Do not live here! This place sucks! I've been struggling with my broken AC for weeks now. The assistant manager is not helpful and doesn't care about the residents. When asking what the Matisse can do to help me while the A/C is broken, this is the response I got: No empathy, no solutions. Just a "deal with it, sorry about your luck" mentality. "This will not be a quick fix, unfortunately. There is a refrigerant leak somewhere in the line that you share with 7 other apartments. American Heating will need to inspect each unit in each apartment to find the source of the leak. Once that is identified, they will need to order parts for the repairs. They've put us on the calendar to leak search on October 7th, which is their earliest availability. The parts themselves will likely take a couple weeks to arrive after ordering as they are made-to-order. I'd recommend keeping your system on fan to keep airflow going and opening the windows when it is cooler outside to help bring the internal temperature down. You are welcome to source and install a cooling device if you need something to get you through until the repair is complete. This is not something we would provide or assist with. If you choose to acquire one, please see the attached rules and make sure to find one that is compatible with tilt-and-swing windows." read more

I lived there for 10 years, paid over $200,000 in rent. They misdiagnosed a leak from the apt above me, flooded my apt told me this was an issue with my renters insurance. It took them 10 days to trace a water leak. Should have taken an hour. My renters insurance told me this was covered under the policy. And I agree. If i moved within the complex I was told the cost of the move was at my expense. 100% their fault. The apt was unlivable. They started demoing the walls before I left. They then claimed I did not have a security deposit. I moved, and I'm taking them to small claims court. I had a problem with someone stealing packages left at my door, they would not let me install a camera. Security was my problem. I'm a senior, I'm a veteran, and I have disabilities covered under the ADA. You are not a tenant you are a commodity. There are a dozen great options in the S Waterfront, this is not one of them. I lived at this apartment community between 2019 to 2021. Let me just say, living here was perfect. Especially since I worked at OHSU and had a puppy. It's just a six minute walk to the aerial tram and a three minute walk to Dogtopia. A little further down from Dogtopia is a little park where lots of locals walk their dogs. I think the shining component of living here would be the staff. Tawny and Bobbi are always on top of things and super friendly. The maintenance team is also stellar. I noticed after putting in a maintenance request, a member of the maintenance team would come over the same day or the next day. I also love the amenities that come with living here. For example I used the gym pretty frequently, about three times a week. I also love that they have lockers for packages so you never have to worry about your packages being stolen or lost. Now that I'm back living in California, I really miss the dog friendly atmosphere here. Doggie bags can be found all over the complex. I also miss having access to the package delivery lockers. Up to two reserved parking spots are available at an additional cost. The only negative I can think of is a fact that my usual grocery stores are not close by. So you will have to travel at least 15 minutes to a Costco or Winco. Outside of that, living here was great and if I ever end up moving back to Portland I'd probably want to move back to the South Waterfront. Great area to live. Naomi in the office is not a pleasant woman to be your landlord. I repeat Naomi in the office is not a very nice lady. Let me also count the reasons why this place is not a home and is more suited for a prison: You can't cook foods in unit as fire alarm continually goes off from minimal amounts of smoke. The air conditioner will randomly over full and drip water all over your clothes. This happened 3 times in our unit. With the maintenance man telling me it's normal and would happen again. When my washer and dryer was fixed twice after breaking they maintenance left my door not attached and it's just sitting there in a studio apartment. I'd love to contact the office but Naomi ignores emails and goes out of her way to make my life challenging. The walls are very thin to a point of hearing neighbors conversations. The rent doesn't include an additional 200-300 for garbage and water. Both of which are typically included in rent at most communities like this. Security can randomly pound on your door for no reason if they hear anything in your unit as the prowl the halls like correctional officers. The hallways smell like garbage. The office staff is not helpful nor are they pleasant people to ever deal with. Construction at the neighboring site begins as early as 5am and is very loud. Homeless people are every where. Dog feces everywhere around the grounds. People here are not pleasant. Do not every expect to say hello and smile to a neighbor. I was given a sound complaint on 2 occasions while I was out