I rented an apartment through this company and though the apartment and any repairs that needed to be done happened on a pretty decent time schedule, I would never ever use them again. Things like our dishwasher being old and occasionally flooding the apartment, happens but it shouldn't. Each time they would send out a handyman to fix it, and then it would happen again eventually. Seems like it would have been cheaper just to put a new one in that didn't do it, but what do I know. The reason that I wouldn't use this company and caution people against it, is that one of their team members/my old landlord was an absolute psycho and nightmare. He was fine in the beginning stages but when I had questions about the lease he wouldn't get back to me. The move in date was quickly approaching in a matter of days and I started to get more and more anxious. I finally got a hold of the owner of the company who assured me that the gentleman I was working with would get in touch with me shortly. Boy did he ever! He called and threatened to pull the lease and not let me move in as it was in his right to do so under such and such Texas law blah blah blah. He came unhinged. Threat after threat later, we reached what seemed like an amicable agreement that I would no longer call his big bad boss and get him in trouble so long as he would return my repeated calls/emails. Seriously. It was one of those moments that I wished I had recorded and posted online so people could get a grasp of what a lunatic this guy is. He's an absolute liability and I really feel bad for the people that have to deal with him without a warning. I waited for over a year to write this because I was so scared that if I did post something honest, he would retaliate in someway, even though I'm no longer a tenant. My wife and I attempted to rent one of their properties. After applying online, Kyle told us that their online application wasn't working and we needed to send in a paper app. We also would need to get a money order, as their online payment system was not working. We did exactly as we were told and took a money order to them first thing the following morning. I sent multiple emails to Kyle to follow up, getting no response. We then waited the 48 hours that they said it would take to get a response. We decided to email Kyle to follow up. He then claimed that he never had any app from us and went with someone else. This has been the most unprofessional experience that I have had to deal with. I can only imagine having to deal with him as a property manager. read more

I am reviewing as a tenant, not a landlord. My husband and I rented a house managed by TexCen from Nov 2011-May 2016. We always worked with Greg. He was always responsive, always honest, always helpful and always very patient. He sent reminders when it was very cold to let faucets drip so the pipes wouldn't burst. He sent reminders when it was time to change air filters to avoid issues that can come from dirty filters. When our neighborhood had a big meeting he let us know so we could attend. We had no idea otherwise. Anytime we had an issue it was taken care of quickly. When it was time to move out he answered all of my questions quickly plus he provided reminders and a cleaning checklist. I really enjoyed working with Greg. I also liked that we could pay online and our entire rental history was there. I could even access copies of our lease, move in checklist and lease renewals online. My husband and I keep separate accounts so we each paid our part of rent separately. We were each able to have our own access to the account which made paying our respective portions a breeze. A friend of mine had a rental with TexCen, too, and his experience was not good at all. I think it had everything to do with who he was working with so I can't say everyone will be as good as Greg but our experience was very positive. Edit: I just read a bunch of the reviews...and I also want to add I think just being a good tenant can help your experience, folks. Fill out the move in checklist right away. Take photos. Provide that checklist with the photos to the management company within the deadline. The deadline is not too tight...you should be starting that checklist before your things in and then adding on as you use things like blinds and faucets. It's not unreasonable. When you live there, take care of things and if you break something, fix it. We caused damage to the house we lived in because we have kids and pets and we were there over 4 years. I spent a lot of money to fix and restore things we broke. I'm not mad about this. This is called being responsible and respectful of something you are borrowing. You live there but it's not your house...you need to repair what you break. When you move out, leave it in the condition you would expect to find as a new tenant. I spent an entire miserable week cleaning that house for hours after work every day so I could turn in the keys to a house that was in great condition. Was that fun for me? OMG no way! But that house was as clean as I was capable because I didn't want to make someone else clean our mess. I wanted the new tenant to move in with clean blinds and fans, clean carpet, clean floors, spotless bathrooms. That's how I expect to find a house I move into. If you don't have time, hire someone or ask friends for help. It's just common courtesy and it's what you agreed to. I just leased a house through TexCen Realty. The "personal property manager" for the property that I leased is Celia Lombardo. When we submitted our lease and monies, she was in Las Vegas and we waited for days before the contract could be finalized. Couldn't someone in the office have handled the paperwork while she was gone? I almost told my agent to cancel the transaction if she didn't care enough to take care of her clients properly (the landlord). When I moved in, the landlord came by and told me not to contact Celia because it would take her at least a week to respond to any attempt to contact her and that nothing would be done properly! He told me to contact him instead. Wow. Isn't a property managment company supposed to take care of your property so you don't have to do it all? The lease stated that I had to make electronic payments which is fine. However, three days before the payment was due, I was already receiving "past due" emails even though the initial payment was made by cashier check as requested and the next payment was not yet due. It never occurred to me to check out property management companies on Yelp and I wish I had. I would never have leased this house and if the difficulty that I've had in less than a week is any indication, I won't be staying here past my lease date. If you own property and are looking for property managers, go somewhere else. read more

