Elevator unrepaired for half a year now. Front door was broken for two months likewise. Front desk is missing most of the runs so package deliveries frequently fail. No dedicated building security. Locker system for packages is always buggy. Changed the callbox system for no reason which broke my callbox number. Also rent is rising yet again. Would not recommend. Update: building security is non existent. I got chased around the block by a homeless guy and called building security and they didn't do anything. Unsafe place to live. Update: garage door to parking broke today, staff isn't doing anything about it Edit: Rosalinda is awesome though. She helps me check the lockers when there are issues with Luxer One, the buggy locker system. The other staffs are alright. Heaters are terrible don't work and run up your PG&E bill, I'm always cold in my apartment. My packages have gotten stolen three times now, even after an update to the fobs and intercom system. There are too many random people in and out of the building to ensure that your packages won't get stolen. Very expensive to have no heat and stolen packages. My USPS mailbox even got broken into and I had a package stolen then too. Management sends a million emails but nothing ever changes. Quiet hours are super early for weekends. Elevators break often. read more

This apartment building is NOT SAFE for your belongings or yourself. They have packages stolen from inside the building all the time which are many times doubly locked. A key fob access point to get into their parking garage and another key fob access points to get into a cage where they keep package deliveries. People have also been assaulted right outside the apartment for the packages they were carrying. I myself have had two bicycles stolen from inside the confines of the building (again locked behind two access points and locked to their bike rack). The worst part is that management does not inform the residents every time something is stolen which creates a false sense of security, which I'm assuming is a way to keep residents and profit. Every once and a while they will send out a reminder to not let people shoulder surf into the apartment building but every time I have had something stolen it was in the middle of the night and they did not notify the residents of the incident. People are deliberately misguided with a false sense of security. I would recommend not living here or if you do make sure that you keep everything inside your apartment and make sure to lock your doors at night. read more

We just moved in a few days ago. Couldn't be happier with the place. We were going to rent another building with a pool, but we choose Windsor dogpatch for the safety. Other places have mail theft and breakins, here the boxes can sit out if their too big for the lockers and nobody is stealing them. Very important to me! The neighbourhood is nice and quiet and one of the few safe neighbourhoods in San Francisco which is crime ridden. Carly is really nice! She doesn't seem to mind that i've nagged her with 100 questions during the move in process. Especially since most of it was in the move in book and i could have looked it up. he he. But that's how i roll... ask questions and read the manual later. We moved in with our infant daughter so safety is a priority. That's why we chose this building. read more

Absolutely fantastic experience living at Windsor at Dogpatch! Great location (nice and quiet) and a great onsite team (Carly & Natallia). They consistently go above and beyond to address any concerns promptly and effectively. From minor maintenance requests to more significant issues, they handle everything with a level of professionalism that takes the pain out of apartment living. One of the best things is that I have never once have I experienced any lost or stolen packages, they have luxer package lockers but the team also stores packages in a secured area when couriers leave it lying around. Living here has been an absolute pleasure, thanks in large part to the responsive and proactive property management team. Have loved living at Abaca for the past 6 months, but this new management change came out of the blue and feels disconcerting. The familiar and friendly people at the front office (mainly Jonatan and Brian) were a huge reason that we chose Abaca to live. Since they are gone, I'm wary of the upcoming changes. I was planning on renewing my lease, but at the moment I'm going to not recommend staying here until the dust settles and we can determine how this affects the living situation. read more

Pros: -Muni rails is right across the street -Caltrain is a 10 minute walk -Halls are frequently clean -trash shoot for each floor -Safe Amazon package deliveries -Washer/dryer in the apartment -amazing service and support -easy online monthly payments -the internet speeds are insane in this area -apartments are decently soundproof Cons: - There's this screechy white noise that I hear sometimes when I am walking down the Halls - Parking is very limited - Homeless people sometimes sleep around the corner of the building - There was a time where I was coming back home and there was a man shooting up at the Muni rails station across the apartment The pros definitely outweigh the cons. The apartment is awesome, however the neighborhood doesn't feel as secure/ safe as how I envisioned a luxury apartment to be. This place is perfect for people that are simply here in SF to work and improve themselves. If you have kids/family, you can find a safer apartments a few blocks north. This was a wonderful community when I first moved in. The location is great for commuters, it's a sunny spot in the city and you are steps away from great coffee and or great drinks along third street. Management was delightful; every week hosting new gatherings to bring people together. From dog meet-ups to breakfast on-the-go, there were many thoughtful gestures to build community. This was deeply meaningful given this is a mixed-income building. Since new management (Windsor) took over, efficiency is a priority - which has been nice with streamlined processes but also makes you feel like you are living in a suburban office park. Invites to happy hour have been replaced by form emails inviting you to an AT&T sponsored pizza party. Things got really tough when we were making the tough decision of where to go during the pandemic. Windsor attempted to increase rent for staying in our unit (a hard pill to swallow given economic volatility and the fact that amenities can no longer be safely used), suggested paying dual rent to hold another unit in the building, and made no arrangements to facilitate a safe move. Elevator access was said to be "first-come first-served," shelter-in-place was violated when they conducted an inspection in person (after arrangements were made for a virtual walk-through, and move-out charges were suspiciously levied to be the exact amount of our security deposit. Each person we spoke to gave us fragmented, inconsistent information. I was disappointed as a tenant of nearly 3 years. During such a difficult time, it's been baffling to see Windsor transfer it's inherent responsibility to ensure safety onto individual members of the community all the while extracting as much rent as possible in an already inflated market. read more

