Living at Modera Belmont was an unsafe and stressful experience. Despite repeated requests for disability accommodations, management failed to provide meaningful support. Our unit and common areas were impacted by flooding, pests, biohazards, and security failures. We endured harassment, including hate speech, which we reported but management did not adequately address. Several incidents rose to the level of police reports, and our service animals and health were directly affected. Providers confirmed the need for accommodations, but management's response was minimal and inadequate. Ultimately, conditions became so unsafe that we had no choice but to seek alternative housing at our own expense. Tenants with disabilities deserve safe housing and fair treatment, and unfortunately, that was not our experience here. Updating to add: Before signing a lease with Mill Creek Residential (or any of its properties), I strongly recommend reviewing their track record on the Better Business Bureau (BBB). You can search for complaints submitted by tenants across multiple properties, including unresolved issues involving safety concerns, ignored maintenance, and failure to respond to disability accommodation requests. I lived in the Modera Belmont building for about a year and it was an absolutely amazing experience mostly in part to the wonderful management. The gals were so sweet and kind and extremely helpful with everything that I needed. Not only are they there for all of your needs. They also threw special community get togethers every month that helped us meet our neighbors and connect more with each other. It was really a nice experience. They do a stellar job and the company is lucky to have such amazing women running this building. read more

I'm not typically one to leave reviews but sometimes it's necessary... the management at Modera Belmont is stellar. Real people, super supportive and helpful, the building is so well kept... can't find one thing to complain about! And as far as a home, I really like living here. My apartment is beautiful and has a great layout. I get so much light, the plants are thriving. The people in the building are perfect IMO (very friendly, tons of adorable dogs, but nobody is like intrusive or trying to be your new best friend). And this is a weird thing to say but the community spaces are great! There's VR, a movie room with an insane amount of comfortable seating, a game room, and a lovely living room/kitchen style hosting space (my waffle brunches are loving this one!) So yeah, kind of had to come in and leave a review. If you're looking to move into an apartment and they have an opening, definitely give it a tour :) read more

I've lived here for over 3 years and felt inclined to share a review, after hearing some friend's complaints from their non-Modera apartment buildings. This place is truly a treasure, the staff has always been incredibly helpful and friendly. It's a joy to pass through the lobby during business hours. Residents always seem so happy, the building is clean, communication from management is prompt & thorough, and staff goes above and beyond to make residents feel supported and appreciated. Not to mention, the homes are beautifully and if you're lucky enough to snag a balcony like myself, they are HUGE! If you're debating between Modera Belmont and another building, skip down to read "service" and become my neighbor. I recently moved back to Portland from Washington, DC after four years away and was surprised by how many new apartment buildings had sprung up. While looking for apartments in Portland, I saw at about 20 studio / one bedroom units in 11 buildings (prices ranging from $1700-$1100) on the Eastside between Burnside and Division. I still had four showings scheduled when I visited Grant at Modera Belmont, and was immediately struck by the value offered: Community Spaces - Outdoor Space: Great top floor deck with grills and lounge chairs; ground level gated courtyard - Logistics: digital package concierge and mailroom - Gym: screens for streaming workouts, equipment, and a barre - Living Space: a community lounge and demo kitchen with professional-quality appliances; a game room with pinball machine, arcade games, pool table and darts, and a VR theatre. Other Amenities - Valet Trash: You know when you get excited about something dull and realize you're "an adult?" In this building there's an included service where you just put your trash / recycling outside your door each night...and it just disappears. Adulting Magic. - There is a fancy little coffee machine in the lobby brewing free lattes. - Apparently on Friday they're serving free beer and Sizzle pie?! Units - Floor plans: maximize the space in their studio and open one-bedroom layouts - Finishes: full-sized appliances, including quiet and efficient washer, dryers, and dishwashers; high-quality soft close drawers / cabinets, generous storage in kitchen and bathroom - Utilities: pre-wired for fibersphere internet ($40/m), or century link cable / internet; everything else except electricity is billed through the building online and you can set up autopay. - Price: with confidence, these are a better value than comp units in neighboring buildings, especially if you're looking for something with a lot of amenities. Location - Public transportation: you're on several bus lines, the street car A/B loop, there's often a ReachNow car within three blocks - Dining / Entertainment: You're walking distance from 6 breweries, the Hawthorne food carts, Taqueria Nueve, Rum Club, Dig a Pony, Kachka, Market of Choice, Water Ave Coffee etc. Service - Leasing: after signing a lease at the Modera, I needed to fly back to DC and work for a week. The leasing agent, Grant, was able to get all of my paperwork handled that day and even provided pro-rated parking so I had somewhere safe to leave my car (which was stuffed with my personal items). - Move In: When furniture and boxes started to arrive while I was still 3000 miles away, and Grant and Daunte were nice enough to sign for and stash some of the boxes--one even made its way into the unit. Picking up and moving across the country is rough but thanks to the Mill Creek staff, it went so smoothly! - Service Requests: When I had an issue with a light, PJ had an electrician there the next day. Despite it only being a minor issue and only one light that was out, Daunte and Grant brought up lamps from the show unit downstairs. Unreal. read more

