I had an appointment to view a 1 bedroom unit . I arrived on time but no one at all was there nor anywhere in the open area. In fact there was another person there who had been on a self guided tour but was waiting for 20 minutes to receive her ID back because no one was there in the front office. Finally, Isabella showed up with a drink in her hand completely oblivious to the fact that she was 15 minutes late for my scheduled visit. Then I had to wait again for her to attend to the other neglected perspective visitor. It was just a poor viewing from there with Isabella poor customer service. Plus, I had to pay for parking! These apartments are really awesome. We came here for a tour just to check out how nice they are and they are really one of the nicest new buildings in downtown Oakland. They are in a great location with easy access to food spots, the lake and not too far from bart or freeways. If you're looking for a nice spot that gives hotel vibes then this is definitely the spot for you. Only downside is they have no parking available they have a waitlist which makes this place a deal breaker for us. read more

I just moved into VESPR last week after a month long apartment search! I checked, & toured in person, over a half dozen of the apartment properties located in downtown Oakland (as I chose to stay in Oakland because of it's centrality in the Bay Area), and I decided on VESPR. I'd like to offer a very grateful kudos to Ja'Cara Miller, who guided my tour of VESPR, and patiently answered my veritable '20 Questions' of questions! Honestly I initially thought I was asking too many, but now I realize that 20 questions barely covers what NEEDS asking. Ja'Cara answered them all and then some. But then Ja'Cara went above and beyond! Besides taking several extra texts and calls from me (answering more of my questions about & during the lease process), she reached out when an apartment listed which met my requirements (I'm living in it now!)! Vespr has the best maintenance guy- Ennus Menezes ! He repaired the exterior finish on my dishwasher that was damaged by a previous resident. The part had to be ordered, and there was a bit of a wait, so I thought it might've been forgotten but as soon as it came in, he came by and fixed it right away. Really clean and well maintained property. Units are spacious, amenities are A+, location is in close proximity to restaurants, lake Merritt, grocery stores and bart. Parking is expensive but I like that there's individual spots instead of an automated car port/robot system The complex is amazing but what really sold it was our leasing agent JaCara. JaCara was kind, professional and extremely knowledgeable. I've been touring multiple complexes in Oakland and it was really nice to tour with someone who seemed to enjoy their job. Within the first few weeks I resided here an entire window popped out of my 15th story apartment. This required me personally grabbing a very heavy window and frame before it fell down some 250 feet - likely killing or making those below. In response, building management did little to nothing and were laxodaisacal in their response, despite the acute crisis a window spontaneously detaching and falling 15 flights represents! This building is a ticking time bomb from a safety standpoint. The contractors who eventually remedied the issue (after the view window from my luxury apartment was covered with cardboard for about a month), indicated that the window was "over screwed." Who knows how many other units were built with similarly defective windows?! Stay away from this nightmare building and management who are clearly unconcerned with resident safety! read more

VESPR is a beautiful building in a very convenient location. The complex has amazing amenities and super friendly staff. Luba, Paulina, Ashia and Amber all go out of their way to meet the very demanding needs of us tenants. Joel, who was formerly on staff was great, as well. It would be 5 stars but the building does have a few folks that don't adhere to the rules (throwing large parties and failing to clean up, etc). This can sometimes detract from the experience of living at VESPR. Overall, I would recommend it for community-minded people who like amenities like a gym and pool, etc. Just understand that it's in the heart of the city and there is a lot of activity around the building. read more

I visited a relative here. I saw a resident come out of the building with his dog and allowed the dog to pee on the apartment call box system at the entry. When I brought this up to my relative she said the residents at this complex let their dogs pee everywhere in the building including the elevator, hallways, pool area, everywhere. I was dismayed and disgusted. I am an older generation so I don't know if this is what the younger generation believe is freeing for the animal... But it's absolutely unsanitary and against building and health codes. This is a brand new luxury gorgeous building what a shame --management is either unaware or negligent. Toured this lovely location situated in downtown Oakland near Lake Merritt, and tons of entertainment, public transportation, and good food/coffee shops. The amenities are stunning, the workout area, open sitting area inside the venue is remarkable. The tenants were nice, area clean, parking secure, and was able to see the living areas. Views are nice yes but more importantly staff was helpful, security insight, and was loud! I heard no loud homeless outside, didn't real see them, heard no craziness and visited the site Friday, Saturday, and Sunday including nights. Now Oakland can get lively but you are in a metro large city what do you expect? Anyways had to sign up and leave a true review so this is my 1st post of many now I have an account! read more

