We booked through AirBNB so breakfast isn't included when you book that way. Just an FYI. We had such an amazing time staying in the White Rose Guest Cottage. It was immaculate, and perfectly cozy and welcoming. Pat (the host) sent flawless directions on how to get there and where to park, and greeted us when we arrived. She told us all about the unit and even offered a suggestion for dinner when we asked about local restaurants (the Yarde Tavern she recommended was superb). It was exceptionally cold outside the weekend we stayed, but we had no issues with heat inside the unit... we were nice and toasty warm the entire time. We loved the included coffee and had several cups during our stay. The notes about the area and even the local water were so helpful, and I felt completely comfortable drinking the tap water. Everything about our stay was perfect... it felt like a home away from home and had amazing little appointments (like extra blankets) that made it feel so wonderfully homey and comfortable. The unit itself is gorgeous and decorated with all the right little touches. The bathroom is AMAZING - I wish I had the same at home! My husband works while on the road, so having a solid internet connection was much appreciated! Often in hotels you have speed problems, but we had none. Outstanding! And having the extra space in the second bedroom where he could set up his laptop was a great bonus as well. As you can tell, we truly loved our experience staying here. I can't say enough good things about it. We love the area and will definitely stay at the White Rose BNB when we come back for another visit. HIGHLY recommended!! Ps. Have breakfast at Sylvester's and browse Thorns Marketplace in Northampton. Get a treat at The Pie Bar in Florence. Have dinner and a movie in South Hadley. Get dinner and donuts in Amherst. I heart B&B's. If we have a choice, we would ALWAYS stay in one, and especially if that one has it's own private cottage (see my review of the Hale Lani on the lovely Island of Kauai) The White Rose is an exceptionally elegant place to stay. It is only the cottage that is available for guests and the price is quite reasonable. Pat, the owner, has thought of everything practical and tied it all together in elegance. The cottage sleeps 2 - 6 people and is really a super large room with a loft but part of the great room is sectioned off by an armoir and curtain with a queen size bed enclosed. The floor to ceiling curtains give a bit of wimsy to the room that is tastefully decorated. Fisher speakers are part and parcel to the entertainment system. (I wasn't able to try them out but the next time we definately will) The leather couch and loveseat were perfect for sitting around and talking until 1am. The dining room table was roomy enough for dinner and glasses of wine. The galley style kitchen was well stocked with paper towels, sandwich bags, cutlery, pans, mugs, wine glasses, bowls, decent steak knives and coffee condiments among so many other things. The palate for the kitchen is a gorgeous red, black wrought iron and stainless steel. The bathroom was roomy and had so many towels! I love that! There was bar soap, and a simple shampoo. Also decorated quite nicely. The skylight brightened the room during the day and allowed for bug-free star gazing at night. The Loft had a king size bed that was uber comfortable, an excess of blankies, a lovely mirror and a table with chairs along with a wing back sitting chair. Lots of rubber coated hangers and an iron and ironing board were in the space as well. Another star-gazing skylight available. Did I mention there was a washer and dryer along with a hand-wash airdryiing set up? Fridge stocked with bottled water too and coffee in the freezer. Great location and set up. The room was very comfortable, and the owner/operator is exceptionally attentive and accomodating. My girlfriend and I loved the peaceful country experience, with ready access to interesting restaurants nearby, and a great breakfast waiting for you in the morning (try one of Pat's omelettes). read more

We were looking forward to our late August stay for a wedding. We pulled up and went to our room to find that it smelled extremely musty, a mold like odor. My husband, who is not usually sensitive to this sort of thing, also found the smell disturbing. We both thought that it was a health issue and chose not to stay. In talking to the owner, she said she had never received this feedback and would still charge us for the first night, which was her policy. Thus we were out $180 and could not stay the night. I will say, however, that she did provide a thoughtful response to our complaint in addressing that she had endeavored to prepare for two requests I had made in advance: providing unscented sheets (as she usually uses a perfumed detergent) and preparing for a vegan breakfast. We appreciate that she went to that trouble, but regrettably, for us the room still was not one we would have been able to utilize comfortably. read more

Wow! What a bed and breakfast! The living space was, clean, great and so quiet. We were able to catch up on some sleep after our wedding weekend. The owner Pat is extremely nice and personable and runs the place like a pro. Everything was so clean and the breakfast was above and beyond. First morning she made us an egg and veggie frittata and the second morning she made us French toast, as well as providing coffee, OJ, bagels, yogurt, fruit and cereal! The breakfast area inside the main house was really warming and relaxing. Pat is also full of knowledge and will not be shy to give you and recommendations of things to go do and see. Stayed at the White Rose B & B this past June, wedged right between college graduations and Memorial Day Weekend. Pat was extremely accommodating and gracious. We had a late night arrival and an active 4 1/2 year old during breakfast time and Pat was so warm and welcoming. The small cottage was so clean and comfortable and full of charm! We only stayed one night because of our travel plans but we wished we could have stayed the week! Will definitely return again for a longer visit and highly, highly recommend this B and B!!!! read more

My family stayed at the White Rose recently while attending a family funeral nearby. What a lovely place, and a wonderful hostess! The accommodations were clean, comfortable, and thoughtfully appointed. Pat was great about a flight delay that had us arriving rather late, and about arranging the best times for breakfast each day. The food was lovely and she went out of her way to accommodate my somewhat picky 7yo daughter. The location is really convenient to many of the colleges and towns in the area. Pat is one heck of a hostess. I am grateful for our aunt who put us in touch if this bed and breakfast. We thoroughly enjoyed our stay over Thanksgiving. The cottage was so accommodating and comfortable, a great place to unwind from the hustle and bustle of the holiday. The beds were terribly comfy, and the breakfasts were on a whole other level. One morning we arrived in the dining room, and Pat mentioned we were having apple and oat pancakes. Another day we had a great continental spread. Everything was so tidy and clean, and We can't say enough about her hospitality. We enjoyed every minute of our stay. read more
