On the last month of 14 months of our residency the roof leaked due to heavy rains, and walls and floors got damp in our living room and needed repairs. That included sealing the space, putting loud industrial fans and construction crews visiting our home daily. This is not okay to happen to a new building but the actual RED FLAGS came from the way the management handled the situation: - We have paid a FULL rent for the apartment that we could not use during weekdays for several weeks. Also we had NO ACCESS to our living room during the time of construction (01/01/23 - 01/23/23) - The compensation we got - our pg&e bill for the time of industrial fans running was offered to be reimbursed. *** UPD as 03/20/23 - still NO reimbuirsement *** - We got multiple verbal confirmations from the building management that upon the end of the construction there will be an evaluation of compensation to all impacted units. After we moved out they stopped answering our emails. - The communication with the manager Ryan Schmeer was very unpleasant. It was mainly notifications sent to us about crews entering the apartment, fans running, noise, paint, etc. We never received any apologies, explanations or compensation from the building. The initial experience with the building was great though. Brian (old property manager who we signed the lease with) was terrific, and our first half the lease went smoothly. We love Astella Apartments - my husband and I recently moved in here and it was the best choice for us. The Apartment: We both work remotely and decided to go with a two bedroom. There is plenty of lighting (all on dimmers) which I appreciate and tons of natural light. Each of the apartment face a courtyard with greenery - in some of the apartments you at night you can see in but all the apartments come with blinds so it's easy to maintain privacy. The have full sized gorgeous appliances and huge sinks. All of the bathrooms have tubs and chrome finishes. However my favorite feature about Astella is the extensive amount of storage. There are huge closets including a massive walk-in on most masters. Each bathroom has under sink storage as well as floating storage cabinet above the toilets and a medicine cabinet next to the sink. Amenities: The common spaces are generous (4 courtyards, roof, gym, lobby, lounge, and co-working space) all open 24 hours a day. I will say the coworking spaces seem to be occupied frequently so a reservation system that's free but limited to two hours would be nice since people seem to camp out. The parking is underneath and not stacked with several elevators up to the apartments. Staff: Brian is the reason we moved into Astella - he was so flexible and responsive. He did a great job of finding us the best deal and showed us additional apartments that would work better for our situation. He took us on a couple different tours to make sure we had the best apartment for our needs. Brian made sure our move in went seemlessly, set us up with the loading dock and trolley so we had an expedited move. Neighborhood Astella is on the edge of the Design District with the entrance facing Bryant - there are a few police stations and court related business farther down the street however there is a cut through to Brannan right next to either side of the building that make it easy to get off of Bryant and into Design district around the side of the apartment. It's also a 5 min walk to Trader Joe's, peets, and dumpling time! read more

This is how life goes sometimes, things happen. Things always happen. As a tenant, it isn't what happened so much as how it is addressed by management when things go south. Today a water pipe burst in our building. When I left my apartment to see what was going on, I was heartbroken to see that a friend and neighbor of mine was trying to contain water falling into her apartment. The fire alarms were deafening, triggered even though there was no fire. However, the fire department came, turned off the water, but could not turn off the alarm. The water had short-circuited the building's electrical system. Once contained, I worried about when the water would come back on so I could take a shower. Well, Will, one of our very cool maintenance crew, sprung into action. Immediately he brought the remediation team to address the problem around 8 AM, shortly after I heard the building alarm. Additionally, he checked surrounding units to the leak, to make sure that those tenants received remediation if necessary. Because he quickly called in repair vendors, the short circuited alarm system was turned off. Thank goodness. It was really loud. Olivia was terrific too. She was a point of contact for tenants that had questions about what had happened. She kept us up-to-date with questions we asked of her directly, as well as emails that she sent out. And as usual she under-promised and over delivered. Consulting with the crew working on the problem, she told us that the water should be restored by the end of the day. By 1:30, it was back online, way earlier than I expected. And taking a shower never felt so good. And Ryan, our amazing property manager, was on hand to manage the whole situation, even on his day off. But Will, Olivia and Ryan are meeting the situation with their full, focused attention. So I give Astella five stars not because of the water pipe bursting, but because of the dedication of the staff in making things right. read more

