    Time to not trust secure gated parking lot

    I am very concerned regarding the safety and security measures within the apartment complex. This is my second year living here and the state of management has been going downhill. We even had a day when the alarm went off 4 times in a row within 2 hour span. I endured multiple false fire alarms and marijuana smell coming in from vent because I thought at least the maintenance gets done and my car was safe and secure in Oakland with the gated garage. Then today, I found that my vehicle was broken into even though it was parked in the gated garage at the B2 level. The driver side front window of my vehicle had been shattered, indicating forced entry. We were notified that there was a similar incident in the garage where three vehicles being broken into on the B3 level on April 16, 2024. I am disappointed to find that the gated community did not make any efforts to increase the security since the recent incident. When I informed the office, the management rep responded by shrugging her shoulders and stating that the management cannot ensure safety and that the apartment is not liable for such incidents. She told me that it is because the residents allow other cars to tailgate them. This suggested a lack of accountability and responsibility on the part of the management and that the state of safety in the complex will not improve. As a resident, I expect and deserve to feel safe and secure in my living environment. Unfortunately, the lack of proactive measures and accountability demonstrated by the management in response to such incidents has eroded my confidence in the overall safety of the complex. We will seek alternative living arrangement when our lease ends.

    So I was looking for a 1bd 1ba and stumbled over Hanover Broadway's website. On their site, per screenshot states $2,473. So obviously I'm expecting it to be that price or around that range. I called to book a tour and I confirm the price for floor plan H, and the leasing agent states after all the specials the price is around $2,900. I personally don't mind if places are high priced but just be honest about it. Don't advertise that unit for a near $500 difference and waste peoples times. When I asked the leasing agent why that was, all she said was their prices aren't always exactly as advertised and it's between 2k-3k. But per screenshot it did not even state it could be higher, it clearly says "$2,473" which is just a ridiculous mark down and bait. Overall just annoying and the leasing agent just didn't seem to care when I expressed my concerns regarding the difference in pricing.

    More like Hungover and zero stars. Lots of fee's on top of fees, some amenities are broken, I've lived here for almost 2 years. I felt tricked into the second year because I was told my $500 deposit would transfer and took managements word over the amount in the contract, I should have questioned it. I would have moved to Vesper. That's Luxury. I was almost robbed in our gated locked garage we pay $250 for each month. Multiple cars have been stolen from the garage. Hanover is not proactive at all. You have to report every little or big thing. People are smoking where they shouldn't be, can't access your car in the gated secure garage if the power goes out, your not compensated for their failures either, when you reserve amenities the deposit comes out and is returned as a ledger. They keep and expect your money no matter what's functioning at this building or not. The actual regional manager verbally expressed that to me. I paid for the clubhouse once, oven didn't work. I had 1 working microwave for 20 people, was charged $300 fee and $500 ledger deposit. They don't even provide a sign stating private event. It's on you if someone is in your rental and you can't get them out. They just take your money and don't care about the details. They don't send updates when things are fixed. They send alerts and updates that mostly don't matter. They throw these tenant events, ask for 5 star reviews, which is okay but isn't it better to make sure the building is managed properly and deliver what we as tenants agreed to pay for, luxury apartment living????? I like that they do make copies for you, the BBQ grills, floor 3 fire pit, the rooftop in the daytime and when rooftop lights are working at night. The heating lamps never worked. Excuse me but if I give your company almost over $72,000.00 in 1 year and 5 months; I shouldn't have to report anything in this building! I don't manage it I just pay for it. The rooftop is not lit up at night, the waterfall was broken for 6-8months, it's nice now that it's working, they just fixed the amenity WiFi and connected the workout app. I feel like I was sold a dream and got a big fat fart! I have been waiting for a Corporate contact outside of CA going on 3 months now. There's so much more but I'm tired of giving energy to this place. Don't be fooled by hungover Hanover. Look elsewhere unless you're happy about paying high rent for NOT a 5 star experience and not luxury living.

