Glenn Weaver is a great manager, and Monique Jelley is a very proactive maintenance manager. Things like lease renewals and annual inspections are handled ahead of time without me having to ask, and maintenance requests are conveniently done in the online portal. I moved into a place that was not move in ready at all, i had maintenance there for my first few weeks of living in the home, (see move in pics for reference) fast forward to moving out, they keep 90% of my security deposit due to "deep clean" however i left the place cleaner than how it looked when i moved in. The customer service of this company is awful and they are greedy. I attached pictures of when i moved in, and even my email to Andrew how the place was not move in ready. DO NOT RECOMMEND! RESPONSE TO JASONS COMMENT; this guy LOL quick to respond to a review but not an email sent 2 weeks ago regarding my deposit? his response should show you that much more to not go to them. I left the place WAY cleaner than it was when i moved in, saying i left it filthy is a joke. I REPEAT, DO NOT GO TO THESE PEOPLE! Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. Sometimes the truth hurts but public forums like yelp give renters the ability to share their experiences.

This is such a bad company, I wish I had read the reviews on Circle C Properties before wasting…read more$102 on a lease application. If you have any pets, don't bother applying. They charge an extra $400 deposit plus $25 per month per pet. We have two small dogs and this would have required us to pay $800 extra deposit on top of the deposit equaling one month's rent. Then we would have to pay $50 per month extra rent. This to me is ridiculous. When we went to look at the property, the manager said nothing about the extra pet deposit. Here is what Javier Paniagua replied when I questioned this policy: "I am sorry that you feel that way and the pet deposit is something that we do a cross the board. We do advertising that states 400 pet deposit, so again I do apologize for any inconveniences." The lease is structured in a way that you have to pay an extra months rent unless you notify them 40 days in advance that you are moving out. If you don't, your lease automatically converts to month-to-month retroactively when the lease ends. If you occupy the house one day during the month, you still have to pay for the whole month. There is no prorated calculation allowed. Next time I will be sure to consult reviews in Yelp before wasting time and money on a lease application.

It's hard to imagine any competent investor would do business with Omnikey. Communication was incredibly fragmented & lagged from the agent until starting the loan app, in which we were bombarded by Omnikey/Lennar to submit the app. Pro formas were all inflated/ inaccurate, requests for updated information was ignored entirely. I explicitly backed out of the loan process & OmniKey/Lennar proceeded to RUN TWO UNAUTHORIZED HARD CREDIT CHECKS & have since ignored all attempts to contact them. Very sketchy all around & Omnikey property management is horrendous, which is the biggest pain point for investors as it is. Horrible experience is an understatement.
