I recently needed a foundation inspection of a rental property that has experienced significant…read morewall cracking in just a 2-year time frame. I was contacted by Greenworks, and they provided detailed information about their inspection process, as well as samples of the report they produce. My inspector, Josh McReynolds, was awesome. He was very detailed in his inspection, even identifying quite a few cracks that we had not detected. I would estimate that he took 100 photos. He described what he was looking for, and the meaning of any issues he documented. I was a bit surprised by the report, however (which was prepared by others at Greenworks using Josh's photos, notes, and measurements and signed by a structural engineering P.E.). Considering the amount of damage inside the house, I was expecting to read that the foundation needed repair work, but instead learned that the measured results for deflection and tilt were well within acceptable limits. Considering I have numerous large cracks in walls (and one large crack in the ceiling), cracking tile, and multiple doors that would not fully close or latch, this was surprising to me. I can only imagine how much damage would have to occur before a foundation was considered unacceptable. I had thought that the age of the property (7 years) and the rapidity of the damage (within last 2 years), would factor in, but apparently not.

Moisus was unavailable, so he sent an employee. I paid $950 for the inspection, which I later learned included only a verbal report--an absurd price for no written documentation. When I requested a written report, they invoiced me $250 more, which I didn't receive until January 2024, six months after hiring them. Later, I needed further services for my builder issues. Moisus suggested additional scans but failed to disclose costs. He later invoiced $350 for a vague 20-minute Zoom call with no definitive answers, promising a report by Dec 30, which I never received. When I expressed dissatisfaction, he warned me to "be careful what I say" because he might need to testify as an expert witness. He backtracks, withholds information, and invents charges. I do not recommend A-1 Engineering.

Horrible experience! Wasted my money and time!…read more Tana M. Koudelka is the structural engineer she gave us some plans that were over kill. We had the geotech report reviewed by two other engineers one in Austin, and then in Marble Falls area they both laughed and said she had no idea what she was doing and that she was drawing out plans for a commercial building. We also had the geo report reviewed and we were told it was not even consistent with what she produced. Our architect and foundation contractor all tried to speak with Oscar Guerra (Cadd tech/inspector) and they got no where. They would not do anything to listen to the concerns. The plans were going to cost an extra 8 thousand dollars for foundation. The trenches were drawn to be dug 32 inches at least, with unnecessary trenches to be dug, and the rods were #7 steal. They do not care what it will cost you they over kill the plans and it will cost you!!! Today my husband calmy spoke with Tana and she was extremely unprofessional and vile she would not budge or even make some arrangement to take her plans back or provide some refund. She is a stubborn old german woman with no customer service. She is all about money and not her clients! She basically told my husband to get a lawyer and hung up on the phone! We have found a new engineer that will be doing the structural engineering on our home the correct way, and yes we have to pay again but the money we save on the foundation is thousands. It makes such a difference to work with someone who understand the soil you are building on. We lost money and time dealing with Tana and her ridiculous worthless plans.