Hey, we just moved in and we are pretty satisfied with our decision. We selected this place after looking at one other place- decided based on the great, cheerful and helpful staff. Place has a outdoor patio, party room, game room, huge gym and we might use some of those but what made it easy to pick this place was a garage with roomy spaces so you can actually open your doors after you park, assigned spaces, equally roomy elevators, in-unit washers and dryer, full-sized stove, fridge, microwave, big windows that actually open. Other nice features are lots of restaurants, a decent grocery and a hardware store in walking distance, streetcar is within a block or two. All nice things but it's the staff that made us select this place. read more

It's an OK location !! The constitution is poor the windows leak. I either have an elephant living above or they are building an extra room.. you can hear breath they take. Street noice is horrible you hear Waac Break each horn. Homeless are always entering garage for the trash - very sketchy... signed a 1 year lease and it already feels like 100 years can't wait to give notice read more

Summary: it's a beautiful property in a great location, but mismanagement and poor behavior by other residents ruin the experience. The good: The building is of fairly new construction and the property is well-maintained. The overall appearance is lovely. Excellent work is done by the maintenance team, John and Frank, under some thankless conditions (more on those below). The efficiency of the leasing process is also amazing. I worked with Emily on this and she was fabulous. Leasing here was the most painless experience I have ever had anywhere. The courtyard is serene and lovely. The rooftop area is beautiful. There are self-serve package lockers, a gym, and other amenities that I can't say I've really used during the pandemic, but which seem nice. The bad: Management makes no effort to rein in the behavior of some of the building's residents, and some of that behavior is just vile. - The trash/recycling rooms on each floor are diligently cleaned daily by the maintenance folks, but within an hour, entitled children in adult bodies have wrecked them again. There are whole, unbroken-down shipping boxes being crammed into the recycling containers; garbage bags thrown on the floor because placing them in the chute was too hard; food-encrusted pizza boxes placed on top of an overflowing recycling bin; mystery liquids on the floor; trash that escaped the bag; and so on. - In the halls, you can luxuriate in the smell of dog urine that no dog owner here ever seems to feel responsible for cleaning up; and that's if it's a lucky day and there isn't actual solid waste for you to dodge. This is not the fault of the cleaning crew, who do great work and vacuum the halls once a week, every week. - The other thing you can do in the halls is pretend that you're still living in the dorms, and shout drunkenly at your friend(s) as they walk down the hall no more than six inches away from you. This is a popular nightly activity! - Once you have decided to call it a night, on your way in, why not try stuffing your enormous bag of partially eaten McDonald's halfway into the small opening of the courtyard trash can, so that no one else can use that bin for the rest of the week? But what really makes this a solid 2-star living experience is that for nearly a year now, I have been kept awake Sunday and Monday nights by a neighbor who plays bass-heavy music through a powerful subwoofer until 3 or 4 in the morning. That actually makes it a 0-star experience, but I'll add back 2 for the building and (most of) the staff. I have sought help from the manager for this problem on a couple of occasions. The last email I sent went unanswered. Before that, I was assured by the manager that she had "sent some links" to my neighbor for products that might help reduce the noise. While whatever-these-products-were may have reduced the noise a little, they've done nothing to stop the vibration. Maybe my neighbor feels helped. I certainly don't. It remains a problem because if enough time goes by without my banging on the wall, she turns it up. So either I can feel like a jerk and maybe get some sleep, or I can listen to THUMP-THUMP-THUMP-THUMP-THUMP-THUMP-THUMP-THUMP-THUMP all night long. Like now, for instance, when it has awakened me from a sound sleep at 2:37 a.m. and is literally rattling the window pane in my room. I can't wait until my lease is up. I stayed at my last place for 5 years because the manager there kept everything and everyone in harmony. She accomplished that on a 72-unit property by herself, with only one maintenance worker to assist, and she was so nice about it. She would never ignore a resident if there was a problem. Mill Creek Residential, the managers of this property, meanwhile claim that "Our mission is to create meaningful relationships and extraordinary places." I suppose. The relationship I have with this company is that I MEAN never to do business with them again, and the EXTRAORDINARY thing about this place is that they can charge as much as they do to provide their tenants the average dorm living experience. read more