of town on business and had no one in the unit. I am not a child. I am a 40 year old adult. I have never lived in an environment like this. I highly regret my choice to live here and have not felt at home since I have. In conclusion I do not recommend this housing community. So this was a convenient place to live while attending OHSU. While the staff are friendly it's important to know that the place has flaws. First off we moved into their cheapest (and least desirable) apartment because it was more in our price range. We had no idea that this place dramatically hikes rent 4-6% per year. Our renewal for a terrible unit was 5%, and you can't tell me the value of that place has increased 5% in one year. I have many friends in the building who are also leaving, one has seen the 4-6% increase two years in a row. It will just keep going up as long as you stay. Our unit was a first floor one bedroom on the corner. N136. It had two walls in the living room that are basically entirely windows (with no privacy). We didn't know the shades were see through at night when we signed out lease and ended up spending a few hundred dollars covering the windows. The bedroom also has massive windows. The windows combined with the height of the ceiling made it insanely hard to keep warm or cool. Your energy bill will not be pleasant. We also lived directly across the the OHSU warehouse. Be warned: they operate all hours of the night LOUDLY. Like trucks honking loud. All of this was tolerable after a while, but in the winter every single one of those windows were soaking wet constantly with condensation. Their only solution was to pass out damprid, which they also were stingy with how much we get despite the majority of our apartment walls being windows. This despite my reminders and complaints, eventually formed black mold (see photos) which I had to personally scrub clean before we left. Speaking of which, they will gouge you for every penny they can after clean up. I scrubbed that whole place personally. Spent money renting a professional carpet shampooer. They lied saying the counters weren't clean and charged us an insane amount to wipe them down. Their stupid grout in the bathroom stains and I wasn't able to get them completely white. They tried to charge us as if the entire bathroom needed cleaning. We fought them and they only charged us HALF of the entire bathroom for some stains despite it being otherwise spotless. Another issue is that they put my pet deposit towards rent without telling me. It's a pet deposit, you don't get to put the money wherever you want. It went towards rent and the way we handled rent is that I would wire my partner money and he would pay rent on his account. Rudely found out that they had applied our deposit to rent and that money is gone. This is unacceptable. Even worse is that they claim not to have a record of the check "due to change in management" and couldn't confirm that the check I wrote was even the same as the pet deposit. When I explained the issue they gave me attitude and blamed my partner for not noticing his direct deposit being less that month. IM SORRY, you're the business. You should know how to handle a pet deposit and you don't just get to put the money wherever you want. Another unfortunate thing was that after a year the best solution in the bedroom to the terrible noise from the warehouse, trouble heating, lack of privacy screens, and streetlight directly outside our widow was to put up blankets. We also put a little door crack sealer in our personal door to the sidewalk to stop the miserable draft and bugs. I was called and asked to take it all down. Truly this place is too expensive, and has too many damn issues. To go through so much with this apartment and have the already too expensive rent raise 5% was a slap in the face. Knowing it will keep going up, we moved out. Move in if you want; I just wouldn't get too comfortable. I was lucky to have been a resident of The Matisse for over two years before moving out of Oregon. I was consistently impressed by the attentiveness and agility of the office staff and maintenance team, namely Bobbi Weedon and Tani Alten. The office staff was always quick to respond to inquiries and often bent over backward to ensure a positive experience for residents. The maintenance staff was prompt and efficient, it was not uncommon for them to handle a request within just a few hours. Not to mention, the staff are warm, friendly, and always greeted me when they saw me in and around the community. As a graduate student, the community spaces offered plenty of great study spots and the gym was decent. The location of The Matisse is amazing. The South Waterfront community is unlike any other - it is well maintained, has a decent number of fast-casual restaurants, and the Thursday farmer's market is quaint and fun. Also, if you're a coffee person, both Oracle and Ovation coffee shops are amazing and are within a few blocks from The Matisse. Furthermore, it's right on the waterfront path and is just a short 10-minute streetcar ride to the heart of downtown Portland. As a graduate student at PSU and an avid runner, the South Waterfront was the perfect area for me. read more

