Just moved to this area and stopped by here on my daily walk for a lil pick me up! I ordered the pistachio cloud which I think is a seasonal drink, super good and not overwhelmingly nutty. Also liked that it was a petite size and just the little boost I wanted! [[HIGHLIGHT]]They have a bunch of cute merch and things inside to if you're a tourist and want a lil OC souvenir![[ENDHIGHLIGHT]]

It is beautifully done up. Has wonderful shades and park benches that creates such a warm and inviting atmosphere to socialize, study or read a book[[ENDHIGHLIGHT]] . The coffee is genuinely good, well done cortado but unfortunately they don't serve it in a glass (only "to go" paper cup). Parking is definitely the main downside it's limited and you have to paid or risk it. However, the quality of the drinks, service and that neat patio in the back is more than makes up for it.

My go to for a quick coffee! I almost always get a parking spot right in front. The latte is delicious I just wish it was a little bigger. There's so much ice I feel like it's gone in seconds! I love love love Vacancy Coffee! My family friend's have a beach house a short walk from this cafe and we have been making our way to Vacancy for years! I swear by their dirty chai latte - I am super picky about chai and this one is delicious. You also cannot go wrong with their matcha or maple latte. On my last visit, I also tried the everything but the bagel croissant which was filled with cream cheese. Anything you get here will be delish!

If you're looking for a basic coffee/latte menu then this is a great spot. I have tried the vanilla latte and the maple latte and both lattes are very coffee forward and sweetened perfectly. I have also tried their Nutella croissant which is so amazing and delicious. Personally, I wish they had just a few more things on their menu but having the basics I think makes this a very solid coffee shop. [[HIGHLIGHT]]There is a handful of seating on the inside, which usually gets pretty full on the weekends, but they also have an outdoor area where there's a lot of room too.[[ENDHIGHLIGHT]] Parking isn't too bad, it's all street but on the weekend it's easy. Love going here for coffee then grabbing a burrito next door @ tidepoole's!

We arrived on a Saturday at 8am and got in a long, very loud line to order. The line was at least 15 people deep and there was a guest vendor playing music selling baked goods and swag right outside the door. The coffee we received was good, especially the cortado. It was strong yet smooth. My hubby ordered an iced vanilla almond milk latte which had a nice taste, though could've had a stronger coffee taste. There's street parking along the 101 and we walked to the beach from Vacancy and hung out for a while since there wasn't an open seat at the shop. If you're in a hurry, this isn't the place for you but I'd grab a drink if you have time to kill.

I got the iced coffee with sugar-free vanilla. I don't know if they didn't put enough syrup, but it really didn't have any vanilla flavor. I am glad that they offered a sugar free syrup option. They don't have cold brew. Just their house made coffee over ice . The coffee itself was not inherently unpleasant, but did not stand out. my friend got the hot maple latte. She had the same consensus that I did, that it lacked flavor. The portion size was fairly generous. the price was reasonable. they accepted contactless payment. The service was good but I wouldn't say that they went above and beyond in any regard. There was a restroom available for customer use. it was a small interior that had some cute decorations. The seating was very minimal, but me and my friend were able to find an area to sit and talk. we went on a rainy day otherwise we would have loved to walk outside near the beach Overall, this establishment was just okay. Nothing about the experience itself was negative. It was just that me and my friend weren't thrilled with what we ordered. I would love to come back and review more of their items if they invited me back.

Their lavender match was 10/10 I was extremely happy with my choice/ thy had many other sweetening options but lavender is my go to and happy that they had this as an option. Such a cute cafe with a few merch items for sale, candles, sunglasses, cups etc. friendly staff and very fast. Glad I stumbled upon this cafe on Yelp, now I'll have to stop by for matcha when I'm in the area. read more

Glazed cronut was to die for! Generally their coffee, pastries, and service are top-notch. Hot breakfast like the burritos are not good.[[HIGHLIGHT]] Parallel parking skills required if you're driving (will need to street park in the residential area behind and walk over), and seating is very limited[[ENDHIGHLIGHT]]. read more

Can you say customer service! I love a good coffee shop but let's be honest the experience can make or break it. The matcha is really good quality! Their espresso drinks are comparable to other nice local coffee shops. Service was good both times I visited recently and the line to order wasn't too long, but by the time I was leaving it was out the door. Food/pastry options are limited and the breakfast burrito was a disappointment. It was just potatoes in a tortilla and not fresh given they get them from some place in LA. read more

