bathroom leak

I would strongly encourage anyone considering 399 Fremont to do serious due diligence. During my tenancy, my unit experienced repeated water leaks and ongoing habitability issues that were reported multiple times and not fully resolved. Through conversations with other residents, it became clear that water intrusion has affected multiple units in the building, not just mine. When I requested a limited rent abatement for the months impacted (December 2025 and January 2026), management conditioned any concession on signing a very broad legal release. The release required waiving known and unknown claims, future claims, and statutory rights, and included language stating the issues were "resolved," which was disputed. I offered to sign a narrow release limited only to the rent concession, but management repeatedly pushed broader waiver language instead of focusing on fixing the underlying problems. Although the building looks appealing on the surface, my experience raised serious concerns about how habitability issues and tenant rights are handled. I would not choose to rent here again.

Usually it's one or the other, but this weekend it's both! (Not to mention elevator A has been out for several weeks).

Pros: The apartment has great views, great space, helpful staff, and attractive amenities including a 42nd floor lounge and 5th floor facilities. Cons: Rent goes up more than the elevators. The elevators are a major concern, regularly out of service - at this moment, two of the three main tower elevators are non-operational and the third gets stuck frequently. There are also issues with frequent hot water shut-offs due to leakages, leading to a musty smell in the air of neighboring units.

Mold/mildew upon move-in

This place is all smoke & mirrors. Sure there are views of the Bay Bridge, and the amenities seem nice (if they are ever actually available), but it's cheaply constructed (i.e. thin, cardboard-like floor boards) and there is always one thing after another that goes wrong at this building. Moreover the building's management (UDR) is slow to fix anything & impossible to work with. I have a long list of complaints, but here are the main ones that every prospective resident should be aware (please read the headlines even if you don't want to read the details): MOLD, MILDEW, & damaged shower grout upon move-in that they would not deep clean or fix. UDR's defense was that it is considered "normal wear & tear". They consider mold & mildew to be normal! INADEQUATE SOUNDPROOFING- I could hear labor strike sirens daily from 7am-10pm, neighbors' dogs barking for hours, kids screaming at the park 2 blocks away, or neighbors simply watching tv. INADEQUATE SECURITY- The master key that opens ALL unit doors was stolen! Neighbors complain of bikes stolen & car break-ins in the garage. Missing packages daily. HEATER DOESN'T WORK in the winter months (40 degree overnight temps in SF) - I was told the only way to fix it is to reset the breaker. The heat would stop working in the middle of the night, so I would wake up and have to reset the breaker at 3am... for TWO months before UDR was willing to pay for a technician to check the system. WATER TURNED OFF WITHOUT NOTICE, especially in the morning when I'm trying to get ready for work. An email is sent only after the fact. ELEVATORS DON'T WORK. There always seems to be one elevator down. And it has happened that ALL the elevators were unexpectedly down for an indefinite amount of time, so the only way in/out was the stairs (be prepared to carry groceries up 20-40 flights of stairs!). POOL & HOT TUB CLOSED FOR 6MONTHS without any compensation. When finally reopened, UDR never seemed to clean it (clumps of hair & dirt in the pool, murky green hot tub water). A month later, there were yet additional closures for heating & other issues. When I asked if I could use the pool at a "sister" UDR property, their pool heater was also broken. URINE/FECES left on the elevators and common areas. Avoid parking your car on floor 3 (the floor with the "dog park") or watch where you step! Don't expect management to clean. Other than mopping the lobby, I've seen housekeeping on individual floors maybe once a week. SECURITY DEPOSIT WAS NOT RETURNED even though I did not cause any damages. OVER $500 MOVE-OUT CHARGES. They will ask you to pay $300 for them to clean "for you". However it doesn't matter how spotless you leave the unit, UDR will charge you $200+ for any possible ridiculous reason. When I contacted UDR to protest the charges, they just repeated that those are the charges noted on the unit. UDR is not willing to listen whatsoever. Please take your well-earned money elsewhere! This building isn't worth what they charge for rent. And disregard any response UDR will post out of fake concern.

After our unit was rebuilt. There were lots of scuffs, broken drywall, etc. and the sliding doors didn't work properly.

They refused to give them to us, even though they are addressed to us and obviously misdelivered. Then they say "oh we don't have them" despite photographed evidence. Next is "oh we can't find them". They claimed to have sent them back, although we went to them the very next morning. Asking how did they send them back, they stated with a driver. This being with me going to when their package room opened for business hours, and no delivery came yet, and the delivery in question happened the night before right as they were closing. So did Santa come and get them overnight? Especially when I see several boxes marked RTS right there? Obviously very shady management and company. Not good people at all. Not even good neighbors. Probably keeping packages for themselves.

Ive been living at Rincon Green for ~6 months…read more Quick shout out to the Leasing Manager I worked with over a few weeks to get into the right apartment (Cary Mayo). He was super friendly, transparent and candid through the entire process- even made move in day a little easier. Actually just saw a picture of the units on the yelp page and they look pretty representative. The gym is clean and not packed even during peak hours which is nice. Haven't had any issues with appliances or paying rent. One thing I'd like to figure out is if they take BILT credit card for rent payments but I think last I checked the leasing office said no.