We have been using the amazing Property Management group for over 16 months now. They have helped us with everything from finding tenants, repairs, advice, documentation and more for our home we decided to rent out when we had to move out of state. They are timely, efficient, communicate all issues and provide excellent service. They have taken all of the stress of being a landlord away. With limited experience with your company as a whole, I was disappointed with the communication from one of your agents. Agent was uncommunicative unless it benefitted him. When we were interested in seeing the property for a second time, he decided to disclose the owner didn't allow larger dogs only after he was contacted and no sooner. I hope moving forward you will practice better communication with interested parties because this in no way makes me interested in working with your company again. read more

I'm writing this review as a Property Owner. 10 years ago I bought a property to rent for extra income, I had no previous experience and didn't have a clue about what I was really getting into. It was time consuming and nerve wracking, working a full time job and operating a part time business and the rental property was just to much. So 5 years into it I thought about selling it and a friend suggested trying a property Manager. Enter TexCen Reality I call them and found out they indeed do manage property's, about 500 or 600 they know what they are doing. Well that was 5 year's ago I still have the property and Texcen does all the work all I do is check my account each month to see the money they deposit. They have access to people in several businesses that do repairs upgrades and anything else for a price that is very reasonable. I am also able to track my account on line by logging on to there web site as a Owner I can see Income and expenses if I have any questions I can pick up the phone and usually get a response within a coupe of hours some times sooner. Tax time everything is broke down so I just print it and hand it to my tax person. Another thing I love about this Company and the Owner Dave Mozingo is when a Tenant moves out they have someone ready to move in within a couples of weeks, They do Background Checks Rental History and a Credit check all I do is point my finger and say (that one) they do the rest it's just that simple. The Fee is small and the Headaches are gone. I looking forward to many more years of their service. read more

I lived at La Fiesta Apartment (400 E. 30th St.) from 2013 to 2015. $1395/month for a 2-2 with pool and walk distance to campus is a good deal for me. During my stay, Mr. Joe Davis managed the apartment. Most of time I received timely response to requests, and most issues got fixed timely. The only reason I give 4 stars instead of 5 is that my bike was stolen inside the complex. Besides that, they have delivered quite good service. read more

I have lived in a duplex managed by TexCen for over a year and a half. Ive been renting for over 20 years (never owned). I have been completely happy with the responses and immediate communication I have receive when I need an issue resolved. Thus far I have not needed any major repairs, most small issues I take care of myself. The company as a whole is great, especially the admin. However, tenants need to choose property managers and realtors with the utmost scrutiny. I will not throw any names out there, but some of the property managers will treat you like trash and transparency is hard to come by. My experience was completely dreadful and I feel like every time I raised a question about wrongful charges (in my eyes), I was treated like a criminal and called a liar in a passive aggressive manner. Again, the admin is great and I have nothing but love for them, but they need to know that hiring unprofessional realtors can really reflect bad on the company as a whole. read more

I am posting a review as a tenant at a texcen realty property from 2014 to just this month, so four years. I have lived in multiple different apartments and houses in my life, and I would say texcen realty has been the best to work with. The few times we have had issues at the house- a/c went out, plumbing issue, and maybe one other random occasion of something serious, I would put the service request in on their website and they would always promptly reply and get back on the next business day, sometimes same day if urgent. They also worked with a contracting company who would come out quickly and take care of the issues. I also like the fact that everything is online - paying the rent, putting in service requests, and all the lease documents. They also send out monthly reminder emails and just generally have great communication with their tenants. We worked with the same specialist the entire time, so Celia is the one who made all this work great, so shout out to her. She has been super helpful in the ending of our lease process as well. I'll just say that if we had not have finally bought our own house, we would have signed another lease to stay for our fifth year. read more

