We've just come to the end of a year living at AVERY-450, and it has truly been an incredible experience. Unfortunately, we have to move because there are no two-bedroom units available--and with a baby on the way, we need more space. Honestly, it's hard to find a place like this one. The concierge service is magical--everyone is so friendly, welcoming, and they know you by name. One of the little things that made such a big difference: whenever you're carrying heavy packages, they'll call the elevator for you. The service here is on the level of the best five-star hotels in the world. It's been a wonderful year. If you're thinking that you don't need 24/7 concierge service--like I once thought--you're mistaken. You absolutely need it, and once you have it, you'll never want to live without it. The valet parking is another fantastic feature, and the valet team is just as kind and helpful. I used to think valet was unnecessary until I tried it here--now I can't imagine going without it. It's crucial to be well-informed before making a decision about this property. In my personal experience, the building's construction lacks proper insulation and soundproofing. Consequently, you can hear various sounds between floors, such as your neighbors' footsteps, the dropping of even small or light objects, and even children crying or having louder conversations. I've never lived in a building where you can hear a television between floors. Unfortunately, this is not an exaggeration and can be disruptive to anyone who needs or enjoys studying, reading, watching movies, sleeping, or concentrating on anything. Making things even worse, residents are permitted to engage in the manufacturing aspects of their micro businesses from their apartments. Including activities such as hammering, scraping, and pounding all hours of the day and night. And if you're thinking this is a one-off, and this wouldn't happen to you, think again! This is my second apartment in the same building where my neighbor was allowed to make pounding and hammering noises at all hours of the day or night, including quiet hours. I paid extra to move from one noisy neighbor and ended up next to an even worse neighbor, most likely running a side-hustle out of their apartment. You can read every other review I've written about a company, and you'll notice that they're all overwhelmingly positive. I used to feel guilty about potentially negatively impacting any business's bottom line, but this experience is too significant for me to keep to myself. I want to share it so that others can avoid the stress and frustration that comes with living at this property. A few months ago, I had the idea that perhaps the noises weren't being addressed because I had left a negative but honest review of my experience here. So, I revised my review to only highlight the positive aspects of the building. Surprisingly, nothing changed. My neighbor above me is still allowed to pound, sometimes hammer, and scrape on their floor, my ceiling, at any time of the day or night, including quiet hours. The final straw was that my last two emails to management requesting relief were never even returned. The general manager here is not a serious person. She's not professional, and since she also lacks empathy, she's feckless. Despite the building's appealing appearance, the absence of soundproofing and the management's refusal to enforce Implied Quiet Enjoyment for every California lease are significant issues that cannot be overlooked. My experience at Avery 450 is undoubtedly the worst housing experience I've ever had. Everything aside, I would like to say that the concierge team is incredibly helpful and always friendly. If you're evaluating your corporate housing options, read on! Moving to a new city is never easy which is why I'm grateful for my work for providing corporate housing for a couple months- giving us time to find a more "permanent spot". The Avery 450 is pretty awesome! It's a very short walk to work; very close to Google, Facebook, LinkedIn, Microsoft etc Everything is very modern and concierge is very friendly. The elevators are very fast which is much appreciated. My favorite amenity would have to be the gym. This is the best apartment gym I have ever had because they have so much equipment- its a gym rat's dream. Squat rack, check. Stair climber, rowing machines, dance room, lap pool, pelotons, etc This aint yo basic treadmill kinda gym. And they have cold scented towels! It gets busy sometimes but never to point you can't find something else to do while you wait for another equipment. I also like working on the 32nd floor sometimes because the view is amazing. Also, if you like coffee- there's an espresso machine on the 7th floor and its free. Very dangerous for caffeine addicts. read more

We've lived at Avery 450 for two years and we love it. Most of all we love the people- the front desk team is incredibly sweet and thoughtful. Malia, Peter, Kashif, and Jason have all been there as long as we have, and we look forward to seeing them each day. They take great care of our guests and are proactive about helping call the elevator for us when our hands are full. The valet team led by Wilfredo are also top notch. The system is pretty seamless and they're all so kind and helpful. Once when I was a new mom, Wilfredo even helped me get the baby situated in our car when I needed an extra set of hands. We appreciate how well they maintain the amenities too. I used to swim almost every day when I was pregnant and there was hardly ever anyone there (I do wish it was a few degrees warmer). Hosting on the 32nd floor has been huge for us since our place isn't that big. Jordan in the leasing office was a pleasure to work with when we renewed as well. read more

