You definitely get what you pay for at 100 Van Ness, which is saying a lot, given the rental prices we all know and love in this city. We moved into the building from across the country, working through the leasing process remotely the whole way, with the most helpful and accommodating staff we could have dreamed of. Jessica was available what felt like 24/7 to answer phone calls, take multiple pictures of the units, and take all kinds of measurements so we could ensure we were purchasing the right size furniture before the move. Anyone who doesn't hang up on you when you ask them to measure the space between the open closet door and the adjacent wall is a much better person than I am. The 5 star service hasn't tapered off since we've moved in either - 24/7 concierge service, secured elevators and package lockers, and what few maintenance requests we've had were quickly resolved. The amenities throughout the building are incredible as well, with a full size gym and a lounge area with conference room that is perfect for those of us who work from home. And the best part - the rooftop with grills, heated seats, a fire pit, and a 360 view of the city. The units are also fully equipped with A/C, which seems like it would be unnecessary in this city, but sometimes the floor to ceiling windows can cause a bit of a greenhouse effect. First world problems! If you ever decide to leave this amazing building and venture out into the city, you're just a few minutes from Hayes Valley, 10 minutes from SoMa, and steps away from Muni and BART if you're venturing any further out. Gorgeous building INSIDE & OUT! When we first took a tour of it, we loved it instantly. Alfred welcomed us with open arms, telling us the (cool) history behind the building. Whoever is in charge of the recruitment of the staff is an expert at what they do and should be congratulated: Every single person working at 100 Van Ness, from the leasing agents to the maintenance team, is patient, helpful and smiley! We're always being genuinely asked how we are when we see anyone. The apartments are simply gorgeous, well equipped with the latest appliances, beautiful marble counters, good closet space, nice wood floors and amazing floor to ceiling windows. The gym, lounge and rooftop make 100 Van Ness even better. And the neighbors are all friendly! We had a small problem with our dishwasher one evening after office hours. We called and someone was sent to our place in 30 minutes. This is the place. read more

The building seems to be falling apart. 2 out of 4 elevators are currently broken, and that's actually one of the better days. They shake and rattle, residents keep getting trapped, and it has been two months of being promised the repairs will be done "any day now". The building forum isn't a community center, it's just everyone complaining about elevators, and sharing stories of when they got trapped. The camaraderie among residents is the only plus-- we'll all help each other pry elevator doors open and closed from the inside and out. I thought that for rents well above market it would be totally seamless to live here. But all the fixtures are low end-- plumbing keeps backing up, I had to replace the shower head myself, and the thermostat doesn't have any way to regulate temperature. The "killer views" and full-walls of window mean morning sun bakes each unit so you wake up overheated and drenched in sweat, then freeze from about 6pm until morning. Setting the thermostat to auto so it can keep the apartment at a consistent temperature doesn't work. This wouldn't really be a big deal if rents were in line with the Avalon's on 9th street and in Hayes Valley, Fox Plaza, The Civic, or any of the other buildings around here. But we were promised an 'elevated' experience for the extra rent. It's a total rip off- don't fall for it. If you want to pay this much for a killer building, head to Nema. read more

We've had a good experience living here. The few times we needed help from the leasing office, they were very responsive. However, there are some recent events that have made our stay less pleasant. The building had problems with the wind for a longer period of time, which would result in elevator doors getting stuck. Passengers would need to wait until the wind slows down/push manually. The leasing office has tried some solutions, without any success so far. It should therefore not come as a surprise that the elevators would stop functioning at some point. Since moving in in March, we never sat our foot on one of the elevator. Without it ever being repaired until now, the second one stopped functioning this week. It is still unclear when any of them would start functioning again. So far all the estimates have been postponed one after another. For residents moving in now into floor 3-19 be aware that you would be sharing one single elevator with hundred of residents for an unknown period of time. read more

