The Rodney is such a great building to live in. The staff is wonderful, so kind, helpful and efficient. I've been ignoring an area of my kitchen wall where the paint had chipped that's been there since I moved in (it's been a while). I thought about patching and repainting the area myself multiple times but knew it would take me way longer than someone with experience. I reached out to the maintenance team and in a matter of TWO DAYS my issue was fixed. Alex even went above and beyond and painted the WHOLE wall instead of just the areas he had patched. Everyone who works at The Rodney is amazing. All are professional, friendly, and go out of their way to help me and all the tenants feel comfortable, safe, and cared for. Especially, Antonio DeBerry, who works as a leasing agent and part of the management team. Antonio is always welcoming and answers all my questions with customer-first approach. When my husband and I were picking an apartment, we had narrowed it down to two places, The Rodney and somewhere else. After I had my tour with Antonio, I knew for sure that I would be living here because he was very accommodating, friendly, and made me feel that I would be taken care of by the team/staff/maintenance. Also, the Rodney has soundproof rooms. I can hear a little bit of noise from the street, but I can't hear my neighbors on top, below, or on either side of me. My apartment is next to the elevator, but I don't hear my neighbors coming and going. The building is secure, clean, and has all the amenities I need, like an in-unit washer/dryer, heat/ac, large walk-in closet, great lighting (I don't need to buy any lamps), a deep kitchen sink, dishwasher, large windows, high ceilings, etc. The water pressure is really strong and the way the building is built (I assume from the materials used in construction), I rarely have to use my heat, even in the coldest months. Outstanding performance by the Holland Team; yesterday, I moved in, they had one elevator down and four other residents moving in. They juggled like all-stars. Trevor constantly checked in to ensure I was doing alright; I had to give up the loading bay, and Jr(maintenance) offered to grab me a spot in front of the building as he put cones out to reserve it. They kept smiles and fantastic energy throughout the process, all while current residents complained in the lobby throughout the day. read more

The area has dwindled and become un-well over the last 36 months but the staff has ensured safety and has been empathetic to any issues having to do with what happens outside of the property. I figured since it's always difficult to make up your mind when trying to find your next place to call home, I would leave a review to help someone make the final decision since I've lived here since the building first opened (April 2019) and will be moving out in the coming weeks. I'll list the cons first... 1. The elevators. There are only two elevators for the entire building, and while I understand that's the minimum required for the number of units, it's not enough as the first elevator is always "in service" when someone is moving in and out. There should have been a third elevator. So make sure you're comfortable using the stairs or waiting for the elevator longer than normal, especially during rush hour. 2. The trash chute. It works about 15% of the time, and maybe even less. They've promised to fix it multiple times (which the building has), and say it's because people are throwing in larger objects, but I don't know if that's the case due to poor design, or it's just a faulty trash chute to begin with. Regardless, expect to take your trash downstairs. It's not an issue for me, but it does create a horrible smell as people are too lazy and leave their trash out by the trash chute door (and my unit is right by it). 3. Parking and theft. While this isn't the first building I've had issues with car break-ins while living in the pearl (my truck was broken into once), it can be better. There are no functional cameras in the garage, and the garage door takes longer than it should to close. This allows for the homeless to piggy-back inside at night. While frustrating, it's expected when living in downtown, and I DO NOT blame the building management or their security. It's the cities fault for allowing the homelessness and crime to get this bad, and it's really bad (the homeless situation around the building). 4. Since this city requires the building to house SOME low-income, you're going to run into some "interesting" people living here. It got a lot better over the months, as I believe there's a high turn over rate with that demographic of people, but it is upsetting to share the same amenities and common area when you're paying over 2500 in rent per month. I've only had two big issues, and both those occasions were with the people being under some sort of influence (drug or alcohol). Now to get to the pros of living at The Rodney.... 1. The staff! Honestly, Holland is by far the best property management team I've ever had to deal with. The staff is extremely friendly and overall amazing. This stretches all the way to the corporate office. I only have great things to say about the staff and the management team. It's one of the two reasons I've lived here for as long as I have. 2. There is no noise inside the units (other than the 405). I've always had issues with other new buildings and noise from other units, but I have never had an issue. Of course, this could be due to the neighbors around me, but I still believe the units are very well insulated. The second reason why I've lived here for as long. 3. The rooftop. You'll love using the rooftop during the warmer days in Portland. It by far has the best 360 (almost) views in Portland. 4. The layout. I'm basing this on my corner 1-bedroom unit. I've lived and toured a few buildings in downtown Portland, and they have the best layout, but that's all based on opinion. 