WestCoast Waterproofing Systems has been my go‑to since 2016, and they continue to deliver outstanding service. My most recent project was a 2nd‑story balcony/deck cleaning and re‑seal, and the team handled everything with care -- even removing my patio furniture and placing it back once the application was fully cured. Their communication, professionalism, and customer service have been consistently excellent over the years. I highly recommend them. read more

Top flight work! My deck needed resealing due to maintenance. I also had a leak. Two other contractors gave me quotes for over $10k without doing any testing. Jose came through said he wanted to do a water test for a nominal fee that would be applied to the total work. He did the test. The test revealed that the leak was actually come from an outdoor outlet instead of the deck. In other words, if I had used any of the other contractors I would have paid over $10K and the leak would not have been repaired. I got the outlet sealed and the deck resealed and Westcoast's work was immaculate. They completed it punctually and even came back to put back all the furniture. Thank you! I highly recommend this honest, competent contractor! read more

Jose and Westcoast Waterproofing Systems are nothing short of amazing. We had a leak from our balcony into our home, and I can't say enough things about them. Jose was quick to respond and come out for an initial estimate. After receiving a few competitive bids, we felt most comfortable with Jose's team and moved forward. When the team began work by removing some of the balcony planks, they realized that there would be a more efficient fix that would provide the same leak protection at a lower price. I don't know many companies that would be that transparent and honest. Jose and his team clearly care enough to do the very best job at a reasonable cost. Jose is the best, and he hires the best people to work with him. Highly recommend! read more

I researched several companies and contacted Westcoast Waterproofing Systems in Irvine for a balcony & deck repairs. WWS was the most professional throughout the bidding process. The pricing was middle of the road for the scope of the project. Unfortunately more damage was found after removing the old decking. The crew was personable & the workmanship outstanding. I had an excellent experience & I am very happy with the results. I highly recommend this company. read more

Jose, Paulie and the crew did a great job on my deck. They tore it down and built it back up without a missed step. Each day more and more progress. They coordinated well with the other contractors and were always available when I needed some guidance. Good price, professional work and friendly demeanor. Couldn't ask for a better job well done. And it's my 2nd job with them in the past 5 years. They stand the test of time. read more

Jose and his crew were the best of the best. Their work was excellent. Communication excellent. There were a few change orders - but all were what we needed. Jose and his team were professional at all times. I could not recommend them any more highly. Thank you Jose Gary read more

Jose and his crew are great. We've used them twice and been really happy with the results both times. Most recently, we had them do an "overlay" on a ledge outside our bedroom that was cracked and leaking water into the house. Jose explained the process in advance clearly. They were responsive, on time, friendly, fairly priced, and did such a good job in matching the final stucco finish color to the house paint that it looks like it was original. They did such a good job on the first project (a balcony repair) that I didn't bother to contact anyone else when I realized that I needed the ledge fixed. They are the go-to folks. Definitely highly recommend! read more

Jose and his crew is by far the most honest, responsible and positive experience I've had through our major construction. If Jose or his guys say they will be at tour house at 9am, they will be out front at 8:55 waiting to come knock on your door. We had so many hiccups and structural issues and Jose and Westcoast would come, brainstorm and communicate over every obstacle. I will always recommend them and their quality of work. read more

I'm very pleased with their work. We had a balcony that didn't drain properly. I contacted Westcoast and received a fair quote promptly. His team successfully solve the problem and left no messes behind. I do not regret hiring this company. Thank you Jose for being patient, listening to my concerns and going above and beyond for us!! Don't hesitate to contact Westcoast Waterproofing Systems in Irvine. They don't disappoint. read more

I needed to have my leaking balcony waterproofed. I had estimates from several companies and decided to hire Westcoast because Jose's proposal was professional and clearly detailed the scope of work including thorough surface preparation. The price was reasonable and very fair for the amount of work. They had to correct the work of a negligent and incompetent original contractor. The team showed up on time every day and put in 100% of excellent work. Each step was done with the attention to details and the project was finished as promised within a week. I am very happy with the result. Westcoast is one of the best companies I was dealing with. I highly recommend Jose and his team. read more

WWS was very professional and their crew very courteous. They did a great job at a reasonable price, I will defiantly use them again. Jose even said it wasn't necessary to redo another deck. I like working with those that are not always trying to sell you more then what you need. read more

Due to termite remediation we recently needed balconies renovated and new waterproof flooring. Westcoast came out promptly, provided estimate that was in line with two other bids and began work quickly. Even with a weather delay they were able to finish on time. Jose's team went above and beyond for our project and we are very appreciative. Wouldn't hesitate to recommend and would absolutely use for our next project read more

I discovered my existing waterproof system on a set of stairs in my backyard had cracks and water soaked through. The water had caused dry rot, so not only did I need to repair the dry rot, I wanted to redo the whole waterproof system. Jose is very polite and courteous throughout the whole process. They had started the work, but I had a misunderstanding when it came to the initial proposal. Jose immediately halt the work and told me to take time to think about it. In the meantime they cleaned the entire project area. He insisted that he would not move forward, unless I am comfortable with my decision. Whether I choose to go with Westcoast or another company, I have nothing but respect for Jose and his crew. read more