Just moved in from 150 Van Ness. Ashley and Justin at the leasing office were super helpful and understanding. I was supposed to move into another unit within 150 Van Ness building, but there was some issues in that unit so I asked them if I could change the unit and they allowed me to do so! They and its management were super understanding of the situation and allowed me to do so and now I am living at great unit with stunning view. It must have been difficult times for them because before I had to change unit I'd had to cancel the lease due to extraordinary circumstances, which I did not have to eventually. Every time, they were trying to work with me and even willing to refund my deposit for signed lease considering my circumstances when I tried to cancel my lease. When I changed my lease to another unit at 100 Van Ness building, they promised to refund back my deposit for previously signed lease and I understand this must've been hard decision to make for them especially during this depressed rental market. I sincerely appreciate their generous decision. I don't regret continuously staying in this community at all and I love it! read more

My wife and I have lived here happily for three years, in a 2BR apartment with spectacular views. We would highly recommend the building to people who understand what they're getting into. In our opinion, the positives vastly outweigh the negatives. Cons: - The neighborhood is tricky: Market Street is nearby, with the homelessness and filth that the great city of San Francisco seems willing to accept. - The location is subject to high winds. Apparently that's the root cause of the next two cons: - The elevators don't always work (fortunately, there are four elevators, so no one ever has to use the stairs) - A problem with the windows led to months with all the openable windows sealed shut while management searched for a fix. That wasn't fun. - It's an urban environment, so expect some traffic noise and sirens - Not all the tenants are courteous enough to clean up their own messes,. - That's it -- everything else is great. Pros: - The apartments are modern, well-designed, with huge windows, lots of light -- and many units have amazing views. Great value for the money! - The neighborhood is great: fantastic public transportation, all the restaurants and bars of Hayes Valley nearby, plus symphony and opera. - Spectacular gym complex shared with 150 Van Ness. - One of the best rooftops in the city, plus several other great common spaces, terraces, even a screening room. - Concierge desk in the lobby is awesome. I've lived in 100VN for 2 years now and can say it's one of the best apartments I've ever lived in. Yes, for some time there were severe problems with the elevators that caused backups and a bit of distress but I believe management was trying to do everything in their power to fix the issue as quickly as possible. I think the real issue at hand was around communication. Hence, all the angry reviews on Yelp! Also, it should be noted that a lot of folks went on the attack but they forgot most of the staff live in this building too. And they were affected just like the rest of us. Yes it was a huge pain for like ~4 months but I don't think that voids all the other wonderful things the building offers plus the staff and maintenance here are incredibly helpful and friendly and quick to resolve and fix issues in your apartment. Alex and Burt who run the front desk are the real heroes! They go above and beyond for the residents in this building and make my day that much better when entering and leaving. Another complaint I see in Yelp! is that the new construction is a pain. We rented a unit that faces the new constructions of 150 VN. We moved in before they broke ground on the new building and mgmt was VERY upfront about the construction and noise it will cause. So signing a lease here, we knew what we were getting into and our rent reflected that inconvenience. My only qualm living here and this actually has nothing to do with the building but the neighborhood itself. City hall seems to FINALLY doing something about the crime in this area and cleaning up the but for some time (and still) I feel really unsafe walking around. Again, may not be a deal breaker for most but still something to consider when looking in this neighborhood! read more

I came in today for a self-guided tour and actually this has been the worst experience i have ever had honestly. Unprepared staff, the front concierge staff (male) did not know what he was doing, he was rude and told me that i needed to call the staff for my tour. I never got a confirmation email from Rashare for my appointment today. I called this morning and the wait time was not as expected. Parking around is horrible! The bedrooms are small and the appliances are a cheaper brand. Unexpected for a high end building. Very dissapointed not just of the community features and appearance but the service of the staff here. Not renting here at all! Theres alot of other places for rent that are high end and offering the same! Good luck! read more

updating my score from 2 stars to 4 stars as 100 van ness have fixed all the elevators. The fixing process was excruciating, and I hope I won't ever have to face the nightmare of slow elevators ever again. Now that all the elevators are operating without problem, it takes about 20 seconds~1 minute in the morning, which isn't bad at all. Anyway, aside from the elevators: the building is consistently cleaned and maintained by building management and cleaning services, and staffs working in the lobby and leasing office are very welcoming. Van Ness is currently under construction of building a second building right next to the main one, but living in the 12th floor, I did not notice the noise at all from the construction. The gym and the common area in the second floor are also really nice, and the view from the full glass wall is stunning. read more