    I moved in to one if the S unit bedrooms in Hanover Broadway in December 2019, and am moving September 2020. TL:DR: There's a lot of great things about the complex, it's location, layouts, great closets, views, and amenities are awesome. Surprising number of maintenance problems for a new building, and building can be slow to address resident feedback. I loved the location, the staff, and the generous walk in closets! I also loved that the complex had 2 roughly equal master bedrooms so my roommate and I both had equally nice rooms. The outdoor spaces were wonderful and the rooftop has a view of SF. While it is currently closed due to COVID, the theater room was incredible and frequently stocked with chocolates available to residents. We also received generous new resident benefits, like $25 BART cards, and drink tickets to nearby restaurants. If you order lots of packages (which I do) the package room is secured underground, so people can't wonder into the lobby and steal things (as they can with quite a few neighboring buildings). I understand that the management company needs to run a profitable business. As a consumer, I want to get as much value as I can when I am paying for things, and I did have some disappointing discoveries upon moving in. Upon move in and continuing our entire stay, there were a surprising number of maintenance issues for a brand new space. The dishwasher leaked at 2AM shortly after our move in, the faucet handle fell off several times, and the fridge filter had to be changed because it reeked of salmon, and all our ice smelled like it for some reason. This was disconcerting because we believed we were the first residents to occupy the apartment. Water from the bathtub one floor above us leaked from the ceiling into my roommate's closet, gifting her with moldy carpet and the knowledge she was seeing her neighbor's used bath water seep down the wall. This was fixed of course and accidents can happen anywhere, but it was a noticeable surprise. I observe that the building, particularly management, tends towards being slow to react to resident feedback if issues do arise. The building offers 24/7 maintenance, which I believed meant that someone would come help me if the dishwasher sprung a leak at 2AM and an alarm came on that I didn't know how to turn off. In reality, 24/7 maintenance meant that someone located far away listened to the alarm with me on the phone. The reason nobody could help was that the building did not have enough staff to meet the 24/7 help being promised at the time. I do believe that the building hired more people after several months of complaints about this, so new residents shouldn't worry, because they did something about it. But if problems arise, expect the building to be slow to respond. This was also true for bikes being stolen, the building took several months to address resident concerns and install physical gates to prevent theft. Obviously the events of the last several months have presented unique challenges for renters and property managers. The building is following safety guidelines and protecting the health of residents, which has been very reassuring. The Target underneath our building was vandalized and briefly set on fire during a protest. I personally felt solidarity with protestors. I did not expect the building to express that, although that would have been nice. I would have hoped that the building would respond about resident safety sooner than 10 days after the event. There were days of sirens and evacuation due to more unexplained fire alarms, I did not sleep much and was terrified for my safety over the ten days between the original fire and the building response. The building did respond eventually, and everything was fine of course. The area and neighborhood is generally very safe. I am parting ways with my roommate bc COVID makes sharing small spaces more difficult, and I will be moving to an older high rise nearby that has physical security on site and front desk 24/7 since safety is important to me.

    Previously good communication from building management. Now, silent about community issues for months.

    Does this place have electric vehicle charging?

    Yes, in multiple areas in the garage!

    Anyone know if they offer garage parking, and if so, how much monthly parking costs?

    There's a parking garage, but they'll tell you that only the reserved (more expensive) spots are available, which is a lie. The reserved spot costs $215/month plus 18% city tax. Total bill was over $250/month.

    Does anyone have At&t as their mobile service provider? Are you able to get service in your apartments?

    We have both T-mobile and AT&T as our service providers, and aside from the Lobby, the service in the building is terrible.

When I file a request for something to be fixed or looked at, I get a response either same day or the day after. If the fix might be complicated, I receive a phone call walking me through my options and asking what I prefer. I want to give a special shout out to Amalia, who, over the years, has went above and beyond multiple times in helping me set up my apartment. - When I first moved in, she spent over an hour helping me install blackout curtains in the bedroom to make sure I wouldn't damage anything while doing so. - When I removed a bunch of artwork from my wall recently, she came by twice in one weekend to repair and paint over all of the nail holes and some cosmetic damage caused by sticky tape. My apartment walls looked good as new after. - Whenever I see her in the hallway and have random questions about home care, she takes the time to explain it to me and recommend an option. It's experiences like this that make a 5 star apartment living experience. Thanks Amalia!