The location is hard to beat--right by the water on the Embarcadero and close to a lot of offices. If you work in the area, it's a game-changer for convenience. But what really sets this place apart isn't just the location (which is already amazing) but the management. Cary, in particular, has been a pleasure to work with. From my very first phone call inquiring about the apartments to my actual move-in day, Cary made the whole process so smooth and easy. he really went above and beyond to make sure everything was taken care of, and I can't thank him enough for that! Another thing I love is the open space in the building. It's super kid-friendly, which is a nice touch if you have kids or enjoy living in a place that feels welcoming and community-oriented. If you're looking for a great place to live in SF with top-notch management, I can't recommend Rincon Green enough!

Out of all of the apartment buildings I've lived in, this one (hands down) tops them all…read more Deb, who manages the building, runs things like a tight ship. She is extremely responsive and communicative about everything, and jumps into problem solving mode when you let her know of a (rare) issue with your apartment. Under her extremely organized management and close supervision of the building, I feel extremely safe. What's more is that she's a ray of sunshine who personally vets everyone who lives here, so everyone is polite, clean, and responsible. I probably saw over 100 apartments when I was searching in SF, and when I toured the unit with Deb, immediately recognized that it was a gem. You get much more bang for your buck than other comps in Russian Hill and Cow Hollow. (For example, you can operate the well-maintained laundry machines with an app vs. coin operated). To boot, you're on a quiet street right above Polk (which has everything you'd ever need) and a literal two-minute walk from amazing restaurants like Elephant Sushi and Seven Hills. Let's just say I have no plans to move.

While it is near a lot of activity, it is on a very quiet street (which I love). The building has an old San Francisco feel but the apartments have up to date renovations. The building is safe and very clean (cleaned every Thursday!). We also have the most wonderful building manager who is attentive and caring. I would highly recommend this apartment building to anyone. It is an absolute dream to live here!

Run! The leasing agents are dishonest and misleading, providing false information to secure…read moreagreements. They withhold critical information that tenants should be made aware of before signing the lease. I feel deeply betrayed by the leasing agent, especially given how pleasant and accommodating he had seemed. I genuinely trusted him and believed he had my best interests at heart. He even lied about repairing a few things in my unit two months ago, claiming he had put in a work order. It wasn't until last week, when I got my keys, that I realized nothing had been done! ALL OF THIS TOOK PLACE IN 3 HOURS AFTER I PICKED UP MY KEYS! THIS CONFIRMS WHAT ALL THE TENANTS TOLD ME ABOUT THE LEASING AGENTS AT LAKEWOOD APTS. THEY ARE NOT DOING THEIR JOBS, AND THEY DON'T CARE ABOUT THE TENANTS! WOW!!! THE DECEPTION IS REAL HERE! I will refrain from disclosing his name until I determine my course of action. The property is poorly maintained, with neglected common areas and unhygienic conditions. I asked to see the laundry room and parking before moving in, but they kept putting me off until after I signed the lease. When I picked up my keys, I finally got a look at the laundry room, and it was so filthy and disgusting, I wouldn't even let a dog stay in there! This gives me an idea of the kind of people who live here--rude, unpleasant individuals accustomed to living in poverty, with little regard for their neighbors or the shared spaces we all use. The tenants mentioned they've been in disputes with the leasing agents over black mold in their units, which is airborne and even clings to their personal belongings in the closets. Nothing has been done about their complaints! Additionally, the garage is inadequately lit, creating an unsafe environment. The scary, dark garage has no security cameras or security mirrors. There are individuals with mental health challenges wandering and appearing disoriented. Nothing's been done about this yet, either! There are huge piles of trash, old furniture, and unwanted junk stacked up by the dumpsters in the garage where we're supposed to park our cars! The security gates for the parking garage are broken and marked off with yellow tape! There are no security cameras in your hallways where your front door is. Entering the building from the garage, you're met with dirty common areas, and the elevators aren't any cleaner. While I was with the leasing agent, a visibly concerned tenant approached and explained that her neighbor was missing, her front door was wide open, and her belongings were scattered in the hallway and by the elevator. All the leasing agent responded with was, "I don't know what's up with her"! What exactly was I witnessing? He failed to use his walkie-talkie to contact the security guard to check on her, secure her unit, and call 911 for a wellness check As an attractive woman, this location presents numerous safety concerns for various reasons. Not allowing tenants to use Ring security cameras on their front doors is an unreasonable policy that compromises personal safety and increases the risk of becoming a victim of crime. This place feels like a massive setup just waiting to unfold! No one mentions that every time you get a package, you have to go down to your car in the dim, unsafe garage and drive three or four blocks to the leasing office to pick it up from a room they call "Hello Package." It's a huge inconvenience for any tenant, but especially for those of us who are disabled, like me! I paid the rest of my deposit, got my keys, and now I am too afraid to return or move in! I AM IN FEAR FOR MY SAFETY AND MY LIFE!

Justin, the Property Manager, is consistently proactive and communicative, always working to keep the complex clean, safe, and respectful. Maintenance requests are handled quickly and professionally, thanks to Sam's responsiveness and skill. The staff *truly* care about residents' quality of life, and it shows. Our unit is bright, modern, and highly functional. We get tons of natural light and a beautiful view of trees, and day-to-day living is comfortable year-round thanks to solid construction, sound-sealed windows, and high-quality appliances. A standout feature is the abundant closet and storage space, which has made organizing and settling in easy--especially over the long term. The location truly can't be beat. We're within walking distance of excellent food, public transit, and green spaces, with quick access to both I-280 and downtown. It's the best of both worlds--urban convenience with a calm, neighborhood feel.
