Since I recently sold both properties, I am in a good position to assess their level of service throughout the process of onboarding, management and ultimately disposition of the property. LR makes it very easy as an owner. They take care of everything quickly, and are responsive to both my needs and more importantly, those of my renters. I had several managers responsible for my properties over the years, and most were very solid, and they handled the transitions from one to another very smoothly. I would like to especially recognize Ash, who was responsible for monitoring and arranging all maintenance on my properties; she is terrific! She was always very responsive and responsible, and answered my queries or made sure they were handled, even when she was on vacation. Moreover, she personally made sure to get things done quickly and to a high standards, both when required by the renters but also to help me get my second property sold. I will miss working with her in particular, and with LR in general. Very solid organization, and I highly recommend them if you need a property manager in Portland.

    In response to my earlier 1 star review, Living Room suggested that our problem related to the…read moresecurity deposit. There was that issue, of course, because they made that process difficult. But, the big issues were the handling of their management duties. Here are some examples: They "inspected" the property at least 1x/year (indeed, I recall that paying them to do that was built into our contract with LR) but they did not note any of the multiple lease violations (e.g., three people living there when only one was on lease), furnace filter not changed - (ever!) - nasty and also very bad for the furnace, installation of window air conditioners by tenant without notice to owner in violation of law - and the tenants damaged two windows and completely ruined another in the process (which is why law provides that owner be notified so owner can arrange proper installation, which we would have done happily). Another example: a lease violation they did note at *every* inspection (e.g., disabling of smoke alarms) were not enforced - a huge insurance violation that would have been disastrous in case of a fire - someone could die and owner would be responsible - and even without a death, insurance would have an "out," which would cause horrendous owner headaches! And the penalty clause in the lease requiring the tenant was to pay fines for disconnecting the smoke alarms was never enforced by LR even though the violation was repeated. LR charged over $100 to replace a refrigerator pan to catch leaks/spills from the refrigerator with a plastic pan that was clearly designed for something else because it had an open drain hole in it (!) - and this "replacement" occurred after LR was informed we were replacing the refrigerator; they issued "normal wear and tear" reports even when tenants used of bathtub for dyeing materials and scribbles (presumably by their child) with permanent markers on bath enclosure left permanent stains (the move-out cleaning helped but did not fully cure the problem, so the tub and enclosure are still faintly stained); also included in "normal wear and tear" was damage cause to the wall/ceiling by burning candles in one of the bedrooms. Toilet seat covered in candle wax - replaced with a cheap plastic cover that was the wrong shape. LR did nothing for a long time about need to replace caulking in bathroom which, of course, could cause expensive water damage and mold, and when we discovered the problem, LR charged us for takeing care of that item -- and when we discovered the work had never been done, LR said, oh, too late to take that up with the company doing the work because we (the absent landlord paying a for property management) should have reported the problem right away. Two other issues with that: first, it's up to LR to be sure the work is done; second, it was their in-house maintenance folks who did the work! After we proved was LR who had been paid to do the work (note: they put the burden on us to review files, etc. to establish what they should have known), LR sent someone to do the job who did not do anything close to a professional job. Seriously. The joints in the bathroom were not sealed!! Also, LR said tenant reported a roof leak but LR did not check; rather just sent a roofer who came up with a very pricey contract - and when we asked about other bids, we were told we would have to pay LR 10% of the any other bid we accepted!!!!/.... Then - and this was very disturbing --- it turned out there is no evidence at that the roof was leaking then (and there have been no leaks to date). Too, paid for front door to be shaved down because tenant complained it was sticking; turned out really not problem with front door (except now a gap because shaved down) but problem was with security screen door, which LR never fixed -- we did that easy repair after LR was out of the picture. So, nope, our problem with LR is not about being unhappy with the laws concerning security deposits. Its about frustration - not to mention the substantial cost to us -- with dealing a group of people who always struck us as very nice folks but, at best, are simply too disorganized, and either do not know how to maintain property or enforce n lease terms or simply do not want to deal with the hassle of ensuring the property is maintained and that the tenants are complying with their lease.

