This is a hard review to write. I lived here for six years: longer than any place I have lived in my adult life. There is great potential here. However, between the pandemic and the massive flooding caused by a resident: this building cannot financially recover. It is clear that they have cut back services to cover losses. I've been living here 7 months. I'm loving the place. It has great views (civic and urban views to the hills and across town), great amenities (gym, pool, hot tub, libraries, work rooms, gardens, and lounges with wifi are the ones I use but there are others), great staff, and is 2 minutes walk from a MUNI station that has underground tram/bus/train things going every 3 minutes downtown. I like the Hayes Valley shopping and plaza. Yes there are drugged out people hanging around the bus stops three or four times a week. Yes there are sirens one or two times each day. Yes there is traffic going by constantly. Yes it is windy and cold in Summer. Welcome to urban SF. ** Specific praise ** * The cleaner keeps the foyers, lounges and lifts spotless, and they are using a cleaning solution that has a gentle and pleasant perfume, rather than the strong nausea inducing one that is used by several other apartment complexes I visited. * The gym is very clean and the good range of equipment is good quality and well maintained. Paper and cleaning solution is also provided for cleaning up oneself. The hot tub and swimming pool are of the perfect temperature and size. * Without exception, the staff are kind and work to be helpful. * When we moved in, we identified items requiring maintenance & they were fixed immediately. I asked for a manual for something, and they updated it and gave me the manual. * There is good communication of possible disruptions. * I love our apartment with the floor to ceiling windows, the sound insulation in the windows and doors, the quiet heater/air conditioner. ** Specific annoyances ** * Our corridor smells like a city organic rubbish tip on some days - maybe once or twice a week for part of the day. Some wind directions result in smelly air being pushed up the rubbish chute, and it gets pushed open. Sometimes the smell is so bad I retch. I've learned on this occasions to check the chute. Requests to maintenance improved but didn't fix the situation. * The swimming pool always has detritus in it, such as hair clumps and leaves, though the water is clear. (The hot tub is fine.) * When we were signing the lease, we had to source two Bank cheques / cashier checks, rather than using electronic funds transfer. This is a problem if no bank is organised as one can't get a bank without a residence! A very 19th Century problem. * The rent went up overnight, between when I visited the place and when I signed up. * Maintenance has a specific policy of *not helping* to install things after one has already moved in! One can't even ask them to do it for extra pay. ** General ** As a home owner, I would describe the apartment as "economically" appointed, even though it is well maintained and had just been repainted (imperfectly) and recarpeted when we moved in. The kitchen appliances were noisy to me, though they worked well. The kitchen cupboards are unlined and the doors don't soft close (and get caught on the drawers or oven). There are showers over standard tubs in both bathrooms, and no vanity drawers. There is little if any underlay under the rough feeling carpet. The hard flooring looks cheap and has been installed on a creaky base board. The room light switches are not connected to lights. There is a ceiling gap of 2.5 inches in each room for "style" reasons, allowing one to see into the ceiling cavity. The windows are slightly dirty. There were many issues with the lifts failing last year, and with package overload/ bad systems resulting in delivery delays, but those are sorted now. Normally I wouldn't complain about anything in the last paragraph especially since I don't know what the standards are for rentals in the US, this is my first one, but the exorbitant rent makes one feel that they should do better. read more

