I've been living here for 10 months now and I've really enjoyed it. Location is great, but food options around could be better. That aside, I honestly wouldn't really change a thing about living here besides not having to pay for "valet trash" since it's kinda pointless IMO. My apt has everything I could ask for, like dishwasher, garbage disposal, and laundry. the common space is super nice, gym is great, and love the roof top deck. Everything is clean and stuff that breaks is fixed pretty quick. Management has changed recently and all the staff really care. Gas stove is dope and I never hear neighbors unless someone is in the hall. But all the neighbors are very nice. And of course, super dog friendly :) read more

The building itself is very modern and beautiful, roof to lounge has a huge kitchen fully equipped fot a party to accommodate a large amount of quests speaking of guests the offer a fully furnished apartment for guests to stay in with a very reasonable fee. I've been living here going on two years, and it's getting annoying that something is always broken or down. Consistently the elevators are down without notice. This morning, I was unable to buzz a delivery person in due to door malfunctioning. Checked my email, no notice sent out to residents. Can I go down to get my delivery? Yes, but we're paying top of the market prices for "luxury" and yet things are always broken or out of service. Theres a screen in the elevators that's been broken without repair for months! The furniture on the rooftop is worn and this summer one of the grills was out of service for months as well. I love my space but if the apartment is going to be advertised as luxury the upkeep and price we pay to live here should be matched. read more

Block 17 has been a great place to live the past few years. The building is perfectly situated across from Fields Park, walking distance to restaurants, bars, Safeway, the waterfront, and I've even walked to Providence Park (about a 20-25 min walk on game day). Whether you want to watch the boats pass by down the Willamette River or watch dogs playing at fields park, the view from the rooftop and clubhouse on the 16th floor are hard to beat! They recently promoted our assistant property manager to property manager and our leasing specialist to assistant property manager. Jamira and Kristen have done a great job transitioning into their new roles and have quickly learned to work as a team to offer residents exceptional customer service and kindness. Happy hours with free beer and wine are offered every Wednesday from 5-7pm. You can come grab a drink and chat with other residents or the staff or just grab a drink on your way in from work if you aren't feeling social that day haha. The events they put on this year have been really fun! We have had "grab and go" chick-fil-a breakfast and frozen yogurt, Annual Murder Mystery event, Carnival Night with games like cornhole & Pop-A-Shot, a Summer BBQ on the rooftop, Trivia, themed Happy Hours, Rescue dog adoption event (which I'm sad I had to miss), and my ultimate favorite event where the Assistant Property Manager arranged for BABY GOATS to attend our happy hour! I have never seen that many people show up for a resident event before. It was awesome! I love that this building is so dog friendly, and there are residents that truly care about one another here. The maintenance team members, Thomas and Rafael, are always very nice to me and my pups, quick to make repairs, and flexible with scheduling services. They mounted both of my TVs, fixed the water pressure of my kitchen sink, and did routine work all while working with my work from home schedule and the need to be here with my dogs when they have to enter to complete work orders! I have been here for a few years, so I have seen Block 17 go through a few changes. I don't have many complaints, but I want to leave an honest review not only highlighting the best qualities, but also things I would change. -The newest leasing agent, Jasmine was pretty nice at first, but I have witnessed her get very snippy with residents and roll her eyes when asked questions. -Community shared amenities just suck to be honest... Personally, I'm very conservative with energy and water, so I'd prefer to only have to pay for my own. Whatever your rent is, just go ahead and tack on another few hundred dollars to that price. -Parking and rent prices are also expensive compared to other luxury buildings in the area with more square footage/better floor plans. -The building has gone through several security company changes since we have been here, and now there is no security/patrol only cameras that have not deterred unwanted guests from entering our garage or breaking into cars. (the key Fob audit did seem to help though). Overall, I'm glad I chose Block 17 as my first home in Portland when I moved across the country 3 years ago! read more