My wife and I moved here from California a month ago and it has been great living at The Matisse. Coming from out of state, we were very meticulous on where to live and had a long list of prospective communities. After touring twice here (with Bobbi and then Tawnie) my wife and I saw that the amenities and location fit our needs perfectly. Pros: - We both work at OHSU so the tram (free for employees) is literally a 7 mins walk away. That saves us hundreds on the parking permit at the hospital. - Security here is like a government building. You need a key fob to access every door, elevator, fitness room, and parking garage. - Fitness center here is limited, but it has the equipment we need to ditch a gym membership to save hundreds a year. There are two treadmills (w/ TVs), one elliptical, one stairmaster, cycle, one bench area, weights area, yoga, and there are towels and a m/w restroom (needs to be refilled with hand soap). - Maintenance is on top of their game and you can make requests online. We had an electrical issue with our outlets upon move-in, but Mateo came by to fix it during an appointment we scheduled. - Parking Garage is gated and there seems to be cameras around. I haven't seen a security guard though. - The leasing staff has been very nice to us (esp Tawnie, who lent us a dolley cart to move-in) and puts up great events like a pizza party. They also team up with the local business to hook us up with free growlers to fill up at Growler Guys. Improvements: - Since the building is so secure and you need a FOB key to access it, Amazon can't deliver here after the leasing office closes. They have to deliver within leasing office hours (before 6pm) so they can hand the package to the leasing staff, who will put the package in the Amazon lockers located in the garage. - Paid Parking is apparently a thing in Portland. There's no apartment that comes included with parking . It costs an extra $110 a month for open parking. I forgot how much it is for reserved parking. Guest parking is nonexistent so guests have to pay for parking on the street via the meters. - If you have T-mobile, the cell service may be spotty in this area. This isn't The Matisse's fault, but something that I've experienced. - Apartment doors don't have a padlock or bolt lock. There's only one lock and it's a twisty lock on the handle. It reminds me of a motel's door handle, which is why I put a door security bar against it. - I haven't seen a resident newsletter publicizing happenings around the South Waterfront/Portland area. Just printouts put in the elevator for an event coming up. Even though there are improvements to be made, they are pretty minor compared to the pros of living here. At the time of our lease signing, they had a special promotion for waived app fees, deposit, and one month free, which was the cherry on top. read more

Still five stars for us. Been living here almost since the complex opened up. There have been some changes in the staff since then, but everyone is great. Love the maintenance staff, they are very helpful and responsive to repair requests and keeping the place looking great. Some of the reviews have commented on poor cell phone reception, but it must be their carrier, as I've always had excellent cell reception. Also true there isn't any "free" visitor parking, but most apartments in or near downtown don't. However, there is ample paid parking on the street for visitors, which most downtown complexes can't offer. Love being here and hope to be here beyond 2012! read more

To put things in context,working at OHSU, in my mid-30's. Moved into a one bedroom in late June 2011, top floor, south building. Pros: -- if you're working at OHSU, you can't beat the 5 minute walk to the tram. You can be door to door in 10 minutes. Also, talked with quite a few people that work at Intel and they enjoy the easy access to the freeway. -- office/complex staff: highest regards. Always professional, friendly, efficient at handling any maintenance requests. There was some turnover one to two months after I moved in and the transition was seamless. I feel that they take pride in their job, which is not always the case in some other places I have lived. They take care of packages/dry cleaning which makes life easy as well. -- community: overall, very pleased. Average age seems to be mid 20's to late 30's with some people on both sides of the age curve. People are generally very respectful of each other and friendly. Even made some friends after a few months. The office scheduled some social events and everyone I met was very friendly and not overtly weird. -- security: may as well be a vault. You need a FOB to get in to the building/parking garage. In addition, you need one to get to any other floor via the elevator with the exception of the main floor. This can be a bit of a pain as you have to come downstairs to let anyone in. -- facilities/physical structure: overall, the apartments are well constructed and energy efficient. Average cost of power/water combined is about $40/month with moderate use. Fixtures are modern and clean. Water pressure is good. Nothing broke while I was there. The rooftop deck is choice with a firepit and gas grills. Also, the courtyard is nice. I have never used the game room. The buisiness center is nice and allowed me to not set up my printer. The lounge is pretty nice for studying/reading. They offer free wireless there as well. -- cost: I think reasonable for what you get. If you work at OHSU, you can get a $500 discount that can be prorated into your rent. -- noise level: overall, very quiet. I never heard my neighbors while in my apartment. -- the building is just adjacent to the Greenway, allowing you to run and bike either North or South without issue. -- streetcar access is nice. Good to know, however, that there is a 10-15 minute layover at the Center for Health and Healing. So plan on adding that amount of time onto your trip. From the stop outside of the Matisse, the time, including layover, to the Pearl is about 30 minutes, to NW 23rd about 40 min. Cons: -- neighborhood: this is the primary drawback to living here, which is no fault of the property managers/building. If there is a dead neighborhood in Portland, the South Waterfront would lead the pack. The area is devoid of more than a handful of restaurants, one bar, a coffee house that isn't open past 4 PM, and no grocery store (small market for very basic needs). Plan on driving everywhere on the East Side and a good streetcar ride/bike ride anywhere on the West Side. -- noise from the freeway: if you like to sleep with your windows open, this could be an issue, as there is good bit of engine brake noise coming from I-5. And I'm not a light sleeper. Overall, I was very pleased with my time there as the pros outweigh the cons. However, I'm moving out today, primarily because I want to be a in a neighborhood with a bit more happening. I will miss the commute. I think living in the S.Waterfront/Matisse is a very nice option for transitioning to Portland as the black hole of nightlife/restaurants forces you to explore more of the city. I think if I lived in a more happeining area off the back, I wouldn't have explored as much of the city as I did when I first moved, espeically SE/NE. read more

