DO NOT USE 4LESS They have extremely rude technicians representing their company, driving their company vehicles. Their technician parked like this blocking multiple residents from accessing their garage. These garages also open automatically causing damage to both the garages and the company vehicle if opened. This is also a painted RED FIRE LANE, with multiple no parking signs and designated signs where he CAN park, but he chose not to. Upon asking this technician to move his car and not park in front of the garages, he proceed to walk away from his vehicle stating he won't be long and refused to move. 20 minutes later he comes out, while I'm recording the interaction, and tell him again not to park in front of the garages and if he does in the future, he will be towed. I pointed out the fire lane AGAIN and the NO PARKING signs. He asked where he should park.. I said you were told all of this when you initially got here and refused to move. He said fuck you and drove away. I call 4less about 5 minutes later, the receptionist answers the phone and says all the supervisors are out in the field and asks to go over my issue with the tech. She then transfers me to the tech that I JUST had this interaction with. He proceeded to tell me what happened didn't happen despite me telling him I Have video and pictures of the entire encounter. They both refused to get me to a supervisor or the owner, Chris, until I mentioned that Chris has been out to our complex and fumigated the ENTIRE complex. They stated there's no supervisors schedule, they're in and out and I could hopefully catch one if they're in. This completely changed when I mentioned the owner, Chris. The Tech on the phone then said "so you want the owners or supervisors contact information but you won't leave yours" Again.. I told him, I'm not going to play your games, you can either provide the owners contact information and stop trying to prevent me from being able to contact him or I will get it myself. I have NEVER encountered someone from a business acting this way in a company vehicle in a private complex. I'm sure the owner wouldn't want his company vehicle towed or his business represented in this way. read more

Chris did a great job. He gave us a detailed termite inspection report and handled the mitigation work to eliminate or termites. We had been told by a major termite company that we had serious termite damage.. Chris gave us an honest assessment of our issues and fixed everything easily. So grateful for Chris and his honest approach to his work. read more

Never had house fumigated. Built in '79 I bought in '81. 4less was straight-forward, no hidden fee nonsense. I asked about veteran's and senior discounts and Benjamin explained that they aren't called 4less for nothing. He did offer a nice discount for cash (greenbacks) payable within 10 days of service. He told us what to move away from the outside to give them access. The crew did not damage the various arbors and awnings. I'm pleased with the professional service. read more

Ben "The Bug Guy" did an inspection for termite activity and was great to work with! He gave a quote and great information, all detailed in his report about what was recommended for our property. Scheduling and conducting the fumigation was seamless with 4less termite. They answered all our questions as they came up about bagging items. I will definitely use them again and highly recommend them for your inspection and fumigation needs! read more

Had to pull up some of my LVP floor, and noticed the mites were dining heavily on the 1/4 inch underlayment. Called 4Less, and they sent Ben out within a few hours. He was dead honest, said I actually had some time before treating, but also explained exactly what type of termites they were, how they got there, etc., really bright guy. I got the estimate in maybe a day or so, and it was a totally fair price. Then I worked with Bianca, extremely bright, informative, polite...explained everything. So, the tenting began on a Monday AM. Sal was great about making sure food was properly bagged (I was sloppy), and we departed Santa Cruz about 11:00am Monday. Returned 1:00pm-ish Wednesday - all done. Great product/service, their team rocks. read more

They used an industrial stapler w/ metal staples to hang signs on the interior walls of my house which we had just redone and painted as part of our renovation. I'm so angry. There is an epidemic of people in California who just want your money, but don't care at all about your property, your family, or doing right by you. This borders on deliberate vandalism. read more

These people did an amazing job! So kind, helpful and patient answering allll of our questions. They were also able to jump in and help when we got a curve ball thrown at us. I highly recommend them. They were also the cheapest bid we got!! read more

Called 4 Less for an inspection because we had some evidence of termite infestation. They came out (on time), looked, and let us know we didn't need to do any treatment because the infestation is just in a piece of rotted wood on the porch. Didn't charge us anything. Super friendly, knowledgeable, and fair. Highly recommend. read more