I just moved in about 4 months ago and best decision ever! I shopped all of Oakland who has great options, new buildings but Vespr feels like I am coming home to a resort. The lobby and pool sold it for me. I love my place just wish it was a bit larger but the amenities make up for this. And the cherry on top is the service, I love that we have a concierge. The staff made my whole move so effortless and stress free. LOVE the staff, the building can be glitz and glamour but the true shine is from the team who is so responsive. She provided clear information about all aspects of the property and was very transparent. My second tour with her involved looking at specific apartments units that I was interested in. During this tour Isabella provided invaluable information and insight into all units. She was able to help me make a decision and narrow down my preferred options to 1-2 units. As of today, 8/4, things have not improved. As a matter of fact, they've declined. I was verbally assaulted and physically threatened by staff last week all because I couldn't find a package and they didn't want to help. They claim their is "courtesy patrol" who walk the grounds at night and protect the garage when in face there are two people overnight, one who is meant to be in the lobby and one who is meant to be in the garage. The person in the garage sleeps their whole shift in their car. They aren't armed or trained. They are you and me. I reiterate: do NOT move to this building. They will lure you with amenities and special deals but at the end of the day, you will be forced into a lease that you will soon want to get out of which will cost you a fortune. read more

Vespr looks great online, but living here tells a different story. The staff is rarely available, and when they are, they're dismissive or uninterested. Some front desk employees regularly appear out of it, which raises serious concerns about professionalism and accountability. The elevators are filthy and smell like urine. This isn't an isolated issue--it's ongoing. Pet waste outside the building and on entry systems makes the front entrance feel neglected. Management doesn't seem to enforce any kind of cleanliness or pet policy. Basic maintenance is clearly falling behind. The same trash sits in hallways for days, the gym TV has been broken for months, and smoking in the garage goes unchecked. It feels like no one is paying attention. Add to that a monthly porter fee, a 20% parking tax, and an extra rent tax, and you're left wondering what exactly you're paying for. If you're looking for real luxury, keep looking. Vespr talks a big game but doesn't deliver. read more

We lived in the Vespr from 2022 to 2024. It's an OK place to live. One note - a significant reason for us leaving is the state of Oakland itself as a place to live, and the pervasive crime issues in the vicinity of the building. That's excluded from my rating, but if you don't know the area be aware. We moved from out of town and it was considerably worse than expected. Pros - Units are nice (good finishes) - Quiet / can't hear neighbors or street noise - Awesome amenities (especially the top floor) - Staff are responsive and for the most part helpful - Maintenance is extremely responsive for first touch and if parts are on hand - Move out charges were fair Cons - The HVAC system struggled to keep our unit at the set temperature, and there were sometimes 10-15 degree deltas between rooms in our apartment. Even on full blast, it struggled to effectively cool the main bedroom. - EV chargers had reliability issues - If parts are required and not in stock, maintenance closes the ticket and then forgets about it, and you need to keep reopening to get things fixed, which is an annoying hassle. - We were lied to by the leasing office on our original tour (we were told on multiple occasions that EV charging was no extra cost on top of the parking space, signed a lease where we verbally stated immediately before receiving the lease agreement that we needed an EV space. We asked about the fact that the contract didn't specify, and were told that they do not specify EV vs. non-EV). Then, when we went to pick up the keys, we were assigned a non-EV space, and told we'd need to pay $150 more a month for an EV space. We complained, and were told we didn't have it in writing, so they wouldn't honor the information they gave us at move in. The new contract, for $150/mo more, /still/ didn't specify EV charging, but they did give it to us that time. Get /everything/ in writing with them. I don't think Holland specifically cares about their staff telling the truth to prospects (we had another incident with a Holland leasing agent elsewhere in a similar vein, and in a decade of large company landlords I've never had that problem with anyone else.). read more

