could avoid unnecessary charges. That wasn't the case at all & I couldn't prove what was told to me because it was all verbal. So in the end, I had to pay 2k+ for an apartment I was no longer staying in all because of false info. They might respond to this with their own explanations & whatever but we went back & forth with this last issue for weeks and weeks. I couldn't even find a solution with the higher ups because of course they'll back up their workers. So with that said, DEFINITELY HAVE EVERYTHING IN WRITING. Other than that, I will also say the maintenance crew were ALWAYS nice. Always greeted us with smiles & hellos. We became familiar with them. The others in management don't really greet you at all, just glare until you talk to them. Didn't really feel inviting. I think only Jada was nice but even then, doesn't have that warm welcoming spirit that other apartment offices have. Still a great place to live as long as you have everything down in writing! Because again, they do maintain this place! Hard to find that in Seattle.

Gnocchi even won "Pet of the Month" when they held a monthly contest for residents to vote. He was a popular boy making his rounds, shaking hands and kissing babies. I loved the layout of my apartment. For the price, I'd say it was beyond reasonable. It would get very hot during the summer time and cracking open the window didn't do much without a cross breeze. Maintenance always answered my requests within hours and they were there to fix/help sometimes the same day. The location is great and there are many walkable places in the area. Even with the occasional drifter screaming obscenities, they typically keep to themselves. They do hold track meets across the street during the spring and the blanks were loud enough to scare my dog, so we'd bop on over to the beach to get away from the noise. The rooftop was my favorite place as it has a great view of everything. There are some residents that aren't considerate and won't pick up after their pet at the dog relief area which I know the staff had tried notifying every registered pet owner to do so. All in all, I miss living in this apartment and would gladly return if my life so happens to lead me back to Seattle one day.
