San Jose Water verified that the leak was in fact within the house structure (no obvious water damage was seen). Freddy verified the leak and devised a 're-pipe work around' solution as the existing feeder pipes are embedded in the slab. The work crew led by Angel were professional and efficient. They were respectful of our home and communicated with us step by step. We had a couple of requests that were listened to and changed to our satisfaction. I would use their services again if need be.

It was a hairy situation where I needed to install a new sewer line down a shared driveway and into the public street. Various permits and inspections from the city as well as the sanitary district were needed, I had some concerned neighbors to deal with, and we had to do it in a way that protects a large heritage tree right near the work. Freddy was extremely patient and creative during the scoping process. He understood the requirements and concerns of all parties involved and offered different solutions based on what the needs were. He and his office manager Fiona did a good job of managing all the admin stuff as well. I never felt like the team didn't know what they were doing or didn't have a plan. Once the job started, Miguel did an excellent job managing the work and the team. His communication was great and he quickly corrected course based on any concerns or requirements raised. Miguel was a good foreman. I felt in good hands the whole time and I thought the team was very diligent in cleaning up each day, keeping me updated on progress, etc. I'd definitely work with them again.

They did the plumbing for our…read morekitchen remodel (water, gas and waste lines), replaced our crumbling cast iron waste pipes, installed a tankless water heater, installed a pressure reducing valve, replaced our main waste line(s) that was clogged with tree roots, and added hot water recirculation lines - and more. The work was well done, and while not cheap, I thought it was reasonably priced for the quality of labor and the effort required. Unfortunately the most recent experience was a disappointment. We heard the sound of running water in our bathroom. Called on a Saturday to have a technician dispatched. The cost of the dispatch was more than I expected ($170, less than a year ago it was $60), but that's not the problem. The problem is that after arriving promptly, REP quickly located the leak (I pointed it out to him as I had found it in the time between the call and his arrival). He took a photo - there was a pinhole leak in a copper elbow located at the bottom of a floor joist. The elbow was installed when we made an addition to our house over 20 years ago. REP disappeared into his truck where I guess he was wrestling with the billing system. He came back after about 20 minutes with a bid to replace the elbow of $3000. Yep, $3000 to replace one exposed 1/2" copper elbow. It was in a crawl space, but it's under our addition. It's tall enough to sit up, and we even have a piece of old carpet in there to keep the dust down. And the access was very close to the leak. I told him that figure couldn't be right. That's what I'd expect to be charged to replace a whole water line. He went back to his truck - meanwhile I called dispatch. "Yes, that must be wrong"... is what dispatch told me. Another 15 minutes passed and he came back in with a bid of $1600 which he said resulted from talking with one of the owners. I also declined. Assuming I paid $40 for parts, and $400 an hour for labor (in 2024 the maximum prevailing service rate was $250/hour), I expected the replacement of a single exposed elbow to take at most an hour... so something in the neighborhood of $450 would have been reasonable, IMHO. I'm not unhandy and have done a fair amount of plumbing myself... so I ordered the fitting(s) I needed (already had 1/2" copper pipe and all the tools on hand). And in about 2 hours (including 2 round trips to the hardware store), and about 45 minutes of effort I replaced the defective elbow myself. I had to make a second trip because I realized the scrap piece of copper tubing I had on hand had a nick in it - necessitating another fitting and a short length of extra pipe "just in case". My out of pocket cost was $21. OWNER RESPONSE: About 4 days after posting my prior review, and having sent an email, an owner of the business contacted me and said the price should have been about $510 - which is a bit higher than I'd expect, but much more reasonable than the $3000 or $1600 quotes. They indicated it was literally the first week on the job for REP. He also let me know that one of the main reasons for high prices is that insurance costs are impossibly high - I don't remember the exact figure he quoted me, but I believe it was something like $900 per DAY. Unfortunately this episode of overcharging wasn't the only recent negative experience. I've been referring people to Bailey Plumbing for the last 9 years. Recently a friend and a neighbor both complained about the service and costs of plumbing by Bailey Plumbing. I don't know all the details in these cases, but it makes me less likely to recommend Bailey Plumbing/Gladiator Repipe. Their staff and ownership are all like-able, thoughtful people, so it pains me to be negative at all. SUBSEQUENT FINDINGS: Since my prior review, I had a thorough termite inspection, and in the report, it was noted "it appears when waste lines were replaced, workers left soil piled up above the concrete pillars and in contact with the support posts" (this gives subterranean termites a direct path to wood). Bailey Plumbing are the ones who replaced the waste lines for us. The inspector didn't find evidence of invasion by that oversight, but we now have a $300 line item to "remove soil from posts".

Matt was the technician that came out and was very professional and kept everything clean while working and cleaned up whatever needed to be cleaned up after. I really appreciate the fast, friendly and efficient service. Definitely recommend!
