I have never felt so completely at home. From the security of the building to the variety of amenities, the overall feeling of community at Modera Pearl stands as a testament to city living. In my experience, the housekeeping, maintenance, and leasing staff are very friendly, professional, and available. I would be remiss if I did not mention the pet-friendly atmosphere. Well-mannered dogs, and their human companions, are likely to stop in the lobby and visit Miss Olive's front desk for a t-r-e-a-t (and some attention ). I look forward to that part of the day. I lived at the Modera Pearl for three years through spring 2021. First of all, the change in resident experience has changed drastically in three years. Modera Pearl opened as an upper echelon luxury high rise. When you look at other cities with premium rents - Seattle, San Francisco, Chicago, Boston, New York - luxury and high rent typically entitles the resident to insane value and customer service. When Amber was manager, there were a couple of people on her leasing team that seemed to resent their roles in serving residents. These individuals have since been replaced with ones more suited to the role. Heather is the current manager, and she, like Amber, is incredibly professional, polite, and eager to serve you. The building itself has gone downhill, with deterioration - as memory serves - beginning around early 2020. When I say deterioration - I mean the type of residents being allowed to live at this type of luxury building - and their treatment of the established residents, hallways, and lounges. The worst part of the Modera Pearl - COVID made its owners extremely desperate for residents - both current and new. They offered 2 - 2.5 months free rent upfront. Which meant that everyone who formally couldn't afford to live in an area like this - in a building like this - would get excited, overestimate what they could afford, (and where they fit in), and be approved for move in. HUGE MISTAKE. HUGE. Residents like myself who had lived in Modera pre COVID could definitely tell who were misfits - those who were approved by the skin of their teeth - and who otherwise did not fit the profile of the area or the building. Think I'm being harsh? I'll tell you why I'm being 100% fair. Here's why I moved out in spring 2021 - (from least to most important) 1. Yes, the building was made cheaply. The faux wood floor comes up at even 100 pound pressure. The doors slam when you have your window open. You can hear everything your neighbors do - and play. Concrete does absolute s*hit about noise prevention - it simply distributes it across multiple units, making the source near impossible to identify the first 20x. 2. The garage is constantly being broken into, fixed, or isn't working. It seems like we receive updates about the garage at least once per month. Huge privacy concern. 3. People moving at all hours of the day and night, every day of the week. If you live near the courtyard, BEWARE. People are constantly moving their sh*t every single day, regardless of time of day. The constant screeching sound of carts being drug across the pavement - back and forth - back and forth - from residents attempting to move themselves at 7pm, 11pm, 2am (yes!!) is a constant. I couldn't keep my window open toward the end of my lease. It sucked hard. People have no courtesy. The building should LIMIT all moving activities to weekend days, otherwise, the resident should face a massive fee. 4. Aggressive dogs. Residents have been allowed to bring in some aggressive breeds with little to no training. I've seen German Shepherds, Australian Shepherds, herding dogs, hound dogs, Malamutes, Huskies, Labs - all aggressive, bark constantly, and go after other residents' dogs. I don't have a dog, thank god, but if I did - I would have been considerably more desperate to leave the building. It's unacceptable how many aggressive, untrained dogs have been allowed to this type of "luxury" building. 5. The most important point of all, and why I chose to not renew my lease with Modera Pearl. The residents. I mentioned earlier - the newer residents post COVID - have made living here absolute hell. Daily offensive behaviors include - -no masks!!! -smoking pot every single day, regardless of number of warnings from leasing. The smell never dies down. And the residents never seem to care their actions are offensive to others. -leaving trash in the hallways, stuffing garbage cans full of McDonalds near the elevators; generally leaving the building smelling and looking less than luxurious -allowing their dogs off leash in the lobby, hallways, and courtyard. There's a f**cking leash law for a reason, people!! Disgraceful. -inviting handfuls of randoms into their apartments and on the roof, littering and making tons of noise with loud music/voices/smoking pot. We're in a pandemic - there shouldn't be anyone visiting!! One final note I have mentioned but will state clearly - I moved to Modera Pearl because of the type of service, experience, and resident it attract(ed). When I arrived - and even before the pandemic - the quality of resident was 90% white collar professionals. Some were investment bankers, some engineers, others doctors. Now - its doubtful whether most residents clock a credit score above 725. Most - and again - because of eased leasing requirements - do not appear to belong in the Pearl. SE? NE? Definitely. Not the Pearl. Mannerisms follow suit. Shenanigans follow. You get my drift here. Not my scene. read more

