The office staff is always professional, responsive, and welcoming, which makes a big difference in day-to-day living. We've been here almost three years and without a doubt this has been the best property management experience so far. Super pet friendly and the neighborhood - from a bayside coastal trail to a plethora of amazing breweries makes this location truly exceptional. There's a trick to living here with the train horn: get a sound machine, put it next to the double paned window, and grab a few air filters. Long story short, they are deposit diggers. I applied here, they make you to pay deposit when you apply, now they are holding my $600 deposit, I asked them to return because they are very shady, they refused, and they canceled my application without my permssion. How they make money desperate is taking other people's application fee and deposit fee. What they do is forcing you to pay deposit fee with application. On tour, Terrie, one of the management team told me I would get $1500 for applying on the day. She also told me that deposit would be returned if I'm not qualified. (*but once you apply and pay, they lock the apartment you applied for on their website, so they can claim for your deposit even before you prove your bank account. They are going to ask you sync your bank account AFTER they lock the apartment which doesn't make sense at all.) Their strategy is leading applicants feel rush, and think deposit could be returned anytime. I applied to be on the waitlist which is common sense with other apartments. Then, Jessica, one of them started spamming me to sign on lease. I emailed her back that "I want to see properties from other apartments. Could you please wait until this weekend?" Then, she CHANGED her face immediately and emailed that deposit won't be returned. That's the moment I felt very shady and decided not to move in there. Last month was slow for me, so I happened to earn less than 2.5X rent which means I'm not qualified. I spent enough time to make Jessica understand my income this month is not 2.5X rent, but that was not something I could help her. She kept repeating that it's their system and the system doesn't have any problem. I synced my bank account, but she didn't want to look into it. I sent her my bank account screenshot, but she said it doesn't show my name on it. So, I sent her my actual bank statement with my name on it upon her request. Then, she said the system doesn't have problem AGAIN and, she started spamming me to sign on lease AGAIN. I told her I wanted my deposit back by 10/25/2024 because I tried my best to let her understand. Then, she canceled my application without returning my deposit. To be honest, I was going to move in here even if they have terrible neighborhood and trains were passing in front of the properties. You literally can hear the train noise inside of the building, but it's still affordable. But, can you trust the management team when something needs to be fixed? They are money chaser and can't do simple math. read more

This place was home for over three years and we loved every moment of it. The property manager Zach is a gem of a human being that does all the little things when no one is watching. Terry is awesome in leasing and has great customer service. The stacker is a little annoying, but it is a solution they used to save more space for the amazing amenities they packed in here. Guest parking is basically non-existent and the street is usually open. Although you'll have the same typical delicate dance with rolling down your windows as the rest of the SF Bay Area right now. Pro-tip: the ferry is the best kept secret in the bay and is only $9 Round trip into downtown SF. If you're commuting or partying, being only ten minutes walking from the Jack London departure is just amazing. read more

This is the worst rental experience I have ever had! The train is so loud here you cannot think. The service is ghetto and deceptive.( aka they Bill you late for utilities and the tag on late fees.) The leasing and property management team has been attentive and professional all throughout our 13-mo lease here. Everyone we have met in the building are welcoming and it has been a joy creating a community here during the pandemic. Work orders are completed promptly, the space is always clean and tidied up by the on-site staff, and I found it to work out any questions or issues in our unit. It is very pet-friendly and kid-friendly, and is in a neighborly district as well. I would recommend staying (if you are not super sensitive to noise); the train runs right in front of the building, and is the only part of the apartment that is not quite ideal. My friend and I are well into about 9 months of living here and we have had a comfortable and super positive experience. Truthfully, we had looked across the Bay in San Francisco but finding pet-friendly apartments is difficult. Plus the allure of living by the water in a spot like Jack London Square sounded interesting. And our initial tour with Zachary of the units and the amenities were all enough for us to take the "leap" over the water into Oakland. We didn't even look at another place over here after that and we've been very happy since. The building is incredibly well kept, maintenance is responsive, quick and effective. The neighbors are all very friendly and the roof really has given some of my very favorite Bay Area views. Like I mentioned earlier, it is a very pet-friendly building, which is a huge plus for us. I have friends that visit that are in visible awe and tinge of jealousy of the in-unit washer/dryers and the building security. Jack London is a great area to live in as well, it's great to pop downstairs to one of two coffee shops or across the street for a drink. We have totally enjoyed it a lot more than we expected as we had never lived in this area before. As some reviews will have mentioned the train is here - but truly the windows they have set up here do a great job of keeping out the noise. As someone who's a light sleeper it's a feature that I appreciate. Finally, since our stay here there have been upgrades to the mail room and gym, among other things, that have been great additions. But it's also a testament to how responsive and tuned-in Zachary and team are to what the community is looking for. read more