We lived here for 3 years and it set the bar for luxury apartment living. We decided to move to San Jose to try a new city and change to a suburban lifestyle, but we do miss the Avery! Loved: - The concierge!! Always available, helpful, professional, and friendly. It's truly the people who made the building so hospitable. Melia, Jason, Peter, Kashif, Christine, and more - always greeted us (and our dog!) with a smile and helped us with whatever we needed. - The mail system (staffed by the concierge). In 3 years, we never lost a package. Outgoing mail was also made super easy since we could simply hand over a package to the concierge and it'd go out with the next delivery whether it was UPS, Fedex, or USPS. - The valet parking. We realized that this was ideal because it made our car completely safe from break-ins (other garages in the area still have break-ins even though they're private), and we never had to worry about finding a spot or someone parking in our spot. On the flip side, we had to request the valet and give extra time especially if they were busy, but we could request via text message on the way down, and we learned to time it right. Also, we loved that EV charging was free until recently in mid 2023, where they started charging ChargePoint rates, which we felt was fair given how much rates have risen recently. Yes, the valet had some issues last year (as mentioned in the other reviews), but it was minor for us, like forgetting to charge our EV or taking a bit longer than usual to get our car. It happened over only a few months, and they've been solid since. - Maintenance team. We didn't need maintenance often, but when we did, it was quick. One time our front door lock was having issues, and they came barely 1 hour after I put in the request, and it was fixed in 2 minutes. They are professional and friendly, and also very helpful during check-in and move-out. We would also see them around the building every day cleaning the grounds and keeping things tidy. - Food deliveries straight to our apartment door, sooooo easy and convenient. - Amenities: high end everything in the gym, lap pool, beautiful 32nd floor area, and nice co-working space on the 7th. - Dog bath station: super useful and saved us a lot of money in grooming costs! Cold/warm water, powerful dryer, clean towels, water bowl, and shampoo/conditioner are all supplied. - The interior doors are solid wood, unlike many other places that use hollow wood. This kept things quiet even if both my wife and I were working from home. - Location: we went to the Ferry Building farmer's market almost every weekend we were here, and loved it. Grilled cheese from the Farmer's Wife! - Management: friendly, flexible, and generous. They did take time to respond sometimes, but the team went through a few transitions during our time and it was understandable. If we needed anything more urgently, the concierge helped us track down someone. - The motion-sensing warm bathroom light was a nice touch, and lights use the Caseta system that you can buy a hub for. We otherwise used Philips Hue lamps in the rooms. - The near-instant hot water was amazing. - The views.... the daily, breathtaking views. Quirks: - The Bosch hardware could be better: the washer/dryer are small, and the dryer wouldn't fully dry clothes, I usually had to do extra dry on perm press, then add 20 minutes time dry. The fridge/dishwasher are half size, so we had to be mindful of how much groceries we could get, or how many dishes we could keep out. - Sometimes we'd smell cooking from other apartments via the microwave vent, so we kept it on low all the time and that solved it. - It got warm in the apartment because of direct sunlight, so central AC was needed 1-2 hours/day. - The Rincon Hill area is noticeably nicer than most parts of downtown SF, but sometimes it would feel a little sketchy. Maybe once a week we'd see a homeless person roam through and once every couple of months we'd see an iffy situation where someone would be yelling or acting erratically. It's just part of living downtown, and we had to keep our head on a swivel when walking our dog. However, I do appreciate that I would see the East Cut teams with their carts every day cleaning up litter and getting help for homeless people as needed. Letting the dog out at night around 9-10PM was ultimately fine, I never really felt unsafe in the area behind the Avery. There are cameras around the area and often security roaming around. - Trash chute - yes, it did smell a little bit, but it was mostly contained to the trash chute room and trash hallway area. Wearing a mask helped the smell. - Note that this building, like many others in SF because of regulations, is mixed with below-market-rate units. Nevertheless, the tenants that we interacted with, regardless of background, were friendly! Avery 450 costs more than others in the area, but you get what you pay for, and it was worth it for us. If it were not for my (and others) experience with parking garage vendor (drivehospitality.com) at the Avery I would give it 5 stars. My car was damaged in the garage two weeks ago (I estimate about $3,000 worth of damage). I filed a claim with the garage the same day. It has been two weeks and I have not heard from their insurance company and have had to plead to any kind of response. I've been promised updates, texts, emails, but all I've heard from them for the most part is 'crickets'... I finally did receive one response from the owner (Victor) which included: "Based on studies and our own experience handling thousands of vehicles at many different operations. Most vehicle owners do not notice damage on their vehicle immediately..." So you can guess where this is going (i.e. blame the victim). The owner also claims to have been insulted when I asked for insurance information... His customer service approach feels to be a better match in the meat packing industry than in a luxury residence. And just to cap it off, I was in the garage last week and randomly ran into two other parties who have had cars damaged in the Avery garage. Finally while I was in the garage taking photos of the damage on my car I also heard a loud crunch and scape on the side of another car being moved under one of their lifts... So, bottom line--yes great place if you don't own a car, but not recommended if you do. read more

