We were planning an extension for some time now. With Covid, and having the ability to be home gave us a great opportunity to commit and move forward with one. We surveyed 6+ different General Contractors. Todd was reasonably priced and came recommended from my Design Architect and others. Though he was extremely busy and did not want to start until Feb'22, he committed that he could start and be substantially complete by Mid March to meet my required timeline. Demo started on Nov 4th and completed by March 25th for a 400 sq ft main house addition, and 50 sqft bathroom addition in the back of the house. The last two weeks of Dec and 1st two weeks of Jan were off due to Rain and holidays. I was very involved throughout the process, just out of my interest and hands on nature. Though this project was too big to do on my own, it worked well. I was clear with Todd on what I wanted and his team of subcontractors were top notch (professional, respectful, and very good at what they do). I coordinated most of the finished materials (bathroom, windows, doors, trims, etc), Todd handled everything else. With a few other projects going on in my neighborhood and seeing those projects stall due to failed permits etc, subpar quality of work, and seeing that mine started after and completed well before those is a testament to all the planning and coordination Todd put in, and the relationships he has in the business. We didn't agree on everything, there are always surprises when working on an older home, but he was fair. We had great communication throughout. Overall he exceeded my expectations. Unfortunately my experience with TS Construction was not to good. I needed a new roof so I went through a program with the So Cal Gas, due to my income I was able to qualify. So I met with Tural Suleymanov and he came over and we went through the process. So I signed the paperwork on August 5, 2024. I signed the contract for $22,000.00. He seemed nice enough. He did let me know that they had some projects that they had to finish up and then they would start on my roof. He said that it would only take 4 days from start to finish. I let him know that I would be out of town for 3 weeks and he said that would be fine. I came back from my trip on September 27, 2024. I called them to let them know that I was back home. So around the first part of October 2024 (I don't remember when they started) I think that it about the 5th of October. The bin was outside of my house and the job started. Well, right in the middle of the job Mr. Suleymanov called and said that we had to meet so I said ok. Well, Mr. Sulemanov told me that they were going to have to increase the price for $6,800.00 due to plywood going up. I'm not sure how plywood went up in 56 days. I do believe that TS Construction should have taken it into consideration for price increase because this was not my fault of the price increase. Again this is right in the middle of the job. My roof was not done yet. I did sign the paperwork for the increase (my bad) but I was afraid that he would say that they wouldn't finish the job. You see I am single. I'm a widow and I don't get anything from Social Security for my late husband so I'm just living on my income. Well, the job was completed. This is not the end of the story, They ended up leaving 7 sheets of plywood and 12 bundles of shingles at my house for 3 weeks as well a shovel, wheel barrel, and a ladder. They also disconnected some PVC pipes that went to my A/C Unit. They had to come back do some follow up work that my neighbor pointed out that was needed to be done. I have great neighbors. I did ask him if there was any way that the plywood and shingles that they did not use if they can return to the store and credit my account. Mr. Sulemanov said that he was not able to because that was for another job. I felt like I was paying for someone else's job. I later asked if there was a way to reduce the $6,800.00 because that is a lot of money to me. Again Mr. Sulemanov said that he was not able to do so because his company already paid the men for the job. Now, I will say that they did a great job on my roof but if you do use this company please make sure that when you do sign the contract please make sure that they won't increase the price in the middle of the job. I have been wanting to start updating my bathrooms for quite some time. We started with the bathroom that had floor damage. We are so happy. It's impossible to overstate how above and beyond Todd and Eddie as well the entire crew from TS Construction was during our recent home remodel. Our sister in law had a stroke and we had to make a number of changes to our home to accommodate her needs. Todd came through the house and made substantial suggestions that not only maximized our budget but have proven to be crucial in helping her recovery. He was so patient and supportive in answering our questions and when he quoted the timeline he made sure to accommodate our move in date for her being transferred to our home. Eddie was a pleasure to work with on my house remodel. I had a timeline that was short, about 2 1/2 months, but he met it with most of the major work done, and the detail work came along after that, although some of the last touches took a little longer. We did a complete renovation including wall removal and reconfiguring, all new kitchen, 3 baths, texture and paint throughout, plumbing, tiling, electrical, gas line, decking, and more. Because the house had been neglected fore years, some problems arose