This is the first time this has ever happened to me, but I hear from others who have moved out of this building that this is normal. They are taking the entire security deposit from everyone. I've lived in Oakland for 33 years, I moved to this building in April 2023, it's been great. The location is so convenient for anything you can think of. The rooftop views are insane. As we are coming to a close of our time here, I wanted to take the time to write a review about the property and staff here. It has been our favorite rental experience we've had by far. The property is a great location (our unit is exceptional looking into downtown Oakland from the top floor corner) in Jack London Square, and was one of our main factors into choosing this property. It has great amenities, but even better are the staff. Zach and Terry in the office are always happy, and super communicative, and have been there for as long as we have. Which with the normal turnover in the apartment world says a lot. Ruben and Huber in facilities are great at getting things fixed and closed out quickly as issues arise. We had expected to stay here much longer but life events have pushed us another direction. We'll miss the people and apartment here, and hope this review helps someone else feel confident in making the same choice we did. read more

It is the 2nd time in two weeks that the stacker is down. The last time we had an appointment and could not wait it cost us an additional $25 for a Lyft. Were we credited? NO! Did we get reimbursed? NO! Two weeks later it happened again and we called at 7AM and I had to wait two hours. The first hour I waited in my apartment in hopes it would be resolved. No, they could not be bothered. I went down and had to call and ask again. Another hour goes by two guys pretend to know what they are doing and repeat the same thing "We called the service team." I thought they were the service team. Finally, the second guy after making the two of us wait over two hours now goes inside the stacker and releases our cars. Why could he not release our cars when I initially called at 7AM is a mystery and shows a clear lack of respect for our time and the money we spend monthly on a faulty system. You know the stacker will break down at this point. Why not have your service team trained and ready at the obvious times the stacker will be needed. Oh, I know why Mill Creek has no respect for their tenants and just wants to collect the $$$ without providing the service they advertise and we all pay for monthly. read more

I've been living at Modera Jack London Square for a year now and have never been more eager to renew my lease. Zach and Terry have been so great. Zach is the manager here and is really involved with our community and goes above and beyond to make sure that tenants needs are met. Anytime that I had a question or concern, management has responded to me within the same day to insure that all is taken care of. I was a tenant at modera jack London for a short 7 month period. we signed a 14 month lease including two months free. We received the free two months as soon as we moved in. Everything was going pretty smoothly except for the loud ass train. We were told we wouldn't hear it too much when we were touring the place since we will be on the other side of the building but that was not fact when we moved in, you can very much hear the train go by every single day but we eventually got used to it. Around June/July period was when we began to hear our loud ass neighbors from upstairs. It was almost as if they were constantly stomping on the ground, we emailed management but they said oh it's because they're just moving in so we say ok then a week / 2 weeks passes the same issue continues and management couldn't fix the issue. I was pregnant at the time so that was especially disturbing to myself and my family. I finally got fed up so I gave a suggestion to them to either terminate my lease with no penalty or fix the goddamn problem. Initially they told me ok, we can but pay us back our two free month of rent that you received plus two months of early termination fees which was about 12k. I responded with ok the two month rent needed to be paid back is reasonable but you need to prorate the discount for the number of months we actually occupied the space so there should be 3100 / 12 months deduction every month that we paid rent because we signed the lease with the 2 free months in our calculation but now due to your inability to solve our problem, we should not be penalized for the early termination fees and not be penalized for the prorated free months. At the end they only agree to waive the 2 months of early termination which I thought was still unfair but I couldn't wait to leave that place and thankful that we did. It was not good for my mental health for not being able to rest. BTW the stopping starts as early as 6am and ends as early as 2am. That's is fucking almost 20 hours! I told management they can even stop by to witness it themselves but nope nothing from them. If you want peaceful neighbor maybe be at the highest floor or pray you get one who's not heavy footed/constantly stomping. read more

The staff here is super attentive. The team is always sending out emails to keep the residents informed about things going on in the community. The maintenance team is great and always get's the items completed quickly. Special shoutout to Josh for always going the extra mile with my requests. The management team here is also very great. Alex helped me with my transfer and informed me about the entire process. She told me what to expect from beginning to end and helped me find a bigger space that would work for me. A review that is far long owed to a manager well deserving of many more kind words. Having gone through several leases I have experienced the influence of several in management. I must say each time it gets better. Kudos to the recruitment team. The environment and warmth that's felt here is beyond belief. I often look forward to waking in and looking over to see Zachary diligently tending to the community or out and about throughout the property ensuring everyone's well-being. Qualities that you look for in a leader are all displayed by Zachary. I can give a generic list of qualities found in someone who takes on such great responsibility (which all would apply) but I'd like to key in on a few that stands out. In spite of what some would look at as considerable obstacles to navigate I have watched Zachery tackle each issue with his ability to identify a problem and allow the right people to complete whatever the challenge brings. The calm in the midst of chaos exemplifies a true leader. I have watched Zachary take a common issue that most in his position I'm sure have to deal with daily and masterfully orchestrate resolve. The ability to offer conflict resolution in my opinion often times require outside resources. Not in the case here. Zachary has taught me about conflict resolution and how to get to the root of an issue. I have applied some of his techniques to my business as well. Zachery understands that everyone has a voice and a right to feel a particular way and still offer a resolution. I imagine his time in this position will at some point end. I'm sure it will be merely because of career advancement. I'm thankful that we have him here now and enjoy the daily greetings. read more