Before you even consider signing a lease at 100/150 Van Ness, please read this. It pains me to have to write this, as this place holds sentimental value to me, It was the first place my girlfriend and I ever moved into together. After living in San Francisco for nearly 10 years, on paper was going to be the 'coolest'/'luxurious' place to live in yet. I was 25 when I first moved here after living in less than ideal situations for a long time in this city. We both thought we were on our young hot shit by this place but you'll soon learn how this was a huge mistake. I lived in Unit 1510 at 100 Van Ness. From nearly day one, the experience was a mess: stolen property, broken amenities, shady fees, and a leasing team that ranges from indifferent to outright hostile. I'll get into the stories below, but if you're in a hurry, skip to the conclusion. Spoiler: don't live here. I'm going to start by naming the only pros of this building: - the views are unbelievable - The noise isolation between apartments is next to none Let's start at the beginning. 1. When you tour the building, they bring you to the rooftop first and yes, it's truly spectacular. But don't be fooled. It's windy all the time, the grills barely function, and you'll rarely go up there. The rooftop is a sales tactic, nothing more. 2. The moment we signed the lease, the issues began. The leasing staff is incompetent and unresponsive. Emails go unanswered. Lease terms are unclear. You'll be promised things that never happen. It felt like pulling teeth just to get basic questions answered. The turnover in the leasing office is wild -- probably because Emerald Fund treats their employees like garbage (look them up on LinkedIn; most of the staff are openly job hunting). Unfortunately, their burnout becomes your problem. Two names in particular: Jonathan Benetiz and Christopher Huth. Huth is notorious for tweaking the "will return at ___" sign so he can avoid interacting with residents. He might be the worst of them, holding awkward 'resident socials' that are creepy and awkward. Then there are the hidden fees. We were told utilities would be the basics -- PG&E and internet. But suddenly we were billed through something called "RealPage Utility," which divides the building's total water/gas/electric usage and sticks you with a $200+ monthly bill. We didn't even receive these bills at first, and one day we were hit with a $1,300 charge. If you do have the misfortune of renting here add at least $250 to your expected monthly expenses. They also tacked on a $45/month "amenity fee" toward the end of our lease -- laughable, considering: * The gym equipment is constantly broken. * The pool/hot tub are frequently shut down due to damage (parties there all the time where glass gets broken in it) - Not to mention both the conference room in 150 and the board room at 150 are infested with mice. I went down there during the day time and saw them frolicking around looking very confident. Absolutely gross. * And worst of all: the elevators straight up don't work. I'm not being dramatic. I've waited 25-35 minutes for an elevator. One week, all elevators were down. We had to use the emergency stairs just to get home. For a 29-story building, this is unacceptable. Let's talk safety. My e-bike was stolen from the supposedly secure bike storage area. The thief had time to cut the lock and walk off. There were no usable security camera recordings, despite there being cameras everywhere. The leasing staff couldn't have cared less. Not a shred of empathy, just bureaucratic indifference. After months of follow-up and ignored emails, the building manager finally gave us a rent credit -- which I appreciate -- but it shouldn't have taken that long. Then, just two months before we moved out, someone in the parking garage (that I paid $180/month to use) knocked over and totaled my Vespa. Several motorcycles were knocked down in the incident. No footage, no answers, and once again: "we're not responsible for damage." You are on your own here, no matter how much you pay. After 2+ years of living here at the end of our second lease they raised our rent by $700. After pushback, they dropped it by a laughable $100. This wasn't a luxury apartment, this was a scam. Conclusion: 100/150 Van Ness looks sleek on the surface, but don't fall for it. If you're just in San Francisco for a year, you'll pay dearly but maybe it'll do. But if you're putting down roots, want your belongings to be safe, expect working elevators, honest fees, and basic human decency -- look elsewhere. Emerald Fund does not care about its residents. This place is the definition of style over substance, and in the end, it'll cost you way more than it's worth. read more

Extremely disappointed with the level of service I received from the leasing agent (Christopher Huth) who handled my tour/application. Throughout the process, the communication was inconsistent and unprofessional, which made securing housing far more stressful than it needed to be. I was told on three separate occasions that I would receive an update on the status of my application "by end of day," but no follow-up ever came. I had to repeatedly reach out on my own, sometimes waiting several days for a response. When I did receive replies, they were often vague, incomplete, or contradicted previous information; similar behavior in-person. Overall, the lack of communication, unreliable follow-through, and dismissive attitude created a very negative experience and I ultimately decided to move forward with NEMA instead. read more

The maintenance & front desk staff are second to none. What lets this place down horrendously is the management. If you think you're getting the gym as part of your rent? Bam, guess what? You're paying 50 a month extra for it now. Have they materially done anything to improve anything? Of course not. You' re just paying more now. Move into this building with a caveat: That you will be squeezed for each dollar you can contribute. If the gym equipment is broken, expect it to be that way for months. By all means, please do not live here or bring your family here. It's Oct 1st, 1:30 AM. My old neighbor has left me a slew of harassing voice mails, text and facetime requests. After 4 calls to the police station at 7:30 AM and the officers still haven't arrived and the property management has done nothing after months of complaints of the same resident in the past and this is what I'm facing today. This prior resident thinks it's okay to threaten not only me. But my 14 yr old child, whom he's met multiple times. And the management office has done nothing about it. It's 7:30 AM 6 hours after I've called 911 to SFPD, officers still haven't arrived. I do not trust the management at 100 Van Ness or SFPD for one second. Please don't move here. read more