along the way, but Eddie was quick to identify and fix them all quickly. I hired TS construction for an above-garage addition and approximately 1000 sq ft of added space. We chose Todd based on a friend's recommendation, whose project he had finished and they had subsequently hired him for a landscaping/deck/patio project. Demolition began in March on what was a 4 month project specified in the contract. We finished in December, having a complete nose dive in communication, professionalism, and detail from Todd and his partner Eddie. The main problem was one of almost zero communication and job supervision between Todd and his subcontractors. He would be very prompt to show up when a check needed to be picked up, however provided minimal job supervision and attention to detail. We would go over details multiple times (in a construction project, there are many) and he would never write anything down. This led to all kinds of miscommunication and waste. A few examples: flooring needs were discussed and gone over multiple times; when the order was placed, approximately 250 extra sq ft of nonreturnable material was ordered despite my confirming multiple times what the needs were. He just did not pay attention and mis-measured. An opening for a large slider was incorrectly framed despite email confirmation, requiring additional payment for a completely unnecessary change order. Siding for the entire addition was ordered; we had to look around for a bit to ensure it would match the existing, and he assured me that the correct siding was ordered. Since he so infrequently came by to check the progress, it fell on me to tell him that the siding that was in progress of being installed was incorrect. He never checked. The contract specified allowances for HVAC, electrical, plumbing, etc, all of which went over because each of the subs, when actually looking at the job, had been misinformed by Todd as to the scope of the project. At every step, it was up to me to walk the job with subs and discuss details, often after rushing home from work or scheduling days off. The subcontractors would tell me that Todd didn't know what was going on with the project so it was easier to talk to me. There was basically no site supervision and I would receive phone calls from subcontractors asking for details that are the responsibility of a general contractor to address. In short, if you want to run your own project and want a contractor with only the most minimal attention to detail, this is your company. I have no idea how the other reviews are so positive. It is as though they are describing a different person and company. I am aware of 3 other projects he is working on that are plagued with sloppiness, lack of attention to detail, and mismanagement. I am very disappointed to write this review, but the experience absolutely does not match the numerous reviews for this company. read more

TS Construction handled our major bathroom remodel (like, ripped down to the studs and rebuilt), as well as a hodgepodge of other stuff around a newly-purchased house that we wanted done. (Skylights, interior & exterior painting, new doors, doors replaced by archways, door turned into a window, replace fireplace facades, etc.) The first point in their favor is they actually came out. I had a hell of a time getting any contractors to show up to give estimates when they didn't hear 'I want a new kitchenprofitmargin'. But Todd showed up and gave a fair price. During the project they were fully focused on our house. No disappearing in the middle of the day to go work on other stuff. They got everything done on time, and on schedule (except when tiles and things from the people we ordered from were late. Todd was understanding about that, thankfully.) This is Todd Swallow's company, CA license # 985182. He is an old roofer that subs out all work, and knows very little about general construction. He used a slick sales person, to sell his project. His name is William Hog arty, "www.pleasantonweekly.com/.../financier-and-employees-charged-with-16-counts-ste... Apr 22, 2013 - Editor's note: On Aug. 6, 2014, William Hogarth, 50, a former Livermore mortgage broker, entered a plea of "no contest" and was found guilty of ..." Todd used high pressure and "God Bless" as his fall back phrase. He subbed all of his work out, and had no control. He use subs that were unlicensed and/or hard the wrong licensed. I worked with Todd for over 6 months on punch list items and property damage, to no avail. Had to fill a complaint with the CSLB, investigation still ongoing. The did suspend his licenses for misfiling as a sole owner without employees. He now has worker's compensation, and able to work again. I think my investigation will probably end his GC career under his current license. BE VARY WARRY OF ANYTHING FROM TOOD OR WILLIAM. read more

