The three-room-plus-balcony sweet was quaint and old-fashioned in the best way, and the balcony offered a view of the cottage at the inn plus one of the Arabian horses. Location: Right in the heart of Harvard Square. Historic, walkable, and surrounded by great restaurants, cafés, and shops. The fall colors were unreal during my stay so wandering around the neighborhood was such a vibe. Lobby: Warm, elegant and classic New England. I loved the academic library feel with books lining the walls. Check in was a breeze and the staff were genuinely thoughtful. They walked us through all the FHR benefits and even handed us a welcome gift bag with treats. Such a nice touch. Room: A little smaller than expected, but very clean and charming with that collegiate Cambridge aesthetic. The view overlooking Harvard square was beautiful on a cloudy fall day. And the bed? We booked a small 15 person wedding luncheon last weekend and received horrible service from the function manager as well as management. Do not book a function there. My meal was rancid but I didn't want to embarrass anyone by saying that at the table. When I called to tell them the manager said I was lying because that's her favorite meal. The stuffing smelled and tasted like it was from last thanksgiving. I noticed many people just pushing their food around on the main entree. She said they would have only refunded the money if I spoke up at the time in front of everyone. But that's the kind of class these people have. Also, very high room rental rate which they lie about on the phone and tell you it is just a deposit to hold the room and will be refunded later on your bill so long as you show up for the event. Then after they get the payment they send an email with a link that says it will not be refunded whether you show up or not. That it's not actually a deposit to hold the room. That it's a room rental fee. Non refundable. Then they insinuate that you should tip on the meal AND the room rental fee that they lie to people about. A shame because they've tarnished a long held good reputation of a charming historic location by employing highly unethical people who lie.

The hotel is in dire need of refurbishing & cleaning. The rooms are not only small in square feet, but have 7' ceilings, making the sleeping experience similar to what I think sleeping in a coffin would be like. The hallways in the common areas are disgraceful & ratty--I really cannot use another word to describe the carpeting. Poorly lit & terribly confusing layout. Several of us got lost (twice) trying to find the rooms. The bathroom was miniscule--had no fan & a heavily peeling tub. The A/C unit was old & sounded like a jet engine was passing through the room. Parking lot signage was absurd. An arrow pointing LEFT sent you to a laundry room. There was no way to get to the Front Desk except walking around the entire Inn. Allowing pets should have been my first clue--& a barking dog was right next to my room with paper thin walls. I paid almost $300 for the honor of staying in this 1776 Inn. Go elsewhere.

On 9/24/26 a travel alert hit…read morethe NE coast, related to the untimely situation of a Nor'Easter that was heading in and wreaking havoc on the east coast. Gale winds and flooding were expected in Boston and had already hit much of the coast. The storm disrupted my plans to visit my son and his family in Boston. I had saved for this trip, and looked forward to the trip for a few months. Staying at a hostel was the only thing I could afford in Boston. Downtown motels and hotels were way out of my league financially. The charges for my stay at the Perthsshire house were $820, which were collected via VRBO. On 9/24/26 American Airlines sent me an e.mail advising me to consider changing my flight, which I did. I've never had an airline recommend this before. A pilot friend contacted me and told me directly that there was "no way he would choose to fly into that mess". American Airlines was accommodating and refunded part of my airfare. They made an exception on an economy flight. I worked with a sympathetic agent who helped me out in this extraordinary situation. I spoke with VRBO and requested either a full or partial credit, or a refund on my $820. I told them I would be happy to use the credit to book for the same property. They told me they would do "everything in their power to help me with this and that they would make it right" (scripted call center words) They punted the decision back to the property manager. I wrote to the property manager, and he punted it back to being up to VRBO. This lack of accountability went back and forth a few times. I was working with a VRBO supervisor all morning on 9/25/26. They did NOT make it right. Charles, the property manager, would not budge a penny in helping me out in any way.. I am an elder, visually challenged and traveling alone in order to see family in the only way I could manager considering my circumstances. There was no empathy or concern whatsoever about how this $800+ waste of my saved Social Security monies would affect me, nor any consideration of how they could make this less of a nightmare for me. NOTHING. Until that point communication with the property manager was prompt and personal. I have lost the opportunity to see my 17 month old granddaughter, and to have the trip I had been waiting months for. I cannot afford another reservation; my savings for this trip are gone form this FUBAR. The property pocketed my money and was left with the same roomon a canceled reservation that they will be able to rent to another customer. I was excited to find this hostel on VRBO because I can not afford other Boston motels or hotels , and staying with my family is not feasible. My son and his family are living in a 1BR high-rise near Mass General, where he is working. I will not be heading to Boston anytime soon and will certainly stay away from VRBO and the Perthshire house. This is a loss that will reverberate for a long time; both the sadness in not seeing my family; something I was excited and hesitantly prepared to do on my own, but also in the huge amount of money flushed down the toilet, and now, the reality that there is no way for me to make a visit happen because my savings for this trip are gone. I am absolutely devastated and disappointed in both VRBO, who did NOT make it "right" as they promised and, exceptionally upset about the lack of understanding by this property manager, and I am assuming the property owner also, in not making an exception during a travel alert and a severe and dangerous storm. It is shocking and something that will take a while to recover from, in numerous ways. I would recommend you stay away from this property, and if you do decide to stay there, consider travel insurance. I would have purchased travel insurance, but the cost was prohibitive for me. Devastating...all of it.

Rates were very reasonable considering the close proximity to Harvard Square and the free parking behind the building ( about 6 spaces - first come, first served but I never had a problem). Rooms are fairly basic. Tabletop ironing board was a bit frustrating, but it got the job done. Breakfast is sparse but enough to get you going (cereals, oatmeal, pastries, fresh fruit, boiled eggs). The coffee is strong and available 24/7. Some private bathrooms only have showers. If you need a tub, ask for it. Front door to the building is secure which I didn't mind. If you want to be pampered, go pay twice as much for a hotel. If you just need a reasonably-priced place to stay in a great location, this B&B will serve you well.