I am a current resident and have lived in Oakland for 2 years and have been living here for about 6 months. Big shout to the manager Zachary, he is very friendly and speedy to respond to any questions and concerns as well as giving updates of anything happening within the community. I got the 2 months free for a year lease and have been enjoying the neighborhood of Jack London Square (lots of breweries, cafes, and restaurants at walking distant as well as the beautiful water view) and the amenities of the apartment (grills, fireplace, rooftop view, gym, pet areas). Zachary was upfront about the train noises that come with living near the train station and they offer a trial period with no penalty to end lease if noise is too bothersome (you become used to the noise pretty easily). I say it's a decent price for rent considering living in Oakland and all the amenities of a modern apartment. There are a lot of car break ins in the area, but not at the apartments fault, just comes with living in this area (aslong as you park in a garage your car is safe). I definitely still enjoy going out for walks throughout the day and it feels safe with so many other people out and about throughout the day, definitely recommend checking out these apartments! read more

The failure of a company... Modera apt had the wonderful idea to have a parking with stackers. The idea itself is a great one, you can save space and everyone gets to have a parking spot... But when the stackers for some reason are not working, it becomes impossible to have access to your car... Not having access to your car is already an issue but when on top of that the company won't even bother warn you that the system is down, or is not making the effort to solve the issue in less then 24 hours it becomes pretty annoying... On Saturday night Modera apt was aware that one of the stacker couldn't work because a car was not correctly parked. But instead of giving us a heads-up about the issue and telling us that we wouldn't to have access to our car for more then 24 hours, they decided to stay silent... On Sunday noon I needed to go to San Francisco to run errands, and when I arrived to the parking to take my car I was surprised to find out that the stacker wouldn't work. So I was unable to have access to my car. So my only option to run my errands was to take an Uber. Since as I was not aware that having access to my car could be an issue, I couldn't plane ahead and find an alternative option... Since the whole reason I bought a car was not to take an Uber during the pandemic, I was already not very happy about it... On Monday morning when I ask them to reimburse my Uber rides they refuse categorically to do so, stating that they were not the source of the issue... What made me more angry is that I learned that in the past they had reimburse other people when they had the same kind of issues . So actually I was happy to learn that Modera is practicing favoritisms. read more

