Ours was not an easy build due to the fact that we had to excavate quite a bit as the ADU was build in to a hillside and near a slope to the rear of my property. If I had to focus on one thing, it would without question be communication. I was assigned a job foreman who guided me through the entire process, listened to my needs, provided me feedback, and helped me along the way with all the little changes that arose during the build. We made a few changes along the way and we were given clear communication of the requested change, as well as a fixed price for the change. The use of sub contractors is a part of any build and each of the contractors selected were respectful of my property and my neighbors, did an above average job, and were a compliment to John Christopers team. I would advise anyone considering an accessory dwelling unit to choose this contractor for the project. We spent a lot of time selecting the right contractor and were even led astray by a few. I can honestly say from my perspective, there's no-one better suited to build a detached ADU than John Christopher Construction. Before choosing John Christopher, we viewed several of their builds in process as well as spoke to some of their employees and customers. Including kitchen reno, bathroom remodel, laundry room remodel, millwork, wet bar reno, plumbing, electrical, lots of painting and more. They never completed our job. They promised over and over to return to finish painting, fixing issues with grouting and much more. Despite Rick setting numerous dates to come back, then canceling, they never returned. His subs permanently damaged marble slabs that were installed in our bathroom shower. One of his subs threw a temper tantrum and put holes the marble mosaic floor when he dropped tools. The workmanship with respect to tiling and grouting was very poor, we found many places they missed. They also installed our toilet so badly that you cannot shut off the water at the bottom. The pedestal sink they installed has millwork behind it, the plumbing connections were never put together properly. They left behind materials that they never came to pickup. I paid for services we never received. These pics are just from the bathroom. Unlike the marble, most issues we had could have easily been fixed, but Rick chose not to. I can guarantee if he hadn't been paid in full, he would have returned. Unfortunately, he had a complete lack integrity to complete the job and correct his mistakes.

I wanted to redo the inside of my entire house (yes, EVERY inch) and didn't know who to work with. I was given quotes that were 3-4x my budget and had a contractor pull out of the project 2 weeks before my scheduled demolition. I got super discouraged until i found Frame Build & Design. They were able to work with what I had and made my experience very enjoyable. They provided me a rendering of what the inside of my house would theoretically look like, and I can confidently say that it looks pretty darn close to the pictures! I'm so pleased with how all my cabinets & fixtures turned out. I appreciate Idan for answering all my questions and dealing with my complaints. He was patient with me and would send a guy over to fix or add things that I wanted (like outlets on the ceiling for my speakers, patching holes, etc). He went above and beyond to get permits for renovating, be there for city inspections, and keeping me posted on progress. I will say however that if you are planning to hire this team, you will need to be hands on. This means being involved in EVERY decision! I had to pick out all my materials on my own to match the rendering provided in the beginning. FB&D provided some locations I could check out, but it required a lot of research on my end. It felt overwhelming as a first time home owner, but this is pretty normal from what I understand. FB&D had an interior designer on this project and she was a HUGE help in decision making. There's no perfect contractor. Yes there were some communication issues and yes there were some imperfections. Yes it took 2x my timeline. What renovation doesn't? But ultimately the FB&D team were very accommodating with my feedback and gave me my DREAM home. And I can say 7 months into living here, everything is still holding up great and nothing has broken! He asked me very detailed questions that I hadn't thought about yet. I knew that he was detail-oriented and that he was already invested in my project even though I hadn't given him the go-ahead. I planned to do a room addition, which required an architect and getting those plans approved by the city. He took care of all the back and forth so that my focus could be on other aspects of the project. I had walls knocked down, a window put in, and new walls built. I added some aesthetic upgrades, which he took care of quickly. Daniel always responded quickly anytime I reached out to him.
