Primero que nada es un lugar que tiene seguridad y eso me hace sentir tranquilo. Para acceder a todo debes portar de tu pase de acceso y está genial. Tiene espacios múltiples para hacer carne asada, o tener una reunión con amigos y familia, está maravilloso eso. Cuando estás en el roof tiene una vista bella de la ciudad, vale la pena deleitarse. Por qué tres estrellas? Los apartamentos son muy pequeños, podrán tener 3, 2 habitaciones pero está todo muy compacto, demasiado angosto, no se, estás como muy limitado. El estacionamiento en varias ocasiones estaba abierto, no estaba funcionando y no hay quien te asegure que esa área esté segura o cubierta. Es una zona con mucho homeless y pocas zonas alrededor para comer o distraerte. Sumemos que tienen altos costos de renta.

Security deposit was withheld, which required filing a lawsuit. The return was eventually agreed to, but the payment was never sent. Staff were difficult to work with and consistently unprofessional. If you rent here, be prepared to pursue resolution through small claims court, as professionalism and follow-through were lacking.

Trash room consistently stacked like this. The chutes never worked ONCE for the entire year of me living here.

Everything about this apartment complex is a scam. Upon entry to the lobby, you get the vibe that it's an upscale building with great maintenance and management. The staff acts kind and helpful up until you sign a lease and the moment you do, you are met with rude attitude and zero desire to help in any way. The trash chutes have never worked once and the trash rooms get so piled up with garbage on the floor that you can't even close the door. The smell lingers out in to the hallways and attracts flies. They towed a rental car of mine and made me pay the fees to get it out of the tow lot even after they had the license plate on file and agreed not to tow the car (parking costed nearly $400/mo). Upon finally ending the lease, I returned all key fobs and garage clicker, yet they tried to lie and charge me almost $350 in move out costs. Even after explaining that to them they proceeded to say we don't have any records of that and completely lied to my face about it even though I returned them. There is human poop surrounding the building, a person or dog consistently urinated on the side door to the building (in the alley) and the windows have been boarded up for months. This place is a nightmare to live in and you could ask any resident that lives there. I don't doubt for a second that they would disagree. Don't move here.

Pros: beautiful building and units. The staff is nice. Cons: they don't take care of this building at all. There's no clean up crew. Stolen packages. Rodents everywhere. Called about dog poop in the lobby at 3pm and it wasn't cleaned up until the next day. Mind you this was a working day, Tuesday. There's a nasty leak in the garage that has to be breaking code. But anyway, I've been here for almost 6 months. Here's some pics I've collected By the way these 5 star reviews you see are from people who TOURED and that's it. They probably got some money off for posting a review

Soaking tub is AMAZING

I've lived in many places in SF and rented from various landlords (by owner, small/medium/large management cooperates). I can say that Hanover Soma West is definitely the best one. I moved in when they first opened in 2021 and lived there for 2 years. The only reason we left is because we have a baby, so it's time to move into a house. If you're reading this but haven't toured the place yet, you wouldn't want to miss out. If you're reading this because you just went on a tour but are still deciding, let me share my experiences with you. *The staffs You'll be in the good hands of a truly professional team here. Hanover has done something right to be able to find talent and have them bring their A-game to work every day. I've interacted with several of them, including Careena, Chelsie, Kat, Chris, and Mirna. I was used to property staff who didn't even bother to say hi after I signed the lease. However, the team at Hanover was absolutely wonderful to me from day one until the day my lease ended Mirna was the one I worked with the most, and she's absolutely a rock star. I had to report a noise complaint once, and Mirna made sure to follow up with me to ensure everything had been resolved. Right after my daughter was born, she noticed the new arrival and brought us a very thoughtful baby gift box with a handwritten congratulatory note to our door! And Mirna, if you see this, I noticed that every time I ran into you in the morning, you always said, 'Have a good day at work.' It might be a small thing, but it made a big difference in how I perceive your hospitality. *The amenities The property is beautiful, well-designed, and brand-new. The most important thing is that all the amenities are practically useful. - Many people work from the shared space in the lobby area. Yes, the Wi-Fi is strong, so you can definitely take Zoom meetings with an awesome atmosphere in the background. - The gym offers a great variety of equipment, and it's open 24 hours. You won't feel uneasy late at night because they have security on patrol. - I can't not mention the rooftop. The view is amazing, the furniture is comfortable, and you can invite guests for a BBQ party or game day. - The jumbotron is really fun during a big sports game. Residents and guests gather with a nice and welcoming community vibe. *The safety If you have been to the place, you already know it's basically a maze. You need to have a fob for the elevator and also to go through some interior entrances. I never have to worry about breaking in. I also rented a parking garage and storage, and nothing has ever happened to my belongings. My friends visit me often and street park on Harrison; despite how SF is notorious for car break-ins, it didn't happen to any of my guests. *The location To be honest, SoMa got some spillover from the Tenderloin, so I'd say get yourself familiar with the area, and you will be okay. It's actually super convenient to hop on the freeway. It's walkable to Trader Joe's, Harvest Urban Market, Whole Foods, and Costco. Here are a few local owner places that are within walking distance, and I highly recommend them: - Coffee shop: Cafe Suspiro, Sextant, Dento - Food: Basil Thai, Rocco's, Deli Board - Bar: Rumors, Bloodhound, Decant, Raven - Corner store: Welcome supermarket, Diana Market Overall, I had an awesome time here. The price is on the higher side, so if you're comfortable spending a little extra, it's definitely worth it!