Do not move here. This complex might be brand new but there's so many issues with the complex. I moved into this complex during the beginning of Covid. While the property manager who was there during my short stay was amazing, and tried to deal with all of the BS, this place is a mess. 1. I was the first person to live in my unit. Brand new apartment. TONS and TONS of issues in the apartment and damage. Nobody must have walked through this for quality control before it was leased. This includes tons of dings to the brand new cabinets, a ripped window screen, damaged floors with "glue" all over them or some other substance that was impossible to remove, damaged appliances, and damaged finishes throughout. The Nest thermostat constantly broke. They claimed they couldn't make any cosmetic repairs to the unit during Covid? I had several maintenance requests open, and they absolutely refused to make any repairs for all of the cosmetic damage "due to Covid" even though I offered to leave and even stay in a hotel paid out of my own pocket to make any necessary repairs. There were at least 3 dozen dings and dents to the cabinets, appliances, floors and other finishes throughout. I'm just supposed to sit in my apartment all day and look at damage everywhere while I'm working from home indefinitely? Not worth $2600 for a tiny Jr 1 Bedroom with such low quality materials I have tons of photos and maintenance request receipts via email. 2. The building as a whole has many issues. Very poorly built. One of the pipe burst flooding apartments. The garage door was broken for WEEKS. The stackers in the garage are NOT safe. I have a video of one of the car stackers falling. Someone's car was actually damaged by a fallen stacker. I was constantly in fear of my car stacker falling while I was in there which could have led to me being crushed to death or being seriously injured. I was planning to move my car to the lot nextdoor before deciding to move out because I didn't want myself or my vehicle to be harmed. Also if you have anything larger than a small hatchback, your car will get damaged and your tires might pop at some point which happened to a few residents. If you do decide to live in Modera do not use their garage. It's, no exaggeration, a life and safety issue parking your vehicle in there. The garage is poorly designed. The Amazon lockers also constantly break! Many things throughout the complex were either not operable or damaged. 3. The building is not secure. I was told by the property manager that the reason why the refrigerator was missing was because it was stolen due to somebody getting into the building. During my entire living at Modera many of the doors were not locked like the one to and from the garage and the back stairwell along 2nd Street. Also, on top of broken Amazon lockers, packages are constantly being stolen. I get that living in an urban environment comes with its risks such as crime and homelessness. Whatever - I've lived in urban centers my entire life. It doesn't bother me, but the building should be secure! 4. The upper management / corporate is awful. Modera / Mill Creek are huge corporations and they do not give a shit about anything. At the time I had moved in April 2020 after opening in November 2019 they already had went through multiple property managers. I had two other staff members tell me they had been threatened to be fired, and in the few months I lived there the office had high turn over. There were always new staff coming and going. That carries down to the residents. They do not care about you. IF YOU ARE A PERSON OF COLOR DO NOT LIVE HERE. IT IS NOT SAFE! Multiple POC residents have had the cops called on them for no reason. Even though rents were dropping rapidly everywhere they refused to negotiate rent even though my unit and the complex had so many issues, and all of the amenities were closed. Many of the people who I had met and befriended while I was there have left or are moving soon because the complex and corporate management are terrible. I was back in SF for work in November, and helped someone who I made friends move out of their apartment. She said almost everyone I knew had left, and that the place was nearly vacant. The location is AMAZING. But Modera is not! Do not move here. I do not know what these other reviews are for, but they're not accurate. I helped create a group chat for the complex during my time there for the residents. There were so many complaints, and issues with the complex. I have tons of receipts of ongoing issues in the group chat as well as texts from former/current residents. How crappy is your complex that many people leave before their lease ends not due to the ongoing pandemic, but because the complex is such a piece of crap? I'm uploading a few examples, but have countless more examples of how this complex is terrible. read more

We've been here for 2 years and we love it! It's not only very dog friendly, the building has great amenities and an awesome rooftop common area (with pizza oven and grills) that we utilize all the time. In addition, Zach the building manager has been such a bonus to living here. He's incredibly responsive and present, and it's so apparent how much he cares about the building and its residents. He organizes socials for us and takes our feedback very seriously. He's even personally come to our apartment to fulfill maintenance requests after hours. Yes, the train does suck but the windows/doors are fairly sound proof and if you moved in not realizing this building is right next to a train track, that's on you. read more

I can not say enough good things about the property and the team. My husband and I moved in July from San Francisco and had a really smooth move in experience. Alex set up everything for us ahead of time. The maintenance team is amazing and personable! We had a few little things that needed to be taken care of and they responded immediately. I have loved living in this apartment complex. I am only moving to relocate for work. The staff are excellent and friendly. They will go above and beyond to make sure tenants are happy and taken care of. The rooftop is excellent with two BBQ spots, plenty of lounge areas, pet area which has been invaluable and incredible views of the bay. The only downside is the parking structure. read more

I am disappointed to say that there was no fair resolution. We are in unit 522. The best resolution was to pay a termination fee and other charges (even though no fault of our own). It feels unfair that we feel forced to move out. Our two options are to pay to leave or stay and not be able to sleep, nap, work or enjoy our home. Overall, just be miserable all while paying rent. The staff and people who live here are lovely. The leasing office here is better than any I've dealt with before - Zachary has been so amazing and helpful with everything we need. I have lived here for 2 months and have really appreciated all the staff and generally satisfied with my apartment and all the amenities here. I know many of the staff by name and they are so helpful and friendly, from helping me park my car when I was first learning to use the car stacker, to greeting my dog and I every time we cross paths in the common spaces. Zachary, one of the community managers, is thoughtful and attentive to residents' needs and I always feel like popping in to his office to say "hi" because he is both personable and professional. The apartments are beautiful and the noise of the train is adaptable..and generally would really recommend the place. What a great place to live - modern home amenities, a great gym and pool table, awesome common areas and office spaces to host get-togethers, and a phenomenal rooftop -- all situated in the center of Jack London Square with plenty of restaurants, breweries, and coffee shops within walking distance. The apartment is beautiful with all new appliances. The complex is full of amenities (some accessibe during Covid like the rooftop deck and private offices and others that will be soon like the gym and pool table). The staff is friendly and always willing to bend over backwards to help with anything you need (Josh, in particular, has continually gone the extra mile). Just moved in back in August. It was the weirdest experience in the middle of the pandemic. But, Mike set up the virtual tour of five units for me (all self-guided and touch-free). He and Terry were great during the process, the contract got signed all electronically. It's a cool place to live. Neighbors I've met so far are all nice. Rubén the maintenance guy is awesome too.
