I checked this place out a while back, but I ended up not needing to rent a storage unit after all.

My review of Extra Space Storage on 999 E Mission Road:…read more In May, my husband and I went to Extra Space Storage. Upon first look, it seemed like a secure place. Sammy helped us get our storage unit. We commented that we looked at other storage facilities but they didn't seem secure. We liked this location due to the gate, Sammy stating there was someone who lives on site, and her stating that security is better than previous years. She said the old security allowed people to sleep in units but they have better security to prevent this. We asked her when the last break-in was. She stated it was over 10 years ago when they had poor security. Sammy informed us she was moving out and someone else was going to live there. As of September 2, no one lives on site. Frances, a manager on site, said she was set to move in at the end of July, but the company continues to push this off, leaving Extra Space Storage vulnerable to break ins. I found out AFTER my unit was broke into that their security only works until 6PM, leaving the property alone from 6PM until the next day at 9:30AM. I do not know if security works on the weekend, but I did not see security present on Sunday, August 24 when I stopped at my unit. I did see 3 people lingering, despite that being against Extra Space Storage's policy. After my unit was broken into, I made my complaints to Helena, a district lead, since the district manager (Ana) is on vacation. My complaints included: lack of security, the fact that they never replaced their live-in staff, and that thieves were able to drive in despite listed gate hours, and Sammy misleading my husband and I despite specific questions we asked. Helena (team lead) said it's not guaranteed for someone to be on site, but it's "recommended." I told her Sammy absolutely made me believe there was ALWAYS someone living there. Before renting the storage unit, I asked Sammy, "oh! Someone lives on site?" And she said yes. She should have clarified that someone was not set to move in immediately. We would not have gotten this storage if we were told the truth. She also failed to tell us security doesn't work after 6PM. On September 3, I received a call from the detective assigned to my case (thanks to San Marcos Sheriff's Department). I told him Sammy told me there were no reported break-ins since early 2000s. The detective informed me Extra Space Storage has had multiple break-ins in the last year alone. Helena claims the district does not know of any break-ins during Sammy's time. Helena also said they can't do anything about Sammy because she was promoted to a different location. I told Helena that I fault the whole Extra Space Storage team for losing my valuable items: Sammy, Ana (district manager), and Helena as well. Helena, the district lead, sarcastically responds, "wow. Thank you. I just got this. Thank you for throwing me in there. Thank you thank you for that." I asked her if she understood that I was the one whose belongings were stolen due to THEIR negligence. I lost over $2,000 in wedding presents, clothing, and other belongings. Before this call, Ana, the district manager, said they will refund me for the 3 unfortunate months we used Extra Space Storage. The reason I called to discuss this topic again with Extra Space Storage's management is because I want to push for better security for those currently renting there and to hold Sammy and management accountable for deceitful practices and negligence, causing my husband & I to lose our valuables. They spent 2 hours rummaging through my unit and 3 others. Again, no security around. They stole many of our wedding gifts, 1 bin of Transformers my husband was collecting, a new gaming chair, and another bin of cool blades/knives. One knife had the initials "RC" and belonged to my husband's best friend who passed away. I would list everything that was stolen, but they took a lot. We took over 7 trips taking out belongings into storage using our Corolla. It took us 3 trips to take everything home after the break in. They even stole old flip phones I had from middle school, a penguin onesie, a Landry organizer, etc etc. Most of the items were brand new. Your belongings are not safe at Extra Space Storage. I can't believe I almost forgot to post this on yelp! Keep your things safe, San Marcos.

16 February, 2026 3:17 pm: The person I spoke with that…read moredoesn't let you speak is named Jim and claims to be the manager. Yet he is unable to waive unlawful fees. Initially, he said for me to go online and enter my debit card information and he would waive the fee on his end. Then he suddenly changed his mind. Since it was a rainy day and the streets are flooded, I asked him for the one time courtesy of waiving the $3.94 fee that the website charges. He gave me conflicting information but ultimately refused. I told him I would file a complaint with the attorney general's office because it is unlawful to charge hidden fees that are undisclosed on the rental agreement and I also notified him that I would post this information on yelp. He said thank you. It is fascinating and shocking that Jim, the manager would rather have an investigation opened with the attorney general, bad publicity and lose customers than waive a small fee of less than $4 on a rainy day with flooded roads. This says a lot about him and his company. They don't care about their customers, they care about 4 dollars more. The attorney general has been notified and I would suggest customers look elsewhere for their storage needs. I have been renting storage units since 2008 and I have never had this egregious of an experience. Every other company I have dealt with cares about their customers and wouldn't ask someone to drive through flooded streets in a rainstorm in order to pay their bill. This egregious behavior is unacceptable. Look elsewhere. 11:59 am: There is a fee to pay my bill online that was not disclosed in the rental agreement. And they're going to make me drive in the rain all the way to their location at 2 pm in order to avoid it! The gentleman wouldn't even let me finish my sentence. Every time I start speaking he immediately interrupts me so I am not able to ask if I have to do this every month or how exactly to avoid these undisclosed fees. Then he just said thank you and hung up as I was trying to ask his name. This is why you should let people speak. If you don't, then it just causes confusion and your customers questions don't get answered. It's bad for your own company. Also, rather than telling me to be there at 2 pm, he should have told me what time they close and let me choose what time to visit them. He treated me like I was his employee.