I am bordering 3-4 stars, but will settle on 4 mainly because Burt (who used to work at the front desk but now has been promoted to the leasing floor, yay go Burt!) is AWESOME, and truly goes above and beyond for every resident. He knew my name and floor by heart, and would buzz me up every time without me asking. Since Burt's departure however, this has changed pretty dramatically. There's a constant rotation of staff at the front desk, literally new people monthly, many of whom just sit on their phones, and more importantly just don't seem to care... When Burt was here, I had 1000% full confidence knowing that package was safe and locatable upon delivery, he'd stop me at the elevator to hand me my package before I could even ask for it. Not so much anymore - I have now come to terms w/ the fact that I should expect to wait 3 days - 1 week for any delivered package to be locatable. In fact, at one point, when I asked about a package, the guy at the front desk said, "it's somewhere back there, just give it 1-2 weeks and it'll probably show up"........ Another experience was particularly jarring. I had a "signature upon delivery" package delivered. I showed the front desk the signature, and he claimed that the delivery man must have forged the signature and committed fraud... only to find the package show up 3 days later. My friend in this building also had a $2k delivery of wine fully disappear. While this has never happened to me, this is a bit unsettling. I will give a shoutout to the maintenance people and the cleaning crew. They are speedy, kind and super helpful. They've definitely taken it up many notches w/ the cleaning and disinfecting, so many, many thanks for that. (some hand sanitizer at the front would be a nice touch though) This is, well, probably just a mistake given the chaos w/ COVID, I suppose... But somehow, even on autopay, we were deducted 2x rent for 1 month... had we not checked our bank account, this most certainly would have gone overlooked... read more

I've lived in the building for over 2 years, and just extended my lease even longer because I enjoy it so much. Okay, so from the first time I met the folks on the leasing team I was sold. They were and are extremely professional, personable, patient, and easy to deal with. The units themselves are very nice and modern. Unlike several other buildings I looked at years back, these are well made and look sharp. One of my favorite things is the AC, which is hard to come by in SF - even though you only technically need it like 3 days of the year. It's still nice to have on to keep the place cool (we run it a lot of nights so we can be cold while we sleep!). The amenities are nice, and definitely makes the place somewhere you want to bring your friends and show it off. Maintenance has always been able to help with any issue within 24 hours or so (I can't remember a time it took longer..). Overall our experience has been great, which is why we're renewing our lease. This building has spoiled us and we don't want to leave. read more

