John Christopher Construction built an ADU to my exact specifications, worked with me on a daily basis, and brought the project to completion in the budget allotted. Ours was not an easy build due to the fact that we had to excavate quite a bit as the ADU was build in to a hillside and near a slope to the rear of my property. If I had to focus on one thing, it would without question be communication. I was assigned a job foreman who guided me through the entire process, listened to my needs, provided me feedback, and helped me along the way with all the little changes that arose during the build. We made a few changes along the way and we were given clear communication of the requested change, as well as a fixed price for the change. The use of sub contractors is a part of any build and each of the contractors selected were respectful of my property and my neighbors, did an above average job, and were a compliment to John Christopers team. I would advise anyone considering an accessory dwelling unit to choose this contractor for the project. We spent a lot of time selecting the right contractor and were even led astray by a few. I can honestly say from my perspective, there's no-one better suited to build a detached ADU than John Christopher Construction. The legalization or our circa 1949 338 sq. ft. JADU was a project proposal that few would even consider bidding. The preferred solution was demolition and new build. But our preference was the legalization of the existing structure. After engineering and County plan approval, we went to bid and chose John Christopher Construction as bid and project managed by Chris Manos. This project had several difficult nuances. The Foundation needed to be retrofitted without demolishing the structure. Unique is the Fotile in-counter dishwasher that makes functional space use of the corner countertop. Throughout Chris maintained communication and came through with solutions that brought our circa 1949 JADU into 2023 legal status with a fresh and updated style. Responsive: John always get back to me within an hour. If his voicemail is full, he will respond via text and that's perfect for me as I'm always in meetings. I don't know many contractors who get back to questions as often and promptly as John does. Reliable: I have heard many horror stories of contractors disappeared and not follow through on things. John is reliable and will come through on things he agrees to do. Peace of mind is one of benefits I enjoy working with John. Way overpriced. We had a slab leak. Chris sent a plumber who told us it would be $1100 to breakout concrete and repair. Chris then told me it would be $1800. When I asked why it was $700 more he said the plumber should not have given me a price directly and he had to make money. He then contacted the plumber and called me back apologizing for miscommunication and said it would be $1300. I said I wanted a second opinion and so Chris sent another plumber. This plumber suggested repiping through the ceiling instead of breaking out the slab. Chris said it would require more drywall repair that way and would cost $2000 including a leak detection test for more leaks. I agreed and got a bill for $2000 for just the repipe repair. When I questioned that amount for only 5 hours labor plus a helper for 2 hours, Chris said I agreed to $2000 and that it did not include the drywall repair. He then agreed to contact the plumber to review what was done and called me back apologizing for miscommunication again and said it would be $1250 plus $400 for leak detection test even though no leak detection test was done, He also gave me a separate quote to repair and paint drywall that was 3 times more than other estimates I got. I said no thanks. Next time I will just hire the plumber and handyman myself rather than pay double or triple to a general contractor like Chris. 5/27/18 Update: John called me to say he wanted me to be satisfied. Give him credit just for that. The work was done properly so the only issue was the high price and miscommunication. He offered to give me a refund which included some money back from the plumber as well as from him. He did not ask me to revise my review but I told him I would to reflect the more reasonable price. I am puzzled when a contractor that gets good reviews performs poorly or charges way too much. Maybe my circumstance was not representative but I don't know why and based on my experience, I don't know whether to recommend this contractor to others. I will say that if you use them and have an issue, at least they want to make things right. If the price had been reasonable from the start, I would have given 5 stars. I decided to change my original 1 star to 3 stars and considered 4 but I am not sure that 4 is representative. I did not get competitive bids from the start because I wanted the leak fixed quickly. Maybe I was taken advantage of initially due to this. I believe that Chris will be more sensitive to this with others in the future. read more