I have lived at the Matisse (south building) now for 7 months and for the most part I absolutely love it! The location, the staff, amenities and size of the apartment (2 bdrm 2 bath - 1000+ sqft) absolutely fantastic! Why am I only giving it 4 stars? Unlike the previous review...I hear noise from the unit above me all the time. The CEILING / FLOOR between our units is REALLY LACKING as a sound barrier. The builders made a HUGE mistake on this one. I hear just about everything they are doing (walking, stomping, cabinets and doors opening and closing, etc.) It is quite annoying and makes a quiet person such as myself become creative with noise in my own unit to drown them out. (vent fan,earplugs, etc.) INCREDIBLY, I don't hear anyone on either side of my unit or below me or even outside- only from the tenants above. I was so bummed to experience this, because I LOVE MY FLOOR PLAN! With that said....THE STAFF IS AMAZING! The property manager has been very kind in doing what she can to help resolve this issue by offering me an alternative unit when a suitable one becomes available. Moving is such a pain, but since I will have to move out of this unit, I want to be sure I am moving into something I love (floor plan, location in the building). I am crossing my fingers that this gets resolved and I don't have to leave the Matisse. So, stay tuned....I hope to be submitting a new review with 5 stars before my lease expires!! read more

I've been here for a few months so I thought it was about time to write my review up. So here is my take: We live on the second floor in the north building. It's pretty quiet. We can at times hear some thumping and moving around up above us, but it hasn't been consistent. So while I agree that sound transmission is there, it's not been quite the issue for me as it has been with Ted T. Ted one-starred it based on that, and since he's only got one review his account of the Matisse will eventually drop off. So I thought I'd mention that. What I find most odd about the build quality is that they went the quality route on everything BUT the flooring. Carpet? Seriously? That was almost the stumbling block for us renting this place, but my wife really wanted it so I caved in. I hate carpet, and it's pretty lame that there are not all hardwood units. They put hardwood in the kitchen, but nowhere else. Makes no sense to me considering the premium they are charging here. I don't really have too many dealings with the residents aside from the elevators. The negatives are that a lot of the people living here absolutely stank of cologne or perfume. Luckily the elevators move fast and I'm only on the second floor... I can easily hold my breath. Also the dog owners here are obnoxious. One reason why I can't go higher than 3 stars is how unfriendly this place is to having guests. No guest parking. You need a FOB to go up the elevator. I'm all for security but that means you must go down and meet any guest on the first floor even if you were to buzz them in. I have the biggest deck in the history of decks, and a summer BBQ would be perfect, but getting people over here would be a hassle. Cellular reception seems to be a major issue here. If you have AT&T and rely on your cellphone for communication be forewarned. The smoke detectors also go off nearly every time we use the oven, regardless of anything is actually burnt. We don't cook much so this isn't a huge issue, but it's worth mentioning. Overall it's a clean modern design, quiet, decent place to rent from with a few quirks. read more

We lived in The Matisse for just a little over two years and really enjoyed our tenancy there. We resided in a two bedroom, two bathroom and it was a very spacious corner unit with lots of light, which we loved! The building is kept clean, amenities are wonderful, and the tenants for the most part were really nice when passing in common areas. I am not giving it the full five stars specifically because after two years of perfect tenancy, we received our lease renewal option to enter our third year and the least expensive option was a $265 rent increase, which was crazy! We were really taken back by their proposal as our unit was kept in perfect condition, never had a late payment and had already lived in the unit two years, hoping to go into our third. After our first year of tenancy we received a $75 rent increase which we understood, but after our second year our least expensive option was $265 rent increase. This left us feeling really unappreciated especially because we were not the tenants you wanted to leave, but rather keep, so it was discouraging to say the least. After communicating multiple times with Management, an agreement was made for not the full rent increase, but it was still high. My experience with Josh on the leasing staff was truly amazing. He is what makes that team and we communicated with him anytime we needed assistance, timely communication and just to say hello! I highly encourage you to work directly with him from the office for your leasing needs! read more