My wife and I were two of the first people to move into 100 Van Ness and lived there for 2 years. We loved those 2 years and will miss the view. We lived on the 14th floor, facing west looking out across Hayes Valley, and the view was incredible--and even more incredible from the roof. I think we took pictures of the sunrises and sunsets almost daily for the first month we lived there. We were lucky to have one of the units with the ledge balcony and we loved to slide open the door and enjoy the view. While our 1-bdrm wasn't huge, the floor to ceiling glass windows and constant light made it feel much bigger. The whole building is modern, beautiful, and has a great community to be a part of. Yes, due to proximity to Twitter and Uber, there's a fair share of people in tech, but there's also artists, performers, bankers and VCs, lawyers, rappers, and people from all walks of life. Here's a longer list of Pros and Cons that the website may not cover... Pros: * New everything - Kind of goes without saying in a new building, but you can never underestimate the value of having appliances that look great and always work * Friendly management - The young, friendly team at the leasing office is great, overly accommodating, and have been there since we moved in * 24/7 concierge - There's someone at the front desk 24/7, which is great for security and anything else you need help with * Excellent package retrieval system - Your packages get put into what's essentially an Amazon locker and you just swipe your fob on it * Laundry Locker - You can drop your laundry into a Laundry Locker on the first floor where they pick it up * Library on the 2nd floor - Great especially if you work from home. Usually not crowded at all and also great if you want to meetup with someone. Also free wifi * Gym - Some people go to SF Fitness in the Twitter building a block away (I did for awhile for the spin classes) but the gym at 100VN is also great and much less crowded and has all the machines most people need * A/C and Heat - New systems that work quickly and efficiently. When those 80 degree days come, A/C is awesome * Heated benches on the roof--it gets chilly, so of course we have really expensive heated benches #spoiled * Soundproof - Never heard any noise and our neighbors had a dog * Well designed spaces - The place has won awards for architecture, and everything looks great, modern, and is designed really well * Online community - There's a very active community board that you can get automatic email updates from. People share tips, issues, questions, things for sale, party invites, etc. every day * Café/Restaurant on 1st floor - Bummed that Corridor Café only opened Summer 2016 because it's awesome. Great for quick bites, happy hours, and usually have a good crowd, and they have house accts for residents * Nearby everything - The Market, Lers Ros, Absinthe, Mr. Tipples just to name a few of the places we frequented Cons: * We would have loved some more square feet (hence why we're moving)--While they make great use of space they have, the 1 bdrms aren't huge so you won't exactly be hosting dinner parties for 8 unless you go for a bigger unit * Construction next door - We couldn't hear it at all (and I don't think anyone on that side could unless you're on the 3rd or 4th floor) but it will just be much prettier when the new building is finished * The wind - Maybe I'm still not used to the windy, slightly chilly city of SF yet, but on some days it got pretty bad coming around that corner at Van Ness and Fell * No place to stop out front - If you get an uber to pick you up, it's better to do it on Fell because if they stop on Van Ness, it clogs up traffic and people start honking if it's rush hour So, would I recommend 100 Van Ness? Absolutely. Hands-down yes. It was a fantastic place to live and get acquainted with the city and will certainly miss the place. Blown away. My wife and I recently moved into Avalon Hayes Valley and decided it was way too small for what we wanted. Thankfully Avalon offers a 30-day move out clause that we decided to take advantage of after seeing 100 Van Ness. The location of the building is great. It's on the edge of multiple neighborhoods so you're just a stone's throw away from pretty much anything (and awesome Hayes Valley - which was a must for us). From the moment we walked into the (very pretty) lobby, we were greeted by the concierge, Alfred. What a nice guy. We didn't have an appointment for the leasing office and they weren't open yet so he told us to go on up to the rooftop in the mean time to check it out. He buzzed us into the elevator and then we shot up to the top of the building to behold the absolutely, ridiculously glorious view of the city. Almost got dizzy from seeing it, it really is great. There are grills up top and grass and whatever the hell else you could want (except TVs! Those would be great). There's even WiFi up top so you can relax and get some work done on a lounge chair while you take in the sights. The rooftop also never closes so you can go out there at any time of night. The reasoning for this is because there are no residences directly below it. After that we headed to the leasing office and met with the one, the only, Karl Wagner. The guy's a rock star. The entire staff is awesome and this guy at the helm makes a massive difference. I've never experienced such friendly staff - from concierge to maintenance to leasing, at an apartment complex, ever. The process was super smooth, we were shown the amenities, the unit, and at that point were clamoring to fill out the application. One of the best parts of this building is that it is wired for Webpass internet (fastest in the city). Can't wait to enjoy that. We returned back after signing our lease (don't move in until a couple of days from now) for a big party they had on the rooftop and in their common areas. Party was great, there were local businesses giving away all kinds of free stuff (Blue Bottle Coffee and others). All in all, never had an experience like this at an apartment before. Can't wait to move in; great floorplans, finishes, amenities.... and the team at 100 Van Ness. I lived here for about a year and a half (on the 27th facing the capitol) and loved it. The amenities: probably the best rooftop in the city, an awesome lounge for watching events or just working outside of your unit, and a remodeled gym with open windows. The staff: all of my interactions with the staff have been great. They've been accommodating for move-ins, move-outs, repairs, general requests, everything. It's rare to find apartment management that is enjoyable to work with (or even competent), but the Van Ness staff does a great job. The location: right at the end of hayes, polk, and market, next to a lot of cool bars and restaurants. Great for walkability. I really can't think of any complaints during my time here except that one time I lost my fob and it cost me like $200 which seems excessive. I'll miss living here a lot. read more

