This is extremely dangerous for my toddler.. the solution presented was "guard for the shower"even with the lab results.. After living here for two years, I couldn't recommend this place in good faith. Here's why: - Awful property management: Easily one of the worst I've ever dealt with and a key reason why living here is unenjoyable. They fail to proactively communicate, email response times can take weeks or up to a month, and they've blatantly lied to me about policy changes. - Butterfly MX: This is the system used to manage the front door. It is broken constantly and down for months at a time. You will not know when it's going to be fixed, nor why it's constantly down. This will impact receiving deliveries or your guests. - Dog owners: Pet owners are allowed to simply let their pets urinate (and sometimes defecate) in common areas. The 6th floor elevator bay and dog run has a smell that only prisons in the third wold know. - Trash/Recycling: While you will be shown trash/recycling/compost chutes on your tour, it's all smoke and mirrors. Those chutes are often off and do not allow you to dispose of recycling or compost in it. Heck the building itself doesn't even compost. That means you're forced to go to the basement anytime you want to get rid of waste vs being able to use the chutes that are there for... I have no idea honestly. - Washer & Dryer: Washer and dryers are in-unit, but they are more hassle than help, specifically the dryer. You have to dry clothes generally 2-3 times just to get them to normal dryness, you have to empty a very small water tank, and it will simply turnoff if it senses the clothes are dry even if they're damp or completely wet still. - Kitchen Sink: Another design flaw, but kitchen sinks are very shallow for no apparent reason. This causes quite the splash zone when washing dishes and is just a cheap cost cutting measure. - Theft: You're told that they have a secure bike room, but that happens to not be the case. I along with many other residents had our bikes stolen from the bike room even though there are cameras, they were locked with U-locks and cables, and the door requiring key fob access. Instead of providing any support, management simply sent out an email notifying residents of what took place and offered no support (sharing camera footage, key fob badge records, etc.). Their response: "we're not an investigative agency" Don't let the rooftop pool and clubhouse fool you, there ain't no luxury in sight here. You will be treated like an inconvenience as a resident, and will quickly learn that what you saw on the tour is far from reality of what life is like living here. read more

I've been a resident since the building opened in 2021. Pros: -The building offers beautiful views with its floor-to-ceiling windows -Close proximity to Bart, and many bars and restaurants nearby -Rooftop pool (best amenity!) Cons: -The appliances in the apartments are of subpar quality -The garage, being public, can sometimes make finding parking a challenge. There have been instances where the garage doors malfunctioned, causing delays of over 20 minutes. -There has been a high turnover of management and staff, with the property having its third manager since 2021. Safety. Two recent incidents involving stray bullets striking the building have raised significant concerns. One bullet hit the glass on the 6th floor, and on another occasion, two bullets hit apartment windows on the 12th and 17th floors, with one bullet passing through the window. While management and staff were initially responsive and accommodating when I moved in, it has become increasingly challenging to elicit a timely response. Multiple emails are often required before receiving any acknowledgment or assistance. read more

Our experience with 1717 Webster was nothing short of atrocious due to concerning and unethical practices during our tenancy. We support GW's, Lina K's reviews (notably the additional fees charged upon lease end for general wear & tear), and encourage all prior tenants to follow up with local city council and BBB. Email responses took weeks. E.g., we inquired 2.5 months before lease-end about renewal charges and regularly followed up. Despite persistent follow-ups, we faced delays and were informed finally on October 25 of a $4100 renewal rate, $900 higher than neighboring apartments with the exact same layout. After challenging, it was reduced to $3400, but the tactic felt highly manipulative. (Contributing to their manipulative tactic, it is worth emphasizing that they required us to provide our intent to renew/move out by Nov 1 or be charged a month-to-month rate of $4,600, but did not provide the revised rate of $3,400 until Oct 31) We reserved the freight elevator and loading dock for move out. The sales associate called me on move out day 30 minutes prior to our reservation for the freight elevator and loading dock to ask if we could adjust our reservation by 1 hour. I responded that we could not as we had already reserved the freight elevator and loading dock for the new apartment, and they had no flexibility to adjust. We were surprised to find that the sales associate had allowed a new tenant - who missed his reservation window to move in - to take our loading dock spot as well as our freight elevator. When we went to find the sales associate to understand how this happened and how she could rectify the situation, she said she needed to do something and disappeared. Other members of the management team spoke to us, but ultimately were not willing to do anything to fix the situation other than to tell us to park behind the other movers, and to use a smaller, inconvenient elevator. We spent over 4 hours cleaning the apartment top to bottom, inside the cabinets, scrubbing the floorboards. We finally were notified after moving out that they were deducting $225 from our security deposit. We inquired why and were told it is their policy to have the apartment professionally cleaned. We followed up via email to the property manager and requested a move out inspection report. From the report, it appears that we were charged $225 for the cleaners to remove a plastic shaker bottle and container that we forgot in the drawer, lint next to the washer, and the kitchen sink that they stated was not cleansed. We followed up again with the property manager via email to understand why the fee was $225 and how they structure their pricing (e.g., flat fee, hourly). They ignored our final email and have not responded to us as of this review (6 days since our last email to their team). This is a clear tactic to extort money from the residents. Cheap materials used throughout the building often impact the residents. Examples include thin walls (we often heard our neighbors in the apartment directly above and adjacent to us having sex), subpar paint that is easily scuffed and should be regarded as general wear/tear ($118 was deducted from our security deposit to address light scuff marks that likely took 5-10 minutes to paint over - yet another tactic to extort more money out residents), and the AC/heat went out on several occasions (once for nearly a week during summer), while the heat regularly blew cold air. The dog walk area was filthy and always filled with feces. Management should take an active role in enforcing rules for dog owners to clean up after their pets for the sake of the community; instead their approach was to occasionally post a note on the door to the dog walk, threatening to fine owners but again, never enforced. A homeless person was sleeping in the stairwell just outside our apartment for at least 2 weeks. We often found empty candy wrappers and my fiance bumped into him a couple times. The entire maintenance team was amazing; and should provide training on customer service to the management team. read more

