Boyfriend and I attended Mulburn Inn's 3rd annual fireworks display for the 4th of July 2026. We had a great time! The B&B itself was beautifully lit up, and we loved that they do this for free for the town of Bethlehem - it was a great atmosphere, with kids having fun and everyone polite and having a good time. Great food truck with a smoker that smelled really good, and nice music playing too. Good job! read more

The Mulburn Inn celebrated Americas' 250 "Fourth of July 2026" that exceeded our every expectation! Beautifully decorated with cozy fireplaces, antiques, and historic charm, it is both elegant and incredibly welcoming. Our Madison Room was spacious, spotless, and very comfortable with a four post bed. Dave and Karen are outstanding Innkeepers who make you feel like family, Dave's hearty homemade breakfasts with homemade French toast with orange cream butter, and hot bread pudding. East to check in as Karen just hands you the Key; no rules, no directives, no signs, just have a good time. Good Parking, and all the rooms had mini-splits air conditioning. Three fireplaces made of bright Italian tiles, with real hardwood floors throughout. Perfectly located for exploring Littleton, Bethlehem, and the Mount Washington area, this is a place we will be returning in January. Highly recommended! read more

I booked The Mulburn Inn by googling Bed & Breakfast places in and around Franconia. The place looked charming so I decided to give it a try. To my delight the place was absolutely decadent! The Inn was built in 1909 by Thomas Edison. Yes that Thomas Edison, the one who invented the lightbulb. The Inn has so much character it's pure eye candy for those who appreciate the fine craftsmanship of classic furniture, decor and interior design. We stayed in the Thomas Jefferson room, the biggest room with a king size bed and infamously know to have housed Joe DiMaggio and Marylyn Monroe back in the day. The owners were super accommodating and Dave cooked us one of the best breakfasts I've had in a long time. Highly recommended! read more

Our stay at the Mulburn Inn was the best by far. I would give it a 5 plus. Dave and Karen are the owners, and the host who make you feel so welcome and right at home. The rooms are beautiful and spacious. In the morning when you walk down the hall, the smell of maple bacon smells so good. The food is exceptional, the maple bacon, homemade butter on the French toast and eggs were delicious. A big shout out to to Jess, who was awesome; anything you need she was always happy to help. I can't say enough about how amazing my stay was with Mary at her exquisite, historic home! If you're ever in this area, stay here! And do yourself a favor, plan ahead and book in advance bc she fills up quick, especially in leaf-peeping season! And for all you history fanatics - get the Madison room that Thomas Edison spent time in! There's also an original stove he gave to the family - it's in incredible condition too! I initially tried to stay here back in March with my reservation all secure, and then Covid hit and all was lost! But thankfully, Mary is a most gracious and kind host and had no issues with me having to cancel! She's flexible, reasonable, accommodating - but most of all, she's absolutely delightful to be around! She loves her home and loves to share it with people and it shows! I stayed in the glorious Madison Room primarily because Thomas Edison stayed there before! So that in and of itself was a huge draw for me - but the room was magnificent! It holds a comfy, massive four poster bed that once belonged to the Kennedy estate and requires a small 2-step stool to get into haha! It's also a turreted room so you have a semicircular view of the vibrant fall foliage all around! Not to mention the whimsical artwork and decadent Victorian furnishings! I loved everything about it! And then there's Mary's flawless cooking! I mean, wow! Quiche, salad, potatoes one morning and eggs in puff pastry with asparagus and hollandaise sauce the next - all expertly plated and delicious to boot! Her dining room is surrounded by windows to showcase the gorgeous grounds (especially in full fall glory)! There's also a common fridge, microwave, Keurig and kettle for any coffee/tea/culinary needs you may have. Oh and did I forget to mention the spacious, cozy front porch covered in rocking chairs with perfect views? I couldn't tear myself away from it! Can't wait to come back and stay again! What a charming Inn! We stayed for two nights in the George Washington suite and it was spacious and comfortable. The slipper tub was my personal favorite feature. . Mary is the most down to earth and welcoming host and she provides a wealth of information about the surrounding area. The restaurant Rosa Flamingo is next door and a must visit. read more

I own a travel business and we've stayed at a lot of B&Bs ... and this is the best I've ever been too. It all starts with Mary who is absolutely a wonderful host. Her constant smile and enthusiasm is contagious. She also knows the area well and is super helpful. Mary provides access to her plentiful collections of books and materials to help people decide what to see and do. She recommended a few hikes that we might have missed and they were very enjoyable ... even in the heat wave. When you returned "home," Mary constantly had cookies on the ready in the lobby. Yum. Our room (where Thomas Edison once stayed) and bed was incredibly comfortable. Great air conditioning in the middle of a heat wave kept us comfortable at night. Finally, Mary provided an awesome breakfast every day as well excellent coffee on demand. If you're looking for a good place to stay ... and a good base of operations in the White Mountains ... then look no further. This is it! read more