I'm not high maintenance renter and have lived in high rises across the country (NYC / SF / ATL / CLT / etc) and this is the worst experience I've had. Would recommend you look other options. Cons * Neighborhood - unfortunately in middle of homeless / drug dealing crisis given one block from civic center - it does have massive spill over and it will effect you every time you step out of the building; anyone who says this is a nice neighborhood is referring to the few blocks of shops on Hayes and has blinders on in every other direction. It was my least favorite neighborhood in SF and the vibe will likely quickly wear on you * Micro-climate - a cold micro-climate and definitely the foggiest and windiest I've lived in (except maybe richmond?) - in the summer its fine but for 9 months of the year it will be HIGH winds and fog at 3-4p daily. It's a valley so the wind and fog just suck down it. Major drawback vs. other more temperate climates * Post flood / building management - building had a massive flood and is desperate to get every fee it can out of you; this building will likely never turn a profit to they will treat you as such at every turn. They act like they're doing you a favor with a few rare exceptions at the front desk. * Excessive late fees - building is so desperate that if you pay even one day late (e.g. 6th) you'll have to pay back a 'concession' which for most units will be over $550-1k+ late fee; is this legal? probably not but they are betting you won't go through the hassle of hiring an attorney to sue them back for the few grand you might lose if you are busy. * Very loud / noisy - I've lived in Manhattan and the noise on van ness is almost unbearable - nonstop sirens even on the higher floors plus construction etc. * Low retention rate - my floor was basically close to empty prior to moving out; very transient building Just don't do it - if you want to live in Hayes at a high rise then look at Chorus read more

I lived in two apartments in this building, 5.5 years total. In my 14 years of living in SF, this is the best-run apartment building I've ever seen. The maintenance crew is top-notch and fixes everything quickly. The cleaning staff maintains public spaces in good condition. Windows are washed annually from the outside. The leasing office is very responsive and accommodating. The gyms and swimming pool are great. The amenities are awesome. New pickleball days on a basketball court are very cool. The views from the roofs and from the apartments are breathtaking. There's also a culture of recycling among residents, and you can see free furniture / kitchenware / books / other stuff shared almost daily. Special shut out to Justin, Dino, Alex, Kaz, James, and every other staff member who made this place our home for these years. The Hayes Valley neighborhood is thriving. Transportation access is great. Yes, the building has seen its own share of drama, with the flooding of 11 floors and elevator repairs. I really wanted to love this apartment it was super cool and one of my friends actually lived in the building however upon further inspection this place is just hot garbage with a nice makeover. Elevator service was absolutely terrible took us over 25 minutes just to wait to go to the elevators up and down to the roof which was a spectacular view but the constant wait and delays in full elevators was enough to truly drive me insane if they don't fix all the elevators an appointment or I would not recommend living here read more