I have now been in the building for about 1.5 years and have enjoyed my experience greatly. As a young working professional, I am surrounded by a lot of similar people yet there is a very diverse crowd in the building which I enjoy continually networking with and always meeting new individuals. I work from home and the cement walls do a great job at keeping any sound in or out of my room, I have never been distracted while on a call. The Amenity spaces are very nice and I have received many compliments from the guests that I have had over. Through a number of events and socializing in the Amenity space (Mainly the Hot tub) that I have made many friends which I am grateful for. Whenever there is a problem the staff will do the best of their abilities to address them, I have found that communicating to them in a kind and respectful manner encourages them to do a great job. Every time I have submitted a maintenance request or brought up a problem to the staff, they have taken care of it either right then & there or by the next day. On top of it all, the building is in a great location, walking distance to parks, restaurants, grocery stores, bars, etc. It may be a little to lively for someone who plans to just sit in their room all day and does not enjoy building friendly relationships with their neighbors or staff. Ideal for someone who is outgoing, social and wants to embrace Portland and make some new friends along the way. read more

The apartment is fine but I had two things stolen while living here, both presumably by residents since they were in locked areas - package locker and bike locker. It's very disappointing. They also have high rent increases if you aren't renewing a 12 month lease. Seems like a really counterintuitive business practice. We would have stayed longer if they hadn't done that, instead we moved out. read more

Modera used to be an amazing place to rent from. My partner and I lived here in 2018, then moved to California for a year. When we came back to Portland, we didn't even look at other places. Our past experience with Modera had been so wonderful, that we knew we had to move back in. We couldn't have been more wrong. Modera has gone downhill massively in the last few years. The building is dirty, with people regularly letting their pets defecate and urinate in the elevators and stairwells. People are horrible with wearing their masks and have large gatherings upstairs. The flooring in our apartment is awful, with the fake wood linoleum coming up all over. However, we could overlook all of this because of the amenities and overall niceness of the building. That was until our next door neighbor moved in. She moved in about two weeks ago and has been blasting music consistently. My partner and I received an email one day from Modera, stating that our neighbor had filed a complaint saying that we had written her threating notes and were banging on the walls because of her music. THIS DID NOT HAPPEN. We did not write any notes or bang on the walls. We complained to Modera about the noise, and her inaccurate report of us, and Owen was sent up to assist us. Owen worked with us and the neighbor to find a reasonable volume for her music. She agreed to keep it at that volume. Owen informed us that, should the issue continue, we should keep Modera in the loop and that they would consider issuing her a lease violation if need be. Sure enough, shortly after this conversation, our neighbor began to blast her music again and told Modera that we were banging on her walls (which, once again, did not occur.) My partner is a teacher and teaches a class all day. He cannot have loud rap music in the background, and he cannot pause his class to bang on her walls. My partner went downstairs to complain to Modera about her volume again and we were told a very different story than we previously had. Now, her music is apparently reasonable and WE are at risk of a lease violation for "banging on her walls." We were told that we could potentially switch apartments, but we would have to sign a new lease and have no guarantee of the same rent price or quiet neighbors. What a solution, right? Overall, I'd only recommend Modera if you like living in a dorm. read more

Been here for less than 2 months and I already have 1 package stolen from the "package concierge" that has no security cameras and had an item stolen out of my car from the parking garage that cost 215/month that ALSO has no security cameras. Thus far I'm happy with the choice we made to live here. The size of the units is about the same as the many of the other units we found in other apartment dwellings downtown. Maybe slightly smaller, but not much. The cost is higher than other units we found downtown. We like the amenities and we are willing to pay more to have them at our disposal. Simple as that. When our lease is up we'll take a look at how much we used the amenities and if those amenities justified the added expense. read more

For an A+ high rise apartment this place is poorly managed. The trash outside the elevator is overflowing daily and a huge gross spill on P2 outside the elevator has been there for a month. We will be leaving at the end of our lease. Turn over here is never ending. read more