DO NOT be fooled by old reviews! Or let the great location and how well the building shows aesthetically trick you to rent here. Been in the building for 4 years and love my neighbors. Building Management Company switched to Avenue5 the end of 2019 and its been a nightmare ever since. Without writing a very long review. To sum of my 4 years in this building.. The new building manager is to either to inexperienced to know how to manger her team or is just lazy that she will take whatever action requiring the least amount of work for herself. The Property Manager can not keep her composure and has been seen/heard yelling at residents regularly. In the last year, My Car has been broken into twice, my bikes stolen out of the secure locked garage, There has been multiple incidents involving armed police, The Trash room is constantly broken, ALL PERKS and AMENITIES have been taken away or poorly managed, Packages are stolen and left anywhere, vendors are poorly managed. If you bring any issues to their attention, you are giving an attitude like you are being an inconvenience to their day. The Property Manager will give you excuses, justifications, and straight up lie to cover up her failed actions. The staff gossip about the property manager behind her back constantly. Countless so-called "luxury" apartments are springing up left and right within this district only to fall short on several fronts... Location. Well-developed homeless compounds are steadily encroaching closer from all angles. Sure, you do have Field's Park nearby, but do enjoy a game of dog poo hopscotch on your way to and fro. Amenities. This place has been in free fall mode for the last couple of years, at least. Over the course of my lease, I've watched as an increasing number of the services and amenities used to entice us into signing a lease have evaporated. Not to mention the god-awful excuse for a maintenance team. There is routinely dog urine within the stairwells, elevators, carpets, and common areas of the building (see pics). Service. The leasing staff is, at best, nothing more than a beehive gossip chamber that indulges in playing favorites among the resident pool. The manager (Nikki) is even happy to throw in a concession or two upon lease renewal if you appeal to her good side. Safety. Homeless vagrants raid Field's Park as a rest area during the night. Not more than a block away you can find them shooting up in the open, fondling themselves in the nude, or verbally accosting neighboring residents. As a final point, Glock 17 is a nesting ground for AirBnBers. Be on the lookout for countless lockboxes and airport arrivals sporting trolleys (mostly towards the evening) as Angela (leasing staff) plays up the views from the rooftop. Don't believe me? The location within the Pearl, proximity to the Fields park, building amenities, and floor plans are all reasons I moved in. I truly enjoy living in Block17. Unfortunately, the experience living here has dramatically changed from when Wood Residential managed the building to how it is currently operated by Avenue5. The staff is all very nice, but the building has suffered. The building always looks run-down and nothing appears to be clean. The common space rugs and furniture are very dirty and worn and the elevators seem to have dog pee in them for extended periods of time... far too often. The entrances to the building always smell like dog pee, especially warm days. It's unbearable. During the Covid-19 crisis, there has been limited communication, empathy, and support from building management. I absolutely understand that this is new uncharted territory for everyone and don't want this to come across insensitive. We pay a pretty penny to live in a modern building, in a great neighborhood, with nice amenities. It's shocking that management hasn't passed out a bottle of wine to each unit, or a care package, or literally anything in place of being able to get our daily coffee or happy hour. The money that we're paying for these amenities must be just collected as profit at this point, because it's been 7 weeks and the building certainly isn't incurring any expense for those amenities that are going unused. I signed my current lease under the previous management and will have a hard time renewing under the current circumstances. read more

If you're looking to move to the Pearl District in Portland, this place should be worth considering. This area is really quiet. The leasing management is really nice, the apartment amenities are amazing (sucks during the coronavirus that we cant use common spaces but eventually we will!), the rooftop has an amazing view of the downtown Portland. Onsite parking. 2 blocks from a grocery store, 2 blocks from public transit lines, very walkable and bikeable to any place in downtown. Next to a few parks. What more could you ask for?! read more