TexCen Realty manages my 1 bedroom condo in South Austin and they do a great job! I have had the place occupied with NO vacancy for 3 years. I receive my rent on time every month between the 9th and the 13th of the month. They do not up charge repairs and work with repair people that have fair prices and good work. I would recommend them as a property management company. read more

This gets an EEK for charging tenants unnecessarily high move-out costs without even attempting most cost-effective options, though I would give a specific individual (LaDonna) a YAY, so please be sure to read through both parts. EEK: If you own pets, I would not recommend renting any property managed by this company. Instead of replacing one section of carpet and cleaning the rest of the house (which I anticipated as I did not have the funds to do so at move-out), the decision was made to replace carpet in the entire house - when it was not necessary to do so - and charge me above and beyond my security and pet deposits for it. My $200 Target-bought carpet cleaner had no trouble removing the dirt and any odors in the downstairs areas, where the highest traffic existed (it broke, though, a month before my move-out). A professional carpet cleaner should have had no problem cleaning the rest of the house, which had less traffic and where the animals usually did not tread. And, as we all have experienced, our professional opinions can sometimes prove incorrect, so having multiple (more than two) companies review the home and then actually having the house cleaned would have proven that it did not need entirely re-carpeted. Also, had they replaced even the entire downstairs carpet and cleaned the upstairs, it would have come to less than the $1700 re-carpeting costs I am being charged for - I priced the downstairs square footage for installation of carpet and padding plus hauling off old carpet using home depot's website ($1250), and I asked their professional carpet cleaner what the cost for cleaning the entire house would have been ($355). This is why, if you cannot afford to do some of the cleanings at move-out, PLEASE get estimates, in writing, from multiple individuals, so that you may present that information to the property manager (or landlords later, if necessary). If you do rent from them and own pets, and you are in the same situation of being unable to pay a carpet cleaner because you've had to put out new deposits for a new rental home, please be sure to take lots of photos on move-out day, and again, I would highly recommend that you have several professional carpet cleaners give you their professional opinions and estimates, in writing, of what portions of the carpet may need replaced, lest you end up in the same scenario where the property manager decides to just redo everything at your expense. YAY: If you are looking for a place to rent (or own), LaDonna is an excellent resource (she was NOT the property manager of the property I just moved out of); she made time to meet me in evenings and on the weekends to show me properties from all over (not just ones managed by TexCen), and she made sure that realtors who wanted to show the house I was currently in arranged times in at least 24hrs in advance so that I could put my pets back and/or be there when strangers came to view the house. She was quick to respond to emails, phone messages, and text messages, and she even sent me a note in the mail at my new rental thanking me for allowing her to assist me in finding a new place to live. SIDE NOTE: On a side note, you can use the county tax appraisal site to locate the owners of the property you rent. This is NOT a suggestion for harassing anyone - please do not do so!!! If you have a very negative experience, AND you have tried - multiple times - to work out issues with the property manager (of any realty company) according to the terms set forth in your lease agreement, you may wish to write a brief letter of complaint - and I emphasize the need to be cordial and professional here, so perhaps having an attorney or other professionals review it to be sure it is factual and appropriate versus emotional or slanderous - and mail it to the landlord. It is highly probable that some landlords have no knowledge of what is actually going on, instead entirely trusting their property managers to fairly deal with any problems that may occur. Mailing a letter to the landlords would be a last resort option, but if you have tried multiple times to come to a common agreement with the realty company, without any luck, a respectful letter to the landlords regarding the matter may at least bring to their attention the need to re-examine the company and/or individuals managing their properties. I would not recommend trying to work with this company at all. TexCen was selling a home, and working with them was a complete and utter disaster. Before we finally reached an agreement price, they would take days or sometimes weeks to even respond about a counter. Then when the final price was agreed on and we were told the offer was OK, they came back with even more things that they wanted from what was in the offer they said was OK. Working with them has made my first purchase of a home a complete disaster. I would not recommend trying to sell your house with them, after reading all the other comments on here, I see exactly why people said what they did. STAY AWAY! I wouldn't want to work with these people if I was a buyer or a seller! read more