I reserve a 5 star rating for a completely perfect experience. Nobody's perfect, but these guys are pretty much one of the best contractors I've worked with. Jose is not like all the other flashy fast-talking salesman type of estimators, but he's honest, straightforward, and he gets the job done. They gave me a price that was in the mid-range for our project (replacement of the top layer of a deck that was leaking in multiple places and replacement of a flat roof with skylights). I got about 6-8 estimates from multiple contractors. Here are a few things that stood out: - Mid-way through the project, they determined that a portion of the existing deck was still good, so they reduced the estimate and re-used that part of the deck - They broke through several different parts of the deck and roof, and repaired all of them on their own dime - They broke a light fixture and replaced it - On the post-inspection, several days after the project completed, Jose noticed a downspout that was not done correctly, and he had it fixed. On that last point, I paid them out completely before they fixed the downspout, so I was relying on their honesty to come back and actually fix it. It was delayed a few weeks, but they did come back and fix it as they said. Bottom line - fair pricing, honest and clear communication, and they do what they say. read more

I found Jose and Westcoast Waterproofing through Yelp and I am glad that I did. I called multiple parties about my leaking rooftop deck and Jose was the first to respond. He set up an appointment quickly and provided a quote within a couple of days of the appointment. When the team arrived, they were professional, they wore masks, and they got on the roof without even coming through the house (which I did not expect). They showed me the damaged flashing and the progress of the work during the three days that they worked on it. The finished work product was blended well with the color of the roof (it's noticeable but the color is consistent). I hope to never need a waterproofing company again but if I do, I will call them. read more

We were referred to Westcoast by our neighbor whom had the same leaking balcony issues as us! Jose and Westcoast re-surfaced and sealed my second-floor patio back in 2017. They did a good job back then. Unfortunately early this year, after a series of small earthquakes in SoCal, it started to show some cracks. Eventually water got in and wet my first floor ceiling beneath the patio after some heave rains. I called Jose to repair it. He responded immediately and sent someone to check on the damage. Although the damage was likely caused by natural causes, and mine is out of warrantee (they offer one year warrantee for most of their jobs), Jose takes pride of their work and offered to re-seal my patio completely free of charge. They started the work right away and completed yet another nice job within just a few days. I am very happy about their job quality and customer obsession. I highly recommend Jose and Westcoast. read more

I echo the sentiments of the majority regarding Jose's courteous and professional business manner. My recently-purchased property had a small balcony which was poorly maintained by the seller; and Jose's bid was reasonable and thorough. He scheduled the work based on our availability, and finished the job on time. Thanks to his hardworking, mostly one-man crew (I wish I could remember his name), my balcony looks great! I would not hesitate to recommend him to my friends and family. read more

Great communication through out the entire process. Always arrived on time and completed the job on schedule. Couldn't be happier.

Jose was very professional when giving me an estimate on my balcony. He had samples of what they would be doing to repair the dry rot and the different layers of work that needed to be done to get my balcony back to usable condition. His crew did a job. I would definitely use them again. read more

My house is less than a year old. I did it as an owner/builder so I have no contractor to rely on for issues. On one of my three balconies, on the third floor, I had a bad leak into the floor below. The original waterproofers blamed the tile guys (tile on top of waterproofing) and the tile guys blamed the waterproofers. So I decided to get 3 bids to fix the issue and not even deal with who's fault it was. Jose gave me the best deal but also took the time to talk through concerns and the approach we should take. Jose and his team seem to work well beyond his base of Irvine as I'm in Hollywood. I'm very pleased with the outcome and would not hesitate to recommend them to anyone in need of waterproofing. read more

Based on the reviews here on Yelp, I inquired with Westcoast Waterproofing System to see if they could assist us with our 2nd floor balcony deck which was leaking into our dining room below. Jose was one of 3 bids received and based on the reviews here and his cost effective bid (was slightly outbid by another company) and his professionalism during his estimate, I felt confident that Jose and his team were the ones to move forward with and we were right. Jose and his team seemed to be very experienced and efficient and completed the job thoroughly and according to the time frame given. Viewing the workmanship and final product delivered compared to the prior contractor who built it, it seems like night and day. As the rain is falling right now as I type this, I am comfortable and confident that I don't have to worry about any more leaks coming into our home. Thank you Jose and WWS for a great job! I won't hesitate to recommend you to anyone who needs waterproofing! read more

This is the second time I've used Westcoast Waterproofing Systems. The first time they diagnosed a problem causing a leak which we had for years which noone else could figure out or fix. WWS made the repairs and that completely eliminated the problem. More recently, WWS repaired a deck on top of our garage which was incorrectly laid out by another company causing water to drain improperly. Jose and his team did a great job redoing the grade of the deck and perfectly matched the paint to the existing deck. Jose and his team are great and I highly recommend them! read more

Jose and his crew did a great job on our deck. Great service, communication and value. We are very pleased with the results, our deck looks amazing and should last us for many, many years. Jose was so professional, always on time and prepared. I got three estimates and I went with West Coast not just because it was the lesser of the three but also he told me I didn't need the plywood, which was another 1,000 and I needed to resize my railing so I didn't have issues with rot later on, the other companies didn't inform me of the problem. He also accessed the balcony without coming into the house which wasn't easy but I totally appreciated and helped me find a color that would compliment my stucco. Also painted the railing that had to have some railing added. He just went over and above what you would expect. He has tons of pictures of other jobs that helped me understand the process too. These guys are the best!! Hire these professionals ! You won't regret it!! read more

Jose was a pleasure to work with. He came and did an estimate shortly after I called him and seemed very honest and reasonably priced, which is why I chose him. Jose and his crew are great! Jose even took off his shoes upon entering our home. That shows he cares. They accessed the balcony deck from outside, again keeping our home clean.