I had a great time at Windsor! Both Natallia and Amana, together with the maintenance team were really responsive, easy to contact, and the apartment building was kept really clean all the time. The gym equipment is new and nice, and Dogpatch is general is just a really nice neighbourhood that feels safe and has great food and drinks. The only caveat is that you have to fill up the pre move in inspection form in a really detailed manner to avoid any liabilities. I also liked the pre move out inspection process, it gives me visibility on what I may be charged for, and Natallia was really nice to check past photos so that we wouldn't be responsible for damage caused by previous renters. To sum it up, we really enjoyed our stay and moving out feels sad, and we would've renewed if not for our new jobs that are not based in SF. Thanks to the team at Windsor at Dogpatch. Beautiful apartment complex in a very underrated part of San Francisco. The amenities are unreal (especially the rooftop), the building is kept clean, and the apartments themselves have really thoughtful finishes. Maybe I was too spoiled in previous apartments, but the reason for 4 stars rather than 5 is because of a lack of a concierge and the lack of 24/7 package retrieval. I work pretty long days (leave at 7AM, get back at 8PM), so finding a time to talk to the front desk or get a package is really difficult. Note to the new management company: I hope this complex keeps doing engaging building events (like breakfasts and bbqs) in the future. We have a pretty great community and it would be great for it to grow. read more

I stayed at Windsor for one year when I first moved to SF and it was the worst decision I've ever made. Couple hints regarding Windsor: 1. Over-priced. We paid 3.5k for 1B but you could definitely get apt with better location, service, and amenities with the same price. 2. Bad location. Close to nowhere. No restaurant, no grocery store, no entertainments around it. The nearest grocery store is Whole foods at dogpatch, which is 30mins walk and 15mins drive (steep, local streets) 3. Terrible management team. The management team basically do nothing until it is time to move out. They make sure to charge you enough money b/c they know no one renews their lease anyway. 4. Noise. Next to train station and a huge truck parking lot. read more

We signed our lease the day before the switch from Abaca to Windsor and were nervous at first. But we have lived here 10 months now and love living here. The Windsor staff have been very nice and helpful, in person; and respond within a day or two to email requests. The leasing company has also been responsive to requests from the residents: additional Luxor lockers (for packages) were added and an additional trolley cart was added (which is great after trips to the grocery story or plant nursery). We noticed the east side of the building has some additional patio areas but we only visit this side of the complex to go to the roof. The roof top is amazing - the large table has heaters and lights above with a BBQ near by. There's plenty of other seating and smaller tables for all view points of the bay, hills and part of downtown; and they've recently added an outdoor TV. The Kitchen and Bar common rooms are nice but we don't really use them and notice not many others do - although it seems like a nice place to work from home. The parking was strange at first but we have gotten used to it and haven't had any issues. The apartment complex is large and broken up into two parts, which feel like two different complexes. We live on the Tennessee side of the building with outdoor hallways, which make each apartment feel more private. There is only one touching wall between apartments and it is very thick. We have one of the patios on the second floor and get enough sunlight for a small leafy garden all year around. The patio is large enough for the garden and an outdoor loveseat and table - it's great for brunch or dinner outside. Dog Patch is one of the more sunny and warm areas of SF - we can even grow strawberries on the patio. The size of the apartment is small but still comfortable - in ours there is a bedroom (which looks more like a large closet for us), a large bathroom, and a nice 'everything room' that connects to the patio and makes this room feel big - we've been able to host 6-8 people over for meals. We just moved from NYC and the neighborhood is our favorite part of SF so far. The Tennessee side of the complex is quiet, but living right next to 3rd street is great. There are so many great shops, restaurants, and bars. We eat at the Neighborhood bakery every weekend - they have incredible pastries, breakfast foods and coffee/espresso (and bread to take home). There is an amazing Fromagerie with imported cheeses that my French partner has to visit every week; and one block away there is an amazing French butcher: Olivier's with beautiful cuts of meat (beef, chicken, duck) and marinades. Mr and Mrs. Miscellaneous home-made ice cream is delicious and just across the street - they have some flavors year around and others that are seasonal, buying a pint and taking it home is a couple bucks more a pint from the store but soooo much better (frozen hot chocolate is a must). Every restaurant around here is delicious, some more upscale than others; and the bars have tasty specialty cocktails. There are a few great breweries in the neighborhood. We love to watch the Warrior's game in the back room of Magnolia Brewery which also has really delicious food. In all, we absolutely love living here. We know another important aspect of choosing a leasing company is the move out process so we will have to see. read more