So tired of the continual misinformation. Why the trash shoot doesn't work? Why the primary bedroom doesn't have a full regular door for privacy? Why they keep blaming the City of Oakland for their lack of communication with tenants stuck in a building with 5 elevators non-functioning for 3.5 days? How they can fine the tenants about friendly dogs off leash but we cannot fine them for the urine, poo and lack of interior cleaning. Why a 76 yo disabled woman has to take boxes to basement when her memory is becoming deteriorated. Causing my mother anxiety and feeling depressed because of fines and threats of more fines. She fell on the no handicapped access doors from garage on 1st floor by dog park. Concussion. How can they call this luxury when your groceries are stolen by the residents? On camera they figured out who ate my food and stole my sodas but won't tell us who is the thief amongst us. Why they quote you one price and you sign a docusign on that apartment then when you come to get your keys your rent went up and you're not in the same unit. They say the initial contract is not the lease contract? WTH are we signing? Don't move here until my attorneys take them to court and City of Oakland Code Officer comes and gives them a site visit. I'm also hiring a person ADA Investigator because I don't trust anyone to tell me the truth here. They've never listen. Have an excuse for everything. Coffee machine always broken because it makes only 40 8 ounce cups for entire building!!!! Lies, lies and more lies. I will get to the bottom of this mess and probably it will be a Class Action for Entire Building. I have no idea who is happy here paying $6800-7800.00 a month and no valet trash for the elderly or special services. Oh I forgot. They gave us a Kellogg cereal breakfast one morning before Saint Patties Day. Saint Patties Day we got nachos? When did Mexican food become Irish? I have bought them chocolate covered strawberries, flowers, and tried my best in setting an example on being kind and dang it. That was a slap on my face. The girls said the strawberries from yesterday were better than the ones I bought the day before. $45 Box of Strawberries FREE and I get "not as sweet." Throw them in trash and I'm not rewarding bad behavior. Still no handicap rails in shower for mother. I can go on for days on how badly managed. But that would be weeks and days on end. While residents acknowledge the leasing agents are short-staffed, she has never declined helping me in an expeditious manner and has solved every problem I have thrown her way. She does all this with great patience and dedication. However, her counterpart whom will remain nameless (giving her an opportunity to fix her attitude) needs to work on executing requests from residents. Each time she has sent me away only for me to have to chase after her for a status. My favorite response over the weekend was all my packages are being sent across the street. No transparency about amenities not being open yet during my tour. Moved in and found out the pool, gym, etc isn't open at least until next month. Not informed that I can not receive mail from USPS here. At no point when I was handed my mail key or when I was checking my mailbox everyday was I told this. My snail mail has been getting returned to sender according to the post office. No hot water since I've moved in! These issues do not reflect the $3500/month rent. No response from corporate, no sense of urgency with fixing these issues. The space is beautiful and the staff is very courteous but management needs to realize they are not ready to be open/charging people full priced rent. read more

We just left some felt safe to write this review before we ran into any issues with how they were treating us. Not only Is the neighborhood around terrible but the staff won't even let you warn your neighbors about things that have happened here. Also, when they tell you a price just expect to pay 2-300 more of hidden fees they don't want to tell you about. Luba helped us move in, but we were never told about all the crime that happens in broad daylight right in front of the complex. I've seen women get jumped by 4 guys in a stolen Kia and when I tried to tell out neighbors about it I was the one reprimanded? Units are nice I guess when the AC wants to work or the water wants to get hot. The shower heads always fall. Once you do leave here the fees they charge you are insane. We finally paid it off but just don't expect to get your deposit back and pay more on top of it. Worst building I've ever lived in, worst service I've ever dealt with. holland financial group is DISGUSTING. Please find a better apartment than here. For your own safety. read more

