My General Contractor from Dawns Design was Yosef Zubiz or (Joseph). They have a set schedule for payments and literally the moment their subcontractor says they are done, they expect payment and are very high pressure about this, even before you get to inspect the work. The work was being done at our lake house (1 hour away) and we kept up with the immediate schedule until I went to the lake house, the day they said, the pergola was completed. When I started reviewing the workmanship it was evident that Joseph and his subcontractor had no clue about construction. The subcontractor was onsite and it was only him and his girlfriend was trying to help him. There were 6" 2x4's spliced in several places, because he miscut the piece that should have been used, no slope on the pergola that was going to have a roof installed, 2x4's were split from the screws he used, split and badly warped rafters (2x8's), flat paint used when it was requested to use Satin finish and so many more errors to list. It took 3 weeks for these errors to get completed because my General Contractor (Yosef) would not come up to the job to inspect the work! He relies completely on the subcontractor's word!! The subcontractors said each time they called him to inspect, Yosef told them it was too far from Katy to go to Conroe. My wife and I got stuck with a pergola, where each seam of the Carbonite roofing shows, because they built the pergola with 29" rafter centers when the roofing panels are 4' on center. NO planning on their part! I had Jacob, one of the Dawn Designs owners, come out to show him the workmanship, he acted appalled with the work that was done and promised corrective measures, but could not get any replies for any corrective measures. I WOULD NEVER USE THIS COMPANY AGAIN and have a hard time believing these good reviews are actual reviews from actual customers. BEWARE!!!

There was a miscommunication at the start of the project, but in the end, I left satisfied. Julio and his guys did a good job and I feel like my place has more life to it than it did before. For that, I am thankful. Fortunately, I did my own research when it came to the type of paint I felt I should get, where to get it, and approximately how much. Tips/pointers were provided by Julio which I feel were helpful to a newbie customer like me. Overall, I'm happy I chose to use these guys. Yes. Would I use again in the future? Yes.

Took me a while to post this review. I found them on Yelp hoping the reviews are legit. Some of…read morethem probably are. And as much as I would like to give them a good review, them being our last contractor before we finally moved back in our house (after 20 long months of being displaced after Hurricane Beryl), it has been stressful cleaning up after the mess these guys have done to our home. And to this day, we're still finding paint splatters on floors, appliances, furnitures, doors; unpainted areas; uneven paint; it never ends. If you own a home, and you have things inside your home, don't hire these guys. They don't respect your property. Shoe prints on top of our table cover, it's so bad we had to throw it away. We had just installed wood floors on our stairs and there's a lot of scruff marks a thick dirt that we had to scrub it clean. They painted over nails. Paint was dumped on our toilets and sinks, and on our lawn. A simple search confirms that these are ILLEGAL. They tried to deny it but then later admitted to it when confronted. We brought up a lot of these issues shortly after they "finished" and they did come to try to correct many of it. And for that, I give them credit for. But I'm still finding paint splatters on several items, to this day, as we're working our way towards fully settling back in our home. ADDITIONALLY: before they came, we had our home thoroughly and professionally cleaned twice by another contractor specializing on air quality. And those cleaners have video proof of their work so we have evidence of the condition of our home (cleanliness-wise) before these painters roughed it it. I'm truly disappointed and I don't recommend this company to anyone at all.

The actual poor wasn't that bad except for the buried some of the old concrete from the driveway/walkway on the right side of the front of the house. I had to dig that up and get rid of it myself. As you can see by the below, they really sprayed the concrete as high as 6 feet the screen on the patio window, I did if they were going to clean that up and they said that they couldn't because the concrete was wet that I had to wait until it was dry. as you can see in the pictures below, they couldn't take the wood framing off the concrete because some of the workers nailed it to the concrete he explained and that some of his workers were and that he couldn't get them to use the wooden spikes only instead of the nails. I have tried to in contact with R & C construction several times through voicemail and text and through Angie and they have not returned my messages.