I stayed at the Matisse during my transition from Austin, Texas in a Corporate Apartment and was very much impressed by the overall look and feel of the place. The room was a corner 2/2 and was very quite and the location was great to get downtown/Pearl or to Hillsboro where I work. Having the train stop right in front was great and allowed for easy exploring of downtown. The place is always clean and well supported by a great staff, specifically Jordan who was very helpful and accomadating. I never had any issues with the staff and were always there to answer questions for a newbie. I was very tempted to take on an apartment there however, we wanted a yard for our 2 medium size dogs. We may still move there in the Fall! read more

Just moved into the Matisse . I must admit this has been the easiest transition ever! The leasing staff is very professional, friendly, and genuine in nature. We had the pleasure of working with Josh and he is a large part of why I am writing this review. The building is new, very clean, and in a very up and coming location. While there are no retail shops in the area yet you can see how amazing it will be once it fills up. Our 1 bedroom apartment was in excellent condition and all of the finishings are top notch. This is definitely better than any other building I came across at our price point which was right around $1200. PROS: New building, lots of amenities, close park, streetcar, low move in costs, pets allowed, and great staff. CONS: Location is a little hard to get to, no visitor parking, no close grocery store, and cell phone reception isnt great! read more

The front office is nice as they can be but the corporation doesn't care about you. It's understandable that amenities have been shut for months because of COVID but most companies offer some kind of break during this time, The Matisse raised my rent, and they send out weird "friendly" totally unaware reminders that rent is due despite COVID. I never saw these until COVID, it's a weird, backhanded, totally unaware way to do things. Cars are constantly broken into in the garage and they do nothing about it. The elevators smell like bums live in them. The halls are dirty for weeks on end, and the garbage chutes are constantly broken. How hard can it be to fix a garbage chute? Common areas are constantly dirty. 24 hour locksmith is not really 24 hours, and won't respond if you call outside of M-F 9-5. Their "security" company they supposedly hire is non-existent in the 3 years I have been here. I haven't seen any of them once. I had issues with a noisy fridge when I first moved in and they kept giving me an old, piece of shit replacement, until I finally gave up. They have also "accidentally" entered my apartment without 24 hours notice, multiple times, once to clean my windows when I wasn't the one who asked for it (superb organizational skills, guys!) and while doing that they left the screens off my windows for days, sitting on my white carpet with filthy dirt on them until I asked them why they entered and removed them only to be told it was an accident. Then they took a couple more days to come and put them back in. I would advise against renting here if you can, and really with COVID there is no reason to rent this close in anyway. Find somewhere cheaper with less corporate bullshit. For what's it's worth, the office people are very kind, I don't want to disparage them, but they can only do so much. I can't imagine how horrid it must be to work for such a corporation, thankfully I only live in a bad one and can mostly avoid dealing with them. The only other positive I can say is that the building itself is well built, I can barely hear neighbors but I am on the top floor. My apartment itself feels nice and clean, mostly because of how I keep it. But the management and policies leave a lot to be desired. They will nickle and dime you as much as possible and go cheap on repairs. Not to mention the general disorganization that comes from management. So day to day living is mostly fine, it's just those critical times when you need management, repairs, a notice for entering, a locksmith, clean and available amenities, don't expect the insane amount you pay monthly to go far. read more

No complaints so far! Leasing staff is beyond nice. I would say the apartment is on the basic side but for the price, you can't beat it. Sure if you spend a couple hundred more a month you can get some more bells and whistles but for our situation that wasn't needed. I have a unique review in that my DH & I have been at the Matisse many times-rain or shine-in preparation for us finding an area rental. We've toured probably all the 2bdrm units now (for real!) and really like the units and the value here is really great for SoWater. The standout here has been the SERVICE! We've always been greeted warmly, but I have to really give a shoutout to Randi, one the their leasing agents. It's clear that Randi enjoys the community & its people. She knows everyone by name--including us--and has been incredibly flexible. She in no way makes us feel like we are putting her out by coming by 8 times, which amazed us. Many places are like that on the first visit...ahem. ;) She jokes and is very flexible & helpful, pets the puppies and all that. The people of Matisse, seen while walking the halls like we have, are friendly. I would feel comfortable living here & knowing the good upfront service here isn't just a scam. This is a community. We look forward to settling on our little corner of Matisse! :) ETA: we've come across a great deal we needed to take advantage of, so we won't be landing at Matisse--this time. But good business is all about people & relationships! Because we know how great this community is, it'll be the first place we go (or refer others to) should we be in the market again! read more