Here's why:…read more - Awful property management: Easily one of the worst I've ever dealt with and a key reason why living here is unenjoyable. They fail to proactively communicate, email response times can take weeks or up to a month, and they've blatantly lied to me about policy changes. - Butterfly MX: This is the system used to manage the front door. It is broken constantly and down for months at a time. You will not know when it's going to be fixed, nor why it's constantly down. This will impact receiving deliveries or your guests. - Dog owners: Pet owners are allowed to simply let their pets urinate (and sometimes defecate) in common areas. The 6th floor elevator bay and dog run has a smell that only prisons in the third wold know. - Trash/Recycling: While you will be shown trash/recycling/compost chutes on your tour, it's all smoke and mirrors. Those chutes are often off and do not allow you to dispose of recycling or compost in it. Heck the building itself doesn't even compost. That means you're forced to go to the basement anytime you want to get rid of waste vs being able to use the chutes that are there for... I have no idea honestly. - Washer & Dryer: Washer and dryers are in-unit, but they are more hassle than help, specifically the dryer. You have to dry clothes generally 2-3 times just to get them to normal dryness, you have to empty a very small water tank, and it will simply turnoff if it senses the clothes are dry even if they're damp or completely wet still. - Kitchen Sink: Another design flaw, but kitchen sinks are very shallow for no apparent reason. This causes quite the splash zone when washing dishes and is just a cheap cost cutting measure. - Theft: You're told that they have a secure bike room, but that happens to not be the case. I along with many other residents had our bikes stolen from the bike room even though there are cameras, they were locked with U-locks and cables, and the door requiring key fob access. Instead of providing any support, management simply sent out an email notifying residents of what took place and offered no support (sharing camera footage, key fob badge records, etc.). Their response: "we're not an investigative agency" Don't let the rooftop pool and clubhouse fool you, there ain't no luxury in sight here. You will be treated like an inconvenience as a resident, and will quickly learn that what you saw on the tour is far from reality of what life is like living here.

I am coming from Vespr in Oakland and the drop in quality is staggering. This place does not even come close to matching that standard of living. The entire property is dirty and cramped, and the unit entry door frames are all beat up and missing paint which gives a terrible first impression. The elevators are ancient, painfully slow, and way too small with hideous tile that looks like it hasnt been updated in years. I was shocked to see residents actually posting flyers in the elevators soliciting their own businesses like it is a cheap motel and not a luxury apartment complex. The tour process itself was a nightmare. The app is completely useless and I could not even get into the three bedroom apartment on the top floor that I specifically came to see. While wandering around I noticed that packages are just left out and not secured at all which is a massive red flag for anyone paying this kind of rent. To top it all off I was told I could park in the future resident parking for free but when I tried to leave the machine forced me to pay four dollars. I called the office multiple times while I was on the property to get help with the app and the parking but nobody bothered to answer the phone. I want a response from management immediately because this was an insulting waste of my time and a total embarrassment compared to other buildings in the area.

    Let's review: The…read moregood reviews are from before Premium Properties took over. There's a reason for that. Here's what the property manager told me on tour vs reality: "We're getting a bike room fall of 2024." No bike room. "Landlord pays water and garbage, tenants pay PG&E." Nope, tenants pay ALL utilities. "I don't think there's an extra fee for dogs." It's an extra $150 per month. "We're going to replace these crappy windows with weird opaque speckles." Nope. "We are a secure building with 16 security cameras." Doesn't matter if people are getting in and stealing shit anyway. Here's what Premium Properties told me before/at move-in, vs what I found out later on: Lease: "Tenant acknowledges building is master-metered for water, sewer, gas, and Electric." Natalie at Premium: "Yes, all utilities are flat rate." Selena at Premium: "Yes, all your utilities are flat rate." Later, Selena: "Your utilities are all set up and will be billed through the client portal! NO NEED TO CALL PG&E!" Reality: PG&E turned my power off 8 months in because no one had set up an account for me. They told me if I wanted power I'd have to set up my own account and pay a back balance, then sent me a bill for $470. Premium gave me the excuse the lease had a typo and some mistakes were made and oh well not their problem. (Odd. Turns out this happened to multiple other neighbors, and they were given a different excuse.) One day I caught a shady guy wandering the complex looking into people's windows. He wouldn't leave. I went to the manager. Manager said, "oh yeah I told him to leave." Oh really, well he's still here, so maybe do something about that?? I told them I'm moving out and I am getting like 2 notices a week that they plan to enter my unit to show and then nothing happens. They harass you 120 before your lease expires to tell them you'll renew or move. The emails are ended with the sentence: "Thank you for your anticipated cooperation." LOL.