Chris and his team were a pleasure to work with. Very professional and gave me all the information I needed. After calling about 5 other places in the area, 4Less was the best value and also most realistic with how to handle our pest issue very quickly. Services were tenting/fumigation and subterranean termites. Highly recommended. read more

We used 4 Less Termite to fumigate and treat our house for beetles. They came out and did a through inspection. We had termites and signs of beetles too. They applied a local treatment for the beetles and fumigated for the termites. They were a great combination of good price, excellent customer service and timely delivery. I will definitely use 4 Less Termite again and I would recommend them to anyone. read more

Chris has been unbelievably helpful on two occasions--first, we discovered some small pellets below a storage shelf beam. We removed the beam and asked Chris to come out to assess. He inspected and told us there was a localized infestation in the beam but nothing else was around and no treatment was necessary having removed the beam. Whew! The cost ? Zero. Just a smile a call me if you ever need anything else. Second occasion--we just bought a new house and seller inspection revealed one area with ground termites. Recommendation was to treat the local infestation for $700 then also inject chemicals around the perimeter for $3k additional! Again called Chris and his recommendation was to simply do a perimeter walk myself, inside and out, periodically to watch for more tunnels. Why pay for a problem that doesn't yet exist? Cost again was zero. So if you want a super honest assessment of what's going on in your situation, I highly recommend giving Chris a call . read more

Chris was very open to making sure I was satisfied with the results. I would recommend this business for your termite needs.

We'd never had a house tented before, and these guys did an awesome job. I can't recommend them highly enough. When first purchasing the property, 4 Less did the termite inspection. The owner (?) was wonderful -- not only did he do a thorough and detailed inspection, he really enjoyed himself! He loved viewing all the crazy termite tunnels under the house, identifying species and showing them to me, and teaching me the difference between dust and termite dirt (eww!). It was a hell of an education. This is the first house I've bought that is mostly wood, so termites just love it. It was so much fun for him that I had fun just watching him. He was like a kid in a candy store. Imagine being excited to crawl underneath a house! I'm glad SOMEONE wants to do it! About a year after closing escrow, we decided to take the plunge and get all the 'mites gassed and dry rot repaired at the same time. Of course we called 4 Less as we'd been so impressed with the inspection. The owner remembered our house as being one that he'd loved, and that felt great (can you tell we're house-proud?). He gave lots of tips about how to take care of a house in general, as there's always something to learn. He told us a lot of things we didn't know. Scheduling the tenting was a breeze. We made arrangements to stay in a hotel, having found one that accepted cats (read my Yelp of the Maple Tree Inn), and a rep at 4 Less provided us with plastic bags for which to wrap things in that we did not want exposed to the fumes. They even sent someone out, per our request, to demonstrate to us exactly how far out the tent would extend so I would know which of my plants to dig up and transplant so they wouldn't be killed by the poison. I really appreciated that -- transplanting everything was a chore, but it was a great education in not planting so close to a wood house -- I'm still conscious of that when gardening. There was snafu with the guys showing up too early to start the process, when we were not evacuated and checked into the hotel yet, but they had other jobs in the area so agreed to come back later. We really appreciated how completely the guys aired out our house, and locked it up for us, at the end of the job. The only odor we experienced was when we unwrapped the plastic bags, and we ventilated to allow for that. You know what's so awesome! The gas they used killed the ivy! The nuisance, shitty ivy in front of the house, that had been there for years and resistant to all prior attempts to get rid of it. Gone! Lovin' it! Now there are plants there that are there on purpose. Who knew?! In addition to having the dry rot repaired, we also asked the guys if they could replace the yucky rotting gate, plus create a gate on the other side of the house that was currently just a fence. They agreed to do it, and the results were great! The price was reasonable considering they built these gates from scratch and matched the existing fence for us. They also installed a new bathroom floor as the old one was peeling up so much, with moisture getting in and rotting the sub-floor. Wood + water = termites. We were very impressed with how efficiently and carefully the floor guy worked, considering it's a tight space to work in, and he even put up fresh base moulding that made the room look new! When we arranged to have the house painted shortly after, our painter pointed out that there was still some dry rot left to fix that the termite guys had missed. We called 4 Less back, and they agreed to return for just the cost of materials. They came back immediately, it all got repaired, no hassle, and the painting was able to continue on schedule. Great! So, not only was the treatment experience pleasant, we also learned things about wood, termites, and home maintenance that have served us well, like a gift that keeps on giving. Now that's service! They also complimented my gorgeous gardens, so they are to be commended for their taste. We'd call them back the next time we need termite treatment. read more