I lived here for over a year and inter-unit noise was the major problem for me. From talking to staff privately, the number one complaint from residents was noise so I was not alone. The building did not use very good damping between the floors so physical impact sounds are transmitted right on through. This included footsteps (particularly from the kitchen), vegetable chopping, cabinets closing (both from the side units and above and below units), doors closing, and any sort of bass from speakers, even desktop speakers. The music transmission (thump, thump thump of bass) really got to me and was an occasional problem from all four units above and next to me. Staff are well aware of the noise problem and the current manager says the noise issue varies by unit and neighbor. She recommended ear buds or ear plugs to help (seriously). The location a couple hundred feet from Interstate 5 meant road noise and I had to keep the windows closed. The South Waterfront itself is an island one has to leave to go anywhere unless you are at OHSU. ATT reception was very shaky. Kudos to the maintenance staff for their honesty and integrity and hard work. They were the nicest people to have around. I saw many people move in and out here so I would guess the turnover is high from the units. read more

My wife and I lived in an apartment at the Matisse for one year, we eventually moved out because we wanted to be closer to my family. We lived in an 850sqft 1 bedroom apartment with a balcony on the third floor facing the inside of the building. The apartment and building are both very new and are built very well. We never once heard our neighbors which is pretty rare when it comes to apartments, it could be we had really quite neighbors but I feel like the walls were built really well. We never once had a noise complaint either. All the appliances were new and worked really well. Once we had a problem with the ice machine in the fridge and the staff had it fixed immediately. Moving in/out is super easy, there is a large service elevator that leads to a loading section. You can reserve the elevator too. There are several amenities which we ended up using. There's the gym, which has enough to make it worthwhile. There's the roof with 2 barbecues which we used every month. A fire pit on the roof, very chill area. There's also a large common room that has a kitchen which we used for thanksgiving, the oscars, and other times. It's really great because you can reserve it and then invite all your friends (where as our apartment would have been to small to host parties). You can make all the reservations online too through a web interface, you don't have to do it in person. There's a game room with a large tv, but we never used it. The garage for your is car subterranean and super secure (two remotely locked garage doors). In fact the whole building is secured and you need to use fobs to access the doors and elevators. I love that, but it can be annoying when friends come over (because they can't access the elevators) but I prefer the additional security. The amount we paid for our place was so ridiculously inexpensive that it made me cry to leave. We just moved to Stamford, CT and are paying double for pretty much the same thing. Portland is awesome like that. Last but not least, I have to comment on the staff. Throughout the whole year the staff at the Matisse were absolutely incredible. I've never met such a nice group of people that managed a building. They always have a big smile and are very polite and accommodating. Let's see, where to start... First the building manager is a complete dud. She has no clue what customer service is or how to interact with residents. In fact amongst the residents who have been here long enough to know she is the most disliked member of the management team. Last year I watched while their sidewalk power washer crew sprayed the sidewalk gunk and hard water all over the cars on Moody. I even have a 7 minute video of it and when I went to the office to let Jennifer know she said she would email them... I mean they were outside working as I spoke to her but she must have been too busy to say anything. That little incident cost me $300.00 to get the hard water satins and gunk out of the paint on my car and she never even said sorry. I've got $20.00 that says it happens again this year. I live in a downstairs apartment with the street facing exterior door. Since the day we moved in people have been trying to walk in our door. They either think it is a store or they think it's the office. I made a simple request to have a unit number placed on the exterior of my apartment (just like all the other units expect our side of the building have) and I was told it would be done within weeks. I have followed up and even tried calling Jennifer's boss to get this completed and now over six months later I am being told they are too expensive and I should put a paper sign in my window. I pay $2,080.00 a month to live here and I'm sure they will raise the prices like they did last year but apparently that doesn't get you a unit number so that your family can be safe from random people trying to open your door at all hours of the night. That's right, I have had to call the police twice after midnight because some random was trying to open my door and then they proceeded to threaten me when I told them to get lost. Next would be the bad maintenance service. Their old manager actually got stuff done, when he quit everything went downhill. The new (now he has quit as well as every member of their maintenance staff, all at once I might add) manager would take a look at your request and just leave. I have had a moisture problem in my unit for over a year now and still nothing has been done. A few weeks ago our closet rack broke due to cheap welds and the maintenance guy said he would order the right one and install it when it came in but that that never happened. I feel bad for the guy, at the time as he was the only maintenance member for the entire building but wouldn't you think the building manager would be following up with residents to make sure things were being completed while they are short staffed? So would I, but again, Jenifer can't be bothered to care for her residents. Last summer Jenifer had new landscaping installed in the small planters that surround the building. In her exact words to me she hoped that this would keep peoples pets from going pee in the planter areas. What did she have installed you ask, thorn bushes... She had a thorn bush installed so that your pet gets hurt if they try and walk in the planter area. What a great approach to managing you building. Maybe next they can just install a thorn bush in front of my door and that will keep people from opening it. My last and final gripe, last summer we had a homeless guy who would empty the exterior trash cans and dump everything on the side walk in front of our place. I seriously had to ask four times before they decided they would start emptying the trash can daily. You see they were trying to save on trash bags so they figured pet feces and raw food garbage on our door step every morning was less important than their budget. Basically, if you are trying to decide whether or not to live here expect little to no service and demising amenities while your rent cost go up and expect Jenifer to not care about your safety or comfort. Just move into one of the many other buildings that are available in the south water front and save yourself the headache that is living here. PS: to all of those who mentioned the single parking space. That is a lie they tell you, I have two spots and so does my neighbor. Again, Matisse management at its finest. read more