Stunning property. Ian and Sydney were so nice and the tour was the best I had in SF. The amenities are so top tier and the location is perfect for my work commute to Oakland. I highly recommend to people looking in San Francisco if you want to feel like you're not in Soma this is the spot for you.

During tour everything seems to be perfect ,BUT as soon as they get you in and you sign lease - you understand that you appeared in HELL . I have never met with such an irresponsible company . No one absolutely cares about complaints of tenants . Management responds cynically and ironically. They lie . In social platforms they pretend and write templated texts that they are sorry for bad experience , but face to face they just smile . I certainly live here and this is not a building, this is CAMPUS full of DRUNK students and NOISY RUDE young people who do not let me and my 10 years old son sleep . Staff does not react. They just do not care . not even a word about empathy. Neighborhood is awful . Building is full of trash . Stinky and dirt corridors . Rats running inside . Gloomy apartments . Flooded parking with sewage . This place is AWFUL! And overrated! I pay huge price for total DISCOMFORT and very low quality of life .

Similar to many other locations not exceptional to stand this development apart. Rentals are overpriced in my opinion.

FRAUDULENT PEOPLE!…read more We live next door to this building in condos, and they have received misdelivered packages for our building, even being photographed in their mailroom. They refused to give them to us, even though they are addressed to us and obviously misdelivered. Then they say "oh we don't have them" despite photographed evidence. Next is "oh we can't find them". They claimed to have sent them back, although we went to them the very next morning. Asking how did they send them back, they stated with a driver. This being with me going to when their package room opened for business hours, and no delivery came yet, and the delivery in question happened the night before right as they were closing. So did Santa come and get them overnight? Especially when I see several boxes marked RTS right there? Obviously very shady management and company. Not good people at all. Not even good neighbors. Probably keeping packages for themselves.

He was super friendly, transparent and candid through the entire process- even made move in day a little easier. Actually just saw a picture of the units on the yelp page and they look pretty representative. The gym is clean and not packed even during peak hours which is nice. Haven't had any issues with appliances or paying rent. One thing I'd like to figure out is if they take BILT credit card for rent payments but I think last I checked the leasing office said no.

The location is hard to beat--right by the water on the Embarcadero and close to a lot of offices. If you work in the area, it's a game-changer for convenience. But what really sets this place apart isn't just the location (which is already amazing) but the management. Cary, in particular, has been a pleasure to work with. From my very first phone call inquiring about the apartments to my actual move-in day, Cary made the whole process so smooth and easy. he really went above and beyond to make sure everything was taken care of, and I can't thank him enough for that! Another thing I love is the open space in the building. It's super kid-friendly, which is a nice touch if you have kids or enjoy living in a place that feels welcoming and community-oriented. If you're looking for a great place to live in SF with top-notch management, I can't recommend Rincon Green enough!

Out of all of the apartment buildings I've lived in, this one (hands down) tops them all…read more Deb, who manages the building, runs things like a tight ship. She is extremely responsive and communicative about everything, and jumps into problem solving mode when you let her know of a (rare) issue with your apartment. Under her extremely organized management and close supervision of the building, I feel extremely safe. What's more is that she's a ray of sunshine who personally vets everyone who lives here, so everyone is polite, clean, and responsible. I probably saw over 100 apartments when I was searching in SF, and when I toured the unit with Deb, immediately recognized that it was a gem. You get much more bang for your buck than other comps in Russian Hill and Cow Hollow. (For example, you can operate the well-maintained laundry machines with an app vs. coin operated). To boot, you're on a quiet street right above Polk (which has everything you'd ever need) and a literal two-minute walk from amazing restaurants like Elephant Sushi and Seven Hills. Let's just say I have no plans to move.

