Every window in my first floor corner unit molded like this because they wouldn't deal with the insane window condensation/leaking.
Breanna M.

So this was a convenient place to live while attending OHSU. While the staff are friendly it's important to know that the place has flaws. First off we moved into their cheapest (and least desirable) apartment because it was more in our price range. We had no idea that this place dramatically hikes rent 4-6% per year. Our renewal for a terrible unit was 5%, and you can't tell me the value of that place has increased 5% in one year. I have many friends in the building who are also leaving, one has seen the 4-6% increase two years in a row. It will just keep going up as long as you stay. Our unit was a first floor one bedroom on the corner. N136. It had two walls in the living room that are basically entirely windows (with no privacy). We didn't know the shades were see through at night when we signed out lease and ended up spending a few hundred dollars covering the windows. The bedroom also has massive windows. The windows combined with the height of the ceiling made it insanely hard to keep warm or cool. Your energy bill will not be pleasant. We also lived directly across the the OHSU warehouse. Be warned: they operate all hours of the night LOUDLY. Like trucks honking loud. All of this was tolerable after a while, but in the winter every single one of those windows were soaking wet constantly with condensation. Their only solution was to pass out damprid, which they also were stingy with how much we get despite the majority of our apartment walls being windows. This despite my reminders and complaints, eventually formed black mold (see photos) which I had to personally scrub clean before we left. Speaking of which, they will gouge you for every penny they can after clean up. I scrubbed that whole place personally. Spent money renting a professional carpet shampooer. They lied saying the counters weren't clean and charged us an insane amount to wipe them down. Their stupid grout in the bathroom stains and I wasn't able to get them completely white. They tried to charge us as if the entire bathroom needed cleaning. We fought them and they only charged us HALF of the entire bathroom for some stains despite it being otherwise spotless. Another issue is that they put my pet deposit towards rent without telling me. It's a pet deposit, you don't get to put the money wherever you want. It went towards rent and the way we handled rent is that I would wire my partner money and he would pay rent on his account. Rudely found out that they had applied our deposit to rent and that money is gone. This is unacceptable. Even worse is that they claim not to have a record of the check "due to change in management" and couldn't confirm that the check I wrote was even the same as the pet deposit. When I explained the issue they gave me attitude and blamed my partner for not noticing his direct deposit being less that month. IM SORRY, you're the business. You should know how to handle a pet deposit and you don't just get to put the money wherever you want. Another unfortunate thing was that after a year the best solution in the bedroom to the terrible noise from the warehouse, trouble heating, lack of privacy screens, and streetlight directly outside our widow was to put up blankets. We also put a little door crack sealer in our personal door to the sidewalk to stop the miserable draft and bugs. I was called and asked to take it all down. Truly this place is too expensive, and has too many damn issues. To go through so much with this apartment and have the already too expensive rent raise 5% was a slap in the face. Knowing it will keep going up, we moved out. Move in if you want; I just wouldn't get too comfortable. Tenant Aug 2018-July 2019 For better and more affordable options nearby try the Emery, or look in Johns Landing or Corbett.

They clearly have a lot of pride in how the building looks as well as creating a sense of community for everyone that lives there. I was so sad to give notice. I truly thought I'd live there for years. Fortunately and unfortunately, I moved for an amazing job in California. Even that experience was great. They have been very communicative and thorough while I work out my deposit accounting. The apartments themselves are lovely and the amenitites really can't be beat (minus a pool). The finishes are modern and there's a floorplan that suits nearly every need. Definitely check this one out!

One of the most distressing incidents involved the destruction of a custom planter containing my late mother's ashes during unauthorized maintenance. Despite reporting it immediately and providing video evidence, I received no meaningful response for over a week, only a request to "prove it," with no apology or offer to address the damage. This occurred alongside other issues such as ignored work orders, safety concerns, and illegal entry notices violating Oregon's 48-hour requirement, giving themselves all week to stop by unannounced. The on-site manager repeatedly blocked my attempts to reach corporate representatives, refusing to provide any contact beyond his team. Since formally filing a complaint, I've experienced increased discomfort in my home and continued disregard for outstanding concerns. All while getting notices of rent increases and credit improvement scams from Security Properties. Another issue is that the building is covered in dog and pigeon waste. The majority of tenants are dog owners and "walk" their dogs anywhere in and around the building, so do the math. The stench last Summer was ridiculous. The Hub Lounge was also covered in pet hair and waste on the deck when we booked it, along with a rancid meat-caked grill, and they refused us a refund. Zero accountability or goodwill towards tenants. This review reflects my personal experience and is based on documented facts submitted to the Oregon Bureau of Labor and Industries (BOLI) in an active tenant rights investigation. If you are a current or former tenant and have experienced similar treatment, I strongly encourage you to submit your complaint to BOLI. Your voice matters and you're not alone. I hope Security Properties and the Peloton management team take this as an opportunity to reflect on how they treat residents and to improve communication, compliance, and care for those who live here. The Heartline team, both in the office and on maintenance, is always friendly and helpful. They're communicative through the resident portal and quick to reply to emails, which is a big deal since the office is usually closed by the time I get home from work. There's also a real sense of community here among residents. Packages are super easy with (free!) Fetch. You just choose when you want your things delivered and they take them right up to your door. The call box makes it easy to buzz visitors into the building and up the elevator. Even with most people being home right now due to coronavirus, I almost never hear my neighbors. Additionally, management has been extremely proactive to help keep residents and staff healthy during all of this. I feel safe here and wouldn't want to be under "stay home" orders anywhere else. Sure, you could live at any luxury apartment complex in the Pearl and get similar apartments (well, most other places don't have GAS STOVES but Heartline does!) and amenities, but it's the overall experience you'll get at Heartline that truly sets it apart. I'm so glad I get to call this place home!

