Nicole and Bill are the owners hostess for the Inn. They do all of the jobs themselves. The Inn is located on a scenic road between Chatsworth, Ga and Elijah. The inn is very rustic. The inside is beautiful. It uses old stained boards and timber throughout. Each room is decorated different. The breakfasts are huge and varied. Evening meals can be ordered extra as a special treat. Both Nicole and Bill want you to be happy with their place. They take a lot of pride in it. They have only been the current owners since 2019.

This place was amazing!! The Moon Eye suite was quaint, cozy, relaxing with Private hot tub on porch, & was setup (extra charge but worth it) very romantically with champagne, vase full of different colored roses & carnations, "animal towel decor" plus rose petals & flickering candles all over!! The breakfast every morning was exceptional along with the spectacular views!! Owners & host Bill & Nicole were phenomenal!! Making sure we had everything we needed!!

This place was so magical. From the views to the giant tub in our room! The food was fantastic and that's coming from someone who is gluten free, yes they have that option! There are hikes around the Inn and a beautiful drive into town. I will be coming here again!

We loved our two nights here. Breakfast was so delicious and generous we weren't left hungry during our hikes across the road at the beautiful state park. The view from the main dining area is stunning. The terraced landscape below provides a nice jaunt in the woods. The hot tubs are soothing after a day of hiking. As a Cherokee Nation citizen from Oklahoma, it is very special to come back to old Cherokee Nation/north Georgia where my family originated from. I am glad we found this place and will be back for those pilgrimages that are so sacred. Wado, donadagohvi.

Bill and Nicole are fantastic and their B&B (aka their home) is wonderful and welcoming. They are both extremely friendly and accommodating. The room was very nice and the breakfasts were even better! Would highly recommend staying here and enjoying the amenities! Lots of local activities to enjoy as well.

Sausage, egg and cheese breakfast burrito! A+

The most unforgettable experience ever! Ambience, food, hospitality is remarkable! After a planned 1 night we quickly extended our stay to 2 nights to extend our delightfulness!! Officially our getaway place! Bill and Nicole are a phenomenal couple and new owners that welcomes you with open arms! "Enter as guests, leave as friends"

I can not begin to imagine how challenging it must be to run a Bed and Breakfast these days. Everyone has different wants, needs and most expect to be catered to at every whim. What I can tell you about the Overlook Inn is they deliver with poise, exactly what they advertise. The setting is serene, with beautiful views including an occasional black bear sighting, warm hospitality, delicious(!), hearty food, and most importantly the opportunity to get away from the everyday rat race, all in a unique rustic setting. Hats off to Bill and Nicole for a job well done, thank you both!

The Overlook Inn's new owners, Nicole and Bill, reached out to my husband and I after hearing of our previous experience with the old owners. They offered the opportunity to restore our faith and love in The Overlook Inn. We were lucky enough to find some time to visit the Inn a little over a year after my husband proposed in that very spot. The new owners are so incredibly kind, respectful, and genuine. The Overlook Inn is even better than it was the first time- from the way things are ran (they had bath salts for the jacuzzi and homemade cookies waiting for us upon arrival), to the breakfast they make (they have breakfast cards in each guests room that allows you to pick exactly what you'd like for the following day)! Let me tell you- there is NO wrong answer when it comes to what you should choose for breakfast. An example of just how accommodating they are- we needed to be in downtown Atlanta early Monday morning and wouldn't be able to enjoy their wonderful three course breakfast. We figured we'd grab something along the way, but when we told the owners of our plan they insisted on making us a brown bag breakfast with THE MOST DELICIOUS breakfast sandwich I have EVER had. Nicole and Bill were also helpful when it came to finding things to do. When we woke up Sunday morning we had planned on having a lazy day. Per there suggestion, we had an amazing day hiking Cloudland Canyon, where we found several waterfalls and even took a dip in the river! I can't thank the two of them enough. We seriously can not wait for another opportunity to visit this wonderful BnB with the kindest owners!

