The apartments are spacious and has some ok qualities. Plenty of parking but you need a parking…read morepass, quiet on the outside, loud on the inside. Their is a gas station right in the front of the complex, close to dc and a good amount of stores nearby. Some kids were urinating in the building and packages were being stolen at a point in time. Pepco is who you pay electricity to and you receive a Conservice bill for water & gas which you pay with your rent. The neighbors make living here irritating because of lack of consideration and respect. Knowing that my neighbors are harassing on purpose I decided it's only fair to share the experience for future residents. There are washers and dryers which are stacked. The bigger bedroom does not get proper air circulation. There are lots of bugs (spiders, grasshoppers, other unknown bugs). You have 2 ways to go to the bedrooms. The bedroom closets are pocket doors which you can hear your neighbors slamming. The tub was not glazed but painted upon moving in so everything was stuck to the paint. Master bedroom floor had major dips in the floor and dressers were leaning (if you have a child/children or a pet please be careful so nothing falls on them). The floors creaked really bad (which means hollow floors and no insulation). There is no insulation within the units so if you will be able to hear your neighbors above and below you. People w/ kids who live above you- you will hear them running and more all day even the adults stomp and bang hard as ever. If you have decent neighbors appreciate them because some neighbors believe they are entitled to be as loud as they would like. (Some neighbors are crazy so I take photos & videos for my protection). As of currently since moving in we have experienced neighbors above us who during the touring process could be heard following us through the apartment. With thin flooring the upstairs neighbors heard us speaking and followed us in each room while touring from inside their unit. Those same upstairs neighbors who live in the unit number 9 has been nothing but disrespectful since. A common thing we've experienced is anytime they hear us communicating whether by phone or in person you would hear their heavy hard stomps/feet follow us around and when we reported their noise, they retaliated with even louder noise. At a point they would sit in their car knowing what time we would leave and watch us as we came and went. If they hear you cough, sneeze or talk to loud they will follow wherever you are and stand and listen. They'll follow around just because and I swear on it. My alarm system was deactivated one morning and once they heard that they came running to watch you and then they took their trash out. Just so they can see you. They are retaliatory and if you bang because of their noise they will stomp through the entire apartment. Now the downstairs neighbors in apartment 1 stomp which surprisingly you can hear them underneath you. They came and stopped us as we moved in to say oh you're quiet unlike those neighbors before you just to see how we would respond. After time they began being so loud we could hear them underneath us. One of the women here doesn't work either so they as well will follow you around and then listen to you as you use the bathroom. They, after me giving them the same energy have been nothing but rude and began mean mugging so for that reason I needed to snap their pictures as well. One night they were fighting and you could hear it as if it was in your unit. Again people should know what type neighbors they have living around them. You will be surprised that some of your neighbors are weird and may be retaliatory so it's best to be cautious. As of currently my neighbors and I are in dislike of one another because they want to bang and stomp while I believe there should be some consideration for having neighbors around you.

Green areas are becoming better but the grass and trees are often leave unattended for multiple weeks. Managment changes contract rules like nothing so they can start charging more. Service fee is a good example of it, it's just a dollar but they don't explain what is for. Trash service fee, this is a new one. 18 dlls which we were not used to be charged and with previous management we didn't have any sort of trash recollection problems that now days we see. Shortage of Maintenace personal. I think as of today 5/7/2024 there is only a couple of maintain ace folks, nothing to complain on them, really polite and efficient folks, but you can tell they are under lots of stress due the lack of more personal The lease agreement does not cover any incidents on the unites so you have to get insurance in advance, basically management doesn't want to hold accountable for nothing, if you lack such insurance, you will be charged 25 monthly. Ah yes and almost forgot, parking is a special thing here, you can't own two cars and want to park both on the property even when there is plenty of parking spots available, this is management policy to only allow one car per resident, you might consider making an owner change on your cars to your partner. I would have definitely recommended this property to anyone two years ago BUT not today.

Cons: We've had 2 false fire alarms in the last month, and 4 water outages. Our move in experience was a bit chaotic - broken dishwasher, no hot water, small lights out, and electrical issues with a ceiling light. Ventilation from restaurants below or other apartment cooking occasionally creeps its way into the central air system. For all of the above issues, the cost of renting doesn't match up. EDIT We moved out a few days ago to go out of state, but since I posted this review much of the building-related issues happened a lot less.