5. Location is perfect! You're blocks away from the gym, bars, stores, restaurants, cafes, and literally right off the 405 ramp. While I really enjoyed living at the Rodney for 19 months and would continue living here, but downtown Portland is becoming worse and worse, and the rates of living here are rising (surprisingly people still want to live in downtown). If you're looking to live in the pearl, I HIGHLY SUGGEST, The Rodney. Hopefully, this review helps you make that decision. Lived here for a couple of years. When I first moved in (within a week) my apartment was broken into and the maintenance staff fixed all the damage before the police could come and investigate. The maintenance staff refused to look at the fire detectors even though I feared they may have been tampered with. After this, the staff started treating me like I was scary and avoided me. Why they would do this when my apartment had been broken into, I don't know. When trying to move out, I gave a notice. I was told my last day was the 27th, but they locked me out on the 1st and didn't respond to any of my attempts to contact. I still don't know if they have entered the space they are expecting me to pay for and I don't know if they threw out any of my things. I am reaching out to multiple resources to try to resolve this, but this is super unprofessional and I am pretty sure illegal. read more

I absolutely love living at The Rodney, and am proud to call this place home. The staff members are very kind, helpful, and actually know the residents by name and take interest in our lives! Tess, one of the office managers, always goes out of her way to ensure the highest quality customer service is delivered. I currently don't have a printer, and Tess kindly let me use the office printer and scanned several documents for me without hesitation. The amenities in the building are immaculate, from the quite work pods downstairs to the very spacious indoor sky lounge on the roof with a wrap-around deck (almost 360 degree views of downtown, the West Hills, and the river) with endless outdoor seating accompanied by barbecues, tables, speakers and a modern fireplace. The apartments are clean, brand new, and includes everything you need. The Rodney also includes a free 24 Hour Fitness membership, which is located just a few blocks away! One of the best things about living at The Rodney is having all of the conveniences of living in the heart of The Pearl District and steps away from Nob Hill. Whole Foods and Fred Meyers are located just a few blocks away, and you are within just a few blocks of many bars, restaurants, gyms, boutique shops, parks and other apartments for opportunites to build community. I would recommend The Rodney to all of my friends and family who want to live in the heart of Portland! read more

Below is my review of The Rodney from 7 months ago. Here is my update... I will be renewing my lease, because... I love this place! The staff, Tess, Jillian, Trevor, Harrison and Ron make The Rodney a welcoming community. The building and apartments are inviting and very comfortable. The HVAC system is perfect and the appliances are top notch and work splendidly. When you live and work in the city one really needs a home that they look forward to at the end of the day, for me, that home is The Rodney. I wanted to take a moment to acknowledge the great team of associates you have working for you at the Rodney. I moved in 3 months ago and it has been a great experience all around. The property is beautiful and well maintained. More importantly, though, you have a stellar team that are the heart and soul of the Rodney. Jillian, Tess, Katie, Harrison and Ron are the great people that really make living here a joy. Every team member is attentive and helpful, often above and beyond. They really make this property feel like a family and not just "apartment living". Good people make a "house" a "home". Living at the Rodney feels like a home, because you have great people! Sorely disappointed by the leasing experience at the Rodney, which appears to be a beautiful building. As my partner and I were looking actively to rent, I reached out through the website and got a callback from a leasing manager, who had such a dismissive attitude that made my partner and I feel that we were not of the appropriate social class to enjoy the amenities. I described our budget, which was considerably above the base pricing in this building -- i.e., we could afford it. But he went on and on about how the top floor apartments run up to $8k/month and how we would be lucky to get in "on the ground floor." He was basically saying we weren't good enough. He only wanted to discuss their second-floor unit, which I guess was what he thought we were worth (even though I kept asking about other units). Nonetheless we loved the neighborhood, as we'd lived in the same zip code before. He promised to send us photos of the unit (as the pandemic has shut down tours). He never sent the photos. He never replied to my three separate emails. No one at the Rodney replied to my message to the main email account or to the web forms. It felt discriminatory, as if we weren't as good as the cis/straight couples he mentioned they'd been renting too so successfully. What does that suggest about how they'd treat us as residents? We decided to rent elsewhere in a far nicer building. More humane (and LGBTQ-affirming) service would be great, but even simply following up as promised or replying to emails at all would be a start. M boyfriend and I are now two months in to our stay here at The Rodney. After months of viewing different buildings in the Pearl District, The Rodney was the only one to check all of our boxes. Central air, indoor/outdoor rooftop lounge, complete amenities, a responsive maintenance team and on point concierge service. Our leasing agent Patricia has been more than helpful in this process of starting a new life downtown. *Please read if you're considering moving here- I would NEVER live here again.