Our first time at a bed and breakfast, and this was wonderful! The inn keeper, Lynn, was so kind and sweet! The food was AMAZING!! Three course breakfast! The views were spectacular! What a cozy and welcoming atmosphere! Can't wait to come back again!

TLDR - Loved it. Go! My friends were scheduled to visit us in ATL from out of town, but when a snowstorm hit on Friday their flights were cancelled. My wife and I (and our 4 month old baby) were thus looking for something else to do in a hurry. Found this place, spoke to Lynn on Friday night about our interest in coming up Saturday. Given the circumstance she was willing to waive their 2 night minimum and relax their "no kids" policy. Other places we called would not do that. Got there in time to catch some unreal views of some snowy mountains. Our room, the main dining room, the views, the amenities, and the food, were all great. Lynn and Mike were excellent hosts.

We had an amazing stay at the Inn. Lynn is a great host. The breakfast was delicious each morning and the place is beautiful! Would stay there again.

It was cold but so relaxing and cozy!

However, we had some snags in our plans and didn't get into town until late, so we opted for a last-minute hotel room. And to sum up the quality of this hotel...I would have had a better nights rest if I had set up my tent in the ditch off the highway. It would have been cleaner and more comfortable for sure, and it probably would have been safer and quieter as well. So let me save you some time: don't stay here. But because I almost never give 1 or 2 star ratings, I feel like I have to explain. Here's my full review... Cleanliness - I think the room was lightly vacuumed, and I'm genuinely hoping (yet seriously doubting) that at least the sheets and towels are clean. Service - The lady at the front desk was nice enough. But I literally saw no other employees. Granted, we checked in way late and got the hell out as quickly as possible. So I guess I don't know. Amenities - Other than a relatively new microwave and mini fridge, there weren't really any. Only one towel in the room, no hand-soap, no cups (though there was an ice bucket), no pens, no paper, no guest book. There was a table and two chairs (both with suspicious stains and loose screws), a love seat (probably brand new in 1990), a TV so outdated that I had flashbacks to my pre-daycare cartoon time (that was 20 years ago)...you get the picture. Other comments: -Incredibly loud (train crossing directly outside that sounded it's horn every 1/2 - 1 hour) -Maintenance in rooms was non-existent...or maybe the place is under construction...see pics. -Don't expect a hot shower. At highest setting, it was lukewarm. -Overpriced. Look, in a pinch, I'm not a diva. I am happy to stay in a basic, no frills, and outdated hotel...I just expect it to be reasonably clean, safe, and to have hot water. Not only did this place not meet my minimum requirements, but even if it had...I could have stayed at a 3 star hotel for this price.

This site is large and very easy to reach as it is less than 2 hours from Metro-Atlanta. The grounds have both a camp site with cabins and standard hotel rooms (a bit older which adds to its charm). There are many activists such as zip lining, canoeing, hayrides, hiking and nice trails. A definite quaint getaway for rest and relaxation. There are multiple conference rooms, free WiFi and an on-site kitchen for catered meals. The only con I experienced on the last trip was a lack of monitoring of inventory of food for quick replenishment on the buffet line, no signage to label ingredients in the food, no gluten free options for bread or desserts. This isn't unusual so, I adjusted my medals by just adding more fruits and veggies. The Fall is an exceptionally beautiful time to bifurcation. I'll be back soon!!

It was quiet, peaceful, and tranquil. Don't forget to take advantage of the Carin winery next door, and I hear (we missed out) the lodge offers an add on steak dinner (plan in advance) that sounds divine, and in that environment, will be on our list for our next visit! The lodge itself is well-appointed with a beautiful seating/gathering/eating area downstairs. Breakfast was great with a menu of French toast and apple bake, sausage, fresh fruit, orange juice and some of the best flavored coffee I've had in a LONG time (bourbon infused pecan).