Living here has become increasingly frustrating. It feels as though a new problem arises every week, and resolving each one takes at least a month. First, we experienced a water line break that damaged the building, and this issue is still not completely resolved over a month later. Then, all doors (outside of individual units) malfunctioned, preventing us from using side entrances and building stairs. This not only hindered our access to paid amenities but also posed safety concerns, despite the temporary presence of a security guard in the lobby (the front door remained unlocked at all times as well). Unfortunately, the presence of the guard was not effective because they would wonder away at random times and other times would not even check to see if those entering lived there which is extremely unsafe. ...We did receive an email a few weeks ago saying that all the doors were fixed but of course there are more problems now. The garage door is now broken and staying open throughout the night. This has allowed random individuals to peer into the garage, undermining the purpose of paying for secure parking. They did hire a guard to watch the garage entrance but I have walked past MULTIPLE times this week and not seen anyone watching it. And now the exterior side doors are broken again, and there has been no communication or notice from management regarding this issue. I found myself locked outside after going to pick up a food delivery. Fortunately that the alley was empty since I had to walk around to the main entrance in the dark. read more

I signed a lease without seeing the unit and apartment in person, and I have no regrets. The unit, amenities, and the apartment as a whole are what I expected from the virtual tour. Brian is a pleasure to work with. He's responsive to inquiries and straightforward in his answers, which I appreciate. The location is excellent and, more importantly, feels safe. I feel like I hit the jackpot given the rising crime rate everywhere else in the city. I'll also never go hungry as it's within walking distance to Trader Joe's. We lived at Astella for 18 months. We paid a $500 deposit. We left the apartment immaculate, yet only received a check for $7. We had rented before at MB360 and when we vacated the apartment we received a full refund of our deposit. Take note if you rent at Astella you will not get most of your deposit back. read more

I have been living in Astella apartments for over a year now . The initial process was smooth . Olivia the leasing agent was quite helpful and courteous. However soon after moving we had issues with our blinds (curtains). The management did not care to resolve our issue even after multiple requests. They did not change the faulty blinds nor agreed to issue any credit to us and if that wasn't enough , they informed us that we will be fined if we hammer a nail in wall to install our own curtains . For 6 months we slept with such inconvenience and at the end decided to rather get fined than sleeping in sheer sunlight and inconvenience . Hence, installed our own curtains . Issue number 2 - PARCELS BEING STOLEN -Astella has no strict policies for theft . I have personally lost 3 expensive packages in the span of 1 year. And every time you try to seek for management's help they simply tell that they cnt really do anything and advice you to file a police complaint and shun the whole issue . Olivia is someone who is still somewhat empathetic and tries to help .but one person can't change the whole management. Ryan The manager on the other hand is quite cold , inconsiderate .His behaviour projects as he thinks so highly of himself and belong to some sort of unique super race ... I had the pleasure of touring and facilities virtually with a leasing agent named Brian. I would like to say it's a brand-new luxury apartment with a really nice price at Bay Area. Convenient neighborhood, top-notch amenities and nice apt decorations. Also since I really care about security, the apartment is just next to the police station with 24/7 alarm that makes me feel safe. The agent Brian is always helpful and responsive. I asked multiple questions during the application process, and he was efficient and friendly to answer any of my questions and provide solutions promptly. Even though my friend and I didn't move in because of personal reasons eventually and told him in the last minute, he is still enthusiastic helping us to go through everything. Living at Astella is not worth the trauma. * You will lose your entire security deposit due to fees. On top of that, you will likely be charged upwards of 1,000 dollars for unspecified damages and apartment painting (which they do for every apartment upon move out). * Tried to get parking moved because of a dangerous parking situation and they refused, even though there were safer spots available * Poorly constructed unit. This entire building was cobbled together with the illusion of luxury, when in reality they haven't even met the bare minimum standards of what a quality apartment building needs. a. The blind cover on the shades in our living room was not secured. When I went to open the shade one day, the cover came crashing down on me (it's a 10 foot beam made out of steel). It ended up hitting our television (which they replaced), but after asking other residents to check their blind covers, and checking other blind covers in our unit, we noticed that many of them were not secured in place. This is a huge oversight and safety concern, if I didn't duck out of the way, I could have been hit in the head or cut by the steel beam. I can't believe that they put so many residents in danger by leasing out a building that wasn't move in ready. b. Dryer lint catcher would often dislodge and loudly rattle around the drying while running + get caught on clothes c. Didn't put paint signs up when they were painting sometimes - have a sweater that is covered in blue paint due to this (which Brian kindly reimbursed me for, not sure if the current leasing office would be as helpful, as they are quite rude and make me feel uncomfortable to approach them due to their sour attitude). d. Fire alarms go off without rhyme or reason. Got an arm workout on a weekly basis because if one of us was making food on the stove, another one of us would have to be fanning the fire alarm the entire time to make sure it wouldn't go off. Literally stopped cooking because it was so annoying. The worst part is that we couldn't even open the door to air out the unit, because if we did the entire buildings' alarms would get set off. * Thin walls and floors, sounds like a thunderstorm upstairs when people are just walking around normally - it's loud enough that you can't sleep. Also makes it impossible to be a kind neighbor if you so much as want to get a snack in the kitchen past 10pm. * Tons of amenities promised to get us to move in, and never were put in the building (ex: upgrade to the gym, free conference rooms that eventually became pay to reserve, mobile key that was promised to be free and ended up being something that we had to pay for, squat rack and more gym equipment) * Did not fix known issues in amenities (the treadmill has been broken since I moved in 15 months ago, and I have asked them to fix it 4 times - nothing happened, and each time when I mentioned that it was broken, they made it seem like this was the first time they were hearing about it despite me and other residents also asking them to get it fixed) * Did not notify us about disruptive maintenance - one time there were people banging on the outside of the building to fix the panels on the exterior - it was so loud that I couldn't hear my meetings while I was working from home. I called the leasing office to ask what was going on, and they said "we have no idea". How are there people working on the building in a giant forklift and the property management doesn't even know what's going on? * Reserved the loading dock and elevator for moving out and Ryan said that "shouldn't have been possible" because it was after hours - even though I had a confirmation that it was reserved. Had to move out without proper loading dock and elevator access - which was a nightmare. * Told us that they "don't provide ledgers anymore" for arbitrary charges that happen on our account that we don't understand with no explanation. Had to basically beg for our ledger, and was told that we would be able to get another one after that one. I feel like refusing to provide ledgers to tenants has to be illegal... * Brian was kind and understanding and willing to do what he could to work with us when we faced issues in the building. That made it manageable even when it felt like there was something going wrong every day. After Brian left and management changes occurred, living at Astella was almost traumatizing. tl;dr: Don't live here, you will regret it. And lose a lot of money. And maybe get hit by a metal beam idk. read more