My partner and I stayed up here for a night after a day at Santa's Village. This was the first time I have ever stayed in a bed and breakfast, and I can't talk about this experience enough! It was awesome! After driving 3+ hours from Massachusetts to Santa's Village and spending a good 6 hours there, we retreated to The Mulburn Inn. I reserved the B&B because I wanted a more romantic setting, and the previous reviews on Yelp were good (just not many reviews). The drive from Santa's Village in Jefferson, NH was about 25 minutes. The town had received some snow the night before, so we did end up passing the driveway entrance to the B&B accidentally. After parking our car, the B&B owner Mary greeted us as we were grabbing our bags in the car. She was very pleasant and hospitable. After a few minutes, she greeted us more formally in the back of the mansion, and gave us a tour of both floors. The place is immaculate and full of character. In addition to lavish rooms, she offers complimentary snacks, beer, and wine in the different rooms. There was also a piano in one room, a Thomas Edison-donated range in the kitchen, and a jacuzzi on the covered back deck. We got to our room, which was named the Washington. The room was bigger and featured full bathroom with a shower and seperate claw tub. The room had steam heat, but also a portable heater (maybe the room gets cold in the deep winter). It was the week before Christmas, but unseasonably warm. As for the room, I did pay more at the time of reservation because the original room seemed a little small in pictures. The reservation as $168, vs the standard reservation of $116. It was definitely worth it. Mary was very pleasant and since it was midweek, we had the house to ourselves! After dining out nearby, we returned and sat in various rooms, couches, and chairs, while enjoying the lavish, 7,000 sqft home. We also explored some of the vacant bedrooms, with her permission of course! in the morning, we had an amazing breakfast. I don't know what it was, but it was delicious and I included pictures on Yelp. Checkout was simple and we checked out around 11 am. It was just a few minutes from the ski mountains (Cannon and Bretton Woods being ones I can remember), Mt Washington, Santa's Village, and all the fall foliage spots that NH and the White Mountains are known for. My mom, boyfriend and I stayed here for two nights. It was absolutely delightful and Mary was the kindest, most attentive host. She showed us around when we first arrived and gave us a little history on the house, which we really enjoyed hearing. There was a plate of fresh, thick chocolate brownies to welcome us as well! This dessert plate replenished throughout our stay (not to mention the fridge with Greek yogurt and beer!) which, as a person who always needs a snack, I loved. The Mulburn Inn was the perfect place to base our day hike up Mt. Washington (about a half hour drive) and to visit Attitash Mountain Resort, where we headed after our stay. The breakfasts were unbelievable (stuffed French toast! Baked eggs and rolls!) and the four post bed was so comfortable. We stayed in the Franklin Pierce room, which had a bed for all of us, as well as attractive furnishings and lots of natural light. The entire house had lovely touches everywhere to make staying there a pleasure in itself, outside of all of the fun we planned in the surrounding countryside - a hot tub, books on the White Mountains, a piano, a croquet set - I can't even mention them all. We'd love to visit again if we return to this part of New Hampshire, and I absolutely recommend it. read more

My husband (then almost husband) stayed at the Mulburn Inn 2 days before our wedding and the night of our wedding as well. I grew up in Franconia, NH (now reside in Brooklyn, NY) so it was quite strange to stay in a place where I normally would stay with my parents. We picked the perfect place. The Mulburn Inn is a wonderful B&B. Mary the Innkeeper is one of the nicest people I have ever met, not to mention she makes KILLER breakfasts in the morning! The Inn is beautiful and old, we some modern updates; like a jacuzzi hot tub on the porch! The beds were so comfortable and the sheets were so nice (that's a major thing for me). I honestly have nothing negative to say about the Mulburn. Anyone planning a trip to Bethlehem, Franconia, Littleton, etc... should stay here. read more

I had my bridal shower at the Mulburn Inn. It was the perfect place for an elegant and intimate party. The building is stunning and rich in history. Mary is a wonderful and natural host. Vegan-friendly "castle" in NH. My girlfriend and I had an amazing stay. The room was old-fashioned, but in a "historic" fashion that felt and looked just right, with a great character and cozy feel (wooden floors, antique but well-maintained wooden furniture, and a high bed with a little stair-step). The bathroom was a little cramped but fine, obviously an update of a space not originally intended as a private bathroom. But really, no complaints about this charming place. The manager/owner/"cook" was great, very friendly, and very accommodating of our vegan dietary needs. Really, the food was amazing! She made delicious vegan biscuits for us, plus organic tomatoes in a homemade dressing, plus homemade granola, and perfect coffee. I wish they ran this B&B as a full-time cafe as well! The working Thomas Edison stove was a nice touch, and the architecture of this historic location is beautiful. read more

my whole family stayed here when my wife and i got married in bethlehem this summer. everyone loved this place. the rooms are spacious and transported me to a time when men were men and women were also men. mary, the innkeeper, always had a tray of the most amazing fresh baked brownies or cookies right at the foot of the stairs. will definitely be staying there again and urge you to do the same. whatever you do, don't stay at the cannon mountain view. read more

We spent 3 wonderful days here and loved it.....Mary, our hostess and Innkeeper was amazing...and a fabulous cook....delicious chocolate chip cookies and brownies in the afternoon and wonderful breakfasts...home made scones and bread and her stuffed french toast is to die for! We stayed in the Madison Room for 2 nights, the same room that Thomas Edison stayed in!!! Then moved to The Jackson Room for 1 night. Next time we will stay in the room that Cary Grant stayed in or maybe the one that Marilyn Monroe and Joe DiMaggio stayed in. This beautiful inn harkens back to the days of gracious summer "cottages"....beautifully decorated and maintained and close to wonderful Mount Washington and hiking trails. One evening, when the inn was full, we sat in the beautiful drawing room, sipping wine, with Mary and guests from all over the US, Canada, England and Peru....a wonderful evening.......Thank you so much Mary..... well worth the drive and we will be back! read more