I would not recommend these apartments. While the units are clean and new, the management is awful. The elevators are frequently out of service, and there was even a full 24-hour period where none of them were working at all. Getting a response from management is nearly impossible--they take forever to reply to emails. The golf simulator was also broken for about a month with no updates or urgency to fix it. 100 Van Ness employs a homophobic staff member who always wears a ski mask (Yelp deleted my original post for including his name) and that is reason enough for me to give them 1 star. I lived at 100 Van Ness for over a year and found that there were both good and bad aspects of the building. Some of the higher floors have great views (I was on the 23rd). The concierge staff is nice and usually helpful. When I first moved into the building, it seemed they were losing packages every week, but they worked on their system and this improved noticeably. Maintenance staff was generally responsive and pleasant. The building lacks a lot of the little touches that make a luxury building "luxury." The units are not very sound or smell proof and you can often hear neighbors listening to music or in intimate moments. You can also smell what they are having for breakfast, lunch, or dinner, or if they are smoking. The elevators are a bit dated and dark, as is most of the building. The leasing office seemed disorganized when we first moved into the building, but I did not have any issues with them during the remainder of my time at 100 Van Ness. On the day of my move out, I had scheduled to reserve the loading dock and hired movers. My partner and I had notified the concierge that we would be moving out so that they could make any arrangements necessary that day. When it was time for the movers to arrive, I walked to the loading dock. The man in a ski mask came up behind me and barked "what are you doing here?" I told him that we were scheduled to move out and I was waiting for the truck to arrive. "No f*cking truck is coming in here today," the homophobic employee said. I told him that we had reserved the loading dock and would be using it and that perhaps he could talk to a manager and see if they could figure things out. "I don't have to talk to no damn body, I'm in charge down here!" Xavier said. I let myself be pulled into a back and forth with this person who desperately wanted to exert his authority so that he could feel important. I regret that I didn't recognize that sooner and act differently. But, our frustrating move-in experience colored my move out as well. I had seen the man with the ski mask before and watched him cursing, spitting and screaming at a person who drove a scooter across a water hose that he had placed across the sidewalk so I suspected he had a tendency to be a hothead. We ended up in a shouting match with each other. Then he said "I think the best thing for you to do is get out of here, we don't like people like you here." I asked what he meant, "you know what I mean" he said. I didn't know, but decided to walk away. As I turned to walk away he said "why don't you go stick it in the ass with your little friend?" (referring to my partner). The concierge overhead the homophobic comments and emailed both their corporate office as well as the manager of the building who lives on site. Homophobia aside, his lack of professionalism was astonishing and having someone who seems that unhinged on staff seems to be a liability. If the man in the ski mask is still employed at 100 Van Ness that tells you everything you need to know about how 100 Van Ness feels about their LGBT residents. There are better options in San Francisco, in fact there are better options within a couple of blocks where they treat all of their residents with respect. I'd suggest choosing one of those better options. read more

I am a very happy resident. Sure, there have been minor inconveniences with elevators that you'll see in Yelp reviews. The building management and facilities were on top of it and handled everything very professionally. People like finding things to complain about, and I guess this was the only slightly negative thing that's happened in my 14 months in the building, so lots of people latched on. Now that we're past that, the building itself, the amenities, and the staff are first class (specifically Burt and Alex at the front desk, Erik and Justin in the office). I moved here from a walk-up building because I wanted to have the front desk, quick responses from maintenance, gym, roof, etc. I looked at 8 different high rise buildings including Nema, argenta, civic, and 3 in Soma towards the Embarcadero, and none of them were anything close to what I found at 100VN. It's the nicest place I've lived in SF and I am very sad to move out (heading back to NY). Also super convenient to muni/bart (1 block to van ness station) and right next to Hayes Valley, 10-15 min walk to the mission. The roof offers one of the best 360 degree views in the city, and it's usually pretty empty except for Fri/Sat night. I hang out with friends up there all the time. If you're worried about the building next door, I live on the 10th floor and my view is partially obstructed to the north, mostly obstructed to the east (see picture), but floor 10 is in line with the roof of the new building, so I'd imagine on 11 and up you'll have unobstructed views. 100VN will also share amenities (a pool, at least) with the building next door. All in all, I'm pretty convinced that this is the best rental building in SF. read more

Because of Tonia's incompetent nature, the 100/150 ship is tanking with 3 legal motions filed with them for lying, hazardous environment (they carpet bombed the kindergarten because the building's window fell off (no joke) and landed on their playground + they put too much chlorine in the pool and it burned people), and others. I would actively avoid this property. Also if you talk crap about this place, they send you eviction notices. How messed up is that? They don't listen to you in the first place, and when you raise it to them, they just give you a 60 day notice. Ask any NEMA agent why they have been getting over 20+ inquiries from 100/150 which led to 7-8% increases across their listings? It's gotten radioactive. Exodus is an understatement. read more