Also, you cannot beat the staff. It's like they wrote the book on customer service. I have had dealings with some horrible rental companies so I appreciate a great one when I see it. We moved into 100 Van Ness about a year ago, moving to SF from the East Coast. We were able to do all of our communication and complete the lease before moving without having to come in person (we had toured the building a few months earlier). From that initial time till now the staff has been amazingly helpful. We love the building - central location in SF, amenities, and of course the gorgeous views. When our lease was up after a year on our unit we were considering moving and looked at a number of other newer apartment buildings in the city and simply couldn't find the same mix of location, price and quality. Turns out we were able to transfer to a larger unit in the building on the floor below for a similar price which was great. We love the proximity to Hayes Valley which is great for food, drinks, shopping, etc. It took about 10-11 months on the waiting list for us to get a parking spot in the building (before that we used Luxe) and that has been incredibly convenient. We are facing East so have a partial view of the construction next door. So far we have not had any real issues except for a crane in our view at times. Being pretty high up (20th floor+) has probably helped us avoid any of the noise. We would recommend 100 Van Ness for those new to the city as well as those looking for a place to move within SF. read more

I had to leave this lovely place 3 years ago I've ever lived in due to some personal issue, but there's no better place than this building around here and I'm still missing it. The view on it is deadly breathtaking. The best 2b2b on 23th floor with a whole two sides ceiling to floor view on living room gave me live. It was like living in a glass cube. Later on I moved to a studio on 19th floor with the same side of view it was breathtaking as well. On rooftop we have the whole San Francisco view but a little too windy tho--not a problem at all, that's how San Francisco does to its people. This was everything I'm asking for to live in an apartment, with all the lovely and helpful staff, convenient package management, no ridiculous add-on-fraud and brand new interior here. You get what you pay for, for sure. But I have to say it was hard to even get a parking spot. I waited for my spot for a year and finally moved my car in until my friend's car moved out. Not sure if they had improved or not yet. Quiet overall, fairly safe walking around, nice restaurant and coffee shop downstairs, and my fav ramen place Nojo was just 2 blocks away from me at Hayes valley. I spent my happiest time in this apartment and always plan to move back if I have a chance. It's even breathtaking to write this review. read more

Overall, we are happy living here and there have been some minor hiccups with the building's operations that we were disappointed by. However, the staff is very open to receiving feedback and making changes based on your feedback to fix the root cause. Pros: - Convenient location for transportation - New amenities/appliances - Good views and great rooftop - Great gym in building (24 hours) - Great lounge and rooftop - Leasing staff is very responsive, professional, and great to work with; will fix problems you have in a timely manner Cons: - Concierge staff is friendly but doesn't know how the building operates; they are still learning/figuring out how to run the building - In unit washer/dryer is a nice amenity to have (especially in SF) but the dryer is terrible. You have to dry each load for 2 hours to get it dry - Relatively expensive (the rent here in mid-2015 isn't too bad because the building isn't completed yet.) I expect that after they are at full occupancy, they will bring rent up to $6K or $7K/month for a 2 bedroom apartment (which is what it is at the Nema building, a comparable luxury apartment across the street.) - While convenient, the location is super sketchy and I feel unsafe walking around late at night (so I always Uber) read more

