I am filing a formal consumer complaint regarding the pattern and magnitude of rental increases imposed on my 10x10 air-conditioned storage unit at Public Storage, located at 1515 N. Greenfield Rd., Gilbert, Arizona 85234: I have maintained this unit for more than four years. My payment history demonstrates the following progression: $162.90 per month prior to May 2022. On May 4, 2022, the charge increased to $200.64, an increase of approximately 23.2%. The following month, the charge was reduced to $182.08, where it remained through January 2, 2023. Beginning February 2, 2023, the charge increased to $229.20, an increase of approximately 25.9% from the previous monthly amount. Beginning November 2, 2023, the charge increased again to $261.84, approximately 14.2%. Beginning November 2, 2024, the charge increased again to $308.76, approximately 17.9%. I have now been informed that beginning October 1, 2026, my monthly charge will increase yet again, this time to $361.80, another increase of approximately 17.2%. The result is that a storage unit for which I was paying $162.90 per month is now being priced at $361.80 per month. That represents an overall increase of approximately 122.1%. At the proposed rate, I will be paying $4,341.60 annually for a single 10x10 air-conditioned storage unit. I also identified a separate billing issue in December 2025 that requires explanation. My account history shows total charges of $617.52 during that month and total payments of $617.52. That amount is exactly twice my monthly rental rate at the time of $308.76. I am therefore requesting a complete accounting of the December 2025 activity, including an explanation of whether two separate $308.76 charges were assessed and, if so, the rental period or obligation to which each charge applied. If the same monthly rental obligation was charged twice, I request that the duplicate amount be refunded or credited immediately. I recognize that businesses may adjust their prices and that self-storage pricing may not be subject to traditional residential rent-control restrictions. My complaint, however, concerns the repeated and substantial nature of these increases and whether customers are adequately informed at the beginning of the relationship about the extent to which their rental rate may escalate after their belongings have been moved into the facility. This is particularly concerning because comparable 10x10 climate-controlled storage units in the Gilbert and Mesa market are currently being advertised at dramatically lower prices. Current advertised pricing suggests that comparable storage may be available for a fraction of the $361.80 monthly amount Public Storage now seeks to charge me. The disparity becomes even more concerning when promotional and new-customer rates are substantially lower than the amounts ultimately charged to established customers who have already incurred the considerable effort and expense of moving their belongings into a facility. This raises a serious consumer concern regarding the disparity between rates used to attract customers and rates ultimately charged to long-term customers who face substantial practical costs if they decide to leave. Moving the contents of a fully occupied storage unit containing household furniture and personal belongings is not comparable to simply canceling an ordinary monthly subscription. Relocation requires transportation, labor, time, and potentially professional movers. Once a customer's property is inside the facility, the customer therefore faces significant switching costs. Those switching costs increase the customer's vulnerability to repeated price increases. Each increase presents the customer with the choice of accepting another substantial increase or undertaking the cost, time, and physical effort of relocating an entire household's stored belongings. My concern is that repeated substantial increases can take advantage of precisely that circumstance. A customer evaluating a storage facility at the beginning of the relationship may reasonably focus on the advertised monthly rate. That customer may not appreciate that, after moving furniture and personal belongings into the facility, the monthly price can potentially increase repeatedly until it bears little resemblance to the original rate. In my case, the progression from $162.90 to $361.80 is not a minor adjustment for inflation or a single isolated increase. It represents an increase of approximately 122.1% over the course of my tenancy.

Probably even more critical if you work for a storage facility. Moving trucks are not easy to maneuver and especially around busy intersections. I didn't set up the rental and had never been there. I was helping a friend from out of state get his mom moved. Nobody I was with knew which side of the street the facility was on. I called the location to verify the cross streets and then asked apparently the most frightening question of all... which corner are you located .... Dead silence but she retrieved a map .... After a couple of minutes looking she said Northeast corner..... nope!!! Close though !!! Anyway hopefully the managers will read this and make sure those who answer the phones know exactly where the facility is located. The young lady was very nice.

The elevator in the second building got broke by two pissed off, former customers who were angry about the prices going up & they destroyed the elevator, causing people to have to use the stairwell. This elevator should have been fixed as soon as the incident happened. I know musicians who store their gear here & they were NOT happy about having to lug their gear up & down the stairs! Now that the elevator has been fixed, things are better for all. The a/c in the second building could use repair, however. The saving grace, if there really is one, are very nice gals who work there. They are AMAZING! Please give them a raise!

When I called to ask why my rate was increased they said it's based on market rates. I suspect they don't try to notify people of this by phone or email for a reason. So be aware Extra Storage can increase your rate by a lot after you have stored your stuff there, and of course they don't tell you this when you're first getting a unit with them. A slight increase I can understand but this feels more like practices that are designed to take advantage of customers. This location does have nice staff and is well maintained though.

When I first signed up I was at $68 per month for a 5x10, there were 2 increases by the former owner so I was at $89 inside of a year. My new rate with US was $117 including the $12 for insurance. She offered to lower my rate to $90, or move to a new unit on a lower floor and my rate would be $57. I took the latter. I'm super happy with my options. I'm grateful for the info that was provided. I paid the entire amount about a week before traveling to Arizona specifically to clean out my storage unit. When I arrived on September 2, I discovered my unit was still locked by the facility and I couldn't even get my key into the lock. At first I genuinely thought I was doing something wrong. I contacted the office and was told I needed to pay my bill in order to access my unit, so I ended up paying another approximately $200 just so I could get into my belongings. The problem is, that new bill wasn't even considered late until September 6. I was there on September 2. I had already paid the nearly $500 past-due balance a WEEK earlier, so the facility's lock should have been removed and I should have had full access to my unit. It appears they simply failed to remove the lock after I brought my account current, and instead of realizing and correcting their mistake, I was told to pay another bill that wasn't even late yet before they would let me into my unit. That is completely unacceptable. I traveled all the way to Arizona expecting to access property I had already paid nearly $500 to regain access to. On top of this, my rate for a 10x10 unit has repeatedly increased, sometimes by around 30% at a time every few months. I was never told when I rented the unit to expect increases this frequent or this significant. I understand late fees and restrictions when an account is actually past due. What I do NOT understand is paying my past-due balance in full, having the facility fail to restore my access, and then being required to hand over another $200 for a bill that wasn't even late in order to access my own property. I would not recommend this facility based on my experience.