We lived in the Modera Pearl for three months as part of corporate temporary housing. We were coming off of a cross-country move, where we owned a house, and moving back into a one-bedroom apartment (even just temporarily) was a little daunting. When we saw our new temp home, our first reaction was... wow. The building is generally super clean, sleek design, apartments are spotless, and the one-bedroom layout had a HUGE walk-in closet (like, bigger than my closets in our old home... you could almost fit a bed in there) and big common area. We were impressed by the amenities. The rooftop hot tub and outdoor TVs were clutch, and we really enjoyed the top floor views + common kitchen. The gym was relatively spacious (TRX bands, bikes, a couple of okay treadmills) but would be even better with some higher-end treads or Peloton bikes. We didn't use some of the more bougie/random amenities like the dog room or the wine lockers or screening room, but I'm sure others appreciate those. Parking is underground and super easy - I was thankful for a covered spot in bad weather. It never felt unsafe to park there at night, even though you're coming up from the basement. We were never considering making this our long-term home, since we prefer other areas of Portland over the Pearl. So, one star off for location - Quimby in that area is a little sparse, other than other identical-looking high rises, and walking back and forth from bars/ restaurants always felt a little desolate & lonely. You don't get the neighborhood feel living here that you do in the 21st/ 23rd area or in a lot of the closer-in East Side neighborhoods. The closest grocery store is the shady Safeway, which was a little bit of a bummer, but you're maybe a mile from the NW New Seasons, Trader Joes, and the Whole Foods in the heart of the Pearl. The other turnoff was the price. For that location, paying well over $3000 / month for a 2-bedroom in rent alone, before 2 parking spots, utilities, or other shared expenses, AND still having 300 or whatever neighbors in one building, seemed a little ridiculous. However, a lot of people are paying it, so something must be working. Overall, though, we had a really pleasant housing experience here! read more

Yes the building is nice, I love my apartment, and the staff are so nice but I've had two packages stolen so far that had hundreds of dollars of product in them. There at no cameras and no repercussions to whomever is stealing residents packages. I've heard of someone having their car stolen out of the garage after dropping their keys in the building too and apparently there are a group of young adults that live in the building in vacant units. Don't recommend living here if you care about safety and security! read more

My initial review for this property was based on my experience during the leasing process. It was a solid 5 star experience. I ended up living here for almost 3 years and after the 2nd year, I can't wait to get out. This explains the 3 stars which I feel is a fair and reasonable rating based on what the expectations should be for a so called "luxury" property. There are certain expectations that come with a "luxury" property, One of the most important aspect is service. There is a difference between a La Quinta and a Ritz Carlton rightfully so. I find the service here inconsistent at best. You have people like Amber, Josh, Max (all of them have left the property who really provided top notch service and then you have people like River, Kalista and the tall new guy who give mediocre at best. Service is not measured when things are going normal and easy but when challenges arise and how they are addressed. There's a fine line between laid back and lazy and some are veering towards the lazy meter. They might be good enough for La Quinta but not when you tout yourself as luxury. I can't say that this is Portland standards because I have been to places like the Carson and I really see a huge difference in the level of service. Heather the new manager has been professional and helpful to me. I would say she is a solid meets expectations. I can only hope that she runs the place with a tighter reign and motivate her entire staff to exude excellence not mediocrity when providing customer service. The other new guy shorter with glasses (Owen?) seem promising but can't say much. And no, some of these poor service experiences happened way before Covid and of course it got exacerbated by using Covid as an excuse. There are ways to take the necessary precaution without compromising excellence. I stayed at an 08 unit facing the parker on 13thstreet. During the leasing process I swear Amber and I tested the soundproofing and it was great. My biggest mistake was testing the soundproofing on the penthouse units but never on this unit. To be fair, this aspect of my review only applies to people who are sensitive to noise and sound because my husband doesn't feel the same way. For regular folks, I think the sound proofing is good enough but for people like me, I give it a D or a C-. Lets start with the garbage truck picking up garbage for the Parker apartments as early as 4 am, no earplugs will help you there. When I spoke with Kalista and Amber about this, they pretty much said there is nothing they can do about it. That's the mediocre response. I know that's not the case because I called the manager for the Parker and she worked with me to address this. Then there is the extremely loud door slamming. Something odd about the doors that when the windows are open they slam so hard the walls vibrate. If your neighbor is a heavy walker, you can literally hear bare footsteps. My upstairs neighbor is one of them, I can literally tell when they are at home and where in their apartment they are. During the height of covid my inconsiderate neighbor above decided he wanted to work out in his apartment even when gym is already open. You can just imagine the noise that it creates. I emailed Heather about it and props to her, I saw some improvement. My neighbors bedroom is adjacent to mine and lets just say they get into loud rough play and you can hear that. I also don't know why they decided to put the gym on the top floor, this is a huge mistake. Stay away from the gym or the common areas. Carts are never there if you need them. We would ask River where the carts are and without even checking would say, they're all out or I don't know. The metal gate on Pettygrove was broken for months, I think it was almost a year. This is a huge security issue and should have been handled as top priority. YOu are forced to use the valet service for recycling pickup which is useless to us. This should be optional. I can go on and on but you get it. I just dont rant and complain I provide proof and basis. They can listen and use it as a teaching moment to improve or be defensive. Its not all bad! I like the location, you are not in the tourist central but you are close to everything. We pretty much walk everywhere. Love the gas stove, its hard to find apartments with gas stove. I cooked a lot and paid $5 a month for gas, that's a great value. I like the lounge area on the 8thfloor. I work from home and it was very useful to me. The maintenance people are consistently reliable in all my years there. The wine storage is a nice touch. The units here have really good ample storage. It was really hard for us to find comparable units that have as much storage as Modera, they got that one right. Would I recommend this property? It depends what you are looking for. In hindsight would I have lived here? No. Why 3 years? They offered damn good deals during renewal. read more