Unfortunately, just like the majority of people leaving a review regarding texcen realty, I'm only rating this one star because zero isn't offered. Repair, after repair, after repair!! First there was a leak in the ceiling, I sent in for someone to come check it out asap, three days later the a/c unit about falling through the ceiling! That's right people, there was a 5ft hole in the ceiling for over a month. Anyway after all was said and done, 2 months had gone by! Every repair request I sent in took anywhere from 7 days (on a lucky day!) to a month or TWO to be fixed! After a very long and miserable year in this house, the lease is coming to an end. I had spent $200 on paint and atleast another $300 on little repairs here and there just cause I didn't feel like living in a *excuse my language but, shit hole. I feel I'm not going to get my deposit back despite how much work and money and utter BS I have gone through plus making this house look 100x better than it did when I moved in. Upon move in the house was filthy and smelled HORRID. Dishes, laundry, paint, food on walls disgusting, carpet filthy, every blind in house broken, just filthy, my whole fence is STILL hanging on to a rope and post for dear life!! and mold around windows (that I put on move in form and still hasn't been dealt with a year later) I could go on but I wouldn't have enough space! I was and still remain the CLEANING/repair lady for this property & WILL be taking everyone involved to court if I do not receive my deposit back. Fingers crossed. Run from this company. If I could give it negative stars, I would. I'm not sure if their running a malicious scam that relies on most of the people renting through them not having any other options (I believe they do HUD housing) or if they really are that extraordinarily incompetent. When we moved in we had never met Joe Davis in person and rarely gotten return phone calls (which should have been a red flag). The house was absolutely filthy despite several promises that it would be cleaned before we moved. There was feces in the toilets, dog pee and burn holes on the carpet, and trash everywhere. They offered us a credit toward out first months rent to cover cleaning, which we accepted. Joe Davis conveniently took his vacation without notice the week we moved in so when we realized that none of the utilities had been turned on and no contacts for the companies had been given to us we couldn't get a hold of him. We went several days without water and almost a week with no gas which meant no cooking, no hot water, and no heat in 30 degree weather. Maintenance requests take a ridiculously long time. At one point we had to choose between fixing the heat ourselves or freezing over the holidays. More than a year later we still have not had the displeasure of meeting Joe Davis though he has disrupted our day with his incompetence on several occasions. We received an e-mail from him several months ago stating that we would be evicted in 3 days (very illegal by the way, 30 day notice is the minimum required by law) because we had not paid the amount they took off our rent for the filth we had to deal with when we moved in. Since Davis has never picked the phone up and is apparently too lazy to verify payment history before threatening to put people out, we drove to the office to get the problem corrected. It took three of these clowns, none of whom were our "agent", to figure out that it was a message sent in error and that we did not owe anything and have never been late on rent. I'm very glad that I have kept all money order stubs and rent receipts because obviously no one in their office can keep track of such things. They promised to correct the error on their books and switch us to a new agent. Never heard from Davis, no apology, nothing. The paper eviction notice didn't arrive in the mail until well after the "eviction date" was passed. Again, several months later, we received an e-mail falsely stating that we owed money to these morons. Again, we make several calls in order to finally get a human on the phone. Oops! They forgot to fix that on their books (which they had promised to do the first time we had this issue). The office manager David Mozingo is as incompetent as the rest seem to be and extremely condescending. You would think that, surely, someone in the office would know what they were doing but it appears that that is not the case. I am beyond angry with the continued inability of this company to do even the simplest things right. I would rather go through the stress of moving than have to deal with these unprofessional children any more. DO NOT do business with these people. If you are unlucky enough to be stuck with them already, make sure you get everything in writing, keep all receipts for rent and deposits, and get away as soon as you can. I have had three different agents over this period of time, and they have all been very professional and helpful. My current agent, Greg Stahl, is very responsive to my emails and phone calls and gives great advice. He responds promptly to our tenant's needs as well. I have also dealt with the owner of the company, and he has been nothing but helpful over the years. I was incredibly surprised when I read the bad reviews, and I felt compelled to give another viewpoint. It is a puzzle. I rented a home that was managed by Texcen Realty in Austin, TX for about 1.5 years. I truly believe it depends on the property manager assigned to the home, but my experience was undesirable and unprofessional. Each and every time (with no exception) I called my property manager, whether it was about a maintenance request or a simple question about the lease, she answered her work phone with "Um hello" and when I spoke to introduce myself, she responded with "Oh, hey". Needless to say, I felt as if I was a burden to my property manager. Additionally, she rarely returned phone calls and was rarely available. She was crass and demeaning, and I dreaded calling her. Also, I felt there was no one else to contact besides her, which I was told on many occasions. So, basically I was stuck in a miserable situation with no one to help. One last point, as I exited my lease with Texcen Realty, I asked my property manager if I could fill out a satisfaction survey that she once told me was available. I asked her three times (through email and voicemail), and she has not responded. All around, my experienced was uncomfortable, frustrating, and unhelpful. read more