We scheduled a virtual tour with one of the leasing agents Nicole and she failed to ever show up for the tour and the office has been completely unresponsive to our emails, calls, voice mails during and after the scheduled time for the tour. Do they go on strike every day or something?? I find it very curious that she would always take 2 days to respond our emails and flaked on us on the actual tour. Unbelievable. This is after we filled out the form online for at least 5 times (it's broken too) before we got a response. Very disappointing! read more

As is her maintenance manager, Rob, who helped me install a few things in my apartment. The concierge team, such as Peter and Kash, have made my stay very positive here making sure my deliveries are secure. Living at the Avery is comparable to living in a 5-star hotel: The building itself has a sexy vibe to it, the amenities are first class, and the units themselves have high-end connected appliances and details that you would only expect in a custom-built home. What my wife and I have enjoyed most about living here, though, is the staff (concierge / managerial / event / maintenance). Not only does the staff offer white glove service, but they are incredibly knowledgable and helpful, and aim to make sure you feel safe and taken care of - which is especially important in times like these. A couple of things that the Avery has offered to its residents, which has made quarantine more bearable, is organized grocery delivery and occasional treats like cookies and cakes from local businesses that help support the local economy. It's been a wonderful experience living here, and we are so thankful to the Avery staff for always making it feel like home. read more

My journey at Avery 450 started through booking an AirBNB for an extended time. The one month in the building was enough for me to want to permanently call it my home. My heart was set on living in the building. The leasing staff made the signing process as smooth as possible and were very responsive and patient with any questions I had. The concierge team is very professional and friendly. Many times, they have given me my package before I have asked! The management team goes above and beyond to ensure they can accommodate their residents as best they can and will utilize their resources to formulate a resolution. You can bet that if a member of the staff sees you, they will definitely greet you with a smile. Avery 450 is an extraordinary building located in a terrific spot in SF. Close to key freeways as well as the Bay Bridge and other special/key SF districts. Tons of coffee shops, markets, restaurants, bars, and attractions are just 1-3 blocks away. At Avery, no single detail is overlooked in terms of what matters when it comes to your living condition and experience such as: building/apartment structure and design, amenities (gym, pool, BBQ), appliances, cleanliness, as well as services and concierge. Finding the right building however, is half the work and finding the right "home" within such a gigantic structure is another huge undertaking. This is where Nicole Macariola outshined and surpassed any of my previous expectations. She was super knowledgeable, experienced, patient and honest. Answering every question and concern throughly, without biased or lack of enthusiasm. This made me feel very welcomed from the beginning and with her help and support I was able to find the right layout and apartment faster and easier. The Avery is a brand-new building and a great building with excellent service and amenities. The best thing about the building is that it is highly secured and super private. Bobby is awesome and really cares about the tenants. From the look and smell upon entering, everything is high class and high quality. Great place to live and great location too. Everything you need is within walking distance. The salt water pool and fitness center is also state of the art. If you can get in this building, I recommend you get in early before all of the units are gone. Great place to live and ask for Bobby to show you around. Time flies when you're living in a fabulous building known as The Avery! In retrospect, we have been here for almost two years comes June! The folks working here from upper management with Stephanie and Lane to the Concierge staff are outstanding in making the tenants feel right at home. Special thanks to Melia, Amando, Gypsy, Mario, Peter, Omar and other concierge whose name I cannot remember for their dedicated services to the tenants around the clock! A heart felt thanks goes out to Willie whom always come to the rescue with his expeditious maintenance service to our apartment. This state of the art high tech building truly make us feel secure during this difficult pandemic period. The numerous elevators are never crowded and ventilation in the building is superb including the hallways. I want to write a review for Avery 450 because I am just so impressed by this property. When I began my search for an apartment in San Francisco I knew it would be hard to find one that had everything I wanted, as I've been a longtime homeowner used to designing my own spaces...but the Avery has it all. To start with, it's a gorgeous building with beautiful architectural elements everywhere you look. Also, being in the city, there isn't much room for landscaping, but they do a beautiful job of adding it and making it feel like an oasis in the city. There's something so nice about walking into a beautiful lobby with very professional and friendly staff ready to greet you (as in a five-star hotel) and help you with anything you might need or just to welcome you home. Of course, when I drive, the valet is in the garage, and I can go straight up to my apartment from there. The apartments are beautiful with high-end appliances and finishes including real hardwood floors. I'm new here and my apartment has everything I need with amazing views, as well, which is so nice when having friends over. We can also go up to the top floor where there is a gorgeous lounge. I worked with Bobby Pineda in the leasing office, and he was very professional and wonderful to work with. I'm in real estate so I'd say I'm quite picky about people in related businesses, and he is a true gem. read more