This is probably the best apartment I've ever lived in. The staff is super responsive and friendly. When I say super responsive, they will respond to your query within minutes. Natalia and Amana are the best managers. They know what they are doing and they do it well. The apartment is well kept and always clean. Maintenance requests are responded to within the hour. They randomly give out free food and snacks. The gym has 2 peloton bikes. There's roof top access. One time the garage door was out of order and they had security watch over it until it was fixed to ensure safety for all residents. read more

Overall, just don't live here if you can help it. We lived here for 2 1/2 years and had a number of disappointing and frustrating incidents with building management. We constantly had packages stolen. There's a whole saga I could tell of the many times management blew me off, citing the delivery people, the architecture of the building, blah blah blah and refusing to put in security cameras. During COVID shut downs, they were relentless with emails about always wearing a mask in the building, but throughout the many months of shelter in place, I saw at least one staff member a day without a mask, complaints about this also went unanswered. We had very very loud upstairs neighbors (like slamming and loud music and yelling at 2-3 am), complaints to the building went unaddressed. They just don't care at all once your lease is signed, and the building manager runs her fiefdom with a machiavellian authority. Other building employees are clearly terrified of crossing her. There's no recourse, as we found when we tried to contact Windsor staff outside of the building. Residents who have issues will simply be ignored. We were also charged most of our security deposit, despite the place being SPOTLESS on exit. I have photos and videos that prove it, however we were charged massive cleaning fees and calls and emails to the building and parent company, you guessed it, went unanswered. Don't ignore the fact that this building is next to the Hell's Angels compound. I was harassed multiple times, with lewd and threatening comments while walking home. They also throw load, massive parties, sometimes including shutting down traffic on the street, or blasting terrible karaoke all night. The fire alarm goes off constantly due to poorly placed sensors. Expect to evacuate the building with some frequency. I saw another review say there was plenty of parking. That's bananas. There is garage parking in the building, however spaces are extremely expensive, over $200/month. The street parking enforcement has become strict in the last few years, with all the spaces in the neighborhood limited to 2 or 4 hours, and the building is not in a current parking permit zone. You will get several tickets. The trucking company on the adjacent block also blocks off the street about once a month, eliminating a few dozen spots and making it impossible to find a spot for a few days. As far as the apartments go, they are teeny tiny. As we were moving out, we realized that the actual size of our apartment was 20% smaller than listed. This is conveniently covered by a statement on the website that says the square footage is just an estimate. The floor plans are seriously weird, we looked at several. The rooms are all weird shapes and storage is lacking. It's worth going a little farther from Caltrain to get some more space. Again, just don't live here if you can help it. read more

Its a nice apartment, but the management will stress you out. Management changed August 16th (2018) and before the staff were helpful, polite, courteous. Now, Windsor has done a few annoying-ridiculous things. If you are in a hurry, just read the "ridiculous" paragraph. Annoying things: they do not have an email address for concerns/questions/complaints, so you have to call them (Maybe so you wont have any info from them in writing?). They have not answered the phone any time I have called them (yes Ive called them during business hours). The website you use to pay rent does not have a history of your payments on them. Ridiculous: They sent out an email a few days ago saying if you do not pick up packages in 3 days they are liable to being "returned to sender". Today they sent out at email saying that if you do not pick up packages in 24 hours (for the "holiday season, did not specify when that started, I must assume today), they will be returned to sender and Windsor is not liable. You can contact them to make arrangements, but as mentioned in "annoying things" they do not have an email, so you have to call them, have fun if you are travelling or at work. They wont answer you and you wont know if they saw your message before the 24 hours is up. You can find a better apartment complex. read more

Did a tour with Simone and was impressed with her knowledge and professionalism and overall how welcomed I felt, I've never been treated with such respect and promptness at any other place but here. I briefly met another staff member and again, from the very start he was very kind and gave me some additional information and was very attentive to my needs. After the tour I felt as if I had just visited a luxurious suite hotel! You don't get that anywhere else. These apartments were very nice but ended up choosing a place closer to my parents. While management is kind and responsive, the building has a major theft problem in their shared spaces (bike storage) they have refused to address appropriately in the time I've lived here. I've had over $2K worth of property stolen. The noise from motorcycles and skateboards is also unbearable and wakes you up constantly. read more

I am so grateful for the leasing staff at Windsor at Dogppatch that I now consider my new friends. From the start I was warmly welcomed to the apartment search by Carlos and my first appointment to see a unit was with Tatiana. She showed me another space that was available that she thought I might like even more and it was perfect for me, also, our conversation was so welcoming and calming which was exactly what I needed at the time of a move. I toured a couple other units and quickly decided that the unit Tatiana showed me was the one for me and my two dogs. The next amazing person I met was Amana. She was so lovely to me from the start, just like Tatiana, being so accommodating, patient and helpful with my upcoming move logistics. The move day itself was made so much easier because of Carlos, he helped me get a temporary key to the garage so that I could manage the move as well as he walked me through the smartest way to make it happen; as it's a large complex with many routes. Lastly, after move-in I have been greeted by the team so warmly, like they are my new friends and like they have my back - which means so much. And I also want to make sure that Amana gets a VERY special shout out for her awesome orientation to the building and everything it has to offer. She has set me up for success in ways that I would never have known without the time she spent with me. HIGHLY recommend this property based on move-in experience. read more