During the Ming Dynasty, this was a pretty sweet place to live. He kept the place really nicely and was pretty helpful. When my e-bike got stolen from the inner courtyard after the thieves broke in the side entrance, he willingly showed me the video of the theft using one of the 16 security cameras that used to work while he was here. Then Premium took over. And the service since then has not been premium. - Packages are routinely stolen because whereas Mr Ming used to put them in the amazon lockers, now they lay about. - The amazing security cameras go on and off like it's some sort of modern art installation. They were off for about 6 months but seem recently to have come back on. Of course that might not matter because since Mr Ming we've had two building managers and the first one couldn't access any of the recordings. Not sure if the current one can. - Of course, Premium couldn't do anything about the paper thin walls, floors and ceilings. As long as you're ok listening to your neighbor's music and sex life it's not a problem. - They did rewire the whole place since apparently the previous wiring was a death trap, but using the cheapest contractors has its drawbacks when they turn out to have wired multiple apartments wrong, including my own. That only took a few weeks to sort out. Their conscientious attitude to key checks - three in the course of 2 weeks recently where they had to come in to each apartment to make sure their master keys still worked - made up for that though - and I guess that's how they discovered one of the tenants had died in his ground floor apartment and not been found for some weeks. - The courtyard floor was painted to waterproof it at the start of the year - right when the torrential rain started. The rain washed off a lot of the light grey paint they'd used (on the terracotta colored floor) and then the run off from the frankly situation-saving-plants and trees turned what was left a streaky brown. But some tenants think the Jackson Pollock effect adds to the building's charm. Premium promised to sort out the painting in the Spring. It's now September so one assumes there's a really great reason why it hasn't happened yet. - The plants and trees are the main reason why I keep living here. They really are lovely. - Bicycle theft and/or damage remains an issue so Premium started talking about introducing a bike room about 9 months ago. Newer tenants were told it would be open in June. Again, it's September. Tenants continue to lug bikes up and down the stairs because leaving them in the garage is asking for them to be stolen. - When things do go wrong, like a broken dishwasher or shower, Premium have this great system where you submit a ticket online which they will respond to in 5 working days. Not "within" 5 working days. They will wait it out. Mr Ming used to pop round with a screwdriver and have it done in 5 minutes. Now it's after 5 days that they contact a contractor. It then depends how soon the contractor can visit. And then we get to the laundry room. - When the building was rewired the ventilation system in there conked out and so for some months it also served as an onsite sauna. We took to permanently propping the door open to stop everything in there going moldy. This meant that when the tumble dryers broke down for the 7th time this year the sound (like a cement mixer mixing stolen catalytic converters) was able to echo around the whole building. The washing machines break down with such regularity that it would make sense to offer an employee of the contractor who manages them a discount on an apartment. There is currently one of three machines working for a building with 30+ apartments. The machines regularly take money without turning on and the refund link in the app doesn't work. And finally we get to the ants. - This is an old building so of course there are cracks. And ants get in during the summer because that is what ants do. Mr Ming kept a supply of ant baits and would hand you a couple at the first sign of them. Now, we submit a support ticket and wait, meanwhile exchanging grandmother's tales of how to stop the cunning little things in the building's whatsapp group - a place where new tenants are regularly updated on which parts of the lease agreement are known to be illegal by the tenants who have already been through two rounds of "but if everything's broken shouldn't we ask them to reduce the rent". I have now duck taped a significant part of the edge of my living room window since the cracks have now reached such an extent that ants can casually stroll through them on a whim to see what I might have to offer in the way of cat food.