Currently I am leaving in Matisse apt 5th floor. I can hear my upper floor neighbor flushing toilet noise "WATER-PEE & POOP" draining down the pipe. Especially during night time, it so loud. And the area is none other then bedroom area. Can you imagine that you are paying $1305.00 per month and you are listening to someone PEE and POOP draining down the pipe. I wish I can record it and post the sounds. 1st email request to change a room was ignored and 2nd email request, I was told that I might have to pay $600 room changing fees. So until my lease it up, I am STUCK in studio - PAYING $1305 per month - LISTENING to someone PEE AND POOP draining down the pipe in bedroom area. read more

My wife and I lived in The Matisse for just under a year. We loved every minute of it. The staff was easy to work with and very friendly. They seem to know everyone by name. Anytime I had a question or maintenance request, they responded immediately. Randi was especially awesome to work with from our first inquiry about living there to our move out date. They apartments have a nice layout and new stainless steel appliances. No complaints there. You have to pay for parking, which sucks, but that's apparently the standard at most apartments in Portland. Location was great. Easy trek for my wife to get to work and easy trek into town since the streetcar runs right by. Seriously, we have no complaints about the place. We only moved out because we were ready to buy a house. Otherwise, I could see us there for years. read more

I have lived in the Matisse for over a year now and I love it! I have a beautiful 2 bedroom, 2 bathroom with high ceilings and lots of windows. It is so quiet and safe down on the waterfront that I can safely walk my dog at all hours. The staff is SO awesome and helpful. Great gym and rec rooms as well as a business center for printing. Got invited to have dinner at the rooftops by a friend of a fried who was actually moving out of that place in a month because they are raising their rent $200 more. Public transport looks easy, and it's definitely high end. It was nice. Okay view, had a grill, several tables but you make sure you reserve a table first with the management.. I'm taking out 1 star for the view. It was just okay, and not a "must-see". read more

I have now lived at the Matisse for over a year and really enjoy it. The staff is amazing! The apartments themselves are very spacious, modern, and fairly reasonably priced for Portland's increasingly insane rental market. High ceilings and lots of windows. Carpeted floors and granite finishes. The air conditioning has been a godsend for me this summer! The building is kept clean and the rooftop in the summer is an amazing amenity! The gym is small, but functional, and there is rarely more than 1 person using it every time I've gone there. I feel very secure in the building and in the neighborhood in general. Parking is a bit of a pain and still overpriced for garage parking- they also limit you to one space per apartment- but it's actually cheaper than other buildings in the area. I will say that construction in the area is very annoying and will not be over anytime soon. The one way streets surrounding the building can be a hassle when big trucks are blocking the way. My apartment faces the highway and is probably actually quieter than the other sides of the building- double paned glass on all of the windows keep out the noise! I will say that we can hear the people in the apartment above us fairly frequently, but the apartment building is generally quiet. Many people have dogs though and they bark during the day often. Randi, Jennifer, and Justin (management team) are rockstars and seriously know everyone by name. They are super flexible and really care about their tenants. Excellent customer service. Our maintenance requests have all been completed in a timely manner and there have been very few because they keep this place in tip top shape! I will be sad the day I have to move away! read more