This is the BEST apartment in not only Pearl District but in Portland! The staff are familiar with everyone, so it's a home vibe as you walk in the door. The amenities, from the coffee machine, to gym, to valet recycling, to rooftop lounge are are amazing. Also has some of the best views looking out towards the hill, or over the top river at the mountains (YES! More than one!) if we've ever had any questions about anything or needed help, they are quick to respond by email or phone. Love love love Block 17. Hands down, the greatest place our family has ever lived. We are a block away from the park, it's very safe and this entire neighborhood is dog friendly. Our apartment has a spectacular river view (on the side) and the rest is of downtown Portland with Big Pink right in the middle. The amenities are wonderful, the staff is super helpful, the views are incomparable, and the overall build of the building is the best I've experienced is wonderful. Recently I had my tv mounted in my apartment and Art and Albert were excellent at getting this done. This apartment building was fantastic to live in during the tenure of the first management company, Wood residential. The moment the building was taken over by Avenue5, the maintenance and management of the building took a huge nose dive. At one point there was a gas leak and they came to inspect our apartment, left my front door wide open and my cat escaped. They did not even offer to help look for him. Still, we were moving out in a week so said good riddance and left at the end of October, having paid our lease in full through November. We received our last months bill written on a torn scrap of paper from a notebook handed to my husband in the lobby... months later back in February we still had not received our deposit back and we received an email saying we had a balance of $180 with an extra late fee because we had not paid it. I emailed explaining they had our deposit and this was the first we were hearing of this. We had previously renewed and I knew the carpet cleaning fee that comes out of the deposit is $95. Kevin at Avenue5 claims it is $584. There is only carpet in the bedroom. When my husband called today to ask, Kevin was extremely hostile and rude and hung up in his face! Do NOT rent from these people. The apartment itself is fantastic but this new management company is horrendous. read more

Going off from my last review..read below; this place really sent us emails begging for good reviews in order to "win" something. Not only can these people not do something for all tenants they have to bribe them for good reviews. They finally have the chance to do something correctly and they brought a food truck to the building (great idea) and then had people PAY for the food! Is this a joke???? If I could give this place negative stars I would. I have lived here for many years and as soon as the new management took over (avenue 5) this place has been a joke. The building is disgusting, nothing ever looks clean, dog pee everywhere, filthy carpets that should have been replaced, disgusting community areas, and around the building just smells awful. The new team is unbelievable, I don't think they could do less work if they tried. Block 17 use to have a team that cared about the building and had amazing events and things to show the tenants they care, but all of that is long gone. I'm not sure why anyone would pay the price of rent to live here with how little we now get. During this pandemic would have been an amazing time for the employees to step up and actually do their jobs, but of course they don't. They closed all public areas in the building (which I understand) but instead of having a sign up sheet or something for tenants to use the amenities they're paying for, the employees are using it for their "work" areas..if you can call what they're doing work. They could have done so many things during this time to show tenants they're there for them, a happy hour delivered to doors, an email saying they understand rent may be late and they're there for us if needed, anything, but of course these people can't comprehend how to do anything like this. If you cared about your tenants and wanted to keep them you should learn how to do your jobs and take this feedback and do something with it. You have had over a month to help the hundreds of people living in your building, make a fun event for them, deliver things to their doors, come up with something, you have had plenty of free time. read more

Lived here for a year. Can't recommend this place given the amplitude of better managed residential spaces within the area. Common spaces are progressively run down with animal feces, urine, and dander (mostly within the lobby and accompanying elevators); clueless management that efficates a slow resolve to the most basic of tenant issues and conflicts; and a small town's gossipmonger culture that pervades its walls. As for the neighborhood itself, let me just say that well within 6 months of my stay tents began popping up within a block radius, mentally disturbed homeless outbursts were routinely observed in the adjacent Field's Park, and on-site security patrol efforts were drastically escalated. This beloved oyster known as Pearl District is indeed a unique experience littered with its own special set of challenges. That being said, there's no reason to saddle the additional challenge of settling for a sub-optimal living space. Pick elsewhere. read more