This property is great all round. The location is convenient, super close to DT, had bars and restaurants literally all around it and a nice supermarket three blocks away. The Property Management Team is absolutely amazing. They are courteous, helpful and very responsive. I've worked with Grant and Daunte during my move process and they made us very smooth and seamless. The apartment building is brand new with great appliance and great amenities. My husband first checked out Modera Belmont at the end of November when the building was still under heavy construction. We had taken a tour of another comparable building near the river in SE, but even while under construction, Modera Belmont blew the competition out of the water. Grant helped us with our application and answered all of our questions at the drop of a hat. We were lucky to be some of the first occupants in the building and everyone downstairs welcomed us and our two dogs warmly. We love the amenities and have already enjoyed the grills and fire pit on the roof. The gym is awesome! There are cold eucalyptus towels for your post-workout and an array of cardio and weight machines along with a barre! We have lived in new buildings before but you can tell that a lot of thought was put into this community. Some of my favorite features of our home are the soft close cabinets and drawers, the BIG kitchen sink and full-sized appliances. So far we are extremely happy with our new home! read more

The building/design of the apartments at Modera are so sleek and modern, perfect for anyone! The staff is also incredibly friendly and really cares about the people that they interact with, and that was really great to see and to experience. I was given an excellent tour of Modera, and I recommend it to anyone looking for an apartment in the Portland area. Long story short, we had a subpar experience with the first leasing consultant at the Modera who set wrong expectations about many things (I'll keep it vague since this isn't important in this 5-star review). This was disappointing since my partner and I fell in love with the building, the area, and the unit we wanted to move in to. Grant turned everything around. We can tell that he cares a lot about our experience and wanted to make it better. Ever since Grant took over, he's been extremely responsive to all of our emails with various questions and concerns. Needless to say, we now have zero concerns about moving into the Modera. Grant went above and beyond to ensure that we would have a great experience moving in. Although I'm writing this review without actually living in the apartment yet, it already deserves 5-stars for customer service. We are so excited to make Modera our home. read more

This by and far the best place have ever lived! The staff has been incredibly friendly, helpful, and reliable. Something that I've not been able to expect from buildings I've lived in in the past. The location of the building itself is fantastic! Right in the heart of where all the new breweries in SE are popping up, it's got nearly any food and drink you could want within a 4-block radius, as well as being walking distance to a Market of Choice and Guardian Games. As of writing this, I've been in the building for just over a month, and have had a great experience with all of the in-apartment amenities. Construction is very high quality and despite having a busy intersection right outside of my window have not had any trouble noise pollution. The building also has some ridiculously fantastic amenities, including a VR game-room, an Arcade and Billiards room, and a great entertaining room and rooftop area. There's even in-building trash service, so all I have to do is leave my garbage and recycling outside my door every night! The pricing is about what you'd expect for Portland now days, but still a stellar deal for the location and the fact that it's a new construction. 10/10 - Would move in again. read more

This review is long overdue. I started looking for an apartment in mid-January and I didn't get any further down my list than the Modera Belmont. I moved in in mid-February and I haven't had a single complaint since. It's by far my favorite place I've ever rented. Grant was amazing during the application process, and Daunte and the rest of the team are as good as it gets at making this place feel like home every day. The building has great amenities, all of my neighbors are polite and friendly, and you can find almost everything you need in the surrounding neighborhood. I highly recommend checking out an apartment in this building if you're looking for a new place, even if you weren't originally looking for something in this neighborhood. read more

I Moved to Portland in March and Looked at Modera Belmont as well as a few other buildings. Modera Blew all the other options away. The leasing team I delt with (Grant, Nicole, Daunte) made moving very easy. I did everything over the phone with them. Since moving in I have fallen in love with this building even more. I just moved in a few weeks ago, and I couldn't be more impressed. I moved to Portland completely blind, without ever getting the chance to visit before I relocated for work. So, I knew I would be showing up on a Tuesday with a lot of baggage and no clue about the city. I took a leap of faith and my husband and I put in an application for an apartment here. The pictures looked amazing, other people had good reviews, and I googled the area as much as possible. I have to admit, I was nervous to be moving forward with an apartment I had never seen before but, the leasing staff answered all my questions and were extremely helpful and friendly the whole time. What sold it for me is Anna even had a 15 minute conversation about where the running trails are in coordination with the building. I'm an avid runner and I needed to know I had options nearby! Grant was another leasing agent I worked with and he was extremely helpful!I showered up off the airplane with several bags and Daunte helped me get my life situated and answered any questions I had! The whole staff is amazing here, the building is incredible (and smells nice!!), and the amenities are top shelf. I absolutely love it here and couldn't have asked for a better outcome to flying blind into Portland! Thank you! read more