Where do I start? I was looking to rent a large home in Dripping Springs in an established neighborhood on acreage. Not an entry-level home or price tag. I found the home and was able to tour the property without the need for a realtor. My wife contacted our realtor to get the application information and we received that along with a list of instructions and materials needed for us to be considered as potential tenants. This was the beginning of the red flags. The information they were looking for was intrusive and beyond the scope of my wife and I being responsible for the lease. I should not have to pay a $50 fee for a credit check and lease history for my adult children living at home. I didn't want to sour the relationship so I didn't object and just gave them everything they asked for. After submitting my packet I was advised that I would have an answer in 24-48 hours. Well, that didn't happen until 4 days later. Once we got our approval I asked to see the lease before accepting the offer. The lease I received was 16 pages long and was a fill-in the blank form that their property manager, LaDonna Keesee (or LaDonna Campos), and was full of requirements that were neither normal nor reasonable. I consulted with 3 different realtors. All of them stated that a lease with this scope is virtually unheard of and ridiculous. All the performance requirements were on the tenants and done on the property manager. No one living in this rural setting should have a restriction on 3 vehicles allowed on the property (we have 4 drivers living in the house). It would overtax the well pump to water the 5-acre lot... an experienced property manager should know this. We also objected to have to pay for professional carpet cleaning upon moving out. We wrote a pleasant letter addressing our concerns about their boiler-plate lease and asked for consideration of our items. Instead, our realtor was contacted and told that "we keep changing things". I'm sorry, but a lease is a negotiation that should be fair to both parties... not a take it or leave it contract. My wife contacted the property owner directly to voice her concerns about the 16-page lease and see if she would address our concerns. The owner said that she saw nothing unreasonable in our letter and asked us to address them with LaDonna. We called and left a message for a callback but didn't get that courtesy. Instead we got an email saying that they were withdrawing their offer to lease us the property. I guess these people just want people to accept what they will and won't do without question. In my 20+ years of professional business management I have never run across a more amateur group. According to their website, they manage 600+ properties with only 7 property managers. Their business model must be quantity over quality. I guess a $48 monthly management fee is a direct reflection of their quality of work and professionalism. Do yourself a favor and avoid doing business with these folks. You'll be glad you did...I know that I am. read more

Beware!! We were trying to rent a house through Texcen and waited and waited for a response (4 days) and we had told the property manager that we were looking for something fast because our house had sold way faster than expected! Before we had completed the application we specifically stated that we wanted a 12 month lease and the agent said that was fine!! Finally after taking our $100 for the app fee and waiting for a response we were told that we could have the house but we would have to sign a lease for 22 months, the ad listing for the house plainly stated 12 months or 24 month lease and we had stated before filling out the app that we were looking for a 12 month lease only!! So we decided against leasing the house, but wouldn't have even attempted to lease the house if we had known that it was a 22 month lease, because we were looking for 12 month only! Very misleading, very unprofessional and rude agent and somewhat unethical in my opinion!! If they did this to us how many others are giving them $100 application fee only to find out the listed ad and what they decide the lease will be are two different things!! read more

Very unprofessional property management service. We found a house for rent with this agency, and contacted the leasing agent, Celia, who did not immediately return calls from myself or my real estate agent in order to get information/express interest. When she finally did contact my agent, she told us to complete the application and submit it with a $100 application fee. We let Celia know we were interested in a 12 month lease, as stated in the MLS as acceptable terms, that we needed to have a decision and move quickly, and she stated this would be alright. I submitted the application and fee as requested. Four days after my agent and I repeatedly called, emailed and left messages for her, she finally called my agent and informed her that a 10 or 22 month lease would be more acceptable. When questioned about the terms she stated not matching her description in the MLS, Celia quickly stated the 10 or 22 month lease was preferred by her owner. If this was the case, it should have been stated as such in her MLS description of lease terms. When asked by my agent if she would refund the application fee since her MLS description was not matching what she was now stating, Celia said she would not, because she accepted a 24 month lease from someone else (and last time I checked, 24 does not match the 22 she was stating). Considering contacting Austin Board of Realtors regarding the situation. I will tell everyone I know not to do business with this agency. read more