I have been working with 4-Less Termite for 9 years. The reports they prepare are comprehensive, the explanations Chris gives as he "walks the home with you" are easy to understand- and if you have follow up questions he is available to answer. Some inspectors do not price out the Section 1 and Section 2 work... 4-Less does and this service is invaluable. On the other side- Chris does not exaggerate the work required, and his contracting Team can get work done for a fair price. I've never seen Chris concern a buyer/seller unnecessarily... in the hopes that it would bring him more work. He is an honest approachable vendor who I have no hesitation in recommending. I have recommended Chris 100+ times in the last 9 years- and hired him more than 50 times myself. read more

As a new home owner, I encountered termite issues that required corrective actions. The owner of 4Less Termite & Repair, Chris, and his team have been professional and responsive. Chris explains exactly what needs to get done and does not over-promise and under-deliver. 4Less provides creative solutions for termite treatments and repairs. Chris even made trips to my home on two Sundays to provide guidance on ways to mitigate future termite issues. In fact, Chris saved me money when I was going to do some work that would have been a band-aid. He gave me great recommendations to address problems effectively for years to come. 4Less is definitely my "go to" company for any future termite control, treatments and/or repairs. Simply impressive work at reasonable prices. Well done indeed. Thanks Chris & Liz! read more

This is the place to go, especially if you want a professional and value honesty! Chris came out and did an evaluation because our contractor discovered termites. Instead of selling us a load , Chris told us that these type of termites only thrive in moisture areas and once we fix the wet areas of the house than they will go away. What a relief as I thought we were going to have to tent the house. My wife and I really appreciate Chris's honesty. THANKS CHRIS!!! read more

I've used 4lesstermite for most of my Santa Cruz real estate transactions. I can't imagine using anyone else. Chris and Liz are great. I'm a Realtor and Chris is invaluable to my business. Not only does he help my home buyers and home seller with an honest, accurate inspection, he also provides great me with great advice related to pest issues that can come up in closing real estate transactions. Liz is in the front office and is always on top of my requests. Some of which are time sensitive. Some of which are crazy. She always follows up and gets the job done for me. I consider this whole company very good people. And frankly, who can afford not to work with good people? Thanks to Chris and Liz for making my job that much easier. read more

Used this guy for a pest inspection. Very inconsistent with reinspection. Told me that material under house was clean and then a few weeks later said it wasn't clean from debri. Come to find out he didn't even inspect under the house the first time even though he told me it was fine. Ended up costing me a bunch of money in reinspection. When I asked for a refund on the inspection that he said under the house was clear even though he didn't inspect it he wouldn't return my call nor give me a refund. I didn't think that was fair read more

I'm a small time property manager in Santa Cruz. Getting work done on a house in Santa Cruz can be really painful, you'll get insane quotes, people who don't show up to do the work when they say they will and people that demand money ahead of time, do half the job and then you never hear from them again. 4 Less Termite were the exact opposite of this, they did what they said they would do, worked around my schedule and showed up on the day they needed to so I could get my new tenants in quickly. If you have to get a few quotes first, this is definitely one of the places you should check out. read more