Lived here since December and couldn't be happier. I've lived in a few apartments in a few different cities in my life and this is my favorite by far. The building is nice, the apartments are great and the staff tops it all off. They're very accommodating and friendly. They know their residents and they make you feel important. Even with having minor issues with the building/apartment (what building doesn't?), they fixed the problem ASAP with much care and concern. My dog and I are very happy residents and it's worth taking the time to scope the place out if you're looking downtown. Positives: staff, amenities, actual apartments. All worth it! read more

Multiple break ins/theft and trying to get them to help with it was an impossible task, even showing the slightest sign of empathy I would have sufficed for instead of the new management acting like I should be expecting break ins. Unfortunately, the COVID safety problem here has gotten worse. When communicating with the managers and staff about multiple people not wearing masks in the tightly spaced halls and stairwells, I consistently receive no replies or follow ups. They only reached out after I posted the initial yelp review, but never follow up on private emails or phone calls. THEY ONLY CARE ABOUT IMAGE, NOT HEALTH OR WELLBEING OF RESIDENTS. Even after explicitly stating which apartment numbers and residents are not wearing masks in the halls, no action is taken. I HAD TO TAKE A COVID TEST AFTER RUNNING INTO A RESIDENT WITH NO MASK BECAUSE I STARTED DISPLAYING SYMPTOMS. NO ACTION WAS TAKEN. I see so many movers and residents not wearing masks in common areas and in the hallways, and yet nothing is done. Management clearly seems to not care about the physical health or the spread of the pandemic. Zero stars. read more

Amber makes you feel at home and always happy to see you (even more happy to see your fur baby). All the staff were warm and friendly and more then willing to help with whatever you needed. We moved into the Modera Pearl in June, having sold our home of 25 years just south of Portland. We were a little nervous, as we hadn't lived in an apartment for a long time and we came with our 2 black labs as well. We have been overwhelmed with how wonderful the staff has been: Amber, River, Callista, Ehis, Josh and Max plus the morning cleaners. Everyone is so friendly and kind(we lost our older dog 2 weeks ago and the outpouring of support was amazing). We have incredible views, big windows, nice appliances: we walk everywhere and don't miss the traffic for sure! We love the common space and all of the amenities. Everyone asks us,"how are you adjusting to your new life" and we just have to say "it has been pretty easy in a place like the Modera Pearl": top notch. Thanks to everyone who makes it so.