When old management left, new management did not honor any of the written agreements made written in emails. This was my first lease; their website is currently adverting "LEASE NOW FOR ONE MONTH FREE!*" Don't expect The Yards Collection to keep their word even in writing or to care about their tenants. I experienced sever smoke smells in my apartment leaking in from neighbors smoking several times most days throughout my lease. This has had terrible impacts to my overall health. There are moments where I felt like I couldn't breath and had no place to go in the middle of the night, and not being able to sleep in my own home made me feel homeless at times. I've met 5+ people with the smoke smells in their apartments to differing levels of severity. (Smoke smells including cigarettes, smoking weed, growing weed, and vapes.) Don't expect anything to be done to address this except sending emails to tenants. I know 3+ people who have had issues with their front door not locking to their respective apartments. HUGE safety issue. Maintenance issues aren't the fastest, but they try. They do not order extra inventory of much, so if you have an issue, expect to have to wait due to the lead time associated with ordering the part, it getting delivered, and time to install. The area is also going downhill with increase in crime. Police officer was shot and the block got shut down. A resident in a wheel chair dropped from the 6th floor balcony. A skimmer found at the Harris Teeter. Lululemon shutting down due to crime. The best part is that I've met some great friends with people that live here, many of whom are leaving. I wish I never moved in.

I have high standards for a five star review and little things like the lack of designated parking, zero guest parking, elevator issues (there are three, but one always seems to be on independent use or out of service, and there's not an easy way to just take the stairs up) pull the rating down a bit. I'd give 4.5 if I could, but it's not an option. I will say the staff is 5 stars - from maintenance to the leasing office and front desk, but I particularly wanted to give a shoutout to Irvin. I feel better knowing he's working his patrols around and in the building. He's a friendly face who always says hello and is willing to lend a hand, whether it's something simple like opening a door or grabbing a package for you, to one time when I was hospitalized and a new mattress arrived -- he lugged the whole thing up to our place for my wife. Great guy. Great building. Great neighborhood.

Pros: -Great location, right next the the mall, Pentagon city metro, Costco, Pentagon Center, UPS, 711, Harris Teeter -Very, very clean. The cleaning staff is always polishing this, vacuuming that. Have never in two years seen the place looking anything short of spotless. -Very nice front desk staff. Always greet you with a smile, any interactions I've had with them have been positive. -I lived in one of the lofts. Modern design, big spacious kitchen, lots of windows for natural light, big mirrors in the bathroom -Reading some of the reviews, some people thought the gym was too small--I didn't feel that way at all. I guess it depends on what you're looking for in a gym. I just needed somewhere with up-to-date cardio equipment that was clean and that I could access 24/7. I was perfectly content with the gym. -Elevators were in good working order, and there's enough of them that you don't wait a long time for one. Cons: -Pricy (Bad in the sense that it's expensive, good in the sense that most people that live there are professionals and not loud undergrads etc) -Business center computers aren't regularly maintained (no paper in the printer, mice not working, occasionally a computer will straight up not work) -Dealing with the maintenance team varies. Sometimes it's totally fine, other times you dread it. When we first moved in our dishwasher was malfunctioning. When they couldn't fix it, they just switched it out with that of an empty apartment (overall doesn't really solve the problem...) When that one didn't work either, they finally got us a new one, but it took months for that to happen. Overall I would recommend this place.

My storage unit was broken into (there are constant robberies at this property), and everything…read moreinside was stolen resulting in thousands of dollars in property losses. What makes this even more disturbing is that the storage room requires both a key fob to enter and a key to unlock each individual unit. I contacted the police and filed a report, and they found no signs of forced entry on any storage unit except mine. I'm the only person who knows which unit is mine (outside of the building management), and I keep my key fob and key on my car keys, which are on my person at all times when I leave my unit. This robbery makes no sense. Somehow, the only key provided to me by the leasing office opened my storage unit, and everything inside was cleaned out. The fact that no one without a fob or key should have been able to access the storage room makes this situation feel suspicious -- almost like an inside job. To make matters worse, management did not review any security footage and showed no urgency in trying to help or investigate what happened. It's deeply unsettling to live somewhere where your belongings can vanish from a "secured" storage room that supposedly only residents can access. On top of that, you can expect an automatic rent increase of $100-$200 every year, regardless of your lease experience or the condition of the property. They offer to "negotiate" the mandatory rent increase to create the illusion of being diplomatic, but any new offer is insignificant. And if that weren't enough, my pregnant wife was screamed at by the lead leasing associate and was recorded by their phone's camera without consent. Completely unprofessional and unacceptable behavior. This entire experience was stressful, invasive, and incredibly disappointing. Between the theft, the lack of accountability, the rent hikes, and the disrespectful management, I strongly urge anyone considering this property to look elsewhere.