Your job, along with managements, regardless of the situation is to work diligently, that is the bare minimum expectation for a "luxury apartment". You and your team are failing. Your "working elevator" is anything but. Matter of fact, we were stuck in that elevator for OVER AN HOUR last night!! Plus it breaks down multiple times on a daily basis. It is unreliable and no one can depend on it. I have added more pictures for proof from our tenant communication page. Included is a snarky response from your team to a tenant who has a reasonable mold test request. P.S. Would love to hear a response about the rodents btw. AND the trash shoots are now clogged too. It's been almost a month since the "flood intrusion" and we still barely have one (out of four) elevators working. It's embarrassing that another tenant had to create a quick page to reference if that one elevator is even working, since it is constantly down! Even more so, the box's that have been piling up and sitting for over a week were cleaned up by another tenant and it has been a group effort to bring them downstairs. For future renters...if you want to live in a WALK UP "luxury" building, be aware of the following: 1. If you want to use the one barely functioning elevator, you will be extra excited to use these fun walkie-talkies or beautiful yellow boxes located on every floor. Extra bonus...they are plugged into an outlet in the hallway, so you get to see how long the cord is! Hopefully you have no where important to be and time is of no matter, because you will be waiting during rush hour. Oh! And only 7 people allowed in the elevator at a time. 2. IF you aren't lucky to even use that one barely functional elevator...you can use the stairs! But be sure to unzipper the plastic wall at multiple levels. And on that note, if you happen to secure a moving company that is willing to make the stairwell trek, please leave a comment. I would love to know so that I can reserve them and move out ASAP! Unfortunately, I will probably have to abandon any large furniture since the freight elevator is one of the four not working. 3. RATS! If you are contemplating getting a pet, but not sure about the commitment, no worries! 100 Van Ness has rats for you to test out the animal life in a city. @EmeraldFund - do better! Don't set your staff up for failure and offer these ridiculous "solutions" to your current residents. I really wanted to like this place but it's over the top with signage. You can't do this, you can't do that... you have to schedule everything...every amenity is scheduled. We are talking 60 minute increments 48 hours advanced notice to use a freezing cold lap pool. Want to use the hot tub? Forget it. There will inevitably be some wanker in there bragging that they "own" it for the hour and you can't use it. Ridiculous. The scheduling is all taken up, so you really can't use any amenities at all. Our apartment faces Fell and it is horribly noisy at night.. There's an alarm across the street blaring at 2:00 in the morning saying "No trespassing! Leave the area immediately. You have been recorded." I mean it is LOUD and will persist until the crack head moves on while yelling back. Speaking of crackheads I found a crack pipe right outside the front door and there is always dog piss and shit in front of the building. Quick update. They did fix the nightly screaming "No Trespassing" alarm, so I kicked them another star. read more

Just moved from 100 Van Ness and voy do I miss it! Lived here 4 years. Super central, public transportation is almost too easy from here. Apartment was great, appliances, bathroom, windows, everything. Oh, never once heard a neighbor through the walls. I'd like to give a shout out to some of the people I most miss: Justin- while living here was promoted and was ALWAYS so cheerful and helpful with even surprise visits from a very pregnant woman! He never let that promotion get to his head as he was as much a people person as he was the day I met him. Bert- would often just surprise me with my packages as I walked by the front desk before I even knew they'd arrived! He was helpful and professional :) I honestly miss everyone I dealt with in concierge! Gym had a major upgrade. Better than "real gyms" you have to pay for memberships. Pool- I used it the one day a year it gets warm enough to even consider the pool because Im a wimp with the cold ‍ And they definitely have killer views! read more

Lina was quickly able to process our likes and dislikes and show us options on our tour that fit our needs perfectly. She is friendly, patient and quite prompt with communication. if not for the most amazing views at a bargain price point (relative to the market), than for insanely hospitable and kind staff. 100 van ness has become a home for me at the time when streets are dangerous and peace of mind, convenience and safety are essential for my mental health. Having a dedicated concierge, 24/7 maintenance, amazon lock boxes, swimming pool, 2-level gym, 2 rooftops and other perks hits the sweet spot. I have been blessed to have Lina Pen help me out, ask for her when you come in. She helped me find the exact apartment that I wanted and more. Just generally a wonderful person to interact with. Let's start with the building - elevators NEVER work - always a nasty odor in the lobby - I have seen mice running in the lobby coming in late night - moldy smell in the hallways Leasing / Management - my leasing agent I would give 5 stars ( Luis) but all the other agents were RUDE (besides Luis and the tall white man I believe his name was Chris) - getting a simple reply for an issue is like pulling teeth - They allow a unit who is full of drug addicts / thieves roam the building freely - they are quick to charge for random things and don't think going in person will get it handled. (The assistant property manager Stacie is the ABSOLUTE WORST ) I do not know how she works there All around 0/5. The rent is expensive for no results. Better off living somewhere else. I do not recommend moving in here and god trying to get out of my lease I already heard it'll be 100x worse. read more