While it is near a lot of activity, it is on a very quiet street (which I love). The building has an old San Francisco feel but the apartments have up to date renovations. The building is safe and very clean (cleaned every Thursday!). We also have the most wonderful building manager who is attentive and caring. I would highly recommend this apartment building to anyone. It is an absolute dream to live here!

Run! The leasing agents are dishonest and misleading, providing false information to secure…read moreagreements. They withhold critical information that tenants should be made aware of before signing the lease. I feel deeply betrayed by the leasing agent, especially given how pleasant and accommodating he had seemed. I genuinely trusted him and believed he had my best interests at heart. He even lied about repairing a few things in my unit two months ago, claiming he had put in a work order. It wasn't until last week, when I got my keys, that I realized nothing had been done! ALL OF THIS TOOK PLACE IN 3 HOURS AFTER I PICKED UP MY KEYS! THIS CONFIRMS WHAT ALL THE TENANTS TOLD ME ABOUT THE LEASING AGENTS AT LAKEWOOD APTS. THEY ARE NOT DOING THEIR JOBS, AND THEY DON'T CARE ABOUT THE TENANTS! WOW!!! THE DECEPTION IS REAL HERE! I will refrain from disclosing his name until I determine my course of action. The property is poorly maintained, with neglected common areas and unhygienic conditions. I asked to see the laundry room and parking before moving in, but they kept putting me off until after I signed the lease. When I picked up my keys, I finally got a look at the laundry room, and it was so filthy and disgusting, I wouldn't even let a dog stay in there! This gives me an idea of the kind of people who live here--rude, unpleasant individuals accustomed to living in poverty, with little regard for their neighbors or the shared spaces we all use. The tenants mentioned they've been in disputes with the leasing agents over black mold in their units, which is airborne and even clings to their personal belongings in the closets. Nothing has been done about their complaints! Additionally, the garage is inadequately lit, creating an unsafe environment. The scary, dark garage has no security cameras or security mirrors. There are individuals with mental health challenges wandering and appearing disoriented. Nothing's been done about this yet, either! There are huge piles of trash, old furniture, and unwanted junk stacked up by the dumpsters in the garage where we're supposed to park our cars! The security gates for the parking garage are broken and marked off with yellow tape! There are no security cameras in your hallways where your front door is. Entering the building from the garage, you're met with dirty common areas, and the elevators aren't any cleaner. While I was with the leasing agent, a visibly concerned tenant approached and explained that her neighbor was missing, her front door was wide open, and her belongings were scattered in the hallway and by the elevator. All the leasing agent responded with was, "I don't know what's up with her"! What exactly was I witnessing? He failed to use his walkie-talkie to contact the security guard to check on her, secure her unit, and call 911 for a wellness check As an attractive woman, this location presents numerous safety concerns for various reasons. Not allowing tenants to use Ring security cameras on their front doors is an unreasonable policy that compromises personal safety and increases the risk of becoming a victim of crime. This place feels like a massive setup just waiting to unfold! No one mentions that every time you get a package, you have to go down to your car in the dim, unsafe garage and drive three or four blocks to the leasing office to pick it up from a room they call "Hello Package." It's a huge inconvenience for any tenant, but especially for those of us who are disabled, like me! I paid the rest of my deposit, got my keys, and now I am too afraid to return or move in! I AM IN FEAR FOR MY SAFETY AND MY LIFE!

I enjoy not only the location and how close it is to downtown or to exiting the city but also the sense of safety and closeness that it provides compared to larger apartment complexes.

Justin, the Property Manager, is consistently proactive and communicative, always working to keep the complex clean, safe, and respectful. Maintenance requests are handled quickly and professionally, thanks to Sam's responsiveness and skill. The staff *truly* care about residents' quality of life, and it shows. Our unit is bright, modern, and highly functional. We get tons of natural light and a beautiful view of trees, and day-to-day living is comfortable year-round thanks to solid construction, sound-sealed windows, and high-quality appliances. A standout feature is the abundant closet and storage space, which has made organizing and settling in easy--especially over the long term. The location truly can't be beat. We're within walking distance of excellent food, public transit, and green spaces, with quick access to both I-280 and downtown. It's the best of both worlds--urban convenience with a calm, neighborhood feel.