    I have never been more let down by a business than I was let down by Best Life. Run away from this…read morebusiness. Everything seemed really great BEFORE I had tenants, there was lots of open communication, she explained everything. I felt like we were partners. But then as soon as I had people interested in the house, I had NO INFORMATION given to me about any of the financials. I was not privy to their lease agreement, the amount of the deposit, anything. I was also not given any information about when payments would be disbursed until I reached out and asked. This didn't feel like transparency. I was finally given my first payment 12 days after tenants moved into my house. I received a very small fraction of what they paid on move in. This was expected! Expensive, but expected. What was not expected was the re-key fee that Best Life charged me. I left complete sets of keys, there was no need to charge me the rekey. This shouldn't have been a big deal, but I received nothing but defensive communication in response. No apology. She offered to remove the fee but didn't apologize, when I explained why I was frustrated she FIRED ME. That was it. I would have loved for this to be a great experience with no hidden fees--this business advertises pricing transparency--but instead, on my very first disbursement there was a hidden fee. Disappointing to say the least. ALL I NEEDED WAS AN APOLOGY, INSTEAD SHE FIRED ME. I have no idea what will happen to my poor tenants.

He explained he just happened to stop by his office to pick up some keys and when heard my voicemail he thought to give me a call. David was very professional, offered some wonderful advice, and even shared a few of his personal contacts with me who he felt could help my mother. My impression of David is that he is a very genuine and caring person, he is very passionate about what he does, and loves to help others find a good fit.

Fair and thoughtful in dealing with problems, high integrity, compassionate yet has good boundaries. Responsive in emergencies, yet a respectful hands-off approach is the day-to-day standard - which is nice, because it gives the residents space to take ownership. My neighbor and I created a vegetable garden out of an unused part of the property. It was lovely to have the freedom to do that. David also has an excellent sense of humor, which is so helpful when bizarre problems with your neighbors arise. It's been a pleasure to get to know him over the years. PS. Property owners appreciate this quality of service too, because David attracts loyal tenants who stick around and take good care of the property. PPS. There is no "Barker" or "Calkins" anymore, for well over a decade.... it's just Weislogel. Yeah, it's quirky.

Not only is Chloe extremely disrespectful,…read morerude, and just genuinely should NOT be working in any position where she talks to people, but they will literally ignore every single maintenance request, any kind of privacy concerns (like having the owner of the actual property showing up in my backyard looking through my windows at any given time that he wants to) yeah you read that right. They did nothing to keep that from happening either. They just let people show up un announced at any given time so if you have kids deffinitly don't rent from them because youll wake up at 5am to a crane setting roofing on your roof waking up both your kids because they decided that was okay. Again. With zero notice. .They just do what ever they want when ever they want to with ZERO regard for you. They have no respect and then they will also try and keep every single penny that you gave them for a deposit. As it states on their website If you pay a cleaning fee in the beginning you will not be charged again for the cleaning fee at the end of move out (APPARENTLY THATS A LIE) which tbh i fully expected them to try and pull some shady crap so I went ahead and paid a professional company $650 for a move out clean. Everything in that house was spotless and they're still trying to charge me $750 for "excessive dirt" which is funny because that place was literally spotless I have the receipts, pictures, and even video proof. They cannot and will not provide me with pictures of this supposed "excessive dirt" theyalso stated that after a 3 year lease mind you that there was apparently excessive "paint dammage" which i know for a fact is not true because again, pictures, videos that I took before leaving the keys on the counter as I walked out for the last time. They also can't provide picture evidence of this apparent "excessive paint dammage" they then tried to call me and tell methey were willing to give me $700 of my $3200 dollar deposit back instead of the $200 and something they originally stated was the case. Our attorney is putting the case together now and they will be dealing with him shortly. But to save yourself from the extreme headache and stress that they will cause you. Just run the other way. Rent from anyone else. They're hands down theworst managment company I've ever rented from. Im glad to have finally bought a home so I no longer have to deal with places like this. They're just here to rob you. So RUN. Tmg is great though! I had nothing but great experiences with tmg.