This company did a termite inspection for me for a house I was planning to purchase in fair way, Royal Oaks. The inspection was scheduled at 9am. I reached there by 9.15am and this guy Chris had done the job and left the site before I reached and did not contact me at all. How he did inspection of a 1806 sqft house in about15 minutes is a mystery to me. He gave an oral inspection report to my property agent who was present there that he found termites in the bedroom window area which could be treated locally for few hundred dollars. I told my agent my concern regarding this and said I would have to rethink on purchase. Next day he send me a written report stating the termite was inactive due to previous treatment and no treatment is required. How can termite be inactive in one day? I assume he doctored his report for some reason .. cheating. He did not send me an invoice for the inspection and I followed up with his office for making payment. I have not got the actual report yet but a soft copy was sent on my request. His quote was for 165 dollars and he charged me 250 dollars in total with late fee since I did not pay on the same day of inspection. He expects to pay even before we get his report. This company looks like a one man show out there to loot and fool people. Never ever try to get an inspection or service done by this useless company. There is no minus or 0 star option for this rating. So I gave a single star. read more

I have been working with 4 Less for about a year, both personally and as a realtor, and they have been wonderful! Excellent service, workmanship, and communication. I recently dealt with a very quick escrow and Liz and Chris were incredibly helpful - they rearranged our scheduled service date to accommodate the short timeline, and still, of course, provided exceptional quality workmanship. The Section 1 explanation/quote they provided was also very helpful. read more

Getting my house tented isn't my idea of fun. However, from the friendly and professional estimate to end result it was a great experience. Moreover, the staff is trust worthy. We just got our house tented with 4 less termite. They were a pleasure to work with during the entire process. The folks at the office were warm and friendly, and the tenting was done efficiently and as requested. We had some plants around the side of the house that couldn't help but be in the way, and they got a bit beat up, but we knew that was going to happen (so if you get your house tented, just be aware of that! The tent has to go somewhere...). We were able to pay with credit card over the phone which was great, it saved us a bunch of hassle. Our house is now bug free and we had a great experience. Thanks so much! read more

Liz is very helpful. I've used them on our home tenting and clients as well. Very fast and professional.

House was tented. It's been a month. Bugs freaking everywhere. So bad even the city water guy was like, you gotta get someone out here for your huge amounts of spiders and ants. Also... saw a termite by the many ants swirling about. I'm super anal about closing windows, using using trash cans that seal close, vacuum immediately after crumbs, and make kids eat popsicles outside. I don't leave doors open longer than it takes to get inside. Because I have been bit by a brown recluse and I never want to go through that again. Because I'm so diligent about bug control this tells me (especially since we have only been here a few days and we didn't ever have ants at any location elsewhere I lived) that the tenting company probably didn't use correct amount of chemicals. Sure- there may have been a tent... actually I need to check w neighbors on that one) but chemical level was obviously not used. read more

There service is fast and reasonably priced. There instructions for novice customers is sorely lacking. The deal for calling PG&E was almost no help. Chris and his office staff run a first class operation! Jose and his fumigation crew were extraordinarily professional, trustworthy and considerate and went above and beyond caring for our plants and moving (and replacing) three HUGE wooden planter boxes on our deck. Got our house tented in 2012 for a reasonable price but had an issue with subterranean termites this year. Walked into the office on a weekday and Liz scheduled a visit from Chris within a week. We got a fair quote and when he came to do the work on a Saturday, he went the extra mile to make sure the treatment went smoothly, even using chisels on the sub-floor to ensure the delivery rod would have a good seal to contain the injection material. These are the biggest ripoff artists in the Bay Area. They always claim you need your house tenting whether you need it or not. Of cause the realtors praise them because the seller is paying. Communication is horrible, we were told our house would be all clear at 1pm, house still was tented, no one could be reached.

Negative experience. After the report was finally received (5 days later instead of 2 - 3) incorrect and contradicting information was written in the report. stated information about the attic and roof then stated that neither were inspected but I believe the largest amount on the estimate was related to those two items. Difficult to say since the estimate was only prices without an explanation of what the prices were for. In order to find out you have to call the office. Way over priced and was only trying to get work that they definitely will not be getting. read more