When first speaking to her on the phone, she was able to provide personalized information that reflected my needs. During the tour, she knew the property inside and out, was able to thoroughly answer any questions, and provided patient guidance on how to begin the rental application. She was very thoughtful in replying to questions, even helping me with a technical question after business hours. Her dedication and generosity are the ne plus ultra in this industry. Martina is incredibly thoughtful and proactive in anticipating a resident's needs. She helped me with concerns beyond what most properties would provide and helped me find quick solutions. read more

Lived here for a year. Was horrible having people visit, either had break ins to our friends cars or we would pay $40 a night to park in the garage which is full most of the time even for us who had monthly passes. The dog potty space consistently has an over flow of feces as other residents dont clean up after themselves. As well as consistently getting into the elevators to find dogs (hopefully) relieved themselves in them with no one cleaning it up. The coffee/hot chocolate machine was about 50/50 if it would be broken or working. The pool was down for renovation for months. Saw people throw up in it and it wouldnt be closed after that, just hope that chlorine works. The low floors have had bullets go thru them, while the high floors have sound issues. You can hear everything from below you. Yes.. everything. Also if your neighbor is an avid videogamer, or your other neighbor seems like they have 5 stars on Tinder.. you will hear all of it. The windows also have this -interesting- feature where during the night, they will show the reflection back to you.. which depending on where you are is either your unit.. or your neighbors. Could be a positive if you want to see what those noises are exactly.. should I be calling the cops about the screaming? or.. is it consensual.. Theres been vomit, fecies, urine, food? Unidentified substances left directly on the carpet in the halls upto our unit and when "cleaned" you always can be reminded it was there. Appliances failed, facilities were overloaded on holidays, door dash would be left at the base of the elevators and it seemed like a free for all on who could get to it first, started sitting in the lobby to wait for the delivery as it wouldnt be there when we got down the elevator. the view was great, but that honestly that was it. We couldnt wait for our lease to be up. Upon moving out we checked out with the front desk and they charged us for an additional 8 days or rent even though it was their fault they didnt file our move out the day it happened. And here, almost 2 years after moving out Im finding out I was getting IRS notices delivered that they never returned to the IRS so here im paying a huge fine because they seem to have just thrown mail away. Not all mail gets forwarded this place was a nightmare. I wouldn't reccomend anyone live here. read more

I wish I remembered the name of the awesome lady at the concierge next to Urban who gave me the tour. May I say she did an amazing job of displaying this beautiful building and patiently detailing all of its luxury amenities. She was able to answer all my questions and concerns and also did a wonderful job explaining the details of each unit. The floor to ceiling windows are beautiful! And the electric shades inside the unit give it an ultimate luxury feel. The pool and lounge on the sky level is one of the best I've seen in Oakland. I want to thank her for making this tour comfortable and easy for me. My only Con is the area around is a little unsafe at night, but that's Oakland. Prices are a bit high, as other buildings in the area are competitively lower, however the luxury amenities really make up for the rent. Parking fees for having a car here are a little high as well. But hey at this point we all know Oakland is becoming the new SF and downtown parking whether you live in the building or not is an expensive Luxury. Plan on finalizing my decision by next month. read more