I have lived at Vespr now for a full 15 month lease and just renewed for an additional 24 months. I wanted to speak to my experience so far, as it has overall been exceptional. What really makes it great here compared to other buildings I have lived in, is the staff. As building occupancy has gone up the staff has really worked hard to keep up with the increasing demands, and as such we experienced very few "growing"pains. The maintenance crew has always been quick to respond to things and the concierge staff are phenomenal. Daisy has been an absolute asset to this building, she consistently goes above and beyond. It makes all the difference to have someone here like Daisy and Joel. It is a hard job and every other "luxury" building I have lived in has had VERY high turn over in this position. Having someone who knows the residents, the building, and keeps things running smoothly while putting up with grouchy people (like us at times!) with a smile and kindness really makes the difference to our experience here. The staff can really make or break the experience, so we really appreciate having people like Daisy, Luba, and Joel. Unit and amenities: We have a 2 bedroom on one of the higher floors and it is very quiet with great views. I can hear when people drop something big, but no voices, no music, etc. It is the quietest building I have lived in. The other tenants I meet are really nice and polite, and we really like our neighbors. We have two dogs and the dog run is consistently washed, poop bags stocked, and dog waste garbage taken out (unlike other buildings I have lived in). The other dog owners are friendly, and it has been a good dog community for us. The amenities are great, I love the full pool for lap swimming, the gym is great, and the roof top lounge has beautiful sunset views over SF. We have not had any issues with our apartment, everything works well. The Washer and dryer is the best apartment washer/dryer I have had so far (a big drawback for us at Webster, their sister property). At Webster and Modera we had multiple issues with the washer and dryer, but not here! Parking: We pay for parking and have had no issues with our spot, when the garage has been broken (2-3 times that impacted me) it is fixed quickly and they have a security guard posted to monitor the entrance which I really appreciated. Parking is similar to how much we have paid at other places and I feel like it is much more secure than previous places we have lived, so no complaints there. I would not want to leave my car on the street here. I have only experienced one power outage (it was a large outage that spanned several blocks) and I was still able to ride the elevator down thanks to backup power. I have experienced the garbage chute being down 2 times when I tried to take out the garbage, and it was back up and running a day few hours. The chutes are not available the they are taking the trash out to the curb. We use the guest suite when we have out of town guests, and have usually been able to book when we wanted it (it does get busier around the holidays as you would expect). It is a nice option (but you do pay for it. It's a better deal than a hotel IMO). There are 5 elevators, One of them is used for moving in and out so it is often blocked off. We have been down to three elevators a few times. On the neighborhood: I walk to 19th street Bart for work every day, and I walk my dogs often so I have spent a lot of time outside in the neighborhood both during the day and at night. I have never had any issues, but have definitely seen people looking in cars for things to steal. It is a dense urban area in Oakland, so there are the caveats that go along with that. I have lived at 17th and Webster, and I think this area is way better for my needs (quieter, walkable etc). I try to be aware of my surroundings when I am out and about, and usually stick to the dog run late at night. So all of that to say I feel pretty safe, and I really like the easy access to transit and restaurants that are nearby. It is also nice being close to whole foods. We walk to lake Merritt often. The neighborhood has way more positives than negatives for me. Deliveries: We have never had a package go missing, and I order a lot so we really enjoy the secure package lockers and package room. It makes a big difference not worrying about theft. I was anxious about the lease renewal process, but was pleasantly surprised by how easy and straightforward it was. I have never in my life had such a positive apartment experience and I've lived in SEVERAL across 7 cities (life in tech!). The staff at Vespr continually exceed my expectations on things needed and feedback given. From the weekend I moved in, they've been responsive to all of my needs, and in moments of emergency, they are happy to help. I love that they host weekend events for the community to get acquainted with one another, and I am grateful for the security that walks the building every day to make sure that we are safe. The building is beautiful, the pool is warm, and the gym is open 24hrs! I've been living here for almost a year, so now I can write an honest review. Don't be fooled by the luxurious appearance. The apartments are poorly made with cheap materials. Not sure how this building passed city inspection with elevators and the trash chute constantly breaking down. Such a new building and things are always breaking down. There are so many things that need improvement, especially since we're paying $4800 per month in rent plus a monthly parking rate of $325 for the lower parking garage that seems to always have a broken garage door, either trapping us inside or leaving us stranded outside. Cons: - Elevators always breaking down: all of them broke down during New Year's Day weekend and all the residents were left stranded for a couple of days, unable to reach anyone from Vespr. They did not send anyone to check on us to see if we needed assistance. What if there were elderly people living on the 18th floor and needed help getting down the stairs? This is definitely a lawsuit in the works. - Trash chute always breaking down - Walls barely have any studs to hang anything - Wall paint/ dry wall paper comes off easily if you try and tape something to the wall - Showers are poorly designed and is always leaking or water overflowing - Stove is too small, can only fit maybe 2 pots at a time - Sink is too small and shallow - Not enough counter space, the microwave is inside a cabinet - Windows that seem to break all the time - Staff who don't seem to communicate with each other and thus important information about signing papers or being on the parking garage wait list was never relayed or documented - Bicycle theft inside gated parking garage, car vandalism, and car burglary - My car got keyed with no cameras installed in the parking garage - Lack of security patrolling the area (always on their cell phones and not really caring to really secure the area) The only good things I can think of is how tech savvy this building is because of the Butterfly MX system, Parcel Pending, elevators requiring key fobs, and entrances requiring key fob access. The amenities are also very nice. In conclusion, if you're looking for a nice looking apartment, then this is your place. But honestly, this place is too new and costs way too much for all this malfunctioning elevator and trash chute business, lack of communication and professionalism amongst staff, and lack of security (reported incidences of resident bicycle theft, car vandalism and car burglary).