Avoid this place at all costs! The management does not care about the tenants! A window blew off of the building due to wind--management immediately locked down all the windows in the building, not allowing residents any air into their apartments and no timeline as to when the problem will be fixed. It's been 6+ months of locked windows. Amenities are regularly broken or out of order, either due to lack of maintenance or abuse by unregulated residents. The roof is a joke, with constantly broken fire pits and grills. Management pays lip-service to all complaints--notice Tonia responding to the negative Yelp reviews. That's all she does--respond to Yelp reviews, evict tenants, and pursue them in Small Claims Court. Should a resident complain too much or otherwise cause trouble to management, they get an eviction notice. Oddly, troublemakers who break amenities or break glass in the pool don't seem to ever have any problems. The building is nice, the staff at the bottom of the totem pole are nice, but otherwise the place is run by Scrooge and his cronies. When apartments are as expensive as Van Ness', you should expect a level of professionalism that simply doesn't exist here. Stay away from 100 Van Ness if you want to keep your sanity. I lived here for almost two years and only moved out because I was heading out of the country. The building location and views are unbeatable in SF, add on top of that the rooftop and amenities and this will be my go-to spot if I ever move back to SF. The other great piece of this is the leasing office and people; they're great and always worked with me on any issues they had. Lastly, they've been super fair on lease renewals (unlike many other buildings that bait and switch you when it's time to renew) and by not having insane security deposit requirements and such. The building community is also great and getting stronger. The only growth feedback I have for them is to keep improving the maintenance team especially as the community and building grows (there's a second rooftop now, swimming pool, gym, basketball court, etc...), since for a luxury building residents have high expectations, but given how great the leasing team is I'm sure this will continuously improve! read more

Superb views and facilities. Extremely unresponsive management. Loyal, perfect-record resident for 5 1/2 years. I absolutely cherished the views. The facilities are excellent. 5 stars on that front. But I have to dock 2 stars for a variety of serious issues: MANAGEMENT IS UNRESPONSIVE. 100 Van Ness had a vacancy rate of 19.5% (78 of 400 units vacant) as of 8/19/2020, when my lease was last coming up for renewal. In spite of that sky-high vacancy rate, they couldn't be bothered to reply to my roommate's email asking to negotiate rent. And that's their responsiveness level when they should be desperate to keep good residents. Before COVID, when we wanted to discuss our rent rates, we each year found that management played frustrating games wherein supposed only one person has the power to make the decisions: she is conveniently never available, so we must go through a middleman. Their turnaround was long enough to run out the clock each time, so that we were largely unable to negotiate with them. And getting my credit balance back after moving out took about 15 calls and 2 months. MOST PACKAGES VANISH for 1-3 days after arriving. This is honestly more the norm than the exception. If you know that your package has arrived, you can wait a few days to see if you get a notification (50/50 you will never get one). Or you can roll the dice and ask the concierge on duty to check in spite of no notification. Some (like Mike) will scour the back as best he can; others (like Juan) will rudely sneer at you / make excuses about how the delivery companies fudge dates / somehow fail to find it in the back. It gets old. Since I have a professional background in Operations and like to help, I wrote management a detailed email with how they could easily improve the missing packages rate. They never responded, and nothing has improved. FACILITY FIX REQUESTS ARE MOSTLY CANCELLED without explanation. No "we have another ticket tracking this", no "we're on it"... they're just cancelled. And the issue isn't resolved. It really disincentivizes proactiveness in the building committee. I don't know how many minutes I've clocked debating filing a ticket for a broken treadmill or what have you, knowing that chances are they'll just cancel it and not fix the thing. Management switched to a BAD VIRTUAL BULLETIN BOARD system a couple years back, and now residents cannot reply to each other -- they can only post. So no more discussions. What options was I left with when someone stank up the whole floor by leaving pizza boxes with rotting pizza... Post it to the black hole? Leave a passive-aggressive sign by the trash room? This really removed the community aspect of the building. All in all a mixed experience: great views and facilities, a miserably apathetic staff. read more