The leasing team has done a laudable job, high fives and hand shakes. Location is central and you can call your home Hayes Valley, Mid-Market, Soma and rightfully so Civic Center - the exquisite center. The clubhouse is your extended living room kitchen space equipped with TV's concave, rhythmic speakers so you can indulge in today's latest slaps. Honestly, I love living in this building solely due to the amenities. However the leasing staff on the 150 side leaves much to be desired. Every time is ask for something they say "we will get right back to you" and a week later, I am told by someone else that "the person you spoke with, no longer works here" i thought i was just going to have to live w this horrible customer service for the sake of an amazing building....and then i met Lina!!! She is absolutely amazing! She is friendly, helpful, responsive and professional. 100 and 150 should have a customer service class taught by her. She effortlessly made me feel happy and forget that i was even upset, almost as soon as she said "hello". Her smile is infectious and her demeanor is almost familial. Please, if you are thinking about moving here, Lina is the person you want to work with. I truly hope the management team understands what a priceless gem they have in her, and treat her as such...she is truly amazing!! read more

100 Van Ness is by far one of the best buildings I've lived at in SF. I've been living here for a year and just extended my lease to another amazing year. The views we have from the apartment and the rooftop are mind blowing. It is modern, clean and the staff is what really makes this experience so much better. 100 Van Ness was one of many apartments that was looking at when I just moved to SF, but only one of a few that really left a wow impression on me. It also fit perfectly into my budget and the staff was extremely friendly and accommodating to my situation (I was here on a temporary working Visa). Now that I have my new Visa I was very happy to extend my lease again. I've lived here now for a little over a year and I'm still extremely satisfied with the building and all its amenities; it's got a gym, a full panoramic rooftop with BBQs, firepits and heated seating, a resident lounge and even an entertainment room that you can reserve for a group of friends. The apartments themselves are very nice; modern interior for the kitchen and nice hardwood floors, big floor to ceiling windows with amazing views of the city, great isolation between apartments and overall well optimized layouts that will tingle the senses of any interior designer. Bottom-line: If you're looking for a great place to stay in SF, ask for a viewing and be amazed :) read more

After having visited a lot of apartments in the city, I settled on 100 Van Ness because I knew this was by far the best offer within my budget. I was not disappointed! To the contrary, I was impressed on an ongoing basis by the quality of the service, the amazing staff and the great accommodations. I have lived here for 1 year, and I would have stayed more if it were not for my decision to move back to Canada. I am very grateful to have had the opportunity to live here. Pros : - Very nice building, inside and out. - The rooftop view and amenities there are worth staying here on their own. - Smart, kind and generous staff that go out of their way to help you. - The maintenance staff is very quick at resolving issues when they arise. - The appartements are nicely designed, everything is of good quality. - The large windows inside the appartements produce a work of art every day, especially on the west side where you can catch beautiful sunsets from the comfort of your couch. - Large and well equipped gym. - Services such as package concierge, guest access, etc. - Centrally located. - Good sound insulation, well above average for SF. Cons : - Although the vast majority of the residents are friendly and respectful, a minority of residents are not respectful of the accommodations, which sometimes leads to things not working. However, the maintenance staff is always very quick at resolving the problems, so this has not affected me much. - The large windows get dirty quickly when it rains, and the window cleaning is not very frequent. read more

