With the last two big rain storms in SoCal, we had water dripping through our kitchen recessed lighting. Two families in San Marino referred West Coast Precision Roofing. I called right before Christmas Eve and was able to get scheduled for the first appt on Saturday, December 27th between 7am and 8am. The lady scheduling was kind, professional, and fit us in quickly, as I'm sure everyone calling is stressed out about a leak. I had already read all their great 5-star Yelp reviews mentioning the owner, Mike, as well as the foreman Vicente. Vicente showed up with a big friendly smile and was able to immediately find the source of the leak. He was able to repair on the spot, as well as carefully inspect our entire roof. His communication skills and knowledge were excellent, in relaying missing shingles blown off as well as parts of the roof that had incorrect materials installed - risking future leaks. Unfortunately, I have to revise my review. After roof was completed in Spring of 2025, we experienced a major leak in early 2026 ruining an entire wall of our home and resulting in the beginning of mildew/mold. Michael was unwilling to accept any responsibility for the damages even after an independent waterproofing specialist was engaged to uncover the issue and discussed it with him. I had to hire a different roofer to correct the issues (who also concurred with the water proofing specialist) and file a complaint with the CSLB. If you have no issues, then Michael is fine. But the second there is an issue, he is not great to deal with. That, in my opinion, shows that his true character is not great. If he had fixed the issue and helped fix the damages to my home, I would have remained a happy customer. Unfortunately, that was not the case and I think that speaks volumes about working with him. It's not the mistake, it's how it's handled. You've been warned. Also, note, he will refute this...look at all his other 1 and 2 start reviews. Very defensive. read more

Awful service and dishonest contractor with bad quality work and taking shortcuts. It started with getting the job quote 1month late,which is unacceptable. Installed new shingles on pitched roof of house and workers walked all over roof when removing old roof and installing new roof. This caused flat section of roof to be damaged and leaked with first rain storm . It leaked inside upstairs in 2bedrooms unit and ceiling had to be repaired. Also never provided pictures with plastic sheet on top of bare wood roof. took every short cut possible to get the job done quickly. Left nails everywhere on ground that we had to clean up. Had to tell him many times to put the TV antennas back on the roof and finally that was done. had to tell him to attach the cable he removed back to the roof. and it was done.Overall sloppy and bad quality work..Contractor from hell and will never hire him again. read more

The back room in our house had a leak. I called to get 3 separate estimates. The first 2 suggested replacing about 300 square feet of roofing on my house. I was quoted over $2500 with the first two companies. It seemed like they did not want to take a smaller job so they over quoted me on a repair. I decided to call one more company and found Michael at West Coast Precision Roofing. This was the best thing I could have ever done. He actually pointed out where the water leak was coming into the back room and explained why the leak happened in the first place. The old owners of the property had a handy man who improperly installed 4 skylights that were way to close to each other causing water from rain to come in and damage the inside of the room. We decided to remove 2 skylights and repair that small section of the roof which was cost effective vs replacing the roof over the entire room. They also went over the entire roof and resealed and painted all the plumbing air vents and anything else that could cause future water damage! I'm a long time yelper and a pretty good judge on who do hire when it comes to getting home repairs done. These guys are fantastic. I asked for proposal costs to stop a leak coming through our patio. After inspecting our roof, Mike Sanders submitted two bids to us, one for just fixing the leaks and trouble spots, and also informing me of the current condition of my whole roof, how soon I would need to replace, and what materials and warranties go with it. I went with the original plan to just fix the leak, since we were in the middle of a kitchen remodel. 2019 had one of the worst rainstorms in CA history. Two parts of my roof were leaking due to previous contractor's improper repair. I was panicking calling every roofer on Yelp to fix it. However, as one could image, all the good ones were booked up for weeks due to the rain. To my surprise, Mike's team was able to squeeze me in between the raining days and fixed the worst of the two leaks in a day. Their team removed the roof tiles and showed me where the previous contractor did wrong (bad to no caulking around the corners) and fixed the problem. It rained the next day, and no leak! That's the only proof I need! It rained couple more times since and the inside of the house stayed dry. The team came back when it stopped raining and fixed the other leak for me. One surprising thing was that after the job is done, they actually took out a giant magnet to pick up all the loose nails & screws lying around the job site. My previous contractors never did that, Mike's team actually picked up their screws and nails as well. I am an engineer by trained, so I really appreciated them showing me where the problems were instead of the usual "trust-me" from other contractors. West Coast Roofing did my complicated roof some years ago and today did a mini check-up after the recent storms. I got several estimates the first time around. My experience couldn't have been better. My previous roof (about 75 years old, 6 layers deep!) had to come off, so it was a huge messy job. ZERO STARS. One of the worst home improvement service I have ever experienced. In fact the worst experience I have had for any industry. Not only terrible customer experience with no returned phone calls or not even showing up for some appointments, but not following through with agreed upon scope of work. They even had some self acknowledged defects in their quality of installation but wanted to charge extra to fix their mistakes. I heard the company was ran much better when the father was around.