I greatly appreciated the beautiful view, how soundproof the walls were (we never heard anyone walking above us and any noise from other apartments was very faint) and how helpful the management was overall. When we first moved there they were a bit disorganized (didn't always complete service requests on time), but they improved some in this regard as time went on. It's also a very pet friendly building and it was fun to "meet" so many different dogs on the elevator :-) The only real downside was the location imo. The nearby parks, and neighborhood in general, are overrun by homeless people and drug addicts, the smell of human urine was on pretty much every street corner in that neighborhood, drug needles could be found lying around on the streets/sidewalks and if you like fresh air in the summertime be prepared for random yelling and screaming at night, sirens blaring day and night and road work first thing in the morning. So, yeah, not the best neighborhood but the apartment itself was very nice and quiet as long as you keep your windows shut :-P

Our unit and common areas were impacted by flooding, pests, biohazards, and security failures. We endured harassment, including hate speech, which we reported but management did not adequately address. Several incidents rose to the level of police reports, and our service animals and health were directly affected. Providers confirmed the need for accommodations, but management's response was minimal and inadequate. Ultimately, conditions became so unsafe that we had no choice but to seek alternative housing at our own expense. Tenants with disabilities deserve safe housing and fair treatment, and unfortunately, that was not our experience here. Updating to add: Before signing a lease with Mill Creek Residential (or any of its properties), I strongly recommend reviewing their track record on the Better Business Bureau (BBB). You can search for complaints submitted by tenants across multiple properties, including unresolved issues involving safety concerns, ignored maintenance, and failure to respond to disability accommodation requests. Make sure you see the full picture before signing anything.

The people in the building are perfect IMO (very friendly, tons of adorable dogs, but nobody is like intrusive or trying to be your new best friend). And this is a weird thing to say but the community spaces are great! There's VR, a movie room with an insane amount of comfortable seating, a game room, and a lovely living room/kitchen style hosting space (my waffle brunches are loving this one!) I put out a request for bids to multiple bidders. Lucian was not only the first to respond, but he was the only one who committed to a time to be out and evaluating the site in person. He was right on time, he physically distanced to ensure no stress of COVID, and provided excellent guidance while actively listening to my wants for the fence. Lucian was exceptionally responsive to my questions in person and in email; he provided a timely and well-detailed quote. Two weeks prior, Lucian contacted me to see if I wanted to move up the date; since I'm not going anywhere, absolutely! He showed up - again, right on time with his staff. They started and worked well into the early evening, past what I would've expected on both days. My fence was completed in two days - not only was the fence EXACTLY what I wanted/what was advertised, but the area? Cleaner than it was when the crew started. Lucian is exactly the kind of business owner I want to go out of my way to support. And his crew? Top notch, worked non-stop, and the end result is that my house looks infinitely better with this quality fencing than it could have otherwise.

Not a small job, and an emergency one, because she LOVED running around the neighbors' yards. Lucian and his Dad braved the elements on extremely short notice, and built an entire new fence (mostly in the rain) for a great price. They gave me lots of upgrades, like unknotted wood, and thicker footers, and were incredibly fast and efficient. Its beautiful. That should have been enough, but - no - then my about six months later my back neighbors got their own Bernadoodle puppy, and the two dogs decided they didn't want a fence, so my pitty figured out how to pound her head against the boards until they bowed, then get her jaws on the wood, and tear through it. Lucian agreed that metal roof panels attached to the back fence would probably work (either that or an electric cattle fence), so he and his son came back out with the panels, cut them to fit, and spent a day attaching them, which - it turns out - is not as easy as it sounds. Again, quick service and excellent value. This family business, NW Modern, is fantastic, and I highly recommend them. And yes - it appears the metal roof panels are working!
