On the positive side, the apartment itself is spacious, the amenities are great, parking has been convenient, the community is generally pleasant, and the location is excellent. These are the main reasons I've enjoyed living here.
Unfortunately, there have also been some significant downsides. One ongoing issue has been spiders. Despite regular cleaning, I've experienced what feels like a persistent spider problem throughout my time here.
My biggest concern, however, has been with management and communication.
For the first five months, I had no issues with rent. Then, on June 3, I received an email titled "Final Grace Period Reminder - Rent Payment Due Today." This immediately concerned me because my rent had already been paid on June 1. I called the office simply seeking clarity that my payment had been received.
During my conversation with Debbie, I felt that my concern was not fully understood. She repeatedly referred me to the language in the email stating, "If you have already paid your rent, please disregard this notice." I explained that I understood the email's wording but was calling for reassurance that my payment had posted correctly. The conversation became frustrating as we ended up talking over one another. Debbie explained that some residents had requested reminder emails and that she had taken the time to send them out. However, I found it confusing that residents who had already paid also received a "Final Grace Period Reminder."
At the end of the call, I asked Debbie to verify my rent had been paid. She confirmed that the ledger showed my rent as paid. This conversation took place on June 3 at approximately 11:05 a.m.
The following day, June 4, my partner discovered that the rent payment had been returned by the bank and that our account had been charged both an NSF fee and a late fee. When my partner contacted the office to explain the situation and ask whether the fees could be waived, Debbie stated that the fees would remain. We were told we could submit payment that day either in person or through the drop box. However, she also stated that she would not be available to accept payment after 5:00 p.m. because she is leaving early.
Later that same day, Debbie called me at approximately 3:56 p.m. to discuss the situation. I appreciated that she took the time to reach out directly, explain what had happened, and answer any questions I still had. During our conversation, we both came to the conclusion that this was simply an unfortunate timing issue. She explained that tenants are typically notified by their bank that a payment has been returned before the office receives notification, which helped clarify the sequence of events.
She also clarified that the NSF and late fees were automatically generated by the payment system and were not manually added by management. While that did not make the situation any less frustrating, I appreciated the transparency and explanation.
I also appreciated hearing that management will no longer be sending mass rent reminder emails, as they created confusion for tenants who had already paid their rent.
While the situation was frustrating in the moment, I want to acknowledge Debbie for following up and taking the time to address my concerns. Overall, the property has many positive qualities, including its location, amenities, parking, community atmosphere, and apartment layouts. I hope management continues improving communication, as it can make a significant difference in the resident experience.
