Run, Don't walk from this rental…read more I am completely mortified by my experience renting this property from Kimberly. My wife and I rented it for our wedding. The entire process up to the wedding, and after, was very painful. She kept our deposit in full, claiming damages that were pre-existing. Our wedding planner, who also was our caterer, said that she was one of the most difficult people that he had ever worked with. Lets start from the beginning. Kimberly makes major demands while being completely unresponsive. We had to reschedule meetings over and over because of her, each time she only would only provide narrow windows where she was available. When I took a day off of work to do an onsite inspection with the florist and caterer, she did not even show up. She was the one that demanded the meeting. Here is where the nightmare begins. Kimberly was adamant that we get extra "cancellation" insurance for the event. We did not know why we needed it but we politely refused as our caterer/planner had great insurance. The day of our wedding the neighbor came over and said that our event was illegal and he planned to have it shut down. He said that it was Saugerties city ordinance that all rentals in town need to be for a week minimum and that we did not have a permit for an outdoor event as required. So Kimberly rented us the house for an event that was not allowed by the city of Saugerties unless you have a permit. No mention was made of this, but cancellation insurance was pushed on us hard. The neighbor had expressed that had had continued problems with Kimberly. The weekend was a rainy one and it is a country property. It was very hard to keep the floors clean and there were no door mats, only a tattered vintage rug which we pulled up and stored. There was no place for the wedding party to wipe their feet as they came in and out -- all others were kept out of the house. At the end of the weekend we took extra care to clean the house and floors. We spend 6 hours as a team to assure that the house was back to its original state using Pinesol and Myers floor cleaner (provided in the cleaning closet). When we asked the housecleaner what we should do with the extra food on checkout she said "Kimberly does not like any evidence that anyone has been on the property" so she threw the food out. I knew that I was in trouble at that point as KImberly has a maniacal sense of cleanliness. We paid an exorbitant rental rate and a huge event fee. Here is her list of charges she wanted to deduct from our deposit sent by her. Cleaning and waxing of floors $953.26 Porch floor staining/sanding $1200.00 Missing bowl $200.00 New rug $611.19 Cleaning $500-$285 $215.00 Firewood $50.00 TOTAL $3229.45 Kimberly had said that we had left circular scratch marks on the floors indoors and left the floors in a terrible state. I noticed the circular scratches when I arrived and asked the housecleaner about them. They were in various parts of the house and deck and they looked like someone had twisted a large potted plant to the floors leaving circular scratches. The housecleaner said that they had been there for a while. Kimberly also said that the Myers floor cleaner we used, from under the sink, had dulled the floors. I reminded her that it was a very wet weekend and that there were no floor mats and that the wedding party had no choice but to track in some dirt from outside. The driveway is made of a fine grey gravel and that brought a lot of silt into the house. She also accused us of having brought the wedding party into the house once the music was stopped, and had a rave in her basement. She said a neighbor knew one of our guests and told her. When I asked her to corroborate the story with the name of my guest or the neighbor she could not produce any details. Kimberly also told me that all people that came and went should have used the mud room in the back of the house. Can you believe that she expected all of the wedding party and event planners and vendors to all use the mudroom and remove their shoes!. So Kimberly FABRICATED this circular scratch damage and threatened to have us pay to refinishing all the floors. She said that the floors on the porch were damaged and soiled. When I pointed out that we were allowed to use the porch for the wedding and that it was a rainy weekend, she had no good answer. Kimberly also charged us for a bowl that had gone missing. She kept pressing this point until I told her that I knew that she found the bowl. She then immediately said that she had found the bowl. So she was charging me for a bowl that she had found -- not really good by any measure. I would run from this rental.

The water in the guest rooms and kitchen smells like sulfur/farts/rotten eggs. I mean, it's extreme. Very, very extreme. All of the rooms have Jacuzzi's, and I just can't imagine submerging myself in one of those tubs with the smell of the water. Peeee-yew! 2. The venue is beautiful, but it's really up to the renters to make it what they want it. It takes a *lot* of work to set things up (benches for the ceremony, room for the reception, etc.), so you have to be prepared to put some sweat into the space. That being said, it was totally worth it to work hard. My cousin's wedding ended up being the most beautiful wedding I've been to in my life. It was also great to be able to rent out all of the guest rooms for the wedding party so we were all together. There's a giant/modern kitchen so you can cook or keep things cold in the fridge. All of the other living spaces are so totally kitschy. There are artifacts and knickknacks and weird things all over the place. I can't even begin to describe some of the things you'll find in the guest spaces...that's really part of the fun of staying here! Anyway, the landscaping is beautiful. And there are fainting goats! And a pig named Victoria! And chickens! And bunnies running everywhere. And you can have firewood delivered so you can make a bonfire and cook s'mores. Really I can't say enough about what a nice space this is. Hopefully one day everyone can rent out the rooms again and we can celebrate one of their anniversaries!

Also great options for both outdoor and indoor ceremonies, so you've got your rain contingency covered. Erica, the owner and doer-of-all-things, was the best to work with. She event set up a special curtained area for our ceremony so that we could appear from behind it rather than processing up the aisle. The caterer she works with, Chef Chris, is awesome as well and the food was absolutely delicious. Erica is constantly improving the grounds so I imagine there are even more wonderful creations to behold than when we were there. As soon as it's safe to gather again I hope this wonderful business can reopen, I can't recommend Erica and SPAF highly enough!

My suspicion is that they are getting by on the tourist trade. We went for brunch arrived about 1:00 waited over an hour for our food. The restaurant was not crowded - three other tables of guests. We asked our waiter when we could expect our lunch. He went and checked on it - came back in about 10 minutes with our food. Everyone's food was cold. Two of us ordered the shrimp and grits- our shrimp was practically raw. We had to send it back 3 times to have it cooked. Another person in our party had the Eggs Benedict with the salmon. They were sick after eating that. When we told the manager she took one of the shrimp dishes off the bill. No apologies nothing else was done to adjust the bill. Very disappointed- We called the restaurant the next business day and nothing else was offered. That will be our last trip to the restaurant. Don't waste yiur time or money.