Additionally, the front desk staff made no effort to contact anyone or ever even update us on what was going on. They seemed completely dismissive about the situation and made no efforts to make up for it. We wasted a touring slot on this building. While we waited, the fire alarm downstairs went off several times for no reason. Horrible first impression and this doesn't make me very confident in the competency of the staff here. I was really excited about this building and it's sad that I had such a horrible experience. I won't be returning for another tour. *Update* The comment left by the prototype is a lie. We loved the design and amenities of the building but regret our decision to move here. Beware extra costs of the building, and the consequences of living in an unsafe area. - Trash fees $200+/month inexplicably. These fees were around $25/month in the last two buildings I lived in Uptown Oakland (which were also new construction) - Paying 4x what we used to (and twice the cost of gas) to charge our electric vehicle (on top of the fee we pay to park) bc the garage is "public." There is no resident adjusted cost for electric and there should be. - Despite paying for a parking spot (as others have mentioned) there are rarely spots, bc the majority of spots in the garage are too small for even compact cars to fit and they oversell spots to the public as a public garage. - Posted rents are 1K+ less/month than what we are paying so we feel scammed. The area has safety issues which we face everyday: - Gun violence regularly. - Aside from gun violence, it is generally unsafe to walk--Cars will speed through red lights while pedestrians are crossing. People will scream unconscionable things at you. They will wave baseball bats or metal poles in your face while you are carrying your infant. - Our nanny was assaulted nearby and no longer comes to our apartment. Whenever I think about what she experienced and how much she loves our family, I cry. The building also refused us an extra key for her, which would have brought her safer and quicker entry into our building. - Cars smashed daily--We see the getaway cars stalking the street all day waiting for the cars they will victimize to park. If you call the police department they will direct you to fill out a form online, in other words there is no recourse. - Loud parties on Webster St. will keep you up, despite double paned glass and a noise machine. Building and the daily staff, maintenance & security crew are nice, but the overall management is a $business looking to overcharge for Oakland. Would not recommend. read more

The building is modern, everything about the fit and finish of the apartments is modern, there's really nothing I can remotely complain about. When I moved, parking was on a waitlist, but the front desk crew (hi Thalia!) helped me get connected with some secure underground parking directly adjacent to the building for roughly the same price. I don't live here (yet), but I had the opportunity to view the complex. Let me first say that Farda who works the front desk is just a gem! There was some miscommunication by another agent and Farda worked promptly to resolve all my issues. She went above and beyond to make us happy and when I thanked her for helping someone who isn't even a resident she simply replied "that's how we treat anyone - tenant or not tenant it doesn't matter. I'm here to help." That really sat with me because so far in Oakland the front desk hasn't been as warm and friendly as Farda has been. She honestly made me want to move in just so I can see her everyday! I viewed the apartments with Patricia, who I definitely recommend securing an appointment with. Patricia went above and beyond showing us well over the number of units we requested to view. She wasn't pushy and just let me view the apartment without interjecting until I had a moment to collect my thoughts. She asked me certain questions which really helped me understand what it was I was looking for in an apartment. While this is typical for any leasing agent, After viewing 10+ complexes in Oakland, I can confidently say that Patricia's questions demonstrated that she was actively listening to me rather than just reading off a script. For example, at one point I jokingly told her "I just want an apartment to entertain my friends for brunch." The next apartment she showed us had kitchen island with an amazing view aka perfect for hosting brunch. The fact that I jokingly told her this but she still found a way to make it happen shows that she cares to help me find a home rather than just another sale for the books. Lastly, one thing Patricia and Farda did that I noticed was that they said hello to every resident by their first name that walked by. This shows me that they take the time to know the residents even though there are 100+ units. Again, after looking at every apartment complex and them all looking exactly the same, Patricia and Farda made me feel apart of a community when I'm only a prospective tenant. In a sea of these identical luxurious apartments, 1717 Webster stood out and that's mostly because of Patricia and Farda. read more

I have lived in this building for over a year now and it has been a nice place to live. If you are considering moving into the building you may want to know the following. I wish that I had known. There isn't an organized process for arranging your move in or out of the building (I.e., loading dock, elevator reservation, etc.) which can be frustrating if someone else is moving at the same time. The cost for trash, sewer, water, city tax, etc. has been upwards of $150.00 a month for one person. Parking is an extra $225.00 a month and your space isn't guaranteed since it is also a public garage. Recycling has to be taken to the trash room since the trash shoot never works. The windows are filthy and haven't been cleaned in over a year. I am moving out two months early and to break the lease is the cost of two months rent + another 2 months rent, or approx. $16,000.00 in my case, so I am riding out the lease. The price for my floor plan is now approx. $500 more than when I moved in and once your lease goes month to month it can be raised to the new price. The neighborhood is nice but the violence within 2 blocks of this location has been weekly (theft or shootings). read more

The whole team from property management, leasing and the front desk are the extremely helpful and communicative. Everything is so clean and new. You can't help but feel like you're home when you visit and tour the building. It's the only building where I felt like I have to live here! The apartments are beautiful, great layouts and have all the high end amenities you would expect for a building of this type. The shared amenities are fantastic and some of the best in Oakland.