I had heard so many bad stories about friends getting work done on their houses I was worried I would suffer the same fate....either way late on schedule or much more expense. It's been a labor of love slowly restoreing our 100 year old home the last 6 years. We've worked with 5 contractors in that time on various projects. One employee of one of those companies suggested Todd & Eddie to help with my next project. Todd in turn rescued us from a demo gone wrong of our chimney and fireplace during a leveling and retrofit project. Then we hired them to came in to take over on the repairs and misc projects. In my years of meeting with and working with contractors one of the difficult issues is communicating and sense of partnership. Todd always picks up my call or returns it quickly. He even proactively checks in with me to see how I'm doing with the project. Never have I ever experienced that type of customer care with a construction company. Eddie is an extremely knowledgeable and patient contractor/carpenter. He runs the crew on a more day to day basis. He's not scared of work and will get into it as needed. He's extremely thoughtful and communicative about all the intricate details. But is also sensation about not overwhelming with info. I've learned a lot from him. It felt like I didn't have to worry about this project the way I had in the past. They were worrying for me. When our first bit of rain hit after they had set up a drainage system Eddie showed up early the next morning to check on it. Felt like we were being taking care of and looked after which is very rare in my experience. To have such an invested partner in our latest home project was really refreshing. We just finished a big project with TS Construction that took 3 months. We recently purchased a home that needed a complete make over(inside/out from windows, kitchen, painting, concrete, electrical, plumbing, knocking down walls, marble, tile, fire pit, gazebo, AV, new staircase, gutters etc.) We had never remodeled a house and had no concept of what level of thought and detail go into doing the job properly. We interviewed 5 contractors before we met Todd and I'm glad we waited because we had heard horror stories about contractors. We were having dinner at a friend's house and their kitchen was absolutely amazing. I asked who did the work they said TS Construction. I got in touch with Todd and scheduled to meet him at my house. We immediately felt very comfortable with Todd. He's a straight shooter and has a kind demeanor. He is extremely knowledgeable and spends the necessary time thinking about your options. Todd does very well keeping the homeowner involved to make changes on the fly before executing(this is HUGE). We have had nothing but a exceptional experience with Todd and his crew. Some highlights include: - It was very clear that Todd prides himself on great customer service and he delivered. I know I am very hard to please but he was always patient and made sure I was happy. He was always prompt and reliable. - Todd always picks up the phone when I call no matter what time of night or on the weekend. His communication is stellar. I never felt like I had to "chase" him down. - He delivered on everything he said he would and didn't missed anything...he's a perfectionist. - Todd and his team are a well oiled machine. It was evident that it takes skill to coordinate the scheduling of many craftsman working together on the same project. - Todd truly cares about the client being happy. For example, my wife wanted subway tile for months and wasn't even going to consider any other backsplash. Todd kept telling her to wait for the countertops and cabinets to get installed and he will take her shopping. Most contractors would have wanted the tile onsite so they could install it immediately. Todd waited 2 additional weeks for the backsplash to come in AND guess what..... we didn't get subway tile. This is one example of many where he slowed down the project to ensure it was exactly what we wanted. - Every person who worked on our house was respectful and skilled at their craft. - Pricing was fair and inline with other bids. Based upon the finished product it is was worth every penny and then some. Payment schedule was fair and commensurate with the progress of work rendered. - Todd's vision and ability to design functional layouts was impressive. No need to hire a designer for 1000's of dollars as was suggested by many of the contractors. - During the job, if Todd saw another way to do something or we saw a better way to do something, he would discuss it with us and give us the option to make changes. This flexibility was important to us since we thought we knew what we wanted but as the project was progressing there were better options. From what I hear, not every contractor would have been so accommodating. Change orders were fair and executed in a timely manner. Most importantly, he was trustworthy and honest.... We were so happy with Todd and TS Construction that we already hired him for another project in 4 months. When I tell people I LOVE MY CONTRACTOR they tell me that's not normal. His crew was always on time, 8:00 a.m sharp everyday throughout the project. Eddie his project manager was amazing and so easy to work with. I have never posted a review on Yelp, but my experience with Todd, Eddie, their crew and subs has inspired me to offer a review. We completed a significant remodel with the TS crew that included a new kitchen, office, 2 bathrooms, laundry room, living room and removal of a couple walls. We couldn't be more happy with the finished product! We lived in the home during this 3 month remodel, which can be stressful at times, especially with 3 kids. The TS team was sensitive and accommodating to this and helped us keep our wits about us and our space as livable as possible. During the sales process, Todd listened, gave us thoughtful advice, allayed our concerns and sold us a vision for updating our space. He made the decision to move forward easy (albeit nervous making given all the horror stories you hear about contractors). We are so happy to have jumped in with both feet... no horror story to share here! The main day-to-day