I was very unsure which area to stay in, but I'm so happy I chose CCB because the location is absolutely perfect. Back Bay is very nice and safe. You even have a wonderful park just outside the doorstep to walk around, and the lovely Boston Commons only two blocks away. Check-in/out was one of the most seamless experiences I've had with hotels/airbnbs. I didn't have to check in with anyone, and I received the door code a few days before. They have a lovely dining room for guests with homemade cookies, fruit, coffee and tea. Unfortunately I didn't take advantage of the breakfast, but I'm sure it's great too. CCB is really the perfect mix of a hotel and bed/breakfast. I was unsure about doing the solo room with a shared bathroom, but other than having to wait for the other guest to finish his shower so I could take an urgent bio break, it was no issue at all and I would hands down do it again. I'm pretty sure the other floors have a bathroom if you absolutely need it though. For the location, price, comfort, and amenities, College Club of Boston is a no brainer. I got the please to quickly meet the GM on my way out, and she is super sweet. I even left my airpods in the room, and without hesitation they are shipping them back to me. 5 starts forsure.

Features include 3 upstairs rooms, which are cozy, nicely appointed, and have all the necessary items available. The host is an excellent communicator and provides wonderful detailed instructions for self check-in, WiFi, etc., so guests can have a lot of autonomy. Note: The entry and upstairs hallway are very small, rooms are in very close proximity to each other, and guests must be able to navigate stairs with luggage. This was not a deterrent for me - I loved it and felt like a special guest in a lovely home.

It's easy to get to (right near Coolidge Corner), and easy to check in (even if you're after hours). They have breakfast for you every morning, and you can either eat in your room or eat at the big dining table downstairs. Downstairs is a great opportunity to chat with the other people that are staying at the BTI. I would recommend trying to get a room with your own bathroom to prevent the awkward walking through the halls in a towel moments with strangers. My favorite part about BTI was the freshly baked cookies and snacks they had every afternoon. It was like coming back to a home with all the great smells of food cooking and people happy to see you. The staff here was wonderful - so friendly, helpful and accommodating. They didn't mind that I hung out with my parents at the Inn and even ate some of their food. Another plus is the VHS library they have. They have tons of movies you can watch for free, and they have tons of guidebooks for those visiting and unfamiliar with Boston. Tell all your friends and family to stay at the Beech Tree Inn.

The breakfast was an excellent continental breakfast that included home-baked sweets and plenty of healthy options. When returning in the evening, I often had tea and a freshly baked cookie or brownie. It's close to Coolidge Corner, which has plenty of places to eat out. It's near the T. The wifi was free and fast. I was delighted to stay at the Beech Tree Inn, and highly recommend it.

The room we stayed in (M&M) was very homey, clean, and comfortable. It was quiet at night despite being off a busy street. I can't say enough good things about Josephine's: it was an easy location to find, right near the beach/bay and wonderful hiking at World's End. One of the only minor things was that mini shampoos were not provided (only aromatherapy body scrub), not that I expected any, so that doesn't take away any stars in my mind. Highly recommend!

Josephine's is extremely clean, comfortable, and charming, decorated with antiques, old family photos, rocking chairs, desks, and an abundance of books. It's in a scenic area with easy access to the ferry (if you're headed to Boston or the airport) and other pretty areas to explore. Annmarie generously shared recommendations of her favorite restaurants, printed out directions for our destinations, and was also eager to investigate special areas of interest to us. The owners were friendly and welcoming. In the morning we got a delicious and plentiful breakfast cooked "on demand". Also, our wish for late checkout was no problem for the owner. We mainly came for the foliage and for that it is an amazing place - maple trees are all over the place! Just a short drive away is a nice little hike (The Rock House Reservation) as well as a pond with a restaurant right at it. Also, the local pumpkin festival just happened the day we arrived.