I wanted to write this after living in 100 Van Ness for 25 months. The building has nice amenities (when they work...more on that) but the management really fell short here on a variety of things. I would not recommend 100 Van Ness to anyone new looking to move - it's not worth the cost. Some comments below: The building location is great -- very central in San Francisco and has a wonderful roof-deck. I lived on the 15th floor on the northeast side and the views were great. It does have a gym on the second floor with what I would call "good enough" equipment, nothing spectacular. They did say it was going to be updated but they never did. Moreover, the Stairmaster machine was broken for months and no one fixed it. These types of problems were typical. Alex, who is at the front desk did all he could (and was great) but I believe the problems were with the building management. Elevators: In the spring one of the elevators went down, then the second one did too. This became a HUGE issue. You'd wait 5-10 minutes for an elevator, then be packed liked sardines. Sometimes I would even take the stairs (all the way to the 15th floor) it was so packed..pretty frustrating when you're paying top dollar to live in an amenities building. It got so bad they did a "town hall" where residents could ask about the elevator issues -- after all the fussing, they decided there wasn't enough pain to constitute a rent abatement. I was shocked and this was what really caused me to look elsewhere. AUM Bills: Another issue had to do with the "AUM" bills which were water, garbage, etc. I lived with another roommate and we didn't really cook or produce much waste. The bill was consistently over $100/mo. So be wary when they mention the rent, they do not mention this very high AUM bill. Let alone another $30-40/month for PG&E. So safe to add on about $150 a month on top of what they tell you. When I first moved in, they were lower and slowly crept up. Also, the company who runs this AUM service charges a $7 "convenience" fee to pay online. I asked them what it was for and they said it was to keep the website running. Last I checked you could spin up a pretty cheap payment system and not demand almost a 10% fee for processing...terrible. Construction: They are building on 150 Van Ness. The management team had been transparent about this, but it is annoying. They were very early and if you're anywhere below the 12th floor, you will have men staring into your apartment all day. Rent: We know rents have fallen some in the past 2 years. After the end of my first lease, I thought we'd get a discount (I have even referred a few friends to move there) and they had a comparable room paying $200-300/month less than I was. Of course, when it came time to renew they wouldn't budge and I had to stick with the same rent. It's a pretty aggressive tactic to tell a renter that, then do nothing. No breeze-way: Given you're right on Van Ness, there is nowhere to get an Uber. You either have to get it at 200 Van Ness or on Fell Street. Because you can't turn on Van Ness anymore, it was a nightmare. Good luck trying to get an Uber on Van Ness -- you better hop in fast but still have the fear of the Uber being rear-ended by aggressive drivers crossing Fell St. Pair that with the elevators, and you should probably think about walking 3-4 blocks to get an Uber. Move-out: This really epitomized my entire experience at 100 Van Ness. Upon moving out (they only give you a very small window to move, by the way) I had a 3-hour slot. There was a delivery truck for the restaurant that delayed the group in front of me by over an hour. SF movers are expensive and these guys literally had to sit and wait in their truck with the clock ticking. I spoke to another leasing officer on the 2nd floor, and he said I'd get compensated and was very nice about it. Of course, upon emailing Tonia she claimed to have "video footage" that only showed me delayed by 20 minutes. I had a photo an hour late still showing the other moving truck in the loading dock. And then to top it off, I receive my deposit check back and they docked 65% of the balance for cleaning and painting. I've lived in a few places in SF and never had issues like this before. San Francisco is an expensive city and I felt completely gouged by 100 Van Ness. Would not recommend. There are other buildings that are worth the cost. read more

This building is falling apart. It's now functioning on 1 elevator for my floor and it takes 15 minutes to either go up or down. For the inordinate amount of rent I pay for this place, Tonia and the management only offer excuses and a lax timeline for elevator repairs. This place needs new tenant friendly management that realizes how expensive living here actually is and the experience they're expected to provide to the renters. read more

I've been lucky to find an apartment at 100VN, where I lived for 1,5 years. I'll start by saying that the management is the best I've encountered anywhere I lived. Not only they are really nice people but they have been accommodating all my weird requests as someone who moved to the US from abroad. Communication was always prompt and swift. The building won me over for several reasons: the breathtaking roof terrace is a real oasis in bustling Civic center neighborhood. You can just drink a coffee after a long day of work, looking at the skyline or sunset, or perhaps grill a meal on one of the two big grills or even invite casually few friends and spend a nice afternoon. I've been up there far more than I had optimistically expected for such amenity. Secondly the gym is nice, big, functional and hardly crowded. So many times I had it for myself for a quick session before dinner. I loved my apartment (row #16), for the view that it offers and the overall design. Everything in there was of good to great quality and any maintenance need was taken care in less than 24h (I heard not the same happened with other similar communities in the area - the cheaper ones). After checking all the similar buildings in the area, I was convinced this was the best value for money you can get. Can only recommend! read more