crew, led by Eddie, was fantastic - their work is top notch, they kept things tidy, and they took care to mind the details. While we enjoy the peace and quiet that comes after a long construction project is completed, our family misses having these guys around - just good, friendly, trustworthy people. We just recently completed a family room with new fireplace / laundry room remodel. Todd was referred to us by another contractor who said that they don't work much with fireplaces. The crew worked on time and made sure to keep things as tidy as possible. Since we had to relocate a wall Todd was able to call in a favor from an architect to get some drawings done very quickly because once the wall was opened up it required a new header. This work was all permitted and TS worked to make sure city approvals were all clear. We had received several bids and we were most comfortable going with TS. We never had the problem of workers not showing up. They came early in the morning and left at night; progress was always happening. In fact, our huge remodel was 90% completed in 9 weeks. We completed various individual updates during 30 years in our home. It was time to do a major update; open a living area, remodel the master bedroom, create a visual flow throughout the house. I knew how I wanted the space to feel but do not have the design skill to make it happen. A coworker of one of my children recommended TS Construction. I researched, saw the Yelp reviews, and decided to follow the recommendation of a respected colleague. It was absolutely the right decision for us. Everyone who worked in our home was direct in communications and skilled in their craft. The finished home is better than I imagined possible with a lovely open living area and a redesigned master bedroom with walk in closet. All new interior doors, new texture throughout, a complete change of flooring and major changes in lighting transformed the character of the house. I am excited to live here! During the initial walk through Todd recommended changes I had not thought of, I was mildly uncomfortable but decided he was the expert and went with his recommendations. Wow, removing a wall I had not thought of doing created an open area that is visually appealing while creating a smooth traffic flow. A clumsy wall in the master bedroom disappeared, Todd worked with existing fixtures in baths and advised on materials so they blend into the new look. The work is beautifully done, floor installation is perfect. The tile for the master bath is unique, finishing the floor took far longer than I expected as the installer wanted, and achieved perfection. While the work is beautifully done the thing I appreciated most was the attention to detail and recommendations that came throughout the project, things I would not have thought of but added functionality or visual appeal. Small changes were covered under the original bid, a few recommendations required change to the initial plan and bid. Change orders were prompt, and the new work I requested was incorporated into the workflow. I expected changes to add time for completion, in the end there were a few days more than the original estimate but work was finished fully within the time frame I expected. A few days after completion I changed my mind on some lighting, totally a change on my part. I called Todd, offered to pay if the change could be made. The work was completed the same day at no charge. The punch list is complete and I still receive contact with offers to change anything that is not as expected. I will use TS Construction again, without hesitation. read more

I want to give a shout out to Eddie in this review, who was the main guy onsite in our home during our kitchen remodel. It was a relatively small job by industry standards, and we got scheduled in despite TS's busy calendar so that the remodel was completed in time for Thanksgiving (thank you so much!). There were a couple of hiccups along the way - not their fault at all, but the fault of the interior designer and others - and Eddie was quick to inform us of these issues and work out solutions to our complete satisfaction. The true test of a contractor is how they work with you when something goes wrong (and something will always go wrong on a remodel); they passed with flying colors. Eddie is a real craftsman; his attention to detail on the backsplash in particular, which required matching an intricate pattern, is something we really appreciate. The subs TS uses were first rate; I want to acknowledge the floor guy who came on a Sunday to do the installation. The final product was WONDERFUL, something we will enjoy for years to come. Todd took over our bathroom model that was a disaster with another local peeson that claimed to be a designer and project manager. He pointed out several code issues and we started the shower all over with them. His team was professional and on time. Todd followed up regularly and gave us timely reminders and updates. I know from experience the most important component when starting a remodeling project is to find a reliable and skilled contractor. I found that with T S Construction. One of the main positive points was always being able to reach Todd or Eddie by phone , or text. Questions were always addresses and resolved in a quick and timely manner. Eddie and Todd have a skilled crew and subs that listened to what I wanted and made it happen. I feel the most was made of each day and as a result my kitchen/family room remodel was complete in under 8 weeks.