I told my sister to check out Astella during our final round of apartment searching in San Francisco, and we definitely found a gem! Olivia helped us from start to finish; same day tour, online application, to move in day! She's truly gone above and beyond, and took a lot of the stress out of the move-in process. The apartments themselves are new, with spacious closets (the real prize), and garage parking is available. Will, the maintenance leader, is super responsive and has been very helpful fixing any minor issues we've found. On the whole, I'm very happy we found Astella. read more

The leasing office is really unprofessional. We had a viewing on Thursday, and we were told that we can get 4 weeks off + $1000 allowance with 14-16 month lease, if we can apply by Friday midnight (they wrote that down on the paper). I called again at Friday 5:30pm to confirm the deal before I apply online (because I didn't get any quote or email about the deal), but suddenly I was told that I have to sign a 15-18 month lease to get the same offer (even though I have the paper with the offer written). All of these are from the same person. There is also no other people or manager that I can speak to. read more

**DON'T IGNORE THIS REVIEW ** The previous leasing agent Brian was a sweetheart but Brian was replaced few months ago with Ryan Schmeer who is rude, unresponsive and racist. The common amenities and spaces were open to everyone's use earlier, and since the arrival of Ryan Schmeer - the policies keep changing every other month to become more and more strict. Aside from that, personally - the guy is a jerk. This is not an individual review but something I have discussed at lengths with other residents - Ryan is rude to people of color and racial difference. He doesn't even step out of his office to help when we are in need (eg. if we have to ask a question or take the keys for the conference room we reserved - he won't step out of his office, neither will he let us enter - and our important work meetings have been delayed solely because of this non-issue. Ryan forces Olivia (leasing agent) to not send ledgers to the residents - even when it is our basic right to get our own ledger which is a record of official residency whenever we may need one. Aside from that - if you ever encounter him outside his office hours and ask him a simple query or question - he scowls at you and will outright tell you that "he has a life outside his work and won't answer questions". He basically lives on the property but how can you speak with someone who believes that he has to be on "office time" to not act like a jerk - which he also fails to do btw. He has treated us with racism by looking down on us - giving us disgusted looks every time we pass the hallway, complete disregard for our requests and disrespect towards us as residents. TERRIBLE person to have as a property manager - RUINS YOUR WHOLE EXPERIENCE OF an otherwise good property. We were considering to renew our lease but HAVE DECIDED TO MOVE OUT just because of the staff in the leasing office. Who wants to be treated this way when you pay so much rent? read more

I'm a young professional in the Bay Area who was looking for a 1BR in the design district. I toured several places and out of those apartments, the Astella gave me the best vibes. Not only are the rooms and communal spaces new and modern, Brian was also incredibly helpful and attentive when I was touring. He showed me 3 different floor plans after I told him what I was looking for - he even set up a virtual tour when I asked to see another unit in the building.