* I don't need much out of an apartment building other than a place to live, and had worked in customer service for years. A friend who lived in the building also had all these exact issues; it's not just me. So it's very rare I'm ever frustrated enough to feel this way about a business. I moved in about 2 months after they opened and lived there for 1 year. When I first moved in, I absolutely loved it. The building is unbelievably nice; both the apartments themselves and the common areas. Not to mention the location is absolutely prime and just a 5-minute walk from downtown. The rooftop is initially what sold me and all year was the place I would take my friends to hang out. The staff is extremely friendly and always willing to help you, especially Tess. Maintenance requests were always completed immediately and the head maintenance guy is so incredibly sweet. HOWEVER after living there a few months, I was consistently APPALLED by the way the building was managed and how the company tried to nickel and dime us and I would never recommend anyone to live here for these reasons alone: 1. After reviewing and signing my lease and asking questions to the leasing team about what I'll specifically be responsible for paying, 3 months after living there (~September 2019) we got an email saying that The Rodney would start charging for common area utilities (i.e. electricity, gas, and water for the rooftop, lobby, parking garage, hallways, etc). This was a violation of my lease, so I spoke to one of the regional managers in person and she responded with "you moved in so early after we constructed the building that it wasn't in your lease. But we updated the leases for new residents and it's in theirs. Our staff was also new so they weren't trained to mention that you would be charged for those. So you're going to be held responsible for the charges anyway." Not only that, but if any costs were to change, we were required to receive a 30 day notice before any new charges and guess what: they gave us 30 days notice before our bill was due (mid-October 2019), but we would be charged for those common area utilities from JUNE 2019 on and charged us back months. My bill for the common area electric alone was on average twice as much as my personal electric bill for what I used in my own apartment. After consulting a lawyer, I was told that legal fees would cost more than just paying these charges that I never agreed to so I should just give in and pay them. 2. When I initially moved in, I was told that the rooftop and study rooms in the lobby were free of charge for the first 3 hours, and I would be able to reserve them online first come first serve. I had done this many times successfully. Well in December, without any communication, we suddenly started getting charged hourly for reserving any space in the building, including the study rooms which were never totally booked before. Again, nickel and dime-ing us for everything. 3. My lease was supposed to end near the middle of the month, and I needed some extra time so I requested an extension until the end of the month. Not a problem at all.....UNTIL the day came where my lease was initially supposed to end. I came home at from work at 9pm, and I was locked out of my apartment. They never updated my key to reflect my new lease. So I had to call maintenance and the poor guy had to drive 45 minutes from his home to give me a 1-time entry key. I was supposed to have friends coming over, but since the key was a 1-time entry I could not accommodate them because I wouldn't be able to go downstairs and let them into my building. I couldn't leave my apartment for the rest of the night and had to have my key adjusted during open hours in the morning. 4. Just before moving out, I asked the staff what I had to do before moving out, and I was told to just leave my keys in my apartment (because of COVID), and within 30 days I'll receive my security deposit back (pending any damages) and that's it. Just like any other apartment building I have lived in. So I cleaned the place out, left my keys, and headed out. About a month later, I received an email with the final charges I owed, less the security deposit, with one charge being a $160 cleaning fee. I didn't expect a charge this high since I didn't have any damages at all and had cleaned the apartment before leaving (I am an incredibly clean person), so I asked for a breakdown of what needed to be done. Nobody responded. I sent a follow-up email. 2 weeks later I got an email saying "did you get this resolved yet?" After replying no, I was sent an invoice that just said "cleaning - $130" with no breakdown, and an apology for charging me $160 instead of the $130. They ended up waiving this fee after seeing my apartment was very clean, but I cannot overlook how anything had been handled all year and how they kept trying to get money out of us. read more

The Rodney is AWESOME! The entire place has the feel of a *luxury* apartment, with all the amenities and the level of service you'd expect, especially that rooftop lounge! The building is modern and secure, all doors and elevators use a single wireless keyfob. Our apartment is on a lower floor and a bit close to the freeway, so there is some expected city noise, but the windows are well insulated and do a great job of dampening to the noise to a tolerable level (and I'm sensitive to annoying sounds). Meanwhile, I've never heard a neighbor on either side or above us... much better than the older buildings around Portland. I was worried the apartment would feel too small, but a smart layout and clean design actually make it very spacious. Finally, I need to mention that the staff is fantastic! Tess, Jack, and Felicia are always very busy but they don't miss a beat in doing everything they can to accommodate our needs. And they're so friendly that we felt right at home from day 1! I've now lived at The Rodney for a little over 5 months and I couldn't be happier. My floor plan is ideal for having a roommate, we're on opposite ends of the apartment and it works out nicely. When I need to get work done from home the work pods downstairs are maintained well and very private. The sky lounge on the 16th floor is to die for, the view of Portland is beautiful and the space has been a hit every time I've reserved it for parties. The best thing about The Rodney is by far the sense of community and phenomenal service I get daily from the staff. Alexis, Jack, and Tess are some of the most compassionate and attentive people I've met. Whether it's getting back to me promptly on an important matter or making sure I have enough creamer for my coffee they are always there with a smile on their face. I'm also so grateful for the maintenance team who works hard to keep my apartment and the entire building pristine. Thank you guys for being wonderful and making this place feel like home. read more