We have been living in 100 Van Ness for a month now. The amenities are nice, but the biggest highlight has been the staff. Burt in the leasing office has gone above and beyond to help us get settled and Walter at the front desk is one of the best people you'll meet. Not returning the deposit. Extreme low efficiency. Broken elevators, amenities are most broken, they not even trying to fix it

Same as a lot of the reviews on here, this is a place you really REALLY want to love. The location, units, and amenities are actually great, and the staff is really nice. The service is just not up to standard for what you pay/the amount that they charge here. Our apartment key didn't work/wasn't ready the day we moved in. Our oven was also broken; whenever we tried to use it a fire would start inside somehow. I appreciate the maintenance staff replacing it eventually, but it took about a month, a lot of back and forth, and a ton of effort on my end to get things resolved. You also have to pay separate for garage parking, and we all know in San Francisco this isn't cheap. It took over 2 months to get the key for my parking space and again, a ton of effort on my part. People don't respond to emails, I was told that my key was ready for pick up and unfortunately it wasn't. It has been a mess. Just want to save others the potential headache. I tried to look past these things when we were moving in, but I wish I considered them a little bit more. Especially now that a lot of places in the area are comparable/cheaper price wise, you may be better off looking somewhere else! read more

We've only lived here for three days but from the beginning of the move in process (end of January) to now (early March), my bf and I have had nothing short of an amazing experience and here's why: Karl, Jessica, and Justin are not only experienced professionals, but also super personable and attentive people. They have always promptly replied to our emails and were completely transparent in their responses. We never felt like we were being duped or given false information, which is a lot more than I can say for other properties. In addition, when they see you, they always say hi in a genuine and not at all annoying way. Scott the engineer was especially helpful both during the walkthrough and after our move in. When we did the walkthrough (a couple of days early thanks to Karl), he caught that the thermostat wasn't working and that the door lock was put in upside down. By the time we moved in, everything was fixed and he came up to help us program the thermostat and to remove boxes. All of the door people have been very nice and accommodating to us and our guests. A big shout out to Shannon who helped us without even the bat of an eye when my Dad threw boxes down the recycling shoot, even though there was a clearly labeled sign telling him not to do so (that he missed because he's blind as a bat). All that said, we're very happy with the new place and really looking forward to the opening of the lounge, gym, and rooftop, which I believe should all be opening within the next 30 days. Based on all that we have experienced so far, we would highly recommend at the very least, checking this place out because you'll for sure want to be one of our friendly neighbors. read more

I lived in 100 Van Ness for a little over 2 years and loved it! I lived on the 25th floor with amazing views. The amenities are amazing and the location cannot be beat in Hayes Valley/Civic Center on the same black as muni and Walgreens, and the Market Center (groceries). The building has wine storage, shared family rooms with theaters, etc a very nice and large gym as well as the best rooftop in the city along with bbq grills. The elevators can be a bit wonky, but the building has done it's best to address the problems fairly quickly. Also they are expensive. In parting I wanted to say thanks to the team for always making things easy for me with my rental etc. and for your team for always fixing things quickly and with kindness. I wanted to give two people a very special thank you as they've gone so far above and beyond. Alex (main concierge)--he is always so kind, helpful and really helps things happen when they get hung up (lost packages, deliveries, guests, all of it) he is so kind and has always been so professional to me and my guests. Small smiles, name and apartment memory, and just general kindness can change your day where you live. Secondly I wanted to say a special thanks to Shanti (cleaning crew). She is very special and very kind and I have watched her connection with the tenants in the building. She is so kind and happy and literally changes peoples days. My my mother has been sick w a brain tumor and was here for an extended amount of time for surgery at UCSF etc and had to stay with me. Every single day Shanti checked on my mom, spoke to her in the guest lounge downstairs, even offered to help make her tea etc to help her be comfortable. She did not have to be kind and could have just kept on cleaning around her but she was kind and made a huge impression on both me and my mother. I've watched her similarly w other tenants. She knows their children, their partners, you name it she always says hello with a smile. Overall I had amazing experiences at this building. read more

My girlfriend and I recently moved from Denver, CO to 100 Van Ness and have enjoyed every minute of our stay. The management staff (in particular Burt) are extremely attentive and knowledgeable. Burt played a huge role in us selecting 100 Van Ness as our home as he was able to deliver knowledgeable insight into the location, amenities and over all offerings the building provides.