I moved to San Francisco from the East Coast a year and a month ago and made the blind decision to rent an apartment online after much research since the wheels moved fairly quickly. From day 1, I felt an ease with 100 Van Ness. The leasing team understood the stresses of moving across the country and the pressure of renting something blindly. They sent pictures, and were wonderful in walking me through the process and amenities, making me feel at ease with my decision. I have been here a year and decided to renew the lease due to my experience and the convenience of the building, its amenities and the great staff. Each time there is an issue, it is addressed. Tonia, Justin, Erik, Jessica, Alex at the front desk and the maintenance team is always on point and work diligently to work through any issues. The building is centrally located and you are anywhere in the city within 15 minutes, which is amazing. With the coffee shop downstairs, the restaurant and the gym, you really can even have a true stay-cation if that's your deal. The packaging system is awesome and the large refrigerators in the package space even allow for groceries to be delivered when you aren't home. Lastly, this building is for animal lovers. There are all different sizes and shapes of critters and everyone loves them. Unfortunately, San Francisco has become littered with millennials in the tech industry that are obnoxious, feel entitled and don't respect things. When you live in any building in San Francisco you will have to deal with these unfortunate idiots that try to ruin everyone's experience. I can tell you from personal experience that 100 Van Ness does not take infractions lightly and that they are on top of any fool that decides to disrespect their environment and the building. Kudos, and I look forward to another amazing year at 100 Van Ness. read more

While it is a great building and location, and the staff is friendly. There is a serious inability to drive resolution on key issues within the building. The rent is far too high to be dealing with extended maintenance issues that impact convenience and safety, i.e. 50% of the elevators down. You can look forward to high rent, and lots of apologies, with little action. read more

I need to add to what Andy W said below. This property obviously has awful management. I scheduled a viewing with them for Saturday morning and received a voicemail message less than an hour before it was due to begin stating that they had to cancel. They asked me to call them back to re-schedule and I called at least six times before finally receiving a response. Minimal apologies and the attitude on the part of the staff was terrible. When I finally did arrive for my appointment, the leasing office didn't even know my name (and likely that I was coming!) I wouldn't choose to live in an apartment building that has management that is so blatantly disrespectful of your time. From a quick walk around, I found other reasons not to live there - awful carpet and a bedroom that opens from the hallway via a sliding blue door. Amenities may be nice, but the apartments and decor are not, and the management is subpar. read more

I was stuck in the elevator yesterday with nearly 20 people for an hour!!!! There was no communication with anyone from the outside world, except for our phone call to 911, with the one persons phone with little to no reception. Once we were out (we were stuck between floors), there was no building manager, no police, no fire department, nobody. Not one soul to ask us if we okay, if we needed water, zip!! There was a very small child in the elevator with us too! What a bunch of un-compassionate jerks. It's like it had never happened. read more

I am currently living here and I like it. It is surprisingly quiet. There is a lot of construction to the building right now, but it hasn't been an issue. I will be here a total of 90 days for my corporate housing (relocating). It is close to everything and it is the perfect location for anyone moving to the city. The rooftop is great and I love the windows in my apartment. read more

Have lived here for about 6 months and in that time the building has felt like it's slowly falling apart and whoever is managing the building has been lax with repairs. There are four elevators for a 28 story building - one has been broken for months, another recently broke, a third can be reserved for move-ins on the weekends so now there is one fully functioning elevator. You can wait 20+ minutes to get up to your apartment on some days. The building also installed new front doors several months ago that create such an astounding wind tunnel that there is a constant high pitches whistle in the lobby and you often need to manually force the elevator doors closed because the wind is so strong it prevents them from closing automatically. The rent at this building is too high for these kinds of problems. read more