This place is terrible. I had an appointment to view a place and drove 2 hours to get the tour. I get there and find out the leasing agent went to lunch for an hour. No apology no nothing. Also, while in the lobby the smoke detector was going off and there was dog feces in the corner. The place just didnt seem as if it was being taken care of properly. We have been residents for close to a year now. Yes, its new, modern, clean and secure but quality, NO. Poor insulation, (noisy) and ventilation, (can smell anything anyone cooks). The appliances are ok, accept the washer and dryer, which are old- fashion and cheap, and yes, hot water is barley luke warm for the hot cycle. Also getting really tired of the buttercream walls that we are not aloud to paint. Biggest disappointment to date is that they raised rent 20% after one year and doubled parking, which is often difficult to find and a tight squeeze. I do have to say as a plus is that they have a friendly and helpful staff. Overall I feel that after the rent raise it's not worth the money compared to the surrounding buildings which have much nicer amenities and views. read more

My husband and I moved to the Matisse from out of state, never having seen the property. Naturally this can be scary, but Josh and the Matisse team put our minds at ease from the beginning. After living here (and loving it) for 5 months, we expressed a desire to move into a larger unit in the community. Josh and the management team went FAR above and beyond the call of duty to find us the perfect unit, and worked tirelessly to ensure that we were happy! What makes the Matisse the best are the people who work here. Maintenance and housekeeping people are just as friendly and helpful as the front office staff. We never feel like we're imposing when we talk with any of them. Every time, they make us feel like we're their most important resident. Really. Everyone is amazing, yet I'd like to take a moment to name some of the folks who have made our stay here so much more comforting. First, Jennifer always does her best to quickly answer any questions we have, and help us to feel like we have someone looking out for us 100% of the time. Randi is just an honest to goodness good person. Every time her caring and her sense of humor comes across. Tani is new, but already she has literally saved my neck several times, finding my lost keys, and answering questions. She has a genuine smile and waves to say hello even when she's busy. Shane and Galen seem to respond to our maintenance needs with superhuman speed and knowledge. They should have big M's on their shirts for Super Maintenance men. Carolina always seems happy to smile and say hello and though her job seems larger than her, she just gets things done and we never notice how much she actually does to keep the buildings tidy and clean. For those looking into the area, we love the waterfront and the easy access to walking and bike paths along the river, both South to Sellwood neighborhood and North to the city riverfront path and bridges. We had never been to Portland before, and just found the Matisse online. The process was made so easy by Josh (who has since moved on to his own business), and everyone made the move painless. read more

What separated the Matisse from other apartments my girlfriend and I have rented was the management. From move in to move out, the management team in the building was super helpful every step of the way. They were far superior to any other apartment complex we've stayed at in Portland. Even with the maintenance staff being a little slow to respond to a broken dishwasher, we thoroughly enjoyed our stay. We had to have a roommate due to the cost, which made the apartment feel cramped, but we would definitely move back in the near future given the opportunity. read more

I cant stand living here. This is the loudest building I have ever lived in. When you complain to management about the noise they dont do anything about it. The apartment is run by a bunch of kids in the their earlier 20s who just dont have the experience to run this type of building. There are plenty of great options in the Southwest waterfront and this is not one of them. I wish someone had warned me about this place before I signed a lease. When I think luxury, this building will leave you with much to be desired. To be expected in a building; a bit of noise from neighbors, busy elevators, and congested parking. When I think luxury, I think marble and floor to ceiling windows with views of water or some other valuable component. Decent paint and newer infrastructure doesn't convey luxury. The parking has been decent with the exception of the few who park in the fuel efficient spaces without fuel efficient cars. The elevators are plentiful, yet they are continuously out of order. There is a decent amount of noise from the neighbors; from anything from low whispers in the hallway, to heavy footed walking on floor above. The infrequency of the noise is tolerable and as mentioned anticipated. I would attribute this to poor LEED certification standards, as it would mislead anyone looking at the certification as to being a better standard. From my observation, it is usually the staff that keeps the place occupied and stable, if all other things being similar like location, amenities, and most importantly pricing. The general ambiance of a building--which is typically driven by staff--is what creates the desirability. A bad attitude from a property manager is what demolishes it, no matter how much damage control their subordinates do. From my observation and feedback, the leasing staff seemed to be interesting and draw the people in. The property manager is probably why they leave. The feedback that I'm getting is there seems to be a lack of a cohesive message or standard. Which directly points to the property manager. If her staff is sending a different message than her, then there is an obvious lack of leadership and management. My vote is for a replacement. Without being to specific. Its a standard get what you pay for kind of deal. The property is the lowest in its product class next to urban subsidized housing (middle class welfare) which we call welfare alternative, and although the pricing is decent, it's not luxury and the office is not conveying anything but low-end and micro-management. So if you want to live somewhere where the environment is to continuously micro-manage tenants due to the inherent perceived low-class, then this might be the place for you. And they will tell you that is luxury while your at it. read more