Perfect place to stop by for coffee before heading to the beach. Parking was a little bad but we found some on the nearby side street. There was a bit of a line but it went by pretty fast. I ordered an Iced Chagaccino and it was very delicious. It wasn't too strong but had an excellent, rich flavor. Love this place! read more

We stopped by just to do our due diligence and try all the coffee in the area. We like strong coffee/espressos, and this is not it. It sounds like the matcha is better than the coffee, so I would recommend that if you are coming for the first time. read more

The beach + iced coffee = Blissful me. Simple as that. Every time I visit Newport Beach, a short walk to VACANCY COFFEE is warranted before settling into the sand and basking in the sunlight with that vitamin SEA. Don't let their name fool you, it's never really vacant here. I've seen people camp out with their laptops, others that quickly pick-up and go, and since it is pet-friendly, a few puppers from time to time. Even though the interior is on the smaller side, don't forget there's some lovely outdoor seating in the back. Minimalistic, plant-adorned, bohemian vibes. I have a few favorites here: ICED LAVENDER LATTE and the ICED MAPLE LATTE, both made with whole milk by default. The lavender is a little overpowering, so slightly adjust. I also love their ICED COFFEE, which comes a little bigger than their iced lattes. On my last visit, I opted for VANILLA iced coffee. Dreamy. Pricing is great for a third-wave coffee shop. I'd say $4-$5 average. It's one of the reasons I continue to visit. As others have stated, parking is only available on the street, so plan accordingly. See you next summer! read more

Went to Vacancy to grab a coffee with girlfriends. Parking can be a beast as it's directly on PCH. If you can't find a spot in the neighborhood, then there are pay to park spots a little bit down the street. [[HIGHLIGHT]]There are a couple spots to sit inside and room outside but I highly recommend grabbing your coffee and walking across the street to Newport Beach.[[ENDHIGHLIGHT]] The baristas are lovely and there was some delicious pastries (not allergen friendly) to get alongside your coffee. I got a latte but the matcha looked popular. Would return! read more

Came by for a quick coffee stop didn't realize we would wait 10-15 mins in line just to order. [[HIGHLIGHT]]The ambiance is cute definitely a local spot![[ENDHIGHLIGHT]] The coffee itself self isn't anything special, and not worth waiting in line for. Our coffee took 35 mins to come out and then waited 10-15 mins to order. Almost a whole hour spent. I think if you stop by early it'd be less of a wait. read more

Gothic mocha: 8/10 Maple Latte: 6/10 The gothic mocha is pretty unique and has a nutty flavor to it. It didn't taste much like a chocolate mocha, but the charcoal gives it a different taste/texture. I didn't taste maple in the latte at all--it seemed like a standard latte to me, but was decent for the price ($5.50). read more

I love vacancy coffee! My favorite thing to do it order a hot chai and walk across the street to drink it on the beach! Parking is limited so you're left with parking on the streets or in the neighborhoods. The shop itself is small with a few tables indoors and a back patio with additional tables. The service is always friendly and welcoming. Prices are reasonable and the pastries are yummy. They also merch, mugs, and other things to buy from small businesses. If you have a small business, they offer pop ups outside their shop free of charge! When I asked for one, she spent a moment at the screen and then told me she couldn't print it because she had already closed out my tab. I was confused why 1) she didn't give me a receipt in the first place, then 2) she decided that was the only solution - to tell me it could not be done. After I asked her to find a solution as I needed a copy of the receipt, she finally asked her colleague beside her, who pointed her to the right place, and, voila, the receipt was printed. Leading with "I can't" is never the right customer service instinct, especially for something as basic as a receipt. I also tried to buy the butter they import from France. I stood at the case for several minutes with no acknowledgment. I finally walked over to the nearest employee (her name was Lucy) who was finishing up with a customer at the register right next to the butter section. I politely asked if she could help me when she was free. She looked at me, nodded, and said she would. Then proceeded to assist every customer who lined up behind that original customer without once glancing back in my direction. In fact, I had enough time to walk to the bakery, go through the entire gift card situation as mentioned above, and return to the butter section, and Lucy still hadn't looked over. I left without the butter. Moulin used to have fantastic service. I don't know where those regulars went, but two strikes in one visit, with two different employees, is hard to brush off.
